But not all lenders calculate penalties the same way, and the differences can amount to thousands. Life happens, so make sure you choose a lender that has a fair prepayment penalty. And watch out for no-frill mortgages that don’t let you get out of your mortgage at all, unless you sell or the term is up. PRE-PAYMENT PRIVILEGES You want the ability to put lump sum amounts on your mortgage and increase your payments so you can pay down your mortgage faster and save on interest. You should always consider having this ﬂexibility even if you don’t think you’ll use it; your situation may change that gives you the ability to prepay. This ﬂexibility can also help you reduce an early payout penalty.

COLLATERAL CHARGE MORTGAGE This type of mortgage can be difﬁcult to transfer to another lender and cost you legal fees if you do. You are more locked in, which means your lender may not offer you the best rates if you need to reﬁnance or at renewal.
PORTING FLEXIBILITY This is important if there is a chance you’ll move. You’ll want to take your mortgage to your new place to avoid penalties. But make sure your lender lets you increase too, should you buy a more expensive home. BLENDED MORTGAGE If you move or reﬁnance, a blended mortgage allows you to blend the rate of your current mortgage with the rate on the additional funds. This way, you don’t break your current mortgage and incur the penalty. Some lenders blend and extend to a new 5 year term, others blend only to the remaining term, or offer both. There is deﬁnitely more to getting a mortgage than just rate. It’s tempting to go for the lowest rate out there but when you dig a little deeper, you might just ﬁnd that the lowest rate isn’t necessarily the best solution for you. BUILDING 101 Navigating the Approval Process By HEATHER BELSITO
f you are considering building a custom home, or even doing an extensive renovation to an existing structure, you need to be aware of the complicated and time consuming process to get approvals, before any construction work can actually start.
Because the planning and approval process will likely take just as long as the actual building process, the best advice is to do a lot of homework before diving in head first. Before anything else, you need to have a clear idea of what you want to build. How big? How many floors? Modern or traditional? Think about what you need now and what you’ll need in the future. If you want to build a bungalow, your lot must accommodate a large footprint, which is the square footage of the main floor plus garage (and covered porches in some municipalities). If you just need the master bedroom to be on the main floor, a bungaloft, where two or more bedrooms and bathrooms are built “into the loft”, might be a good compromise, by lowering the required footprint space. You should use a Realtor who understands zoning restrictions. You don’t want to pay almost a million dollars for land to build your dream 3,000 square foot bungalow when the zoning for that particular address only allows 1,800 square feet. The conservation authority also has a say in what and where you can build on your lot. For example, there are streets in popular in-fill neighbourhoods that are mostly flood plain in the conservation plan, and you cannot easily build on those lots. Each lot must be examined with your home style and size in mind. Once you have the perfect lot, it’s time to get to work on detailed designs and this will take time. You’ll need a new survey and an arborist report, before you can start designing. Confirm the surveyor’s availability to prevent bottlenecks.

Burlington MARKET UPDATE
The Burlington real estate market had a relatively slow start this year. Sales volumes in the first quarter of 2018 are down significantly from those set during the frenetic days of early 2017, and also down compared to 2016. CMHC predicted this, but has also suggested that the current more balanced market will continue into the summer. 2017 was a very unusual year, and the data shows that average prices peaked in May/June and have declined since then to more normal levels. We are now in a more healthy balanced market, with the number of active listings back closer to historical norms. It is important for both sellers and listing agents to be patient and accept that it may not be possible to achieve the valuations that were there in the spring of last year. Buyers currently are cautious and are very sensitive to price, and they are looking for properties where they see good value. We continue to see strong buyer interest in all market sectors and price ranges, and properties in â€œblue-chipâ€? locations that are priced accurately and presented well are still generating multiple offers in some cases. We believe a more stable and less volatile market will be good for both buyers and sellers.
