Q&A

ASKTHEEXPERT

Q

Is it advisable to put your property on the market in December? Simon Williams, Sales Manager, KFH Battersea Park

I

would definitely advise it. Although the market does historically slow down a little over the Christmas period, the potential buyers taking part in viewings at this time are generally more serious and motivated. This, coupled with the fact that a lot of sellers decide to have a break over the Christmas period, means that you will have a hot buyer with a lot less to choose from, so you could end up getting a good price for your property. I would recommend that you make sure the photos of your property are taken before you put the Christmas decorations up. We often receive enquiries between Boxing Day and New Year’s Eve, so if you have not sold your property before the 25th, your property still looks fresh to these potential buyers. Over the past seven years, I cannot remember one in which we didn’t sell a property during the week before Christmas day, so there is definitely reason for optimism.

Homebuyers benefiting from the bank of mum and dad, will be totally ungrateful if they fail to raise a glass to their generous relatives this Christmas, writes Jenny Knight

ome parents are able to stiff up the whole cost of a home, while others help out with a deposit. Some grandparents are asked to skip an inheritance to their children in favour of donating something to the grandchildren to help them get on the property ladder. Others families go in for ‘parent landlords’ buying a second property to rent out to their children, generally at a cut-price rate. Latest figures show that about 730,000 parent landlords exist in the UK and some estimates say that figure is set to double. These banks of mum, dad, granny and grandad offer more generous terms than any other lender, with only five per cent charging rental at market rates, 30 per cent asking children to pay just what they can afford and a super generous 12 per cent even paying utility bills for the property, according to Post Office Money Mortgages. Other parents think ahead and get a buy-to-let property thinking that they can rent it out to help with the mortgage and then pass it on to their offspring when they have grown up. Even those parents who lack the deep pockets to enable them to help with a deposit or a purchase often help by inviting children to move back home rent free while they save up. Matthew Smith of Knight Frank Riverside office, says: “We get a lot of parents helping out with deposits and a lot of international students studying in London and living in a flat bought by their parents. These parents come from all over, China, the Middle East, Europe, although the Chinese, especially, often think long term by buying well in advance. “In the local London market its more common for the parents to help the child to get a deposit together so they can get started with a property. Mostly they buy one or two bedroom flats – two bedrooms if a brother or sister plan to share, or maybe so one bedroom can be let out. We sometimes see parents from the Shires buying a three-bedroom flat so that they can have a room too when they come up to London.”

Matthew Smith, Partner and Office Head at Knight Frank Riverside, shares the joys of selling property alongside the Thames

I

t remains sheer joy to sell property on the river Thames in London. Never mind the ever-changing views of the constant and varied river life and activity, such as the hardworking tug boats and trawlers and the catering cruise ships full of excited revellers, the active and increasingly popular Thames Clipper ferrying commuters to the city, the ancient and proud, retired war ships, the young, fit rosy cheeked rowing clubs, the extensive bird and aquatic life and the hopeful treasure seekers, trudging the muddy banks at low tide with their metal detectors. Leaving aside for a moment, the rich history of culture and empire demonstrated in the river’s iconic structures, such as the Houses of Parliament, Tower of London, Somerset House, County hall, Whitehall Court, the old Docks and Wharfs and the Royal Navy College at Greenwich and of course, the beautiful and awe inspiring bridges like Hammersmith Bridge, Albert Bridge, the Millennium Bridge and Tower Bridge to name just a few. Ignoring for a second the staggering feats of engineering like the Thames barrier, the Victorian Embankments and the London Eye and concentrating, as I do, on the sprawling and towering residential developments now changing the face of the river more than at any time in its recent history. How wonderful it is to have such an extensive list of properties in so many vastly different riverside locations to offer our buyers. Our current list is 135 luxury riverside flats ranging from Putney to Tower Bridge, many, many more if I include Knight Frank’s offices on either side of those bridges. Knight Frank has 11 London offices that have direct river coverage and my office links them all together from our dedicated Riverside Office on the banks of the Thames in Battersea. It’s not at all unusual for a buyer to walk into our office located on Tower Bridge and eventually purchase a property on the Thames with a view of Hammersmith Bridge. This is what we can offer to our clients. A data base of local buyers and buyers, from all over the world, who want luxury riverside living in London. We are experts in all of central London’s riverside developments and have unrivalled market knowledge as well as a firm understanding of how and where buyers from different parts of London and the globe prefer to purchase property. We have something to suit every almost all central London budgets, ranging from £350,000 to £25,000,000.

Offers in excess of £2,500,000 Bordering Broadwater Lake and set within landscaped gardens that extend to approximately 2/3 of an acre within the prestigious Burwood Park Estate, Edge House is a striking contemporary family home enjoying beautiful panoramic views. The accommodation, which extends to approximately 3,948 sq ft and includes five bedrooms, has been designed to maximise these exceptional views while also offering flexible family living. Two high quality architectural design schemes in Wandsworth have been named among the nation’s best in the prestigious Sunday Times British Homes Awards. Putney-based Assael Architecture won Best Housing Project for its York Place Buildings scheme in Battersea Square and was also named Architect of the Year for submitting the most impressive portfolio of entries. Assael’s Battersea Square development saw the conversion of an old granary warehouse into 34 selfcontained flats and a terrace of five houses. Meanwhile Jo Cowan architects & West Eleven were highly commended in the best conversion/ refurbishment/restoration category for their project at Bakery Place in Battersea’s Altenburg Gardens. This follows their win in September’s prestigious Architects Journal Retrofit Award. The Bakery Place scheme involved the transformation of a Victorian era courtyard of stables and coach houses into 11 strikingly attractive apartments, successfully blending the old and the new. Planning chairman Cllr Sarah McDermott said: “These are two excellent design schemes and it’s great they have been recognised and honoured in this way. “I am proud too of the role our planning department and the borough’s Design Review Panel that both play in delivering high quality Roy Brooks Estate Agency in south London are thrilled to have collected 139 coats to be projects. NOTSOSILENTNIGHT Once again John D Wood is sponsoring Carols in the Square at Battersea Square on December 6th. Master of Ceremonies will be Charlie Shakespeare, actor, presenter and director of the Colour House Theatre at Merton Abbey Mills. The fun kicks off at 6.30pm and continues until the Christmas tree lights go on and it’s time to go home, or at least to retire into one of the square’s bars or restaurants. Returning by popular demand the Mardi Brass Quintet will perform Christmas music and accompany the rousing community carol singing. There’ll be also choirs from the local community and the zany Sleeping Trees from the Christmas show at Theatre 503. There’ll be santa hats for the youngsters, refreshments, Christmas wreaths and decorations for sale and loads of other festive surprises. www.batterseasquare.org.uk/

QUALITYSTREETS Home Quality Mark, the new homes quality mark, has surveyed buyers to find their main concerns. Not surprisingly 67% worry about the community where a home is located, while 71% say daylight levels are a high priority, another 78% want high standards of workmanship. Sadly only 10% feel satisfied that that standards will be high and Home Quality Mark claims they would pay a small premium for a home with a recognised quality certificate. Gwyn Roberts, Home Quality Mark Project Lead says: “Over 4000 homes are now registered under HQM and the ‘movement’ for better homes is growing among progressive house builders. We’re keen to help this continue, supporting this ever-growing focus on quality, quality, quality”. www.homequalitymark.com

HELPINGHAND Four two-bedroom flats at The Schoolyard, in Eltringham Street Wandsworth, will be available under the London Help-to-Buy scheme. Cathy Lloyd, Sales Director at L&Q, says: “As one of the UK’s largest housing associations, L&Q is already known for its Shared Ownership and Affordable Housing schemes. Adding London Help-to-Buy to our offer will allow us to help even more buyers purchase their first home. There are 10 new homes remaining at The Schoolyard. Inside, homes are light-filled and contemporary and all residents have an individual balcony, terrace or patio, as well as access to the landscaped communal gardens. The apartments start from £591,250. www.theschoolyardsw18.com

WORD ON THE STREET HOMES ARE TAKING A MONTH LONGER TO SELL – ARE SELLERS BEING TOO GREEDY? TOM FLOYD WINKWORTH

Let’s take a step back – what is the normal length of time it takes to sell a property? The answer to that completely depends on the market conditions. Over the last couple of years London has gone through extraordinary growth and properties have been selling quickly. It has been very easy to please our vendors by often getting their properties under offer in 3-4 weeks at top prices. However this year has been different, demand has reduced and prices have softened. Therefore, the length of time that properties go under offer has increased. Vendors are not to blame; I blame the market and also some estate agents. There is still a huge amount of property coming on the market for too much money and some estate agents are still overvaluing a property, which means vendor’s expectations are too high. Properties on at the right price will sell so agents just need to make sure vendors are being realistic.

STEPHANIE MANT CLUTTONS In the current market homes are ultimately taking longer to sell, however you will find this when properties are overpriced and owners are willing to let the property sit on the market for a higher financial reward. A majority of those that are testing the higher end tend to end up dropping the price in the current market. In Clapham those that are selling are doing so to upsize, downsize or move area. Therefore, they are focused on selling the property to fit their time frame. If priced more realistically homes are selling in a reasonable time and close to the asking price.

Created with your lifestyle in mind

“We had taken a number of years in preparation of the rebuilding of our house and we knew exactly the look that we wanted. Buildguru designed our kitchen and bedroom wardrobes and also designed & supplied the seating & coats area in our utility room. The service we received was prompt and efficient and excellent value for money. I think our kitchen looks about twice the price we paid for it. Everything turned up exactly as promised and I would happily recommend Buildguru to my friends. Charity H. Private Client

ONTHEWAYUP David and Helen Biggin did up their flat in the old-fashioned way – getting out their paintbrushes, doing a little at a time and finally saving up for the big loft conversion WORDS: JENNY KNIGHT

A

t the end of five years they have turned an unmodernised twobedroom flat in the top half of a Victorian terraced house, into a maisonette with three double bedrooms – with room to add a roof terrace. David says: “We bought the flat to live in not as an investment, choosing an unloved two-bedroom flat rather than a perfect one bedroom flat for the extra space and the opportunity for improvements. Structurally it was fine but there were quite a few niggles. “First we did one bit and then the next. It had not really been modernised and was like something out of the 80s rather than the 2000s. “We did easy stuff like painting walls and laying carpets ourselves. Helen’s dad is a builder and joiner in Lincolnshire so we invited him down for a few hot dinners and he stayed over and helped us put in the kitchen.” They replaced the flooring with wood, did up the en suite bathroom and the kitchen and saved up to add an extra bedroom up in the loft. Finally, two years after they had moved in, they were ready to tackle the big loft conversion project. This time, because of the length of the job and planning permission, they called in a London builder. David explains: “The old loft was totally unusable even for storage, without a real entrance, just a hatch in the bathroom wall. It was filled with bits of old flooring and lino and old tennis rackets. “We stayed put while the builders were in, living in dust and confusion for three months. To put in stairs to the attic we had to remodel the existing bathroom. We turned that bathroom into a shower room with a loo, and up in the loft conversion we put in the proper bath. “Once the loft had been converted it added about 30 per cent of extra space. It is great to live in and it allowed us to stay here for a bit longer. We could invite people over and host them if they needed to stay over. There are still possibilities for the flat because our neighbours have added a roof terrace and that could be added here which would make it really special.” Now the couple, who both work in central London, Helen as a solicitor and David as a management consultant, are hoping to start a family and plan to move somewhere a little bigger with a garden. n attractive period home, modernised and extended with a ‘glass box’ rear addition that allows exceptional natural light to flood in as well as offering a stylish elevation. The result of the modernisation is an up-to-the-minute family home with a fresh finish behind a front period facade. On the entrance level a double reception room runs the length of the property; with a bay window to the front and the glass box to the rear, with a flow of natural light. The glass box is divided off by a space partition and the space is currently being used as an office and a lounge. The clever design of the box creates a double height ceiling downstairs. Downstairs a kitchen/diner spans the entire floor, making an ideal entertaining space; with plenty of room for both casual and more formal seating. Within this versatile space, there is ample storage and surface space. Upstairs are two bedrooms, a bathroom and utility room. On the top floor the master bedroom has views over London from full height glass doors running the width of the room and opening out onto a small balcony. A generous en suite with great eaves storage is an added benefit. In total there are five bedrooms, three bathrooms, a double reception room, a kitchen/dining room, balcony and a garden with both a patio area for outdoor seating and a lawn. The house is situated on a quiet residential street in sought after Shaftesbury Estate in Battersea, SW11, about a mile from both Clapham Junction and Queenstown Road stations with a number of bus routes on the area. Battersea Park is a short walk away. Eland Road, Clapham, SW11, £1,750,000, Knight Frank 020 3667 6750

hanges in the property market in South West London have created an ideal opportunity for new homes buyers to secure a stunning new home at better value-for-money than at any time in recent history. To ensure continued levels of unit-turnover, developers have taken additional steps to attract potential buyers, over and above the allure of owning a brand new, high quality home with the security of a 10year warranty. Incentives including stamp duty contributions and furniture packages as well the Government’s ‘help to buy’ scheme have made buying a new home a realistic proposition for first time buyers who can purchase using a lower deposit level. The ‘currency window’ created by the sudden devaluation of the pound has created a resurgence of interest from overseas buyers who, when holding large cash deposits in dollars or euros, can now secure a property in the UK more than 10 per cent below relative pre-referendum levels. The buy to let market, recently under constant pressure from the treasury, has made some improvements from the low demand levels following the imposition of the stamp duty surcharge; landlords still have nowhere better to place their money while savings rates offer no incentive to hold on to cash. Many current new homes developments are centred around large scale regeneration projects that provide residents with new transport infrastructure, retail and leisure facilities and public outdoor spaces. Vauxhall and Nine Elms and the Elephant and Castle area are currently undergoing comprehensive redevelopment that also creates new jobs and completely transforms the face of South and South West London.

MONEYMATTERS

MONEYTIP

We have enjoyed the low rate environment for some time now. Cheap cost of funds allied with a highly competitive mortgage market has meant borrowers have been able to access shorter term fixes around 1% and the 5 year equivalent below 2%. However, things may be about to change. Lenders who rely on the money market to obtain funds to lend have seen the cost rise significantly over the past three to four weeks. These costs could be passed on to the end consumer in the form of higher rates. There are plenty of great rates still available. If you need to purchase or remortgage in the next few months, it is worth looking at what is available now and securing the deal in advance. Some lenders will let you secure a rate up to six months before you need it, so you can lock into a cheap fix now. Although many proclaim to know when interest rates will move, it is not an exact science. However, if you cannot afford for your mortgage repayments to rise, fixing is the only option for you. Console yourself that your rate is probably still cheaper relative to where they were several years ago. Gareth Lowman, SPF Private Clients

4.6% £970

Figures from the Council of Mortgage Lenders reveal that at the age of 38 homeowners have the highest amount of debt compared with equity in their property – £147,000, according to its statistics. That ratio continues until they are 46 when equity starts to overtake debt. By the age of 60, equity stands at an average of £150,000 and their outstanding mortgage is £90,000. “To provide some context, those aged over 60 make up 21% of the total UK population, but account for only 9% (around 600,000) of mortgage holders,” says the CML. “But they hold a much larger 14% of the total equity of the mortgage-holding population.” The organisation believes that 60 is now the new 50 and that lenders should tailor their products to an older generation.

SEASONTOBEJOLLY? Interest rates could be set to rise in Brexit gloom, warns Duncan Farmer

T

he news that homeowners remortgaged in lower numbers than at any other time since March suggests, as many commentators believe, that interest rates could fall further and that people have put off big decisions because of uncertainty surrounding Britain’s future outside Europe. Since the interest rate cut in August, there are even lower rates to be had, but because Mark Carney, the governor of the Bank of England, suggested then that another rate reduction was likely before the end of the year many obviously believe that rates will fall further. That now looks unlikely. The doomsday scenario painted by Remainers when Britain voted to leave the EU may not have come to pass immediately, but the collapse in the value of the pound has pushed up the cost of everything from petrol to Marmite. Add to that the reports of business surveys which suggest that companies will not be hiring new staff until they have more certainty about what Brexit will really mean and the picture looks somewhat darker than it did at the end of June. Mr Carney, who has frequently given hints about the direction of interest rates that have proved incorrect, is now more likely to have to raise them in the face of rising inflation. Swap rates, a key indicator of the longer-term cost of borrowing, have also risen, suggesting that the markets believe that the price of mortgages will also rise. Writing in The Times, Philip Aldrick, its economics editor, said: “If Brexit negotiations turn sour and inflation escalates, borrowing costs will rise as investors seek compensation for future inflation.” However, it is not all doom and gloom, says Andy Knee, chief executive of LMS. “Annual repayments have fallen again and mortgage rates are at their lowest-ever level,” he says. “For those homeowners willing to remortgage, there remains plenty of incentive to do so and many could still benefit by remortgaging on to deals with lower interest rates and repayments – 85 per cent of re-mortgagers did exactly that in September. Reducing monthly payments is something that will be important for many as inflation increases and the price of everyday essentials rise.”

Figures from Churchill, the insurance company, suggest that as many one in six victims of burglary move house soon afterwards in spite of the cost of stamp duty, estate agents’ fees and the upheaval. Victims said that the mental health problems they suffered after a break-in were far worse than the loss of valuables or the fear of being injured. Nine out of ten burglars who were questioned said that they would leave premises if they thought the owner would confront them. The advice is either to be brave when someone does break in or simply fit better locks.

A beautiful home needs a beautiful mortgage Whether you are buying your first home, next home or need to remortgage, look no further than SPF Private Clients for specialist mortgage advice. Your home may be repossessed if you do not keep up repayments on your mortgage. There will be a fee for mortgage advice. The precise amount will depend upon your circumstances and loan amount. We estimate that the fee will be 0.67% of the amount borrowed.

Well connected?

We have Belleville School and Honeywell School, both incredibly well renowned primary schools. There’s also the Bolingbroke Academy, still fairly new but performing incredibly well, and a number of smaller independent schools.

We all head across the road to the Draft House for drinks after work. You can always guarantee a fantastic atmosphere where everyone knows everyone else and catches up over delicious craft beers. We’re lucky to be so close!

FORMAL STOCKWELL GARDEN T

his stunning four bedroom semi detached Victorian family home, benefits from impressive front and rear gardens designed by George Carter, whose style reflects his passion for 17th-century formal design. George first exhibited at the Chelsea Flower Show in 1985 with a garden called A Vision of Versailles and has received several RHS gold medals. He has divided this Stockwell garden into strongly proportioned spaces, based on green architecture with boundaries formed by box and yew hedges; and these meet disparate functions from flower and vegetable gardens to a play area for children, which has also accommodated a marquee. The rear of the garden, behind 6’ high yew hedging used to hide a trampoline, but now provides both a cutting garden and a small soft fruit area on either side of a lawn, leading back to an urn that commands the vista. Obelisks have been placed to great effect in the main garden, whilst a pair of hornbeams, enhance the appearance of the formal front garden. The property itself boasts views over Slade Gardens and is arranged over five floors, to provide four bedrooms, two reception rooms, a kitchen/ breakfast room and two bathrooms. For anyone in search of a truly beautiful and characterful family home, within Stockwell’s prestigious Conversation Area and less than half a mile from transport links at Stockwell Underground Station, then this house may well be the one. Emma Procter, Associate Director of Lettings Marsh & Parsons Battersea, expects more clients than usual at this time of year to be settled in new rentals by Christmas

hile this time of the year typically sees a seasonal downturn in the number of tenants who are looking to move compared to the popular summer months, our Battersea office has registered 30 per cent more tenants compared to this time last year. The team prides itself on knowing that we are helping tenants find their perfect property in time for them to be settled in by Christmas. Families tend to search for larger properties ‘Between the Commons’, while couples and professional singles are generally looking for one and two-bedroom apartments in the area. Fortunately, we have a steady supply of these types of properties, so we’re always able to present our clients with suitable options. Recently we’ve helped three single professionals find their ideal one-bedroom home, and each have had the keys in their hands within a week! As ever, our open office network of 27 branches has been very helpful as it allows us to present alternatives to clients who were originally looking in the surrounding areas but just couldn’t find the right property. We are also receiving brilliant feedback from landlords, many of whom are listing their properties with multiple agents, who have said that we are consistently getting a higher number of prospective tenants to view their properties. I love working in Battersea; our office is in a great spot near the excellent Belleville school and my favourite Italian deli, Pintus. We’re right in the heart of the friendly atmosphere of Northcote Road and we are delighted to be taking part in the coveted Northcote Road Christmas shopping night on Friday 25th November. It’s a lot of fun and, as always, the team will be helping out this year.

sland Farm is a fabulous timber framed house dating from the 15th Century with wall panelling, leaded light mullion windows and a host of other period details. It stands in nearly four acres of lovely gardens and has two reception rooms, five bedrooms and two bath or shower rooms. The gardens include a tennis court, garaging with an office or studio and a heated swimming pool. The house is Grade II listed and retains a wealth of period features in beautifully presented accommodation over three floors. There is an abundance of oak timbers and beams including a dragon beam to the dining room, oak wall panelling, good ceiling heights to the majority of rooms, with flooring of quarry tiles or oak wood. The drawing room has a triple aspect with a lovely inglenook and wood-burning stove. The impressive oak panelled dining room has a fine open fireplace, while the kitchen/breakfast room benefits from under-flooring heating and has an extensive range of painted cupboards, complemented by granite work surfaces. Appliances include an oil fired four-oven Aga, electric oven, electric hob, integrated dishwasher and fridge/freezer. A utility room adjoins the kitchen with good shelving. An oak staircase leads from the inner hall to the first floor landing, where three bedrooms are served by two bath/shower rooms (one en suite). The bedrooms enjoy an outlook over the gardens and two benefit from fitted cupboards. On the second floor are two interconnecting bedrooms, one with en suite WC Island Farm is approached via an electric timber gate which opens to a gravel drive edged by a superb rose garden with weeping pear to one side and mature trees and mixed hedging to the other. LAST WORD Kris Ericsson Associate, Sales Manager at Knight Frank Battersea & Nine Elms

Describe your property career to date. I started my property career in 2005. I worked for a very well-known London estate agency in Mayfair. I then had a brief spell in Fulham before joining Knight Frank’s riverside team in 2011. After six years of selling luxury apartments on the river I was given the opportunity to open up the new Battersea and Nine Elms office on Queenstown Road. What do you enjoy most about your job and what have been the highlights? The excitement of dealing with different people from very different backgrounds and cultures means that no day is the same. Our role requires us to adapt quickly to ever-changing markets and people’s needs. The long term relationships we establish are paramount to our reputation in the area. My highlight to date is opening of the new Battersea & Nine Elms office. It looks spectacular! Describe the biggest challenges. The biggest challenge is dealing with our clients’ expectations. The market naturally goes through cycles which impact the price and demand for property. It is up to us as professional advisers to manage and educate clients and buyers alike in terms of their hopes, desires, expectations and opportunities. What advice would you give to anyone considering a career in estate agency? I have witnessed hundreds of new young recruits join the industry only to decide three months down the line that it’s not for them. You have to be resilient, flexible and very determined to succeed. The old saying “knowledge is power” has never been truer than in our industry. If you combine this with hard work, then this can be the most rewarding career. What advice do you have for homebuyers in the current market? Be flexible and let us know what your purpose for selling is. The market at present is a difficult one with lots of uncertainty within the UK and the global markets, both economically and politically. Make sure you are open to good advice. No one knows the market better than the movers and shakers who work in it.

What sets south London apart? South London has many parks and commons, it’s more affordable and so lends itself to families, which creates vibrant communities with infrastructure to support it, from some of the best children’s nurseries to secondary schools and everything in between. And for a weekend away, the transport network allows you to be at the seaside in under an hour! What do you think lies ahead for the south London market? As central and north London become more expensive, south London looks ever more affordable. Major regeneration is providing better amenities, eateries, schools, facilities and transport network. Many residents in Chelsea are now considering Battersea and Wandsworth as genuine alternatives.

Recent highs, recent lows? The opening of our new office has been a recent high – very stressful but incredibly rewarding. We cover all of Battersea and Nine Elms and offers huge potential for internal growth. Recent low – we lost out on agreeing a fantastic apartment in the new Vista building on Queenstown Road. We introduced an excellent buyer via our Shanghai office who offered 98 per cent of the asking price. The seller had other interest from a lesser known agent, decided to go with them and eventually lost both buyers – extremely frustrating for all parties involved.

What is your top location south of the river? Battersea of course! If you were not an estate agent, what career would you choose and why? My mother was a fighter pilot for the Royal Swedish air force and later a commercial pilot. I would definitely have studied to become a pilot. I’m in the process of taking my PPL, so hopefully I’ll be able to fly as a hobby.
