ost of us wouldn’t walk away from our home, if we were never coming back, and leave a pile of money on the table. That would be crazy, right? But that’s exactly what many people do when it comes to selling their homes. What nonsense are you talking about, you say? I always do a careful walk-through on moving day to make sure I’m leaving nothing behind. What I’m talking about is less obvious. When looking to sell our homes, most of us look for an agent who offers all the features we feel are important: lots of experience, good marketing materials, plenty of advertising, beats the bushes to find buyers, strong negotiating skills. While most agents also propose “staging” to improve the look of a home, what is often overlooked is a more fundamental attribute that can in fact be the most important one – the ability to truly advise you in specific terms about how to present your home in a way that maximizes the price the buyer will pay. Not just “staging” tweaks, but more tangible adjustments to really add value.

This type of agent will have a unique ability to perceive clearly what the likely buyer is looking for and then look at your home objectively to discern where the gaps are between what you are offering and what the buyer wants.
I have found over the years that it is actually very rare to find a home that can’t be fairly readily improved to capture a higher selling price. In many cases, this can mean a difference of 10% or more in selling price. On a $1 million home, this can be $100,000 or more. Once you find an agent with this ability, you will need to listen objectively to all the details of what they have to say and be willing to make changes that may be uncomfortable. But remember, the home is no longer going to be yours – the goal is to sell what is for most people their largest asset for the highest price to the next lucky owner.
For Sale Typically, these changes involve decluttering, and changes in wall colours, furniture and accessories. Sometimes, slightly more substantial changes can make a major impact – things like refinishing floors, re-grouting or changing tiles, changing door hardware, cutting back or adding plant material to the yard, etc. The general goal is to accentuate the positives, visually enlarge and brighten the spaces, and de-emphasize the negatives. Sometimes the changes can cost several thousand dollars, and can take a few weeks to execute. But keep in mind, the cost and time are only a small fraction of the higher price you will achieve, if done well.

Next time you list, step beyond the standard real estate sales approach and the usual “staging” tweaks. Spend the time to find an agent who believes in and has a track record of doing the hard work up front to truly present your home in the best possible way. You will be very glad you did. And the money that might have been left on the table will be happily sitting in your bank account to spend on other important things for your family!

COTTAGE MARKET HOLDS STRONG by Julie Achtermeier
Cottage ownership in Ontario is still a popular goal despite drastic changes in the real estate market since the Spring of 2017. While prices are holding steady and properties are sometimes selling days after they hit the market, there are fewer cottages available â€“ about half the volume of 2017. Baby boomers retiring to the cottage are still the market-leaders for investing in a cottage, but many have had to walk away from deals when their primary residence sells for much less than they were hoping. Generation Xers seem less keen to extend themselves and are not willing to borrow money to afford a cottage property. Millennials have been an exciting group to follow in the real estate market, many buying or renting small apartments and homes and managing on much less space. In 2017, market research released by Re/Max showed that 65 percent of millennials wanted to buy a cottage. Since most are unable to buy a home in urban centres, they are looking to purchase cottage property ďŹ rst and continue to rent in the city. The only danger with that is that cottage properties are not going to appreciate the same way city properties will.

According to Rob Serediuk, a sales representative with Chestnut Park Real Estate in Haliburton County as well as a host of the Cottage Life TV show What’s for Sale? “What we have to educate millennials on is the values of cottage properties don’t go up like the value of a city home: you can’t buy something for $499,000 today and be guaranteed that it’s going to be worth $650,000 in seven years.” Shane Dingman, The Globe and Mail, March 22, 2018. When it comes to making decisions about cottage properties, younger buyers are typically looking for something different than baby boomers or genXers. Generally speaking, millennials are willing to take on a ﬁxer-upper or travel further. They are also more likely to share the ﬁnancial responsibility with a family member or friend, or plan for certain vacation weeks and rent the cottage for much of the season. Older buyers are looking for a turnkey solution, and that only makes sense given the stage of life they are at, as they are usually looking for a cottage property where they can retire. One trend that does seem to be consistent across all age groups is that buyers are taking their time. It’s not unusual for buyers to take up to two years to ﬁnd the “right” property. People are fussier than ever before and willing to wait. The reality is, as long as you’re not trying to buy in Muskoka, cottage properties can be affordable and a signiﬁcant investment. Some of the best areas to currently buy in Ontario are Haliburton, Bancroft, Prince Edward County and North Kawartha.
