Grade A Office Refurbishment Abbey View, St Albans Abbey View was an underperforming asset which didn’t capitalise on the potential of the site. TFT acted as Project Manager and Lead Consultant for the refurbishment of this dated office building, creating expanded views over St Albans. A Grade A refurbishment of 27,000sqft of office space, including extending out the third floor to create additional office space which maximised views up to the Abbey. Raised floors and suspended ceilings were replaced throughout. The main entrance was remodelled to include a new glazed entrance box and revolving door into a new modern reception area. The central plant was replaced, with new energy-efficient heating, cooling and lighting installations. The existing WCs were also fully refurbished. Sustainability was a major consideration for this refurbishment which saw the EPC rating raised to a C. New low-energy light fittings and VRV air conditioning were installed as well as charging points for electric vehicles. Cyclists have been catered for with the installation of new facilities including secure cycle storage, new showers and changing rooms. The works have brought a tired building up to date, creating an improved external space, a bright modern interior design, and better working environment for the building users. The scheme has now won the 2014 Considerate Constructors Scheme National Site Award.
