Q&A

ASKTHEEXPERT

Q What are the top 5 “must

have” property factors that buyers look for? Anthony Shoring, Sales Manager, KFH, Dulwich Village

1

Well situated Whether it be the local supermarket, café or pub, buyers like to know that amenities are conveniently located so that they can spend their weekends in their own neighbourhood. Yet excellent transport links are also imperative so that when doing the commute, their journey is quick and easy.

A

2

Potential to add value When a property comes to the market with potential to add square footage, such as a loft or ground floor extension, it gives people peace of mind that they can grow into the space or adapt it to suit their needs at a later date.

3

Outside space When moving to such a leafy environment as Dulwich, outside space is a key consideration for buyers. They either want a garden or to be closely located to green space in order to enjoy the environment they live in.

4

Close to local schools Regardless of whether parents want to send their children to state or fee paying schools, everyone I speak to wants to be in close proximity to good-quality, highly rated ones.

5

Space to expand your family A lot of parents move to Dulwich to put down roots and find their ‘forever home’. One of their key considerations, therefore, is having enough room for their growing family in the years to come. kfh.co.uk BALHAM 020 8675 6565 STREATHAM 020 8677 9900

laiming the boards are eyesores that scar the landscape Wandsworth Council has new powers to stop estate agents putting up boards without getting consent from the council. The four areas selected are those where residents and businesses have apparently complained about the rash of signs. The areas cover the three town centres of Putney, Balham and Clapham Junction, as well as the streets around Lavender Hill. Cllr Jonathan Cook, the environment spokesman says: “Many people see these signs as nothing other than a scourge and a blot on the landscape This is especially true for residents who live in blocks of flats that are often targeted by estate agents.” No doubt these residents will be relieved – but if this trend spreads could it end up making it harder for householders to sell their homes as well as hitting estate agents’ profits? People thinking of selling their house or flats often do a drive round their areas to see which are the agents handling most sales in their area Sam Sproston, from Knight Frank Wandsworth Common, says: “People sometimes say they don’t want a board, but the fact is that you can’t assume that everyone is glued to their computers. People do visit other people and come across boards and decide to buy properties. “There is already a rule that lots of agents don’t adhere to, which is one board per property, so if there are two agents they have to put their signs back to back. It is unsightly if you have five agents and five boards outside flats. Also boards only make sense when used for houses. If they are put up outside flats you don’t know which flat or which floor, so they serve no useful purpose.” Sam tells the story of putting up a board on the common side of a house backing Wandsworth Common and selling the house to a person from Chelsea who saw the board while walking her dog, even though she had had no thought of moving until she saw the house.

The day after the referendum was the beginning of a very interesting couple of weeks at the office for Sam Sproston Office Head and Partner at Knight Frank Wandsworth

hat a time to write THE WORD. We have had an exceptionally interesting few weeks – and I do mean interesting. The months before the referendum were the busiest my office have ever had and while all the agents around us were muttering: ‘Quiet isn’t it, quiet.’ I was: ‘Really, no! Crazy busy. Best start to a financial year ever!’ Usually met with a wry smile and a squinting eye. Admittedly the week before the ‘B’ word the phones died and like most of the population I woke to a shock. Well, a text saying ‘I can’t believe it’. £5,750,000 Friday was spent on the phone to all our clients explaining what we thought One of a handful of landmark period properties in the confusion would lead to. We had our first renegotiation that day but Esher built in the early 1900s, Dragonstone has been otherwise Friday was pretty uneventful, more people talking about the refurbished to the highest standards while retaining its actual events than the future. Monday was different – 66 per cent of our period character, successfully blending charm with 20th under-offer pipe was being renegotiated on. Some buyers predicting the century mod cons. This one of a kind, six-bedroom property world’s end and 20 per cent price drops however they weren’t walking is unique in its offering of period features juxtaposing modern away. So how bad did they really think it was going to be, if bad at all? interior design and high specification. As Tuesday became Wednesday all the deals were being put back Knight Frank Esher 01372 464496 together again and soon enough the end of the week arrived. No fall throughs and only two left to be re-agreed. We even sold another house at £3,350,000. While the politics was taking centre stage, the property market was peacefully going about its own business. We had the benefit of streams of information and research coming from our tirelessly hard working research department and one such email contained detail of the number of viewings, exchanges and new deals done the week after Brexit versus the 54 Streatham Hill, London SW2 4RD same week the year before. Douglas & Gordon CEO James Evans said: “For two years, the UK residential property market has faced higher bands of stamp duty, a reduction of mortgage interest relief for Buy to Let tax payers and an additional 3 per cent stamp duty levied on buyers of second properties. “The Governor of the Bank of England has said that he will not hesitate to take additional measures required to avert a recession by keeping interest rates low for longer. Tony McVeigh (right), Managing Director of Jacksons in Balham, south London’s leading independent estate agents, says he is “heartened by the positive reaction and cautiously optimistic” about the property market following the EU referendum vote. Mr McVeigh reports that levels of viewings and offers have taken an immediate upturn after Britain voted to leave the EU, despite the effect on the economy already being felt with the pound sinking to a 31-year low. In the run up to the referendum uncertainty had already started to cause house price rises in some areas to slow. But Mr McVeigh says the positive reaction is evidenced by a significant spike in the numbers of potential applicants contacting his offices. He said: “We hadn’t anticipated the market to be as robust as it appears to have been so far, following the leave vote. It’s fair to say the result was contrary to many expectations but it seems that home

buyers are reacting in a very positive manner and levels of viewings and, indeed, offers have surpassed expectations. Accordingly, we are cautiously optimistic for the future and expect to be able to say it’s business as usual if this positivity continues. Ultimately, people value bricks and mortar over other asset classes and will continue to invest in homes both as a home but as a safe investment. “With a possible cut in base rates to come and a potential tax-cutting emergency Budget the outcome for the UK property market would seem to be heading in the right direction. Indeed, it could be the case that the exit vote could reignite interest from overseas buyers.”

KFHEXPANDSLETTINGS Kinleigh Folkard & Hayward has strengthened its residential lettings network in south west London with two new offices in Southfields, and Battersea Park. The new branches, located at 251 Wimbledon Park Road and 242a Battersea Bridge Road, will complement the existing sales branches in both areas and take the number of KFH lettings branches in south west London to 12. These lettings branches are the latest of KFH’s expansion drive with sales and lettings branches in Catford, Fulham, Clerkenwell and Earls Court already opened this year. Carol Pawsey, Group Lettings Director at Kinleigh Folkard & Hayward, said: “South west London has long been popular with private renters thanks to areas that offer good-sized properties, plentiful amenities and green spaces. “These additions to our network will help us support demand from landlords and tenants and will supplement the excellent service already being offered by our sales offices in both Southfields and Battersea Park. “Both managers live locally and know their areas extremely well. I’ve no doubt this knowledge will help them deliver the same high levels of service we strive to provide in all our branches.” Hayley Pannell (left) will manage the lettings team in Southfields while Tatiana Neves (right) has been appointed lettings manager in Battersea Park branch.

THEQUIETMEN Savills has launched a dedicated Sports, Media & Entertainment team, to offer a confidential property service to the professional sporting and media elite, who want discretion, exclusivity and a tailor made service. The newly formed team, led by Ian Camplin, Stephen O’Kane and Trevor Kearney, will coordinate and manage all property requirements covering UK and international sales and lettings, residential development, interior services, financing, commercial property and auctions. A first of its kind in the property industry, Savills Sports, Media & Entertainment will provide a discreet service, ensuring all discussions are totally confidential, free from hassle, and from unwanted attention.

WORD ON THE STREET NOW THE COUNTRY’S VOTED TO LEAVE WHAT CAN WE EXPECT IN THE NEXT SIX MONTHS? LUCIAN COOK SAVILLS

In these early days it’s impossible to predict accurately until we see how the wider economy reacts. Prereferendum uncertainty impacted new buyer enquiries, so continued uncertainty may reduce price growth and transactions in the short term. We may also see greater affordability pressures, with the prospect of increased mortgage rates and reduced wage growth, although this depends how severely these affordability drivers are affected. Nonetheless, the undersupply of London’s housing should continue to underpin the market. The more volatile prime markets may see a greater short term impact, but the fall in sterling’s value should attract international buyers, albeit with potentially less gusto than in previous downturns, given higher stamp duty costs.

THOMAS CRABTREE MARSH & PARSONS

While the political climate remains somewhat uncertain life, of course, will go on. In any market, there will continue to be births, deaths and marriages, which continue to be the main reason for people buying and selling London property. As such, the people who need to move simply won’t wait for several years to see how Brexit will unfold. The decision to leave does not change the fact that people will still need and want to move. In addition, we’ve seen an increase in the number of international buyers looking to invest in our great city, due to our excellent education and legal systems, our world-class infrastructure, the diverse cultural mix and the overall business opportunities that London has to offer.

Created with your lifestyle in mind

“We had taken a number of years in preparation of the rebuilding of our house and we knew exactly the look that we wanted. Buildguru designed our kitchen and bedroom wardrobes and also designed & supplied the seating & coats area in our utility room. The service we received was prompt and efficient and excellent value for money. I think our kitchen looks about twice the price we paid for it. Everything turned up exactly as promised and I would happily recommend Buildguru to my friends. Charity H. Private Client

DOUBLEUP A 1950s bungalow has been transformed into a five-bedroom home twice its original size, Jenny Knight hears

W

hen the Silvertons first moved into the bungalow in January 2013 it had only two bedrooms – but its footprint promised it could become a first class family home. The family spent a long time planning their remodel and refurbishment. “Plan, plan, plan,” recommends Jo Silverton. “You can’t plan too much. Find a local builder who you have confidence in. We used a local architect because the knowledge that comes from dealing with the planning department is priceless. Don’t take the builders’ references on trust, go round and see their work and speak to the homeowner – don’t just make a phone call.” It was obvious from the outset that the bungalow offered great scope for extending – especially in the roof space which had already been converted in the 1970s. “The en suite bedroom upstairs had wallpaper on the ceiling and a very large loft area which was bring used for storage so we decided to use the roof space to extend upwards, as well as extending to the front, back and sides. The Merton planners were very straight forward to deal with, although we had to keep the original roof height.” All that remains of the original bungalow are a couple of external walls. The result of the dramatic refurbishment is a home filled with light with spacious lateral accommodation. At the rear of the property is a vast kitchen and living area which has floor to ceiling large sliding doors that open onto the pretty rear garden. “The old layout was not practical for today’s way of living. The ground floor walls were in all the wrong places with a small kitchen and a small lounge. Now we have a very spacious open plan kitchen and dining room that leads onto the garden. We wanted as much useable living space as possible and a big light sociable space for family and entertaining. “The house was bought to create a home we could grow into as our family grew but we are now moving away into a different catchment area for schools.” Leading through to the front door there is a spacious entrance hall and from there a reception room and one of the five bedrooms with an en suite bathroom, making an ideal guest room. A separate WC and large utility room complete the ground floor accommodation. The impressive master bedroom, with a Juliette balcony, a walkthrough dressing area with built-in wardrobes and an en suite bathroom is on the first floor, along with three further bedrooms and a family bathroom.

his spectacular five-bedroom family house on the Toast Rack with direct access to Wandsworth Common, has the longest garden in the road – as well as off street parking. The house is in immaculate condition and the 116 foot long garden is full of colour and interest. The wide entrance hall is filled with light and has a decorative stained glass window to the left. To the right is a wider than average drawing room with a fireplace, alcove storage and plantation shutters on the windows. This room has been opened up to link through to the second reception room, deeper in length and also with an attractive fireplace. To the rear of the house is a stunning kitchen and family room that provides access to the garden. The kitchen is Bulthaup and the glass extension provides a fantastic view towards the Common. There is also a large guest cloakroom, a utility room, access to the cellar and a side entrance on the ground floor. On the first floor the master bedroom suite is located to the back of the house to give far reaching views over Wandsworth Common. There is a generous en-suite with dual vanity units, a large free standing bath and shower. delightful family house with more than a quarter of an acre of colourful gardens, with the added extra of a sizeable heated swimming pool, safely enclosed from small children. There is also planning permission for significant extensions if the five bedrooms, four bathrooms and three reception rooms prove insufficient. The house is just a few hundred yards from Wimbledon Common and within a short walk of the village High Street. The property has been meticulously maintained by the current owners who have sympathetically modernised it over the years, in keeping with changing times. It is beautifully presented throughout and offers bright and well balanced accommodation over three floors. Planning permission has recently been granted for significant changes including the addition of a basement games room with utility room and wine cellar, a larger kitchen and family room and a larger main reception room, together with a very generous master bedroom suite with dressing room, as well as a sixth double bedroom on the second floor. This would bring the total living space to around 5,000 square feet. Currently the principal rooms enjoy an aspect to the rear over the exceptional garden and from the upper floors lovely views towards St Mary’s Church. The mature rear garden extends to over 165’ in a southerly direction, with a full width paved terrace to the immediate rear of the house with steps leading to the extensive lawns and the swimming pool which is enclosed within its own ‘pool area’ surrounded by York stone paving set within low brick walls and landscaping. The property is well-placed for the regular service on the 93 bus route. There are fast and frequent train services to central London from Wimbledon town station. even new apartments, including a penthouse and three mews houses, are tucked away in a peaceful, cobbled mews just behind Battersea Library. The development uses the original Victorian old bakery buildings and the surrounding courtyard of stables and coach houses. Entrance is via a private gate into the unchanged cobbled courtyard. Tradition has it that the deep scores on parts of the brickwork on Lavender Walk were made by children waiting with their pennies in the queue for bread. Some of London’s most dynamic and creative architectural and interior design practices, helped transform Bakery Place into spacious contemporary properties, which embrace the history of the building and blend historical features – like the exposed brickwork with double-height top-lit spaces and lightweight steel stairs. Their brief was to maximise the modern and optimise the original so that character and charm has been preserved. The interiors exude an understated, industrial-chic elegance, akin to a Manhattan loft, with vaulted ceilings, brickwork walls, polished concrete and limed oak floors. But it’s the discreet, private location and feeling of serenity that makes Bakery Place so special. The homes are just around the corner from Clapham Junction, one of the best connected stations in Europe with over 2,000 trains departing daily and with direct links to London Victoria and Waterloo, as well as Gatwick Airport. Bakery Place is also a short stroll from the 200 green acres of Clapham Common. Bakery Place, Altenburg Gardens, Battersea, SW11, penthouse £3m, other homes from £625,000, Savills 020 3402 1900

Robert Holmes and Company are currently marketing a number of luxury properties, newly built by bespoke developers, all offering something unique to the purchaser. We have just launched the latest Wimbledon property from renowned developer Lifestyle Projects, located in Somerset Road, a highly-favoured quiet residential road leading from the Common to the All England Lawn Tennis Club. The six-bedroom house property is an exceptional designer house offering luxurious accommodation. The interiors are an upgraded version of the in-house design team’s typically high-quality schemes, which are complemented by the beautifully-landscaped garden. This is a really fun, family house with an enormous games room, cinema room and gym. We are also marketing a similarly high standard property in Lancaster Gardens in the heart of Wimbledon Village: a traditional-style, new-build house designed by local architects Holden Harper, with interiors by ‘Posh Space’. This house also offers fantastic family living with its games room, media room, gym and ‘super room’ featuring a bespoke kitchen by ‘Mowlem and Co’. Other features include sweeping staircases, wine cellar and Sonos sound system. One of their latest projects, a 5,000 sq ft, four-storey house situated in Home Park Road, one of Wimbledon’s premier roads, offers stunning views over Wimbledon Park golf course and lake, as well as the highest attention to detail. The classical style belies its technology which includes intelligent heating and media systems, Lutron lighting and Sonos sound systems. This house is perfect for all-year entertaining, with the fabulous kitchen/family/dining room flowing seamlessly, via full-length glazed doors, to the rear terrace/entertaining area by Elemental Design. Finished with contrasting stone, wood and artificial grass this feature is beautifully-lit to provide a stunning backdrop. Robert Holmes has also just successfully sold an exclusive Wimbledon property by Aspire Homes, another prime developer of one-off properties – a 7,500 sq ft family home in Ridgway Gardens, featuring a 700 sq ft master suite, cinema room, gym and sauna. We were asked to find a buyer and were pleased to have secured two bids in a very short time, one from an overseas buyer and the other from a UK-based family whose offer was accepted, proving that the local new luxury homes A six-bedroom house in Somerset Road market continues to be strong.

PURPLE POWER L

auristons are celebrating after continuing the rebranding of their business with the completion of three more office refurbishments at their flagship locations in Wimbledon, Putney and Balham. Their new Kennington office, that opened last year on the Kennington Road, was the first one to pioneer the new look, and having received so much positive feedback from local people, clients and customers on how original and innovative the design was, the management team at Lauristons were keen to continue to roll out the design in 2016, with their Lavender Hill branch the last to be completed later this year. “The brief to our designers was to create an innovative design that was not only modern and worked well with the company branding but that gave us three designated zones in each office, one for staff, a second for waiting customers and then a third area for more private discussions that take place,” commented Managing Director, Matthew Payne. “Many estate agent’s office layouts do not cater for discussions that take place with customers that are quite often sensitive or confidential in nature, and this was one of the most important features that had to be incorporated. When the design team came back with the concept of the padded booth we were immediately sold.” Another key component was not to simply clone the design across all the offices carte blanche. “Whilst we wanted uniformity of brand and design, I asked the designers to give each office its own identity and personality and I think they have done a great job. In my mind, I thought of my children – on one hand they all look the same but they are all different at the same time. Whilst we are part of the LSL Group, we are still an independent business, our culture and identity has not changed since we opened 22 years ago, and we are proud to have maintained that with LSL’s unwavering support in more recent years.” “The last two or three years have been exciting times; we have changed and achieved so much in such a short space of time, and getting the offices refurbished has been one of the most rewarding events, both in terms of what it now offers our customers, and the new environment it provides for the teams to work in.” Lauristons are now looking forward to the next phase of the rebrand with the launch of their new website later this year, keenly anticipated by all the stakeholders in the business.

GOINGFORA SLAMDUNK But for a broken ankle Mark Shodipo could have been a basketball star in the USA – instead he is aiming high as the new Lettings Manager at Lauristons’ Balham branch, he tells Jenny Knight

M

ark was born in Battersea and went to school in Balham. Aged 16 he was offered a basketball scholarship in America. When that dream was shattered he took years to find his ideal career. “I studied computer programming and worked in retail. Then I was watching a property programme on television and thought as I’m a sociable person it was a job that would suit me.” Aged 27 and with no experience, he handed in his CV to more than 50 local agents before landing a job with a small private agent in Tooting. “I hit the ground running and within nine months I was doing both sales and lettings and had become a big fish in a small pond. Then a friend recommended me to Lauristons in June 2010 and I’ve never looked back. He joined the Balham office and after a couple of years was transferred to Wimbledon as Assistant Lettings Manager before rejoining Balham in May as Lettings Manager at Balham. “I love being an estate agent and meeting different people every day. I love exceeding people’s expectations. No two days are the same and I love adapting to circumstances and solving problems for them. “I plan to continue to increase the growth in the business, to establish long-term business relationships with local and international landlords and to make Lauristons a household name within south west London. I want landlords to think of me whenever they considering letting their properties.” The Balham office is now busy promoting the Lauristons brand, telling people about the services offered to landlords and tenants. He adds: “Recently we sponsored some local primary school events, a fair at Ravenstone School and a carnival at Alderbrook School. It was a pleasure to meet some of the parents in the local community. “Balham is a lovely multicultural area with a vibrant energy and an abundance of bars, restaurants, cafés, independent boutiques and the property market here has matured over time. The bonus about Balham is the transport links. The Northern Line and national rail can get you into central London within 20 minutes. Over the last 20 years it has experienced colossal changes for the better. “Once you live in Balham the likelihood is that you won’t leave, you will most likely start a family here – they don’t call it nappy valley for nothing.” Mark started his own family with his long-term partner 18 months ago and now has a son André. He is also playing basketball again on Sundays on Clapham Common, as well as putting in an hour or more in the gym before getting to the office at 8.30am. “I like being busy and you never get bored in this job, and I always make myself available to give advice to our customers whenever they need it. “

ince the result to leave the EU was announced, there has been a lot of talk by doom-mongers but actually in the immediate aftermath little has changed. Mortgage availability is good, banks still want to lend and interest rates are at an all-time low. Swaps are falling on the back of the outcome and it’s likely to have put back any interest rate rise further still. In fact the Bank of England governor Mark Carney recently hinted at a further cut to base rate, warning that monetary easing will be needed over the summer in a speech aimed at reassuring markets.

Lenders are cutting mortgage rate as a result of a combination of falling swap rates fuelling cheaper fixed rates as well as expectations of a drop in the Bank of England base rate. Motivated purchasers and those looking to remortgage market are likely to see aggressive deals from lenders as they try to attract borrowers. Gareth Lowman, SPF Private Clients

ationwide Building Society’s monthly index of property prices reported a rise in the weeks before the referendum of 5.1 percent compared with 4.7 percent in the previous month. This took its calculation of the UK average house price to just short of £205,000. The building society said that it was hard to calculate the true level of demand because of the surge in activity ahead of the introduction of Stamp Duty on second homes on 1 April. Its chief economist, Robert Gardner, said: “It will therefore be difficult to assess how much of the likely fall back in transactions in the quarters ahead is because buyers brought forward purchases to avoid additional stamp duty liabilities and how much is due to increased economic uncertainty following the referendum result.”

OUTBUTNOTDOWN Post referendum, Duncan Farmer is reassured by extra keen foreign buyers and hopeful that borrowers and homebuyers need not fear the worst

T

he tellers had barely finished counting the votes in the EU referendum before overseas househunters were inundating London estate agents in search of properties on which to spend their euros, dollars and yen, their buying power having risen dramatically as sterling fell in the face of the Leave vote. David Adams, the managing director of John Taylor, said that offers made in the 48 hours after the referendum were higher than those made in the previous six months. As well as buyers from the Middle East there was also strong interest from France, Monaco and Switzerland. “The pound, which fell 11 percent against US backed currencies, appeared a major incentive as the speed of transaction became more important than the price,” he said. The interest of foreign buyers is a welcome vote of confidence in the London property market, which had been hit by the rise in stamp duty on second homes, but what of domestic demand? Some agents report that a few sales to owner occupiers had fallen through thanks to uncertainty following the referendum result. However, there is still a shortage of homes for sale in the capital and London is still a magnet for jobs. The latter is a key, say many analysts, to the future strength of the property market. It is uncertain yet what will happen in the jobs market and many businesses will freeze recruitment until there is more certainty about the leadership of the Conservative party, and therefore the Government, and the economic direction the country will take. In the meantime interest rates should be at worst unaffected by the decision to leave the EU and, possibly, will fall as swap rates – the rate at which banks lend to each other – come down. David Hollingworth, of London and Country, a broker, said: “There is a real possibility we will see an improvement on deals that are already competitive.” He has also seen some evidence of more people considering whether to lock into longer term fixed rates, such as a five-year deal instead of a two-year deal, to give themselves certainty over their repayments for a longer period. For now, at least, it seems that borrowers and homebuyers have little to fear from the referendum result.

A beautiful home needs a beautiful mortgage Whether you are buying your first home, next home or need to remortgage, look no further than SPF Private Clients for specialist mortgage advice. Your home may be repossessed if you do not keep up repayments on your mortgage. There will be a fee for mortgage advice. The precise amount will depend upon your circumstances and loan amount. We estimate that the fee will be 0.67% of the amount borrowed.

ot just any modernisation but a modernisation under the guidance of a leading Feng Shui expert has made this five-bedroom house into a lovely family home. There is a wonderful south-facing garden complete with a ‘secret wood’, all in a quiet residential street, close to Wimbledon Common. The house, which has undergone a comprehensive programme of modernisation and extension in recent years, offers bright and well-proportioned accommodation over three floors. On the ground floor the rooms flow around the spacious central reception hall with a separate more formal reception room, currently used as a yoga studio, to the front of the house. The open-plan layout incorporates a smartly appointed kitchen, dining room and family room, all leading via full-width sliding doors to the rear terrace and garden. This area also links to the playroom at the front. Upstairs there are four bedrooms and three bathrooms on the first floor and a large bedroom suite on the second floor. The bathrooms are by Porcelanosa with the family bathroom incorporating a Jacuzzi bath with chakra mood lighting. All the first-floor bedrooms have fitted wardrobes and the master bedroom has a large expanse of eaves storage space. The bedroom on the second floor provides a lovely light space which could be ideal for a nanny, guests or teenager. Outside, the mature and secluded south-facing rear garden features a wide terrace, ideal for al-fresco lounging and dining and a lawn which provides a super playground for young children, with the ‘secret wood’ beyond which is home to an owl. Technical features of the house include Sonos throughout controlled by smart phones, Lutron lighting, under-floor heating to the ground floor, air source heat pump, a cinema system to the family area, water softener, water filtration system and solar powered hot water. This house is set back from the road behind a generous gated drive in a quiet residential road just 400 metres from Wimbledon Common. A very useful selection of local shops is a few minutes’ walk away. The road is also well placed for bus routes to Wimbledon Village, Wimbledon town centre, Southfields, Putney and Southfields underground station. ighfield House is an imposing early Victorian detached property. The house is something of a landmark building locally, with its grand double fronted façade and wrap around gardens. The property was almost entirely rebuilt approximately four years ago. The interior is finished to an extremely high standard. The house boasts a tremendous sense of lateral space and incredible natural light. The building has been extended on the ground and the first floors to the rear of the original house and the basement has been excavated to provide more living space and guest bedrooms. The front door opens to an impressive entrance hall. There is a drawing room towards the front of the house and double doors open to an extremely spacious kitchen family room to the rear. The kitchen family room is open plan with four zones (two reception rooms, a dining area and the kitchen itself). The house benefits from excellent entertaining space and concertina doors that open to a beautifully landscaped garden. The kitchen is fitted with state of the art integrated appliances, corian work surfaces and masses of wall/base units. On the lower ground floor there is a play room that measures in excess of 37 feet in length with folding sliding doors that open to a sunken patio and a stair case leading to the garden. In addition there is a gym, a wine room, a utility and plant room. Two guest bedrooms and studio apartment can also be found on the same level. The family accommodation can be found on the first floor with four double bedrooms (two ensuite and a family bathroom). rare opportunity to live in a landmark property in a stunning position, with delightful views, yet within walking distance of the town centre and mainline station. The Grade II listed cottage, designed by Decimus Burton, one of the foremost architects of the 19th century, is on the market for the first time in over 30 years. The property benefits from good ceiling heights and is full of character, with features including multi-paned timber sash and casement windows framing views of the common. The property is delightfully unusual, partly because it was built around indigenous rocky outcrops, which can still be seen in the grounds. It has three double bedrooms, one with a fullyenclosed shower and two further bathrooms, a drawing room, dining room and kitchen as well as sufficient parking for several cars, and a garden. The kitchen is fitted with solid oak wall and base units under granite worktops, a built-in oak breakfast table and integrated Miele appliances including an electric oven, steam oven, induction hob with an Elica extractor over, a dishwasher and a fridge. There is a separate utility room with units fitted to match the kitchen providing space for laundry appliances, a walk-in larder and a door through to a sheltered storage area hewn out of the rock. Outside the property is accessed via a sweeping driveway across the common. The garden lies to the east of the house and is well-screened from the common by mature evergreen hedging, with a York stone terrace. A climbing rose and wisteria, border the front elevation, with a small sheltered terrace offering southerly views across the common. his stunning ground floor, two-bedroom apartment offers luxurious living within a listed historic building, set in 165 acres of grounds. The apartment is designed for open-plan living with the kitchen, dining and living area combined in one spacious and elegant room. In addition there is a master bedroom, bathroom and a second bedroom set at mezzanine level. The flat has an allocated parking space, the benefit of concierge service and boutique-style communal spaces with access to the estate grounds. The impressive King Edward VII Estate was originally built as a hospital, set within what is now the South Downs National Park, and in the Edwardian era selected as a healthy and beautiful site. The elegant hospital gardens were designed by Gertrude Jekyll and are an early 20th Century example of a therapeutic garden. In 1906, when she designed the gardens, she was 63 years old and was at the height of her career. Thanks to the original drawings she left much of the planting has been restored to her original intensions. The Estate is well connected by road and rail to both national networks with train journeys to London from Haslemere Station in under an hour. LETTINGS LOWDOWN With uncertainty prevailing after the referendum result, Ruth Barr Regional Partner at Knight Frank LLP, looks positively at the lettings market in Wimbledon

W

e have been measuring our results and statistics week on week since the referendum result and our applicant levels are up year on year by 15 per cent. This is good news for landlords as well as forward purchasers, who have sold post result but wish to go liquid while they wait to see what the next 6/12 months may bring in the way of price adjustment – if at all. Tenants also can enjoy really strong stock levels, affording them quality of choice which may soften prices a little but will see the way for more deals to be done. We have also seen the emergence of more tenancies going ahead with tenants paying monies up front. Over the last quarter this has risen by 20 per cent. This can be very lucrative for landlords – guaranteeing them income and easing cash flow. Tenants who have sold are often cash rich and can negotiate a discount on the basis of an up front payment. We also negotiate up front payments from overseas tenants who cannot prove income here in the UK. Of course, your agent must ensure that the relevant checks are carried out on individuals and be confident the monies are from a legitimate source. Another good reason to use a reputable agent.

A UNIQUE PERSPECTIV RENTING AND SE

A UNIQUE PERSPECTIVE ON BUYING, In your view, how does the South RENTING LondonAND marketSELLING differ from HOMES. other areas of

Tell us how you joined the property industry and briefly describe your career history to date. I fell into the industry by chance. I was a financial director for a clothes manufacturer but I was refurbishing flats in the Chiswick area on a part-time basis and realised that working for an estate agency could be both interesting and rewarding at the same time. What do you enjoy most about working in this market, and what have been your highlights so far? The diversity: no day is ever the same. I have the challenges of managing an office successfully but I also get to go out and about viewing lovely properties, meeting new people and working hard to ensure that we sell or rent our clients’ properties. Describe the biggest challenges you face on a day-to-day basis. In a saturated market place with somewhere in the region of 20 other agents within a two-mile radius my biggest challenge is winning new instructions. We secure new clients by offering an unparalleled service at competitive rates. What advice would you give to anyone considering a career in estate agency? You need to be motivated, positive and resilient with the drive to deliver excellent customer service. Good problem-solving skills are also key as negotiations can get tough. How difficult is the current market for homebuyers, and what advice do you give them? Although getting a mortgage nowadays may be a little harder than people would like and expect, once you do have funds secured there is plenty of good property available on the market. Post Brexit prices are deflated so if you buy now you will reap the benefit in the long term.

London? South London property prices are more affordable than many other parts of London. You can still find good houses at reasonable prices with great transport links, good schools and lots of green open spaces making it attractive for families and first time buyers looking to get a foot on the property ladder. What are your predictions for the sales market in South London for the next few years? I think that we will see a stabilisation of the market in the short term, however, once the Brexit dust settles I believe we will see a steady and continued rise in property prices.

If you were Prime Minister for the day, what would you change or what new measures would you introduce? I would ‘scrap’ Stamp Duty for first time buyers which would encourage and allow more young buyers to get a foot on the property ladder. Where, in your view, is the best place to live south of the river and why? Anywhere with good transport links, schools and amenities which is close to green open spaces like the lovely Brockwell Park in Herne Hill. If you were not an estate agent, what career would you choose and why? I would definitely become a property developer as I have a passion for property.
