AUSTRALIAN PROPERTY MARKET

Looking to the national market... The Australian housing market again slightly weakened in September, with national dwelling values falling 0.5% over the month, marking twelve months of consistently falling values across CoreLogic’s national hedonic home value index.

Dwelling values are still rising on an annual basis in Brisbane, Adelaide, Hobart and Canberra. Against a slowdown in housing demand is higher levels of housing supply. A record high number of dwellings are under construction across Victoria and South Australia, while residential dwelling construction is only slightly off a record high in New South Wales.

The latest pain and gain report, released June 2018 This is a quarterly analysis of residential properties which were resold over the quarter. It compares the most recent sale price to the previous sale price in order to determine whether the property sold at a gross profit or gross loss.

Across the nation, a higher proportion of houses are resold at a profit than units. This trend is also evident across the combined capital city and combined regional markets. For the capital cities, the proportion of houses reselling at a gross profit was lower over the quarter in all capital cities except for Canberra. Adelaide’s auction market is on fire, new data shows heading into the last week of September our city recorded the highest clearance rate in the country and a large number of properties selling before they even go under the hammer.

Looking locally to the Adelaide market... In terms of market conditions, one thing that is noticeable in Adelaide is that whenever the market on the eastern seaboard begins to cool, national developers’ interests increase in smaller projects that might have previously been overlooked because of their scale.
