COTTAGE MARKET HOLDS STRONG by Julie Achtermeier
Cottage ownership in Ontario is still a popular goal despite drastic changes in the real estate market since the Spring of 2017. While prices are holding steady and properties are sometimes selling days after they hit the market, there are fewer cottages available â€“ about half the volume of 2017. Baby boomers retiring to the cottage are still the market-leaders for investing in a cottage, but many have had to walk away from deals when their primary residence sells for much less than they were hoping. Generation Xers seem less keen to extend themselves and are not willing to borrow money to afford a cottage property. Millennials have been an exciting group to follow in the real estate market, many buying or renting small apartments and homes and managing on much less space. In 2017, market research released by Re/Max showed that 65 percent of millennials wanted to buy a cottage. Since most are unable to buy a home in urban centres, they are looking to purchase cottage property ďŹ rst and continue to rent in the city. The only danger with that is that cottage properties are not going to appreciate the same way city properties will.

According to Rob Serediuk, a sales representative with Chestnut Park Real Estate in Haliburton County as well as a host of the Cottage Life TV show What’s for Sale? “What we have to educate millennials on is the values of cottage properties don’t go up like the value of a city home: you can’t buy something for $499,000 today and be guaranteed that it’s going to be worth $650,000 in seven years.” Shane Dingman, The Globe and Mail, March 22, 2018. When it comes to making decisions about cottage properties, younger buyers are typically looking for something different than baby boomers or genXers. Generally speaking, millennials are willing to take on a ﬁxer-upper or travel further. They are also more likely to share the ﬁnancial responsibility with a family member or friend, or plan for certain vacation weeks and rent the cottage for much of the season. Older buyers are looking for a turnkey solution, and that only makes sense given the stage of life they are at, as they are usually looking for a cottage property where they can retire. One trend that does seem to be consistent across all age groups is that buyers are taking their time. It’s not unusual for buyers to take up to two years to ﬁnd the “right” property. People are fussier than ever before and willing to wait. The reality is, as long as you’re not trying to buy in Muskoka, cottage properties can be affordable and a signiﬁcant investment. Some of the best areas to currently buy in Ontario are Haliburton, Bancroft, Prince Edward County and North Kawartha.
