A total of $19.9 million in the co-op’s accounts as of September 30th was broken down as follows: •Operating Cash: $835,000. •Working Capital: $5.3 million. •Operating Escrow Fund: $2.2 million. •Capital Improvements: $8.4 million. •Emergency Fund: $3 million. Also the Chairman of the Country Club, Redlich said his committee is addressing complaints of VIP Room overcrowding, inadequate food service, members waiting too long to get served, as well as the guest policy. And with club membership now over 2,000, the board is pushing for a 50 percent expansion of the VIP Room. Finally, a plan has been implemented allowing walking on the golf course three days a week on the western side of property, holes 13-18, until 9:30 am. Wearing his now traditional symbolic green tie, Screening Committee Chairman Fred Chernow said the color symbolized that the value of apartments has gone up significantly again at the co-op. He suggested residents remodel their apartments because, “You will enjoy it and in the future your heirs will appreciate it.” So far this year apartments were sold with an average sales price of $188 per share, an increase of 62 percent over the same nine months in 2011. “Now there’s no mutual fund or stock that you could have bought in 2011 that
would have increased with safety 62 percent–and you’re living there,” he said. “The stock certificates will not keep you warm, but your deed will.” In recent months a one bedroom, one bath has sold for $375,000, and a one bedroom, one-and-a-half bath corner apartment for $800,000. A three-bedroom, three-and-a half-bath corner apartment sold for $1.3 million. As Chairman of the Cultural Affairs Committee, Chernow also announced the winners of the NST Short film festival. Special Project Committee Chairman Bob Ricken said he wanted his committee to represent as many groups from within the community as possible. He discussed the reinstatement of the 9/11 memorial program, as well as bringing back the annual art show. This year the event drew 69 participants with 600 people attending. The former Bd. President also praised President Carmiciano for once again bringing letters from residents to the attention of the entire board at their meetings. Ricken’s committee is also working with resident Shirley Wershba on developing an in-house television show, and is looking into having a list of qualifications for future board candidates, as well as possibly introducing time limits for serving. orth Shore Towers Bd. of Directors President Mario Carmiciano praised his predecessor, Mort Gitter, with a moment of silence at the start of the board’s first meeting of the new term. He called Gitter a “shareholder advocate,” at the Thursday, October 13th meeting at the Towers on the Green, and also introduced Dr. Stanley J. Goldsmith, who was appointed to fill the remainder of Gitter’s term. Goldsmith was the first runner up in the last election, and since Gitter was not a committee chairman he has no assignment either. However, he has attended meetings of various committees. “I’m happy to tell you that as an outsider to the board, I’m very impressed with the dedication of the board,” he said. Carmiciano reviewed last term’s accomplishments, including the successful implementation of two-thirds of the garage LED lighting and the completion of the indoor pool renovations. Director Phyllis Goldstein discussed the recently passed ban on smoking at the co-op. “This was a very precise focused event and it worked,” she said of the vote. “This was not a squeak–this was a mandate.” The gym is also doing very well, according to Goldstein, and an older elliptical machine is being replaced. In addition, aerobics classes that were suspended for the summer have returned to the schedule and two new classes have been added. Phase one of the indoor pool renovation is completed, and “most people think it’s lighter, brighter, fresher, newer, and they’re enjoying it,” she said. Phase two is scheduled to begin next summer, including pool dome work, painting of the beams, and refurbishment of the pool and floor. The outdoor pool work will begin shortly, with the tearing up of concrete to replace piping, and repairing of the pump room, both pools and tiles on the spillover wall. The final phase is planned for next fall, and is expected to include moving the fence back on the golf side for a double row of lounges, as well as repairing the ramp. Treasurer Steve Redlich reported that the apartment corporation and the country club’s 2017 budgets adopted by the board earlier that night featured no maintenance or club membership increases. An open finance meeting will be held on Thursday, December 8th at 7:30 pm to discuss both budgets. “We are in a healthy condition,” Redlich reported of the co-op’s financial condition. He attributed this to the mild winter, combined with lower energy costs and better efficiencies from the new generators. He added that there is $648,000 more revenue than anticipated, and a $2 million operating surplus is anticipated for this year. Revenues are ahead of budget for the country club as well, with expenses below. “And we look forward to a successful year,” he added. The current mortgage is $66 million at 3.13 percent through December 2022. Interest only will be paid for one more year, with principal payments of $1 million annually for the following five years. The 2018 payment has been put in escrow, with another payment expected to be put

Smoke Free at NST By Robert Ricken and Phyllis Goldstein
hen a Board of Directors works cooperatively and in the best interest of the community, it can accomplish miracles. Their decision to attempt to safeguard the health of all its residents by making North Shore Towers a smoke-free cooperative was a caring, non-political initiative. Both of us, Phyllis Goldstein and Bob Ricken, anxiously accepted the challenge. In order to achieve this awesome goal we would have to amend the Proprietary Lease by getting two thirds of our residents’ shares to vote in the affirmative. The task became extremely formidable, since everyone who did not vote would automatically be counted as a negative vote. Since many apartments are in trusts, contacting the person with voting rights would be time consuming and ultimately very frustrating. Obviously, we had to assemble a hard working and tenacious team to: •Inform the community about the dangers of second-hand smoke. •Locate professionals in the field to assist us in our endeavors. •Distribute literature in support of our
position. •Host an open meeting for all residents to intelligently answer all the questions of those who were uncomfortable about our goal. •Have a committee member visit every resident’s apartment who did not send in a proxy. Our next task was to select Building Captains for our three buildings. We decided to appoint six residents in order to have two for each building; one for the low rise (1-17) and one for the high rise (18-PH). Our hard working teams were: Building One low rise: Zona Schreiber. Building one high rise: Marilyn Chris Wallace. Building Two low rise: Judy Tane. Building Two high rise: Bob Bader. Building Three low rise: Judy Paris. Building Three high rise: June Schwarz. After asking for volunteers to sign up to help, a meeting was held on July 18th for the Building Captains and all those who volunteered to be Floor Captains. Their role in the process going forward was explained and questions were answered. We were able to secure the services of Nancy Cooperman and Joel Bhuiyan to

Cooperman is the Assistant Vice President at Northwell Health for Public Health and Community Partnerships, and Bhuiyan is the Queens Community Engagement Coordinator at NYC Smoke-Free. Together, on Aug. 1st, they made a comprehensive presentation to the entire community about the dangers of second hand smoke to a standing room only
audience. Voting began Aug.,1st, and we met with the Building Captains every Monday for seven weeks starting Aug. 15th. The goal of these meetings was, first, to plot on a grid those apartments that AAA received proxies from. By looking at the empty spaces, we could tell which apartments needed to be contacted. Continued from Page 5 Second, we needed to provide the Building Captains with materials to be distributed to their respective Floor Captains–floor reports (listing which apartments needed to be contacted on each floor), blank proxies, blank envelopes (for the completed proxies to be filed into the lobby boxes) and info that we had received as a result of our Aug. 1st open presentation. We also strategized on how to reach off site owners and/or trustees. Ultimately we sent out material to them with return envelopes to AAA. The Floor Captains called the apartments so that residents understood why they were being visited. Then visits occurred. This sounds easy, but it wasn’t. People weren’t home and apartments had to be visited several times. Sometimes it was quite frustrating, since many apart-
ments were empty because of move outs or deaths. We had to check with the concierges. Voting was over Sept. 30th. As you know, ultimately we were successful, actually very successful! That was because we had an incredible group of dedicated people working on this issue, including Bruce Vogel of Management, our go-to guy for every piece of info and material we needed. And of course, you…you wanted to go smoke free; you voted to go smoke free. We are now a smoke free community! Ballots scanned: 1,577 of 1,800=87.6% Outstanding shares: 5,975,452=100% Voted to Accept: 4,322,028=72.3% Voted to Reject: 896,082=14 9% No vote: 758,342= 12.7% Votes need to pass: 3,979,651=66.6%

The New Board President Engineer Mario Carmiciano Discusses Co-op’s Plans

Additional information about this change will be forthcoming. The pools are another area the board is focused on, with Phase One of the indoor pool renovation completed., which includes the columns, walls, ceiling, and carpet. Phase Two will start in the Spring of 2017, which will include maintenance on the dome and the pool. The outdoor pool deck will be extended to the golf course, and the sidewalk next to the golf course will be renovated to create an ADA compliant ramp. The pool will be refurbished to include new coping, new tile inside the pool and new plantings between the pool and the golf course. Other plans include: •A parking traffic consultant will be asked to submit a report about traffic flows to include peak hours and lax hours. The Board hopes to gain insight into the community’s traffic flow from this report and how it affects parking issues. •Some residents have noticed an orange ring around the sink in their bathroom. This occurs because NST is at the
end of the New York City Water Distribution System, so sediment occurs naturally. Although the pipes are flushed periodically, if the orange sediment is found, residents should call maintenance, who will arrange to flush the pipes involved and solve the problem. •Regarding a left turn signal at the corner of Lakeville Road and Grand Central Parkway, it is being looked at it in an effort to avoid having traffic accidents at that corner. Peter Drucker wrote, “The ultimate test of management is performance.” Since so much has been accomplished since Carmiciano has been on the Board and with the support of the rest of his directors, there is no doubt that all of the projects on their to-do list will be considered. He is grateful that he has a proactive Board that considers the long term as well as the short term effect of their decisions on the community. “They work well together, and are anxious to achieve results,” he said. “They don’t want to spend too much time debating issues. licensed engineer with 50 years of experience in building design, upgrades and maintenance, Mario Carmiciano was selected to be North Shore Towers Bd. of Director’s President last month. He has worked as lead engineer for major clients at other firms and his own, including: Memorial Sloan Kettering, NSLIJ, Langone Medical Center and Stony Brook University. He’s brought all of his ability and experience to NST for the benefit of its residents. A McFadden Truism is, “A committee is a group that keeps minutes and wastes hours.” That is not always true. When Carmiciano served as chairman of the House and Grounds committee on the board, he achieved the following: •The theater upgrade. •Redoing of the front plaza. •The courtyard and playground renovation. •Collaborated with others on the paper shredding event. •Created new display installations for the Camera Club photos in the arcade. •Was instrumental in decisions to allow residents to rent the Coleridge Lounge for gatherings. •Worked with the GAP committee to provide technical expertise for the upgrade of the lighting and the design of the indoor pool renovation. His election to the board has resulted in a number of projects that have enhanced the lifestyle of the residents. As Bd. President he said he expects to work on a variety of other issues, including finishing work on the generators, and replacing the 1,000-ton chiller that cools the water that runs the air conditioners. The cooling tower, which is part of the air conditioning system, is being considered for replacement as well. The bridging façade project is underway, with the Phase One piping around the perimeter of the three buildings staying in place until the Phase Two specifications for the scaffolding inspections of the outside of the buildings is ready. The entire façade will be inspected, especially the terraces, looking for deterioration of the terrace’s concrete due to water damage. The Towers Restaurant is another issue that will be monitored. Board members called their political connections at departmental agencies to get the restaurant re-inspected, and hope that the current rating will be improved. It takes a while to get the agency back, but everyone involved is doing their best to improve the situation, Carmiciano said. In addition, the Towers on the Green will be modernized and renovated. In golf course news, the upgrading of the course is taking place. Two holes will be done in 2016, and by 2017 nine holes out of 18 will be completed. During the summer season the recreational walking hours will be extended to

My Fun Day at the Cemetary By Fred Chernow My Breakfast Buddies scoffed when I told them I was going with the NST Mens’ Club to visit the Green-Wood Cemetery in Brooklyn on September 21st. For the same reason people visit Arlington, Westminster Abby, or Gettysburg, I replied. Boy, was I glad I went on this trip, arranged by Terry Feit. The highlight was a two-and-a-half-hour trolley ride in air-conditioned comfort, listening to an attractive blonde docent who possessed a great sense of humor and historic background. Founded in 1838 as America’s first non-denominational cemetery, it soon developed an international reputation for its magnificent beauty and became the fashionable place to be buried. By 1860, Green-Wood was attracting 500,000 visitors a year, rivaling Niagara Falls as the country’s greatest tourist attraction. Crowds flocked to enjoy family outings, carriage rides, and sculpture viewing.
Green-Wood inspired Frederick Law Olmsted to design Central Park and Prospect Park. It is the highest point in Brooklyn, and its 478 spectacular acres of hills, glacial ponds and 7,000 trees offer a peaceful oasis to visitors, as well as to its 560,000 permanent residents, including Leonard Bernstein, Boss Tweed, Charles Ebbets, Louis Tiffany, Horace Greeley, Civil War generals, baseball legends, politicians, artists, and entertainers. A magnet for history buffs, GreenWood is the site of the Battle of Brooklyn, led by George Washington. In 2006 it was designated a National Historic Landmark. You can park for free and walk around. But I would recommend the $15 trolley ride, complete with knowledgeable docent. Call (718) 768-7300 for directions. Director Felice Hannah Member Community Board #13 On Sunday, November 6th, 50,000 runners from all over the world will come through Queens as participants in the NYC Marathon. The Queens Tourism Council and Queens Distance Runners are asking for your help to join in celebrating and supporting the runners. The “Cheer” section will be on 44th Drive and 21st Street from 10:00 am until 3:00 pm. Come out and show the spirit of Queens as they pass our waving pompoms. The opening of the Helen Marshall Cultural center at Queens Borough Hall was held on Tuesday, September 27th. The Honorable Melinda Katz, Queens Borough President presented a beautiful opening ceremony.
NST PAC Members Vickie Mazel and Susan Bartelstone attended the Community Board #13 Transportation Committee on Tuesday, September 6th at the Community Board Office on Jamaica Avenue and Springfield Boulevard. They gave a passionate presentation on the dangerous intersection at Little Neck Parkway and Grand Central Parkway Service Road. They emphasized the need for a safer pedestrian crossing. NST PAC Member Roseann Darche attended the Community Board #13 Public Meeting held on Monday September 26th. Darche had a detailed prepared statement regarding the intersection of Little Neck Parkway and Grand Central Parkway Service Road.

ue to the fact that we had to change our meeting date to Thursday, October 20th because of the open Bd. of Director’s meeting, we missed the press date and are unable to comment on our speaker, Dennis Rappaport’s presentation. Our speaker at our Thursday, November 10th meeting will be Milton Elis, who has titled his presentation “The Nine Lives of Theodore Roosevelt.” Our 26th President dodged death and disease from his youth and throughout his adult life. Come hear how this man who won both the Nobel Peace Prize and the Medal of Honor kept bouncing back from adversity. Elis is a 20-year volunteer at Roosevelt’s Home, Sagamore Hill, where he not only gives tours of the home, but also works with the curator and her staff in caring for the artifacts. He has been the editor of the volunteer newsletter, The Rough Writer, for the past 14 years. Come hear the stories behind the origins of the Teddy Bear, Maxwell House Coffee’s slogan, and the Rough Riders, who didn’t ride but walked. Coincidentally, the club is planning a trip to Sagamore Hill in the near future. Yes, North Shore Towers has talent, as evidenced by the show that was put on for us under the direction of our own Bud Bank, who turned out to be a bit of a comedian in his own right. There was lots of toe tapping and humming along by the over 80 or so folks in attendance. Joan Lawrence sang, and Gary Zemser’s rendition of Mr. Cellophane was perfect for his gravelly voice. The keyboard accompaniments were provide by Marty Silver. The final performance was by The Lucky Tones Trio, a professional group who played and sang some very familiar “Golden Oldies.” And a good time was had by all at a
lunch at the Jolly Fisherman in Roslyn on Thursday, October 6th, attended by 20 members. The food and conversation sparkled, and the decision was made to do it again sometime in the near future. Once again we thank Bud Bank for making the arrangements. While on the subject of eating, I must report on the great time we all had at our annual end of our fiscal year brunch at The Towers on the Green. Ninety members and guests attended. Why not? It was free for all paid up members. You can’t beat that price. The food was plentiful and we were even served by Buffy herself. Toby Horowitz took the mic and thanked all the board members who worked diligently throughout the past year with a special thanks to those who arranged the brunch, and to Buffy also. As its new policy, the Current Events Group started off its meeting on Monday, October 10th with a bit of “Good News.” It was a picture of Michelle Obama hugging ex-President George W. Bush at the opening of the Smithsonian Museum of African-American History. Naturally, the presidential campaign was discussed, and they found the candidates’ performance at the previous debate uninspiring at best. A straw poll was conducted and the results were Clinton: nine and Trump: four. It will be interesting to see what those numbers are after the next debate. There was also an interesting discussion about immigration and open borders. The group was divided between those concerned about terrorism and those who would leave open “The Golden Door,” and Gary Darche led the discussion. Lincoln is at his best in selecting Seward, Chase and Bates, his rivals for the Republican nomination, as part of his Cabinet. As the President is dealing with the Civil War, he is also trying to keep peace with his Cabinet. The meeting on Monday, November 28th, and the last for this year, will have a different format. It will be an open forum to review both fiction and non-fiction books that the members would like to read. The ideas of different authors will be discussed. All Men’s Club members are welcome. It’s important to note that due to the popularity of our 9:00 breakfast get-togethers, we have expanded it to five days a week. Mondays, Wednesdays and Fridays will be at Buffy’s, and Tuesdays and Thursdays will be at the VIP room. Now we can compare the oatmeal. Pages From Our Past NOVEMBER 2007 Return to Vienna Ed Beller and his wife Ruth returned last month to their Vienna, Austria birthplace, where they ﬂed prior to Nazi occupation 70 years earlier. Back at their building two apartment at North Shore Towers after a nine-day voyage, they vowed to never revisit their native country. “We looked forward to our trip with mixed feelings,” Mr. Beller said. “Both of us had to leave Vienna under rather unpleasant circumstances.” NST Veterans Remember Master Sgt. Marty Fladell landed on the beach in Okinawa, Japan in 1945, as part of the largest amphibious assault during the Pacific campaigns of World War II. He and his fellow Marines walked for miles after their boat landed, while the enemy silently waited. “All of a sudden all hell broke loose, and they were dropping like ﬂies,” Fladell said of his fallen comrades. The former North Shore Towers Bd. Director shared his tale with his neighbors at the annual Veteran’s Day Salute, Friday, November 9th in the VIP Room. Residents gathered to watch Clint Eastwood’s “Flags of Our Fathers,” and share their war stories. Marketing NST on Internet Attracting a more active and diverse age group as North Shore Towers residents is a challenge the Bd. of Director’s has faced for many years. The Marketing, Public Relations and Publicity Committee’s current plan to remedy the situ-
ation includes focusing on a new and improved website to assist in getting the word out about the co-op’s many attributes to the coveted Baby Boomer generation. Bd. Holds 1st Open Meeting The Bd. of Directors held their first meeting since June’s election, Thursday, October 18th at the Towers on the Green, reporting on the co-op’s finances, future election rule changes, fire safety upgrades and more. Discussing the co-op’s finances, Treasurer Bob Ricken said the 9/11 tragedy resulted in an “economic low.” In 2000 insurance for NST was $361,000, rising to its current level of $1.5 million, with real estate taxes increasing to over $5 million. Other dramatic increases also occurred in fuel and other regular expenses. Rosenwasser Receives Community Service Award Sidney Rosenwasser was presented with the Community Service Award by Zelda Altman, for his “invaluable contribution to our community,” at the Bd. of Director’s meeting, Thursday, October 18th. NOVEMBER 2011 No Club Dues Increase for 3rd Year North Shore Towers residents were informed there will be no increase in Country Club dues for the 3rd year in a row, at the Bd. of Directors’ Thursday, October 20th meeting at the Towers on the Green. Bd. President Robert Ricken credits outside golf membership with keeping club dues down, and said he hopes to change the co-op’s image concerning how expensive it
is to live here. “I want to get rid of the reputation that we have high maintenance,” he told residents. Some Madoff Victims Die Before Restitution The Towers was hit hard by the Bernard Madoff investment scandal, and although restitution checks started rolling in for some in October, it was too late for at least eight others at the co-op who had already passed away.

NST University Club Chasing Rainbows By Vicki Mazel On a beautiful late summer day, Thursday September 22nd, 26 members of the University Club took a luxurious Hampton Bus to a theater and inn on the banks of the Connecticut River in East Haddam. The bucolic scenery was almost as luscious as the sumptuous dinner served at the Gelston House Restaurant, just steps away from the Goodspeed Opera Playhouse. The special event was well organized by Toby Wasserman, with strong backup from President Shirley Wershba and Phyllis Teplitz. The Playhouse was the scene of a new musical, “Chasing Rainbows,” a biographical musical about the early life of Judy Garland, nee Frances Gumm. Tracing her early foray into show business doing a vaudeville act with her father, to her breakthrough role as Dorothy in The Wizard of Oz, the show was replete with great choreography, a blend of operatic voices, and a talented cast of professionals all helping Judy chase her rainbows. From costumes to lighting, the show provided delight, nostalgic songs, and got a unanimous thumbsup from University Club members. Goodspeed’s Musical Theater Institute provides programs for aspiring talent and
attracts both new and newly revived musicals on its main stage. Workshops for performers, writers and musicians are also available. It is dedicated to the preservation of the American musical. So, will Broadway be the next stop for “Chasing Rainbows?” As the members returned home to their respective buildings at North Shore Towers they were reminded by their President Wershba that the next meeting is scheduled for Thursday, October 27th at 8:00 pm in the large downstairs card room. The program? At long last, the twice-postponed Political Cartoons with Don Parker of Hofstra University. Heads up! Look on your mailroom bulletin board for signs, future events, and general info. Dues collection for next year ($25) can be paid in advance starting now. New members will be covered for the balance of this year as well as next year. Dues payment can be brought to the next meeting or dropped off at the Concierge Desk of Building #2 in an envelope addressed to Shirley Wershba. What Honor System? A few months ago numerous biographies of American presidents went missing–never to be returned. Now we have another halfempty shelf of presidential biographies missing. Is someone writing a term paper or selling them on eBay? Even though all our books are donated (the library has no budget) this is stealing. The library has no door or security system–although we do have a security camera. We rely on the honesty of our
community. Ninety-nine and 44/100ths of our North Shore Towers residents take two books, return them, and then take two more. These are the kind of people who form a community. Our books are for all who live here and the library is one of our many amenities. We, the library volunteers, work very hard to keep this lovely room of books organized for the pleasure of everyone.
