How Do You Choose A Builder? The quality of a new home will in large measure be determined by the skill of the builder who constructs it. That’s why you should shop for a builder as carefully as you shop for the features of a home. Whether you are buying a condo, a townhouse, a house in a subdivision, or a custom built house, you want to know that you are buying a good quality home from a reputable builder. Once you have thought about the type of house you want, how do you find a skilled builder? First make a list of builders who build the type of home you’re looking for in your price range. A housing guide is a good place to start. Looking through the ads and reading the articles can help you find out which builders are active in your area, the neighborhoods in which they build, the types of homes they are building and the prices you can expect to pay. In addition, your local homebuilders association has a list of builders who construct homes in your area. Local real estate agents may also be able to help you in your search. Ask friends and relatives for recommendations. Ask about builders they have dealt with directly, or ask for names of acquaintances who have recently had a good experience with a builder.

THE BUILDER’S REPUTATION Once you have a list of builders, how can you find out about their reputations and the quality of their work? The best way to learn about builders is to visit homes they have built and talk with the owners. When shopping for a new home from particular builders, you should try to talk to people who have purchased homes from the builder. Ask builders on your list for the addresses of their recently built houses, subdivisions, or condos/townhomes. Builders may even be able to provide names of some new home owners who would be willing to talk with you. Don’t be shy about approaching people. Even knock on some doors if you have to. The worst that usually happens is that someone will refuse to talk to you. However, in most cases, a builder’s previous customers will

be quite open with you. If they are unhappy with their homes, they will let you know. And if they are happy, they will want to give the builder more business. Try to talk to at least three of four home owners per neighborhood and do not rely on the view of only one person. Try not to rush through the process of choosing a builder. Set a reasonable timetable for your search, and do not make your decision until you feel comfortable about what you are doing. When you talk to builders and home owners, take along a notebook to record the information you find and your personal impressions about specific builders and homes. Doing so will help you to make comparisons later. Some questions you can ask people include: Are you happy with your home? Did the builder do what was promised in a timely manner? Would you buy another home from this builder? You might also want to check with the Better Business Bureau.

SHOP FOR QUALITY AND VALUE Look at new homes whenever you can. Home shows and open houses sponsored by builders are good opportunities to look at homes. Model homes and homes displayed in these shows are often furnished to give you ideas for using the space. You may also ask a builder to see unfurnished homes. When examining a home, look at the quality of the construction features. Inspect the quality of the cabinetry, carpeting, trim work, and paint. Ask the builder or the builder’s representative a lot of questions. Get as many specifics as possible. If you receive the answers verbally rather than in writing, take notes. Never hesitate to ask a question. What seems like an insignificant question might yield an important answer. Always keep value in mind when shopping. Just because a home is less expensive than another does not mean it is a better value. Likewise, a more expensive home does not automatically assure higher quality. A home is primarily a place to live, but it is also an important investment. Consider the appreciation potential of any home and the possible future influences that location, housing supply and demand, and other market factors will have on the value of your new home. Another important aspect of value is design quality. When you look at a home, determine whether it will suit your lifestyle. Is there enough living space? Are there enough bedrooms and bathrooms? What about storage space? Will you have room to accommodate special interests or hobbies – for example, a large kitchen for casual entertaining, or a room for a home office or exercise room? Think about the amount of upkeep required both indoors and out. Consider also the location of the property. Is it convenient to transportation, shopping, schools or other places of interest to you?

ASK QUESTIONS ABOUT SERVICE When you buy a new home, you are not just buying a structure. Along with the structure comes a package of services, and the quality of those services will have an important effect on your enjoyment of the house. Continued on page 16.

One important criterion for selecting a builder is the warranty provided on the home. Most builders offer some form of written warranty. Many builders back their own warranties on workmanship and materials, typically for one year. Other builders offer warranties backed by insurance companies. Ask to see a copy of the builder’s warranty. Don’t wait to read it until after you move in and a problem arises. If you have any questions about the coverage, ask the builder. Also, find out from each builder what kind of service you can expect after the sale. Typically, a builder makes two service calls during the first year after you move in to repair non-emergency problems covered by your warranty. The first call is usually 30 to 120 days after the move-in, and the second is around the eleventh month – right before any one-year warranties on workmanship and materials expire. For emergencies, the builder should be able to send someone to your home right away. Since virtually every home is going to need at least minor adjustments and repairs during the first year, you should look for a builder who will provide quality service after the sale. The best way to find out what kind of service a builder offers is to ask previous customers. Find out what the builder has recently built in the area near where you are thinking of buying. Equipment, insulation, design, and landscaping can all affect a home’s energy efficiency. A new home is one of the biggest and most important purchases you will make in your lifetime. By doing your homework, you will be able to shop for a home with a sense of confidence and the knowledge that will help you to make the right decision.

HOW DO YOU SELECT A NEIGHBORHOOD? Location is one of the most important considerations when shopping for a new home. Weigh the pros and cons of living in the city, the suburbs or the country. Compare neighborhoods as carefully as you compare houses. Consider practical aspects such as time and distance to work, schools and shopping, and the availability of public transportation. Make personal observations, but also consult with your builder, local government, friends, and if possible, people in the neighborhood. As you explore each home, use the following checklist to determine whether the neighborhood suits your needs:

2. Police and fire protection. Are police and fire protection adequate? 3. Medical facilities. Is there a hospital or medical center nearby? 4. Schools and day-care. Are schools in a convenient location? Are convenient day-care facilities available? 5. Traffic. Are the streets quiet enough? Does the speed limit on the streets suit you? If you have children, will they be safe from traffic hazards?

11. Privacy. Do the lot and house offer adequate privacy? 12. Water. Does the community have a reliable source of drinking water with adequate capacity to meet present and future needs? 13. Sanitation facilities. Is the sewer system or septic tank adequate and reliable? Does it meet present and anticipated future needs? 14. Landscaping. Is the land well-drained? Has proper landscaping been done to prevent erosion? Is the landscaping attractive and likely to enhance the value of the home? 15. Taxes. Are the property tax rates reasonable? Is either the tax rate or the value of the house likely to change enough to cause a substantial increase in your tax payment? 16. Assessments. Are there special assessments covering a portion of the lot, street or community development costs that will force you to pay added monthly charges for a specified number of years? 17. Nuisances. Are there nearby sources of noise, smoke, soot, dust, odors or other hazards that will affect the housing environment? Are any development plans under consideration that could substantially change the nature of the community? 18. Flooding. Is flooding from nearby waterways a potential problem? ermites are small, white, soft-bodied insects that live in colonies which can contain over one million individuals. These colonies are well organized, with a king and queen, workers, soldiers, and swarmers. The workers do all of the damage, the soldiers defend the colony, and the swarmers are winged termites that fly off to start their own colonies. Termites will feed on anything containing cellulose; books, boxes, picture frames, carpet backing, drywall, and structural timbers. No type of home is safe from termites; they need only a crack the thickness of a sheet of paper to gain access. A termite’s sole function on earth is to recycle cellulose, and to these blind insects, a house is nothing but dead wood. The most common type of termite is subterranean, which means the insects live underground. They obtain moisture from the soil and use soil for tubes through which they travel in search of food. The most destructive termite is the Formosan subterranean termite, an introduced species that has larger colonies and can do more damage in a shorter period of time than our native species. All subterranean termites can be controlled by traditional soil treatments, or with a baiting system. Many times, however, significant damage has been done before termites are detected. For this reason, preventative treatments and regular inspections by a pest professional are recommended.

Another type of termite found along coastal areas of South Carolina is the drywood termite. Drywood termites do not have the same moisture requirements as subterranean termites and do not live in the soil. Because of this difference, they can be more difficult to control. If drywood termites are found in more than one area of a house, fumigation may be necessary to get rid of them.To fumigate, the house must be covered with tarps and filled with a lethal gas. Fumigation is very costly and intrusive, but effective. What can you do to make your house less vulnerable to termite attack? ➀ Eliminate all wood in contact with the ground. ➁ Remove all wood debris from under and around the house. ➂ Keep trees and bushes trimmed back from the foundation. ➃ Do not use an excessive amount of mulch. ➄ Correct any moisture problems under and around the house. ➅ Provide good ventilation in the crawlspace. ➆ Have your home regularly inspected by a professional pest control company. What Typically Occurs During The Pre-Settlement Walk-Through? Before you go to settlement on a new home, you and your builder will “walk through” the house to conduct a final inspection. The walk-through provides an opportunity for you to spot items that need to be corrected or adjusted. It also allows you to learn how your new home works.

Often, a builder will use the walk-through to inform buyers about: • The operation of the house’s components. • The buyer’s responsibilities for maintenance and upkeep. • Warranty coverage and procedures. • The larger community in which the home is located. When you buy a new appliance or piece of equipment, such as a DVD player, you usually have to read the instructions before you can understand how to use all of the features. With a new house, you will be

receiving a stack of instruction booklets all at once. It helps if someone can take the time to show you how to operate all of the kitchen appliances, the heating and cooling systems, the water heater, and other features in the home. Such an orientation is particularly useful considering that when moving into a new home, people often are so busy that they have trouble finding time to carefully read instruction booklets. Learning about maintenance and upkeep responsibilities is very important. Most new homes come with a one-year warranty on workmanship and materials. However, such warranties do not cover problems that develop because of failure to perform required maintenance. Many builders provide a booklet explaining common upkeep responsibilities and how to perform them. Should a warranted problem arise after you move in, the builder is likely to have a set of warranty service procedures to follow. Except in emergencies, requests for service should be in writing. This is not because the builder is trying to be bureaucratic. Rather, it is to ensure that everyone clearly understands the service to be performed. The person receiving a service request

is not likely to be the person performing the work, and you don’t want to rely on word of mouth for transmission of your service order. With respect to inspecting the house, an effective way to handle this is with a checklist. The list should include everything that needs attention, and you and your builder should agree to a timetable for repairs. Many builders schedule two visits during the first year – one near the beginning and the other near the end – to make necessary adjustments and to perform work of a non-emergency nature.

You should not expect a builder to rush out immediately for a problem such as a nail pop in your drywall. Such problems occur because of the natural settling of the house and are best addressed in one visit near the end of the first year. If you have moved to a new home from a nearby area, you probably will not spend much time at the walkthrough talking about the larger community in which the home is located. However, if you are moving to a new community, a builder can often provide a packet of material to help you become acclimated.

WHAT WALK-THROUGH CHECKLIST ITEMS SHOULD YOU INSPECT? OUTSIDE GRADING ❏ Does the ground around the foundation slope away from the house? ❏ Make sure the water does not pond in swales. To check, water the areas with a hose, if possible. ❏ Are there signs of erosion? ❏ Is the shrubbery placed at least 2-3 feet from the foundation? ❏ If the house has a basement, are the basement window wells clean and graveled? ROOF AND GUTTERS Are the shingles flat and tight? Is the flashing securely in place? ❏ Do the gutters, downspouts and splash blocks drain away from the house? ❏

EXTERIOR APPEARANCE Are the windows and doors sealed and protected by weatherstripping? ❏ Are the trim and fittings tight? Are there any cracks? ❏ Does the paint cover the surface and trim smoothly? ❏ Has landscaping been installed according to the terms of your contract? ❏

INSIDE DOORS AND WINDOWS ❏ Are all doors and windows sealed?

Do they open and close easily? Is the glass properly in place? Are any loose or cracked?

FINISHED Is the painting satisfactory in all rooms, closets and stairways? ❏ Did the painters miss any spots? ❏ Are the trim and molding in place? ❏

FLOORS Is the carpet tight? Do the seams match? ❏ Are there any ridges or seam gaps in vinyl tile or linoleum? ❏ Are wooden floors properly finished? ❏

APPLIANCES, FIXTURES, SURFACES, ETC. ❏ Do all of the appliances operate properly? ❏ Are all of the appliances the models and colors you ordered? ❏ Check all faucets and plumbing fixtures, including to lets and showers, to make sure they operate properly. ❏ Check all electrical fixtures and outlets. Bring a hair dryer to test the outlets. ❏ Do the heating, cooling and water heating units operate properly? Test them to make sure. ❏ If the home has a fireplace, do the draft and damper work?

Are there any nicks, scratches, cracks or burns on any surfaces, including cabinets and countertops? ❏ Test the doorbell. Also test the intercom system, garage door opener and any other optional items. BASEMENT AND ATTIC Are there indications of dampness or leaks? ❏ Is there significant cracking in the floors or foundation walls? ❏ Are there any obvious defects in exposed components, such as floor joists, I-beams, support columns, insulation, heating ducts, plumbing, electrical, etc.? ❏

CERTIFICATE OF OCCUPANCY Has your local municipality signed off on your house?

Some problems may not be readily apparent during the walk-through. Even a professional inspector might miss a few. Most warranties cover any such problems that are the result of faulty workmanship. However, warranties usually exclude problems that result from owner neglect or improper maintenance.

Before You Buy... Money matters should be in order before searching for a new home. For aspiring buyers, it’s time to get your financing strategies in order. Below are a few tips on nailing down reliable financing.

FIND FINANCING BEFORE YOU GO HOUSE HUNTING To avoid getting stuck at the closing table without a loan, introduce yourself to a couple of lenders that participate in the traditional Fannie Mae and Freddie Mac secondary lending systems. By arranging to be “pre-qualified” by these lenders prior to your actual search, you will know what you can and cannot afford when it comes to obtaining a mortgage. Armed with the knowledge that you are pre-qualified and for what price range, you can negotiate confidently, because you’ll know that your best offer will stick. 

CHASE YOUR PAPER Gone are the days where low-documentation loans, especially those that rely mainly on the borrower’s word about income and assets, are available. Find, organize and make copies of all the papers that prove what you make and how much money you have: W-2 forms for the past two years; savings and investments account statements for the past several quarters, and pay stubs for the past month.

EXPECT TO PUT IN EQUITY 100 percent financing is virtually unheard of nowadays; you need to put money down. For example, in a 95 percent loan to value, you can expect to put down at least 5 percent. Check your credit score before turning in your loan application – your score can affect your minimum down payment. A score of 680 used to be good enough, but now an applicant typically needs at least a 720. One great place to check your credit score is annualcreditreport.com.

BUDGET APPROPRIATELY Reconcile your expectations with your budget before you launch into a jammed schedule of open houses and house tours. Your goal is to gauge affordability based on the highest monthly payment you’d have to make – namely its standard monthly payment, which won’t change for the length of the loan (other than its property tax & insurance components) – and not on artificially low adjustable rate teasers offered by the few aggressive lenders left in the market. Choose a fixed interest rate to give you a stable, predictable house payment. People who chose other types of rate structures in the past several years are largely the homeowners who are now scrambling to refinance, sell or stave off foreclosure.

DO YOUR HOMEWORK If you’re a first-time buyer, look for assistance, even if you don’t think you need it. Buying a home can be a painless procedure if you know exactly what you are doing. On the other hand, a mistake can be costly and can stay with you for a very long time. Look for local organizations that offer classes on the basics of buying a home. It’s worthwhile to attend the classes, if for no other reason than to learn the language of the acronym-filled process, so you can speak the same abbreviated language as your lending officer does. That way you can talk the talk and walk the walk. ■

Essentially the higher the score, the lower the risk – and the better percentage rate you’ll receive on your loan. By far the easiest way to obtain your FICO score is to go to www.myfico.com, and, for a nominal fee the company will supply your FICO score, plus your Equifax credit report.

IF YOU FIND A CREDIT PROBLEM Nonprofit credit counseling agencies warn consumers to beware of credit repair organizations that promise to repair negative reports. Only time and good track record can repair negative credit reports. You can tell the difference between legitimate and non-legitimate services by the fees they charge and the promises they make, according to the nonprofit National Center for Financial Education in San Diego, CA. Nonprofit services charge minimal fees, usually less than $25, and they will work with the client to re-establish credit. Questionable organizations generally charge much higher fees, and they may promise to remove such records as bankruptcies and liens from a negative report. Accurate information, however, cannot legally be removed from a credit report. Federal law mandates the time periods that accurate negative information must remain on a report. You can, however, correct mistakes on your report. For valid problems, you can provide a written explanation to the mortgage lender explaining what caused the delinquency and what steps were taken to resolve the problems. If your payments have been made on time for a year or more, your credit will probably by satisfactory, according to the Mortgage Bankers Association of America. To correct errors, call or write the credit bureau and explain the error. The bureau will check with the source of the information and send you an update. The process can take 30-days, according to Experian, one of the nation’s largest credit reporting agencies. If you still disagree with the information you can add a statement to your credit report.

HOW MUCH HOUSE CAN YOU AFFORD? When shopping for a home, it’s important to know exactly how much you can afford each month in mortgage payments. You’ll also have to cover utilities, taxes, insurance and home-repair and maintenance expenses – plus still have the funds to cover other regular expenses, food, etc. On top of all this, you’ll want to make sure to reserve money for an earnest payment, closing costs, moving expenses and the inevitable cost of improving, decorating or furnishing your new home. Taking a hard look at your finances now can save you from a difficult position of being “house-poor,” in other words, having monthly mortgage and home-related expenses that are so high you have little or no money to put toward other everyday expenses or idulgences.

GATHERING FINANCIAL DATA • Here’s a basic list of documentation needed to get the process started: • W-2 forms for the past two to three years • Copies of tax returns for the past two to three years • One month’s worth of pay stubs • Three month’s worth of bank statements, and other financial records, such as IRAs,401(k)s, stock certificates and records of other financial assets Mortgage companies may ask for additional information. For instance, self employed home buyers will need to have three years of business records and tax returns. Other papers that may be requested include divorce papers. If you have had a bankruptcy, you’ll need documentation of the bankruptcy, proceedings and a letter explaining the circumstances surrounding the bankruptcy. Finally, if you’ve had legal judgments against you, you’ll want to provide a copy of the recorded satisfaction of judgment. If you’re involved in any lawsuits, you’ll need documentation to explain the circumstances.

GET PRE-QUALIFIED, OR BETTER YET, PRE-APPROVED If you are pre-qualified, that means lenders have looked at your financial situation and determined that, based on your income, assets, past credit history and liabilities, you should qualify for a loan. Lenders will also give you a ballpark figure to let you know approximately how much of a mortgage you can afford. If you’re pre-approved, it means the lender has taken things a step further by committing to provide you with a loan. You can obtain your pre-approval letter or certificate by consulting mortgage brokers and direct lenders, such as banks, and asking to be pre-approved for a maximum mortgage. Becoming pre-approved generally gives you an advantage in the home-buying market because it gives the seller some assurance that the sale will go through.

HOW TO SHOP FOR A MORTGAGE When you’re shopping for a home loan, you need to call a lot of mortgage companies, banks and savings & loans to compare interest rates and services. You need to ask a lot of questions. Here are just a few questions you need to consider in asking… Questions: I’m buying a house and I’m looking for a fixed-interest rate loan/ adjustable-rate loan. I’m planning to make a down payment of _______ percent. The house is prices at $___________, and I will need a loan of $____________. Based on today’s rates, what will my interest rate and discount points be if I apply for a loan today and lock in the rate for 60-days? Notes: Rates and points can change daily. That’s why it is important to get rate quotes from different mortgage companies on the same day. It is also important to compare the companies on an equal basis, which is the reason for requesting a rate lock for 60-days. A written rate lock is a promise that you can have that interest rate for a specified period of time. If you need a longer lock-in period, ask what is available. The longer the lock-in, the higher the discount points will be. One discount point equals 1 percent of the loan amount. Question: What is your origination fee and/or broker fee? Notes: The origination fee is paid to a lender for processing the loan application. Typically it is 1 percent of the loan amount. Question: If I decide to lock my loan at application today, will you provide me with a written lock-in agreement that will confirm the interest rate, discount points, the origination fee and the expiration date of the lock-in? Note: Insist for a written lock-in agreement. Don’t rely on verbal locks. Question: When I apply for a loan, will you provide me with a good faith estimate outlining all of my loan settlement costs before I pay for an appraisal and credit report? Notes: Although Federal law requires the lender to provide a good faith estimate within three business days after the receipt of an application, you should try to get one at application before you pay for your appraisal and credit report. Questions: I understand that you will need a credit report and a property appraisal after I have applied for the loan. How long do you estimate it will take your company to make a final loan decision from the day of application?

MORTGAGE - Types & Terms ➢ Acceleration: The exercise of a clause which gives the mortgagee the right to declare the entire loan due prior to maturity under certain specified conditions, usually default.

➢ Conventional Loan: A mortgage financing which is not insured or guaranteed by a government agency such as HUD/FHA, VA or the Farmers Home Administration.

➢ Adjustable Rate Mortgage (ARM): A mortgage in which the interest rate is adjusted periodically according to the movement in a pre-selected index.

➢ Conversion Option: The option to switch the ARM mortgage to a fixed-rate mortgage.

➢ Amenity: A feature that enhances property value. ➢ Amortization Schedule: A timetable for payment of a mortgage showing the amount of each payment applied to interest and principal and the remaining balance. ➢ Amortize: Reduce a debt by regular payments of both principal and interest. ➢ AMP: Automatic mortgage payment. ➢ Annual Cap: The highest or lowest amount the interest rate of an ARM loan can increase or decrease in any one year. ➢ Annual percentage Rate (APR): The total yearly cost of a mortgage stated as a percentage of the loan amount; includes the base interest rate, primary mortgage insurance, and loan origination fee (points). ➢ Appraisal: A professional opinion of the market value of a property. ➢ Appreciation: An increase in the value of a house due to changes in market conditions or other causes. ➢ Assessed Valuation: The value that a taxing authority places upon property for the purposes of taxation. ➢ Balloon Mortgage: A mortgage with periodic installments of principal and interest that do not fully amortize the loan. The balance of the mortgage is due in a lump sum at a specified date, usually at the end of the term.

➢ Convertible ARM: An adjustable-rate mortgage that can be converted to a fixed-rate mortgage under specified conditions. ➢ Deed: A written document signed, delivered, and usually recorded, which conveys title of the property from the seller to the borrower. ➢ Disclosures: Information required by law relevant to specific transactions given to borrowers, sellers, and agents. ➢ Discount Point: Amount payable to the lending institution by the borrower or seller to increase the lender’s effective yield. One point is equal to one percent of the loan. ➢ Down Payment: The difference between sales price and loan amount. ➢ Earnest Money: A sum of money given to bind a sale of real estate, or assure payment or an advance of funds in the processing of a loan; a deposit. ➢ Easement: A right to the limited use or enjoyment of land held by another. Also, an interest in land to enable sewer or other utility lines to be laid, or to allow access to a property. ➢ Escrow Account: An account to which a borrower makes monthly installment payments for property taxes, insurance, and special assessments, and from which the lender disburses the sum as payments become due.

➢ Bridge Loan: An interim loan given to finance the difference between the construction loan and the maximum permanent loan as committed or when unable to sell current home before purchasing a new home.

➢ FHA Loan: A loan insured by the Federal Housing Administration (FHA), open to all qualified home purchasers. While there are limits to the size of FHA loans, they are generous enough to handle moderately priced homes almost anywhere in the country.

➢ Buydown Mortgage: A mortgage with a belowmarket interest rate made by a lender in return for an interest rate subsidy in the form of additional discount points paid by the builder, seller or buyer.

➢ Fixed-Rate Mortgage (FRM): A mortgage in which the buyer contracts for a specified interest rate over a specified period of time. The principal and interest payment does not vary.

➢ Cap (or Rate Cap): The maximum allowable interest rate or payment increase on adjustable-rate mortgages.

➢ Funding Fee: The insurance premium that is collected up front on a VA loan to insure the lender against loss. This premium may be paid in cash or financed over the life of the loan. The amount of the premium is based on the loan-to-value ratio. There is no refund on any portion of this premium.

➢ Closing: In real estate, the delivery of a deed, financial adjustment, the signing of notes, and the disbursement of funds necessary to consummate a sale or loan transaction. ➢ Closing Costs: Fees paid to effect the closing of a mortgage, such as an origination fee, discount points, title insurance fees, survey fees, and attorney’s fees.

➢ Good-Faith Estimates: A requirement that lenders provide borrowers with an estimate of settlement service charges the borrower is likely to incur. A GoodFaith Estimate must be provided by the lender within three business days of receiving a signed loan application.

➢ Graduated Payment Mortgage (GPM): A mortgage with a structured repayment schedule to enable borrowers to meet monthly payments. The monthly payments rise at a set rate over a set period of time and then become constant for the remaining term of the loan. Negative amortization occurs during the first few years since the initial payments do not cover the interest due on the loan. ➢ Homeowners Association Dues: The fees charged to homeowners in either a condominium or a planned unit development for upkeep of common areas. ➢ Insured Loan: A loan insured by FHA or a private mortgage insurance (PMI) company. ➢ Lifetime Cap: A provision of an ARM that limits the total increase in interest rates over the life of the loan. ➢ Lock In: Interest rates and discount points are guaranteed for a period of time; loan must be closed prior to expiration of lock-in period. ➢ Origination Fee: The fee mortgage lenders charge to borrowers for preparing loan documents, making credit checks, etc.; usually computed as a percentage of the face value of the loan. This fee is usually paid by the buyer unless other arrangements are made. ➢ Payment Buydown: Payment buydowns occur when a third party, typically a builder, pays part of the initial P&I payments for a year or two, so that the borrower has smaller payments and can qualify for the loan. ➢ PITI: Principal, Interest, Taxes, and Insurance are components of a mortgage payment. ➢ Point: An amount equal to one percent of the principal amount of a mortgage. ➢ Pre-qualification: Loan application package processed and submitted for credit approval when no subject property has been chosen by the borrower. ➢ Prepaid Interest: Mortgage interest that is paid in advance of when it is due, to obtain tax advantages. ➢ Principal: Amount of loan excluding interest or other charges. ➢ Private Mortgage Insurance (PMI): Insurance written by a private company, protecting the mortgage lender against financial loss occasioned by a borrower defaulting on the mortgage. ➢ Title Insurance Policy: A contract by which the insurer agrees to pay the insured a specific amount for any loss caused by defects of title to real estate, wherein the insured has an interest as purchaser, mortgage, or otherwise. ➢ Title: A legal document establishing the right of ownership. ➢ VA Loan: A mortgage offered to eligible veterans and guaranteed by the Veterans Administration.
