How to Stage Your Home on a Budget Staging your home so that it is in prime showing shape is essential for selling it in the shortest amount of time for the best possible price. While a professional home stager can work wonders, it might not be in your budget. Buying new furniture, redecorating, or other big home improvement tasks might not be either. However, there’s no need to worry. There are many great ways to inexpensively stage your home, without paying a professional, such as: Getting rid of the excess. Minimalism is in, and when someone comes to look at your house they want to imagine what they can do with it, not think about someone else’s personal belongings around the house. The first thing every home stager will do is get rid of the clutter. And that is something anyone can do on your own without spending a dime. Get some boxes and storage bins and start removing whatever you can, including: framed photos; anything hanging on the fridge or anywhere else; knick knacks; most books (save a few nice ones for staging); trophies and awards; kitchen gadgets; personal effects such as glasses, keys, jewelry, etc. The golden rule? You can’t remove too much.
ranged in a way that makes the room look as open and spacious as possible. If this means removing chairs or tables to open the flow, go for it. Brightening things up. Replace heavy drapery with sheer panels, raise blinds and shades, and place higher wattage bulbs in lighting fixtures, adding a lamp or two where necessary. Maximizing natural and artificial light is essential to making your home look as bright and appealing as possible. Painting where necessary. A small investment of paint in key areas will be worth it. Change any dark or oddly painted rooms to a light, neutral color, and prioritize walls and rooms where the paint is dirty or showing signs of aging. Paint can also be a good option for updating kitchen cabinets that are otherwise too expensive to replace. Adding new accessories. A trip to your nearest discount store can send you home with a bundle of new accent pillows, throws, bathroom and kitchen accessories and a nice vase or two for the dining room and coffee tables. These decorative accessories will add a fresh feel and pops of color where necessary throughout your home. Just remember: less is more.
Rearranging the furniture. Go from room to room and make sure the furniture is ar-

Best Financial Investments for Your Home By Craig Middleton On popular home improvement shows, people repair or add new features to their homes to increase substantial market value in the process. Whether you are looking to increase the value of your home or just make improvements for your own enjoyment, some of the best financial investments you can make for your home include: Major Problem Fixes
The first high-return investment you should make in your home is to correct any major problems. If your home has serious issues, such as a broken air conditioner or a pipe leak, fixing those issues should be priority No. 1. Repairing or replacing the roof and siding can be a great investment, as potential buyers will generally factor in both the time and cost of having to fix it themselves. Problems like these are always easier to fix when they're small-rather than later, after having put them off.
Replacing garage doors is one of the best improvements for the exterior. If your garage door looks new, your house will look new as well. Painting the outside of your home is another good investment in the exterior. If you don't want to take the time and money to fully repaint your home, pressure-washing can be a quick way to make the outside of your home look much more presentable. Replacing windows is another way to make the outside of your home look better, as well as improve the home's energy efficiency.
Like the garage door, the front door is important in making a good first impression on a potential buyer. Replacing a wooden front door with a steel door can also make your home safer, and increasing the safety of your home can be another great selling point.
value by making the home look newer, cleaner and brighter. Improving your home's bathroom(s), particularly visible elements such as vanities, lighting, countertops, toilets and tubs, can yield a high return. You may obtain a better return on investment by making improvements to the main features, instead of completely gutting the bathroom. Kitchen remodels can be another way to significantly improve the value of your home, by improving functional items such as cabinets, drawers, pantry doors and appliances. Appliances such as refrigerators don't have to be completely new, but they should keep up with current trends. Adding high-efficiency appliances to a home can modernize it and also save you money on electricity. Some states and cities have tax programs that could reduce your taxes if you buy and use high-efficiency appliances that require less electricity. Overall, you should research the investment potential of your home before making any purchases. If you are trying to increase the resale value of your home, you need to make sure your fixes or additions will increase the value of the home not only for you, but also to potential buyers.
Update the Interior
Fixes and additions to the inside of your home can be a great financial investment. A fresh coat of paint to the interior can add

During retirement, retirees often don't want to deal with major maintenance and repairs that are associated with larger, older homes.

Retirees Turning to Custom Homes to Get the Right Space B Y K R I S L I N D A HL As people reach retirement, their current house may simply be too big for their needs. Paying large utility bills, maintenance costs and property taxes for an older home on a large lot can often drain nest eggs and retirement funds. During the golden years, when you will likely have a lower income and too much house, there may come a time when downsizing to a smaller home will fit better into your lifestyle and budget.
Retiring to a Custom Home When you hear about a retiree downsizing to a smaller place, most people think that the person will be packing up and moving into an apartment in a senior community or a mother-in-law suite in their adult children's homes. Yet many retirees still want their freedom to come and go as they please in their own place. Purchasing a smaller home then becomes the ideal option. One interesting trend is that retirees are looking to custom build a new home that is smaller in size. The retiree may be at a unique advantage of having the financial independence to cover the costs of home construction without straining their retirement funds. At this point of time in their retirement years, most retirees have already paid off the mortgage for their other home as they now own the house outright. With the home value having appreciated, they can now ask for a higher sales price that can cover the land purchase and all the home construction expenses.
Building a Home Tailored to Health Needs Another advantage to having a custom home built is that it can be designed to account for current medical conditions or physical restrictions. You can work with builders and architects to design the home so that it can make your daily life easier as you grow older. The custom build may have wider first-floor spaces and hallways to accommodate mobility devices. There can be outdoor ramps by front entrances for wheelchairs and walkers, as well as lower kitchen cabinets so you can get items without having to stretch to reach higher shelves. In addition, bathrooms can be designed for retirees
with physical disabilities who may have problems using the shower, tub or toilet. You can have more flexibility when having a smaller home built with adaptable features. The custom home can be modified for different life stages without having to deal with costly renovations later on that can be a major disruption to your daily life.
Custom Home Offering Less Maintenance Hassles During retirement, retirees often don't want to deal with major maintenance and repairs that are associated with larger, older homes. Even downsizing to a smaller, existing home can lead to stress as there may be significant issues with the dwelling that will need to be dealt with before moving in. By having a custom home built at a smaller size, buyers will know that everything in the house is new. They will have new wiring, plumbing, mechanical systems, appliances, a roof, a foundation and other aspects. Even if something should break during those first few months, builders normally provide a builder warranty that will cover defects and provide repairs.
Downsizing to Your Custom Dream Home Downsizing to a custom home has many advantages. Buyers can have the home built at a chosen destination that offers everything they could possibly need during their retirement years. It helps to perform comprehensive research regarding the real estate market when purchasing land at another location. Also, researching building plans and contractors can make the difference in purchasing a custom home built with superior craftsmanship. A real estate agent's help can be just what buyers need to find a new place that is specifically designed for their post-career lifestyle.

home improvements to make on your fixer upper By Cary Teller
here is something awesome about buying a fixer upper and doing the renovations yourself. Some people fix them up a bit at a time, using cash as they have it available. If you want to make a big impact by doing small things, here are 10 things you need to include.
1. Change Out the Lighting Nothing says outdated like an old-fashioned gold chandelier. Lighting is something that can be updated easily and won't cost a bunch of money. It is one of the smallest things you can do that will have the biggest impact.
to the bathroom. You can update and upgrade a fixer upper by just adding these small touches.
4. Paint Cabinets/Add New Hardware If you have new cabinets in the budget, then you should go for it. However, if your budget is limited, then you may want to try to paint them. Painting old cabinets and installing new hardware will give the kitchen a facelift. If the cabinets are old but sturdy, then you can bring them back to life. Painting is inexpensive and has a huge impact.
5. Rip Out Old Carpeting
There is an old saying: "If a barn needs to be painted, slap some paint on it." You will be amazed at what some paint can do to your home. A new hue can cover imperfections and give the room the blast of color it needs. Forget drab, white walls that are lackluster. Give your home a color makeover.
Carpet is great when it is new; however, when it is old and dingy, it can really have a negative impact on a space. Hardwoods are the best option, followed by laminate floors. However, if you are stretched for money, you may try a bag floor or a penny style one. There are creative options online that allow you to do great things with your floors for less.
3. New Fixtures
6. Add Curb Appeal
Just like the lighting, the fixtures in the home become outdated quickly. Start with the kitchen faucet and then move on
The curb appeal of the home is everything. It does not matter how great the inside looks if the outside is in shambles.
2/3/18 5:47 PM
Clean up any dead plants and add some new ones. Be sure to pick flowers and shrubs that bloom at different times. This will allow you to have color year-round. Add some shutters and a fresh coat of paint to the porch. Use decorative numbers to display the address. Finally, replace the mailbox if necessary.
9. Replace the Windows
7. Repaint Ceilings
10. Update the Heating & Cooling Unit
Ceilings are often overlooked. They are usually white and any color is reserved for the walls. However, people do not realize how dirty these ceilings can be. A fresh coat of paint on the ceiling can really enhance the whole room. The walls are not the only thing that needs to be painted.
To help the process of heating and cooling a home, you need to make sure the home has an updated HVAC unit. The air filters are just as important as the unit. Filters with a rating of Merv 11 have "astro pleating" to help ensure no dirt or dust gets into your system. Extend the livelihood of your unit by selecting quality air filters.
New windows are expensive, but they are important. If you have old windows in your home, you need to spend the money to upgrade them. Windows are great for keeping the elements at bay. You will save yourself money in the long run by sealing off drafty openings.
8. Upgrade the Exterior Façade The biggest impact you can have on the outside of a home is to replace or paint siding. If you have it in the budget, you can add brick and stone accents. Most fixer upper homes have chipping paint and worn out siding. Splurge for some nice siding or paint a great color to update the home’s look.

TITL E INSUR ANCE ON NEW C ONST RU CT ION ? YES, AND H E RE'S WHY ! BY BARBA R A P R ON I N When home buyers are purchasing a newly constructed single-family residence or condo in a just-built development, they may wonder why they need to pay for title insurance on property that no one has ever owned?
was filed but not found due to a clerical error, the new property-holder might be left “holding the bag” in defending against a lienholder’s legal action, if there weren’t a title insurance policy in place covering the property.
The answer is fairly simple: While buyers may be the first owners of this newly constructed residence, chances are there were prior owners of the land upon which the residence was built. A title search is the safest way to discover the existence of any liens against the formerly unimproved land.
The fact is, because the lender wants to be sure there is a clear title on the property that secures their mortgage, they will require that a lender’s title insurance policy be purchased. But the lender’s title policy merely protects the lender and not the buyer who pays for the policy. Only the purchase of an owner’s title insurance policy will protect the new homeowner against any covered threats to the title of the property, whether they are discovered before or after the time of closing.
Need more reason for a title search? Suppose the developer, in constructing the home, has failed to pay a supplier or subcontractor? Very likely, the injured party will – or perhaps already has – filed a lien (known as a mechanics lien) against the property. Additionally, so that there is no question as to ownership in the future, it should be verified that the land in this brand new development was properly subdivided, and that the owner’s new home is on the correctly identified lot. Last but not least, title insurance may cover mistakes made in the County Recorder’s office. For example, if an existing lien

One of the goals of the title company is to help agents maintain the trust they have built with their buyers. Stressing the need for title insurance in connection with the purchase of a newly-built home is a good way to protect their property interests, thereby strengthening productive customer relationships. Trending Around Town
SE 192ND AIN’T WHAT IT USED TO BE!
e all know that Vancouver is growing. Just try to get across town in a 20-minute commute, you better add a few minutes on to that time now! One area of continued growth is along the SE 192nd Ave corridor that is a boundary between Camas and Vancouver. You may ask yourself, “What is driving this boom?”
“Demand for commercial growth is high, these projects have been in the works for a while, and it just makes sense.” Says Eric Golemo, SGA Engineering & Design. Dean Kirkland couldn’t agree more. He has invested heavily into the 192nd Ave corridor, and we all get to reap the benefits!
he area boasts the new Candlewood Suits Hotel for extended stay clientele, and the soon-to-open 82 room Holiday Inn Express. Within walking distance of the hotels are several new restaurants like MEstro, new tap rooms such as Growler USA, and new coffee shops like Di Tazza Coffee drive through. Regus recently opened a co-share executive suites office space where many companies go to incubate during their start-up growth phase.
e also hear of a new luxury hotel planned for the 84 acre project on SE 192nd at Brady Road, known as the Columbia Palisades. This project, located within the Vancouver City limits will feature retail, office space, apartments and condominiums, 50 homes, and incredible views that will be a self-contained thriving community. It will certainly change the landscape of exit 10.
new four-story apartment complex is also breaking ground. The 192nd Station West Lofts will feature 126 mid-rise loft-style apartment units and 37 extended stay dwelling units to fill a demand for quality short-term housing in the swelling area.
ith a bit of a slow-down in Portland’s growth last year due to the area’s inability to meet affordable housing demands, Vancouver is not showing any signs of slowing. We enjoy a high standard and low cost of living compared to other cities on the west coast. Our strong sense of community will continue to thrive along the 192nd Ave corridor. We look forward to seeing you there! Story by Ramona Locken

onstruction is already underway at 192nd and 15th for a two-story Legacy Health Clinic that is already fully leased. To the north is Costco-anchored Lacamas Crossing with another 240 unit apartment complex, commercial and office space available. The area is driving business growth due to easy freeway access, the availability of a quality workforce, and high wage earners who live nearby. It is an easy commute from Prune Hill and areas of Vancouver due to SR 14 and exit 10.
