Anthony Webb Services We offer a range of Letting Services to suit specific requirements. The service you choose depends on the degree of involvement you wish to have with your property. Option 1 - Fully Managed A comprehensive service for those wanting the peace of mind of an experienced property manager dealing with all matters relating to the tenancy. Our most frequently used service ensures that whilst you are kept informed, you are safe in the knowledge that after sourcing a suitable Tenant and arranging the move-in, our dedicated team of professionals will deal with every aspect of the on-going tenancy. An Income and Expenditure summary for your end of year tax return can be provided should you require. Legal Expenses cover for evictions under rent arrears is included within this service.
Option 2 - Rent Collection For those Landlords wishing to have less personal involvement with their property. Your Tenant will be found, referenced and moved in. We will collect the rent on a monthly basis on your behalf, liaising with your Tenant on all matters account related. You will be responsible for dealing with maintenance related matters through the course of the tenancy and the inventory check out at the end. Legal Expenses cover for evictions under rent arrears is included within this service. Fees will be charged monthly.
Option 3 - Let Only Designed for Landlords with the time and confidence to deal with the day-to-day management of their own properties. We will find you a Tenant, ensure they are suitable referenced and deal with the move-in. Whilst making sure the tenancy gets off to a successful trouble free start we will also provide you with all the documentation needed to deal with matters on an on-going basis. We offer two service levels under this option; Let Only or Let Only with Legal Expenses cover for evictions under rent arrears.
Rent Guarantee Insurance Alongside all of our service options you can upgrade to include Rent Guarantee Insurance. Having a Rent Guarantee policy in place can protect you from being out of pocket as a Landlord. Although we take great care to determine an applicantâ€™s suitability as a potential Tenant and their ability to pay the rent, events occur that can alter their circumstances during the tenancy, for example redundancy, divorce or ill health. By using this service you are protected against the threat of unpaid rent. Furthermore, the policy will also pay 50% of the value of the rent for a further two months following successful eviction of the Tenant on the condition that the property is re-marketed through Anthony Webb on a sole agency basis immediately upon vacant possession.
Safety Regulations and Responsibilities Electrical Safety
The Electrical Equipment (Safety) Regulations 1994 and The Plugs and Sockets ect. (Safety) Regulations 1994 state that supplying unsafe appliances is an offence. In the event of an accident involving electricity the Landlord must be able to demonstrate that the supply and appliances were safe. We recommend that all appliances have an annual Portable Appliance Test (PAT) by a qualified engineer. We would also recommend that the electrical wiring is tested on regular basis by way of an Electrical Installation Condition Report (EICR) which must be done by a qualified electrical engineer which is registered under the NICEIC.
The Gas Safety (Installation and Use) Regulations 1998 state that all rented properties with gas installed, must be tested annually. Only Gas Safe registered engineers with Approved Codes Of Practice (ACOP) are authorised to carry out work on gas appliances and piping.
Fire and Furnishing Regulations Since January, 1997 all furniture provided in furnished rented accommodation (houses, flats, bedsits) must meet the fire resistance requirement of the Furniture and Furnishing (Fire) (Safety) Regulations 1998. The regulations apply to any of the following upholstered items: • • • • •
Beds, mattresses and headboards Sofa beds, futons and any other convertibles Loose and stretch covers for furniture Nursery furniture Scatter cushions, seat covers and pillows
We cannot let any property containing noncompliant furniture. All items must carry a permanent label as proof that items are compliant with regulations.
Smoke Alarms Under The Smoke and Carbon Monoxide Alarm (England) Regulations 2015 it became law that all private sector Landlords must have: • at least one working smoke alarm installed on every storey of their rental property which is used as living accommodation • a working carbon monoxide alarm in any room used as living accommodation where solid fuel is used Included in our Fully Managed Service all smoke alarms and Co2 detectors are checked during inspections. Our maintenance team can arrange installation of these devices.
Legionella Risk Assessment Legionella is a potentially fatal illness which can be caught by inhaling bacteria generated by hot and cold water systems. It is recommended that all residential rental properties have a Legionella Risk Assessment completed every two years to comply with the law.
Energy Performance Certificate (EPC)
Mandatory HMO Licenses
Since October 2008 all privates residential properties available for rent are required to have an Energy Performance Certificate (EPC). An EPC is a legal requirement for all rented properties and is valid for 10 years.
If you own a House in Multiple Occupation (HMO) - a rented property with shared facilities, you may need a licence to let. A licence is required if the HMO has:
All Tenants must be given a copy of the EPC Certificate at the commencement of the tenancy. As from the 1st April 2018 there will be a requirement for all properties rented out in the private rented sector to have a minimum energy performance rating of “E” on an EPC. The regulations will come into force for new lets and renewals of tenancies with effect from1st April 2018.

Tenants Right To Rent Landlords must carry out immigration checks on all new Tenants to make sure they have the right to rent property in the country. Right to Rent also applies to people who are subletting their property or taking in lodgers. Anthony Webb will carry out the appropriate immigration checks on rental properties that we let. Under the Immigration Act 2014 Landlords who fail to carry out the appropriate checks risk a potential financial penalty or even imprisonment.
All Landlords have a duty of care to ensure their Tenants are safe.

Deposit Protection It is mandatory for all tenancies with a deposit to have the deposit protected and registered in one of the Governments approved schemes. Anthony Webb will do this on your behalf.
Inventory We are often asked why an inventory is necessary, particularly in the case of a property that is unfurnished. The answer is simple; an inventory should not just be thought of as a document listing contents, but also as a schedule of the property’s condition. In the event of a dispute it is essential that an independent inventory is produced in order to make a claim against a deposit. We provide Landlords with an in-depth inventory prepared by a specialist independent provider. This ensures an accurate record of your property’s condition at the start of the tenancy which leads to less complications in the event of a claim.
Client Money Protection (CMP) Anthony Webb are associated members of CMP. CMP is a Client Money Protection Membership Scheme for Property Agents to protect their clients’ money against the theft or misappropriation of the client money by the Member’s owners.
Landlordâ€™s Buildings and Contents Insurance You will need to ensure that you inform your building insurance company that you will be renting out your property. Speak to a member of the team should you require either buildings or contents insurance.
Rent Guarantee Insurance Have you considered what you may do if your Tenants fail to pay their rent and you need to make mortgage payments? With our rent guarantee policies our insurers pay up to 6 monthly rental payments. Having this policy will give you the peace of mind that if the Tenants default on their rental payments your rent will be paid. Speak to a member of the team should you require rent guarantee insurance.
For our Let Only and Rent Collection Landlords we offer a holiday management service. When you are away on your annual holiday, you can remove your worries and let Anthony Webb take care of any management problems that may occur. Speak to the team to discuss your requirements.

Landlords Guide to Investing At Anthony Webb we have helped many people invest in property over the years, whether you are buying your first buy-to-let property or an addition to an existing portfolio; care and attention must be given to ensure your investment is sound. We are always pleased to hear from people thinking of investing in our area, our team are ready to offer help and advice on individual properties or the marketplace in general. In the meantime we have prepared a brief guide to investing in property to help you with your thought process: Finance Think about how you will finance your purchase, if you don’t have the funds to buy a property outright you will need to investigate Buy-to-Let mortgages. You will need to ensure you have access to sufficient deposit funds. The minimum deposit for a buy-to-let mortgage is usually a quarter (25%) of the property’s value, some lenders offer deals with a 20% deposit whilst others will want a 40% deposit, the amount you have to put down will determine the interest rate that is available for your purchase. We recommend that you use the services of an independent financial advisor to help you further, please speak to the team for further details. Other Costs Buying to let can be financially rewarding however it is important to assess other costs involved with both buying and letting. Other costs to consider include; mortgage arrangement fees, survey fees, solicitor’s fees, stamp duty, agent’s fees, void periods, on-going maintenance, buildings insurance, and tax on your rental income. Location... Where should I buy? Consider the location of a property when buying for rental purposes, the main rule of thumb is simple; buy a property in an area in which Tenants will want to live!...Investigate the demand for a particular area; are there good schools,transport links,shops and facilities within the location. Our lettings team will be happy to advise, and our sales team are on hand to help you source a suitable property.
Return on Investment A Landlord should always assess the return on their investment, in property terms we should be interested in the rental yield that a purchase provides. You can apply a simple calculation to assess the gross yield for a property;
Gross rental yield = (Annual rental income / Property value) x 100 For example if you purchase a property at £200,000 and your monthly rental income is £850 then your calculation should read as follows: (£10,200 (£850 x 12) / £200,000) x 100 = Gross Yield 5.1%
When investing you should naturally look for the highest yield possible, however the yield is not the only way to ensure a good return on investment, if you buy wisely you could also benefit from strong capital growth, and increasing yields in line with a buoyant rental market. Of course in order to make your own calculations you may need assistance in establishing a likely rental value for a property you are considering. Our staff are able to offer sound advice on the likely rental value and subsequent yield on any property. Quality Tenants Buying to let is an investment, and any investment comes with a certain associated risk. It is important to minimise your risk by looking for the best quality tenants. Ensure that your Tenants are thoroughly referenced and qualified before allowing them to move into your property. Anthony Webb employ an independent referencing company to carry out a thorough referencing process on each and every Tenant that we move-in. If the Tenant is not able to pass the relevant checks we will advise that you do not accept their application. Checks carried out will include; an identity check, immigration check, credit check, an employer’s reference and a previous Landlord’s reference. And Finally... Choose the right Letting Agent Letting your property can be a complicated and time consuming process. A good agent can simplify this for you and protect you from both the common pitfalls and the costs that such pitfalls incur. Whilst a Letting Agent’s monthly fee is an expense, this can easily be offset against costs you may incur by not employing the right agent, such as the cost of having a void period.
