Competition returns to the UK mortgage market Graham Adnitt, director of Jackson-Stops & Staff in Chester, has some thoughts on the current situation of the UK mortgage market.

UNDOUBTEDLY the mortgage and property climate is very different now from what it was a year ago. But there does seem to be an unnecessary degree of pessimism among industry commentators, existing mortgage borrowers and potential new borrowers; purchasers and vendors. The fact is that we are probably going to have to pay on average 1% more for our mortgage money now than we would have had to one year ago. But this still means that we are going to be able to secure a mortgage rate of around 6%. Bank base is still being held at 5%, which suggests that the economy is not in such dire straits that it needs to be cut and must be maintained at the current level to combat possible future inflation. We have all heard about the external inflationary pressures without which the Monetary Policy Committee might have been tempted to cut rates, so does this mean that the policy makers have set rates at current levels in the knowledge of what is to come and that therefore no further increases will be necessary? If so, it could possibly mean that things can only get better, at least as far as the cost of money is concerned. Contrary to what is being reported, the mortgage is becoming more competitive again and there is plenty of mortgage money around. One high street lender is offering 90% mortgages of up to £1,750,000 at 1.69% over base which is quite enough for most people. They will even add their fees of 0.5%, stamp duty and legal fees which could add up to more than an additional 4% House purchase activity is down, that we all know. We also know that when demand subsides, prices tend to ease and people are more willing to negotiate. There is always, however, a shortage of good quality desirable property, the value of which tends to hold well whatever the economic climate. Surely, however, there is better value to be had now than before. So where does this leave us? If you want to buy a new home, and it made sense a year ago, it must make even better sense now. Taking the above evidence into account, and assuming that you might stay in a property for at least five years, then if you will be paying 1% more for your money on a mortgage of 75% of the property’s value then so long as you are paying 3.75% less for your property than you would have in the middle of 2007, you should be doing OK. You might even get a better deal than that. It might be better to wait, who knows, but if we look at the history of the UK property market and consider how long you might reside in your home, putting life on hold and missing out on opportunity, is not necessarily the ideal solution.
