LOCAL ECONOMY Downtown East is primed for economic success. Intangibles such as connectivity and a critical mass of people along with a fitting urban design can spur development and boost the local economy.

+

HEALTH + WELLNESS With spectacular precendents such as Hennepin County Medical Center and the University of Minnesota nearby, Downtown East’s future must continue a legacy of superior health and wellness for all citizens.

6

CATALYZE A little quality development goes a long way. The Right Fit is designed to attract a great deal of activity. In providing a great sense of place with a diverse interactivity of uses, the streets will be enlivened with new business activity.

HEAL First and foremost, The Right Fit aims to integrate life with Hennepin County Medical Center and other local centers. The project will also provide for Health and Wellness Center, pop-up clinics, healthy restaurants, and numerous community gardens.

4

Minneapolis is widely known to be a city of physically fit citizens. Significant opportunities to continue and enhance this trend must be accounted for and designed into the re-development of Downtown East.

Fitness opportunities are to include the Fit Loop, adult fitness parklets, rock climbing walls, an open sloping lawn for sledding, snowboarding, and skiing at The Hill, and innovative approaches to transportation such as bike-share programs.

5

ENVIRONMENT

SUSTAIN

With an average high temperature of 55 degrees Fahrenheit and average low of 37, Minneapolis is often viewed as the coldest city in the U.S. Attention must be paid to the environment’s affect on design as well as the design’s affect on the environment.

To keep The Right Fit active year-round, sidewalks are heated using electricity from physical movement of active citizens walking on the pavement, awnings protect from snow, and indoor facilities are used for everything from sports fields and tracks to green houses. Environmental measures include, but are not limited to, use of a district energy system, water capture and re-use, and tree plantings.

Minneapolis, and more precisely Downtown East, holds a wellestablished connection to HEALTHCARE. Local entities such as Hennepin County Medical Center and the University of Minneapolis Medical School offer a strong base for a successful HEALTH AND WELLNESS DISTRICT. MAY

APRIL

Minneapolis’ strong grid system allows for an efficient and extensive CONNECTIVITY. At its boundaries, however, highways demarcate and separate neighborhoods. The VISION PLAN associated with The Right Fit aims to BREAK BOUNDARIES and REINTEGRATE NEIGHBORHOODS.

3

A driving mission of The Right Fit development is to offer the opportunity-laden site an enhanced, unique, and appealing character.
