m Fro Ed... the How can it be that at the end of this month, we will be a quarter of the way through the year already? I don’t know about you, but I feel like the year has only just begun — yet at the end of this month we will be celebrating Easter! (I still have Christmas choccies on the side.)

Editor: Kami Knight Sales: 664 210 468 / 664 689 138

This year, Easter Sunday is on 1st April — a somewhat unfortunate date, it has to be said — and I have just seen advertised on Facebook my favourite chocolate bar in the format of an Easter egg: a Cadburys fruit and nut egg no less! But what’s the betting I can’t find one here in Spain, though? (That’s a none-too-gentle hint, by the way — if anyone reading this is heading off to the UK and coming back to Spain, and fancies bringing back an Easter egg for your favourite magazine editor, then please feel free!) On this subject (kind of!) I must say a big thank you to one lovely Sentinella reader, Carol Bridgland, who did just this after seeing my recent Facebook post where I had posted this message: “Just seen a peanut butter cream egg advertised, if anyone is coming to Spain and would like to bring me one, I would be most grateful”... lo and behold, I received six and they were absolutely delicious. Thank you so very much, Carol. But now back to what the month of March has in store for us. Well, the Spring weather will be arriving soon — not that we have had much to moan about this year, as I think most of you would agree it has been a splendid winter. But it is time to book that gym membership and think about how you are going to achieve that glorious “beach body” in just a month or so from now. Well, that’s what I am thinking anyway — but then I always did have a somewhat rose-tinted view of certain areas of my life!

March is also when many of us celebrate St Patrick’s Day on Saturday March 17th, a global celebration of Irish culture. St Patrick — one of Ireland’s patron saints — ministered Christianity in Ireland during the fifth century and as a bonus, apparently rid Ireland of all snakes. It has been calculated that approximately 13,000,000 pints of Guinness

Strange News are served on this day worldwide, so pop along for your pint at Kick Off Bar, Torre del Mar, where they are offering a pint of Guinness for 3€, all day! (See page 51)  Also in March we have one of the most important days of the year and definitely one not to be forgotten — Mothers’ Day, an early Christian festival, also called Mothering Sunday, which is celebrated on Sunday, March 11th. This day allows you the chance to show your appreciation for all those lovely mums. For some, that comes in the form of treating them with gifts, taking them out for a nice meal or simply telling them that you love them. Have a flick through this month’s Sentinella magazine to find lots of ideas to help you. Here are a few: treat her to a nice meal in one of the 25 restaurants advertised, book a beauty package in one of our five salons or take the easier option and purchase some gift vouchers. Maybe your mum is a sporty type and would prefer a buggy tour or a sailing trip — or maybe a night out at a West End Show in Torre del Mar (Thursday 15th March). You could also treat her by taking her on a break to Jaen and discover rural inland Spain, or maybe pop along to the Trapiche market in Trapiche, where there are many gift stalls of interest. Alternatively, why not have a caricature picture made of you and your mum? What a lovely keepsake that would be! All the ideas you need are inside this full and fun-packed mag so you really are spoilt for choice.  And finally, I go back to mentioning April because time really will fly by and before you know it, this classic spring month will be upon us. As a tantalising taster, read about what is shaping up to be a fabulous ‘Axarquia Magica’ Feria, Witches Night in Velez Malaga on page 33. In the meantime, have a wonderfully happy Easter, celebratory St Patrick’s Day and fulfilling, love-filled Mothers’ Day — plus, as always, enjoy the read! :)

Marriage of convenience A bride and groom tied the knot in a courthouse bathroom after unusual circumstances nearly saw their dream wedding cancelled. The big day was underway for Brian and Maria Schulz at Monmouth County Courthouse, USA, but not long after the ceremony had begun, Brian's mother began to have breathing difficulties and felt an asthma attack coming on. Quick-thinking sheriff officers took her to the bathroom where they gave her oxygen while waiting for the paramedics to arrive. Although the couple were worried for her health, they knew they would have to wait 45 days for a new marriage licence if they did not marry on that day — and the ceremony could not continue without the groom's mother as she had signed the marriage licence and needed to be present. As she was not able to leave the bathroom for fear her condition would worsen, the couple decided the ceremony should continue there. The new husband and wife tied the knot by the paper towel dispenser, and are said to be grateful for the courthouse staff for being so accommodating, Eyewitness News reports.

Snappy result Police made an unexpected discovery when they carried out a drugs raid on a house in Essex. Officers found a four-foot long spectacled caiman crocodile in the bedroom of a house in Westcliff-on-Sea, along with 16 lives snakes, toads and spiders — all being kept in appalling and unsuitable conditions. The RSPCA was called in and specialist handlers removed the animals from the property. Detective Inspector Steve Nelson, of the Kent and Essex Serious Crime Directorate, said: "The reptiles that survived are now in the care of the RSPCA. "As officers, we come across many different finds during our investigations but these are certainly among the more unusual."

De Cotta Law Litigation in Spain As a law firm with clients from many different countries, we have the advantage of being able to advise companies and individuals in their own language on all aspects of Spanish litigation. This can range from debt enforcement to complex property matters including title and boundary disputes, as well as seeking injunctions and court orders. We always seek a negotiated settlement first but if this fails we normally send a burofax prior to action. If no response is received we would have to draft a full petition to the court with evidence supporting your claim. When dealing with unpaid debts, the evidence would normally be issued bills or a written loan or debt document. It is possible to enforce a verbal agreement but it would still be essential to have some evidence such as bank transfer documents showing monies paid. For companies the corresponding bills – facturas – would need to have been issued and we can then make a monetary claim. Disputes between property owners are often settled by obtaining a survey – topografo – which can be provided with your title deed to show that your boundary has been infringed. If you cannot reach agreement it may be necessary to provide this evidence to the court and ask the Judge to make a declaration. Another property issue that can arise is where a neighbour starts to build on your land or in front of your property and does not appear to have a licence. This would require an injunction which would bring a halt to the building prior to a full hearing of the matter. In this case many Judges will ask for a payment into court to protect the other party if their claim fails. No two cases are alike in litigation, so seek advice on your particular case. The claim would be for the amount owing plus legal interest and costs. You can also ask for your own costs to be paid by the other party, though these are not awarded in full in all cases. For anyone who is considering litigation it is important to get an idea of the costs which are the legal fees, court procurator fees, disbursements for travel to the courts and in some cases translations. Court costs are charged in some cases. For a consultation on your particular case, contact us on or call 952 527 014

Unbelievable Court Claims If you have a court case looming make sure you get yourself a good Lawyer! Dukes family sued Sea World In 1999, a man named Daniel Dukes was killed by a whale at Sea World. To achieve his lifelong dream of swimming with a whale, he hid himself from the security guards of Sea World so he could stay at the park after closing. After his death, his parents sued Sea World on account of failure to display public warnings that the whale could actually kill people. Husband sued his wife In the past, a man named Peter Wellis divorced his wife and did not want to pay compensation. He sued her on grounds of sperm theft, saying that she did not tell him that she was using birth control pills. Woman sued a nightclub Kara Walton wanted to enter a certain nightclub through its toilet window so she would not have to pay the $3.5 entrance fee.

As a result, she fell down the floor and knocked out her two front teeth. In the end, the woman was awarded $12,000 and got all her dental expenses paid. Woman sued a local radio station A woman named Cathy McGowan from the United States won a local radio competition after answering a question on Radio Buxton right. The local radio said she was going to get a Renault Clio as a prize, but when she arrived at the radio station, she only got a toy car. She filed a case against the radio station and the latter was ordered to pay her $28,000. Two teens filed a case against a house owner While trespassing on private property, Jeffrey Kline and Brett Birdwell got themselves burned after they touched an uninsulated wire. The two teenagers sued the owner of the house and received a combined $24.2 million after the trial.

Interesting Facts... Malaysia is the only country that includes territory both on the mainland of Southeast Asia and in the islands that stretch between the Asian continental mass and Oceania. Borneo is the third largest island in the world, after Greenland and New Guinea. Three countries share the island: the Independent Sultanate of Brunei, Indonesia and Malaysia. The biggest roundabout in the world is located at Putrajaya in Malaysia. It is 2.2 miles in diameter. Caning is a common punishment under Malaysian law. The maximum number of strokes that can be ordered is 24. Women can never be caned, nor can boys under the age of 10 or men over 50, except for rape. Malaysia is the only place in the world where the war against Communism was won. The 12-year guerrilla warfare conducted by Communist forces was finally put down in 1960.

Don’t Forget The Mother! Mothering Sunday 11th March Don’t forget Mothering Sunday!! (The British version) this year is on 11th March. It was first celebrated in Britain during the 17th century. It was honoured on the fourth Sunday in Lent. It began as a day when apprentices and servants could return home for the day to visit their mothers. They often brought a gift with them, often a "mothering cake" -- a kind of fruitcake or fruit-filled pastry known as simnels. Furmety, a sweetened boiled cereal dish, was often served at the family dinner during Mothering Sunday celebrations. By the 19th century, the holiday had almost completely died out Mother's Day in Britain -- or Mothering Sunday -- came to be celebrated again after World War II, when American servicemen brought the custom and commercial enterprises used it as an occasion for sales, etc. People in many ancient cultures celebrated holidays honouring motherhood, personified as a goddess. Here are just a few of those: Ancient Greeks celebrated a holiday in honour of Rhea, the mother of the gods. Ancient Romans celebrated a holiday in honour of Cybele, a mother goddess, March 22-25 - the celebrations were notorious enough that followers of Cybele were banished from Rome. In the British Isles and Celtic Europe, the goddess Brigid, and later her successor St. Brigid, were honoured with a spring Mother's Day, connected with the first milk of the ewes.

1st Feria “Axarquia Magica” - Witches Night Feria Magy’s Grow Garden in Caleta de Velez is presenting its first Feria, “Axarquia Magica” — ‘Night of Witches’ or ‘Noche de Brujas’ in Spanish. It will take place in the Velez Malaga Feria ground from Sunday 29th April until Tuesday 1st May. This is going to be a spectacular few days which is being backed by Velez Malaga Ayuntamiento and what’s even more exciting is it’s something new to the area. The entrance is free every day Sunday to Tuesday from midday to 8pm, but on Monday 30th April after 8pm, you can only enter with a ticket. Tickets are 15€ and can be purchased from Magy’s Grow Shop, Avenida de Andalucia, 106, Caleta de Velez. The ticket includes paella, one drink and entry into one of the fabulous competitions with cash prizes. The event, Walpurgisnacht, is a tradition celebrated on 30th April in northern Europe and Scandinavia. The English translation is Walpurgis Night. The date is exactly six months before All Hallows’ Eve or as it’s more commonly known – Halloween. Walpurgis Night was when, according to the belief of millions of people, the devil was abroad – when the graves were opened and the dead came forth and walked. In Germany, Walpurgisnacht is believed to be the night when the witches met on the Brocken, the highest peak in the Harz Mountains in central Germany. It is celebrated by dressing in costumes, playing practical jokes, and creating loud noises in an effort to keep evil at bay. It is also the night when allegedly the witches hold a large celebration on the Blocksberg and await the arrival of Spring.

And this is exactly what Magy from Magy’s Grow Shop will be re-enacting. There will be many exhibitions and tastings of local produce, with a variety of stalls along with places to sit and relax as well as opportunities to buy food and drink plus a big paella. There will be attractions for children and you can try out your dancing skills and even enter the dancing competition, plus lots more surprises. There are chances to win big money at the event, with prizes of 1000€, 500€ and 250€ to be won in each of these events: 1. The dance competition (you will need to attend the practice session for this in advance of the competition – but don’t worry, it is only a simple dance you must learn) 2. The best fancy dress witch or wizard 3. The best and most original dressed broomstick

Then if that is not enough, there is a special prize of 1000€ each for the best-dressed OAP and best-dressed baby. To enter these competitions on Monday 30th April, you must purchase a ticket in advance at Magy’s Grow Shop, Avenida de Andalucia 106, Caleta de Velez (952 511 857) and complete the registration booking form. Alternatively you will also be able to purchase a ticket on the night at the entrance. This is going to be a great event, so what are you waiting for? Start making your broom and fancy dress costume. Good luck to everyone and hope to see you all there! See full details on advert opposite

We’re All Doomed!! Beer contains female hormones! Recently, National University of Lesotho scientists released the results of an analysis that revealed the presence of female hormones in beer. Men should take a concerned look at their beer consumption. The theory is that beer contains female hormones (hops contain phytoestrogens) and that by drinking enough beer, men will turn into women. To test the theory, 100 men drank 8 pints of beer each within a 1 hour period. It was then observed that 100% of the test subjects:

3) Gained weight. 4) Talked excessively without making sense. 5) Became overly emotional. 6) Couldn't drive. 7) Failed to think rationally.

1) Argued over nothing. 2) Refused to apologise when obviously wrong.

8) Had to sit down while urinating.... No further testing was considered necessary

Best Excuses Use these excuses when you’re caught kipping at work‌

7. No! Why did you interrupt me? I had almost figured out a solution to our biggest problem.

1. They told me at the blood bank that this might happen.

8. Geez, I thought you (the boss) were gone for the day.

2. This is just a 15 minute power nap like they raved about in that time management course you sent me to.

9. I'm just resting my eyes.

3. I wasn't sleeping! I was meditating on the mission statement and envisioning a new paradigm!

10. Boy, that cold medicine I took last night just won't wear off. 11. Someone must have put decaf in the wrong pot.

4. I'm actually doing a Stress Level Elimination Exercise Plan (SLEEP). I learned it at the last mandatory seminar you made me attend. 5. This is in exchange for the six hours last night when I dreamt about work! 6. I was doing a highly specific Yoga exercise to relieve work related stress. Ready For A Green Comeback: Home Heating Oil Axarquia’s Lisbona Oil has started distributing a more ecological type of home heating oil called EcoDiesel. This new fuel is made from plastics, and has more calorific power than conventional gasoil. And it’s not only residential home owners who can benefit from EcoDiesel — the chances are your local bakery is using it too, as well as several companies producing vegetables in greenhouses. EcoDiesel is a blend of conventional gasoil B — mostly used for central heating and by farmers — and a new product called HO1. This means there’s no problem adding EcoDiesel to gasoil remaining in your tank. It was invented in Almería, a province loaded with plastic waste coming from the many greenhouses that occupy its coastal areas. In Spain, it is still quite common for waste to be dumped on landfill sites or burned. Using EcoDiesel means actively reducing the amount of plastic waste to be dumped

or burned in Andalusia. In this case, however, the waste was transformed through pyrolysis technology into gases which in turn were chilled to return to their original liquid state of gasoline, gasoil or kerosine. This also is a green process, as all emisions are resubmitted into the system. EcoDiesel allows boilers to reach the desired temperature quicker than any conventional gasoil. EcoDiesel can therefore be considered a green fuel for boilers. The end-consumer can also benefit from its greater calorific power, which result in savings of up to 5% in consumption. EcoDiesel is exclusively sold in Málaga by Lisbona Oil. EcoDiesel is only to be used in boilers. The company already has daily home deliveries of EcoDiesel in Málaga and beyond. If you are interested in using this new product please contact the company by phone 606 331 402 or email

Ac Patriot A real patriot is someone who loves their country enough to speak up when they see something that needs to be changed; not someone who blindly assumes that their government knows best and is always right no matter what.

Penguin An extremely cool bird that will kill all who do not absolutley love it and has the potential to invent space travel and wish to establish a colony on Pluto. Prude A guy or girl who's afraid to do anything sexual or kind of shy around the opposite sex, but not gay or a lesbian. Panda Possibly the greatest animal that God put on this earth. Usually very cute and cuddly, they generally spend their lives eating bamboo and sitting on their haunches. Their population is very low due in part to the fact that they are too lazy to have sex. Posers A poser is someone who tries to fit into a profile they aren't. People who try to give off the impression that they are one thing when they are really another. Also, a poser can be one who says they can do something that they can't. Or more commonly, a poser is someone who, when doing something successfully, takes more than enough credit for it. Phat 1. Cool 2. Pretty hot And tempting. Princess A very special girl with a fine body and beautiful personality, usually gets what they want. People If you don't know what they are I suggest you get out more.

Pepsi Coke's b****!. Players Players can be male or female. They are usually slick, dress nicely and are very charming. They prey on people socially usually looking for sex or money. They have a way of befriending people and making them feel important, before they use them to their own ends. Players make horrible friends or “significant others,” because they will “Judas back stab” and hurt you in any way possible if it is in their best interest. They have no loyalty to anyone but themselves. PMS A powerful spell that women are put under about once every month, which gives them the strength of an ox, the stability of a Window's OS, and the scream of a banshee. Basically, man's worst nightmare :)  Paintballing One of the best sports ever made. P Diddy Someone who can't decide what his name is. Po The red teletubby. Pop - Punk The biggest oxymoron of the 21st century. Pot A term for mariujana of any sort. PH Short for power hug. Used at the end of informal letters or text messages instead of the Xs and Os representing kisses and hugs. Poptarts Food to the Gods. Planking Proof that humanity has sunk to its lowest point in history thus far. It is the act of lying completely flat across pretty much anything in an urban setting. A friend will take pictures of the act and, of course, post them on Facebook or Twitter.

Axarquia Solicitors Law Office WHAT TO DO IF YOUR TENANT DOES NOT PAY THE RENT? If you have a rented out a property and your tenant stops paying the rent then you have a problem. What can you do in this case? It is one thing when the rental payment is delayed for a few days but quite another when the tenant stops paying for more than a month. The Urban Leasing Law (LAU) mentions several reasons why the owner / landlord can request the termination of the lease contract and, therefore, the eviction. Eviction is a special process through which the landlord asks the court to declare the termination of the contract due to non-payment of rent, and requests that the rented property be returned. In addition, in the same process, you can claim payment of the rent that is owed. But before initiating the process of eviction, you must first write to or telephone the tenant to ask for payment of the overdue amounts and if the tenant does not respond, a formal written communication would have to be made by Buro fax, notifying the tenant that the debt must be paid within a term of thirty days and also communicating the intention to initiate legal actions in case of non-payment. If the tenant still does not pay, there is no choice but to go to court. In no case should measures be taken such as changing a lock or cutting off supplies (electricity, water, etc.), as the tenant may legally report the landlord for coercion. The landlord / landlord can legally claim several things: 1. The return of the property (resolution of the contract). 2. The return of the property together with the payment of the debts. 3. Claim exclusively the debt generated without claiming the return of the property, either because you do not want to terminate the contract, or because the tenant has already returned the keys and it is only

necessary to claim the debt. The most common measure taken is the request to terminate the contract and to claim the debts in the same process. Evictions are resolved in a verbal court hearing. If the tenant opposes the claim, a trial would be held and the process would end in a sentence. In other cases, the process will end with a Decree that finalises the eviction process, and which would include the presumed income until the return of ownership of the property occurs. After the Decree the launch must be executed, that is, if the tenant has not left until then, the process of the vacation of the property must be instigated so that the landlord can recover it. After this the sentence to recuperate the monies owed can be carried out by seizing assets from the tenant sentenced to pay the debts owed. Therefore, it is important to have an expert lawyer to advise and manage your claim. Marbella Solicitors Group has a team of specialised lawyers who can help and assist you with this and other topics.

Pineapples — ananas here in Spain — are not only a delicious tropical fruit, but also a storehouse of several health benefits. One of the pineapple’s most celebrated uses is its ability to reduce the inflammation of joints and muscles — particularly those associated with arthritis. Pineapple contains a relatively rare proteolytic enzyme called bromelain, which is primarily associated with breaking down complex proteins and has significant anti-inflammatory effects. A single serving of pineapple has more than 130% of the daily requirement of vitamin C, making it one of the richest sources of ascorbic acid. Vitamin C helps in reducing illnesses, boosting the immune system and acting as an antioxidant to defend against the harmful effects of free radicals. Free radicals can damage various organ systems and disrupt function, as well as cause healthy cells to mutate into cancerous ones. Vitamin C also has an essential role in creating collagen, the protein base of blood vessel walls, skin, organs, and bones. Pineapple has been directly related to preventing cancers of the mouth, throat and breast, due to its antioxidant constituents including vitamin A, beta carotene, bromelain, various flavonoid compounds and high levels of manganese. Manganese is essential for the strengthening of bones as well as their growth and repair, and is also an important cofactor of superoxide dismutase, an extremely potent free radical scavenger. Eating pineapples regularly can also protect you from constipation, diarrhoea, irritable bowel syndrome, atherosclerosis and blood clotting, as well as high blood pressure. Pineapple, being rich in fibre, promotes the passage of food through the digestive tract at a normal rate and stimulates the release of gastric and digestive juices to help food dissolve. It also bulks up the loose stool,

which helps in treating diarrhoea and IBS. Also due to the bromelain and vitamin C levels, eating pineapple helps in preventing and treating respiratory illnesses, while eliminating phlegm and mucus from your body if you’ve already contracted an illness or infection. Thanks to its beta-carotene content, the fruit also has the ability to improve eye health and prevent other age-related eye diseases, including macular degeneration. Pineapple is a valuable source of potassium which, due to its vasodilator action, eases tension and stress in the blood vessels and increases blood circulation to various parts of the body. This can prevent clots and reduce the accumulation of plaque in the arteries and vessels which, in turn, help prevent conditions like atherosclerosis, heart attacks, and strokes. Pineapple also provides the body with copper — another essential mineral that functions in a number of enzymatic reactions and compounds in the body. Most notably, copper is a necessary element for the formation of healthy red blood cells. High red blood cell count increases oxygenation to the various organ systems and makes them function at optimal levels. It also increases cognitive abilities and can maintain neural pathways to prevent neural disorders like dementia and Alzheimer’s disease.

His credits also include ‘Scrooge’, ‘Annie,’ ‘The Dresser,’ ‘Miller's Crossing’, ‘Erin Brockovich, ‘Big Fish, ‘The Bourne Ultimatum,’ ‘Before the Devil Knows You're Dead,’ ‘The Bourne Legacy’ and the James Bond film ‘Skyfall’ in 2012. A recipient of BAFTA, Golden Globe, Emmy and Screen Actors Guild Awards, Finney has been nominated for the Academy Award for Best Actor four times — for ‘Tom Jones’, ‘Murder on the Orient Express’, ‘The Dresser’ and ‘Under the Volcano’, and was nominated for an Academy Award for Best Supporting Actor for his performance in ‘Erin Brockovich’. He has never won, but was awarded a BAFTA fellowship in 2001. He played Winston Churchill in the 2002 TV production of ‘The Gathering Storm’, which gave him another Best Actor BAFTA, Emmy award and his third Golden Globe. He also starred in the popular TV series ‘My Uncle Silas’ and has made numerous guest appearances in TV plays and series. In 2012, he revealed he was undergoing treatment for kidney cancer.

Finney was born in the Charlestown area of Pendleton, Salford, Lancashire, the son of a bookmaker. He was educated at Tootal Drive Primary School, Salford Grammar School and the Royal Academy of Dramatic Art. He began his career in the theatre to much critical acclaim — especially in Shakespeare plays. The Loose Women star, 52, used her Mirror column to break the sad news, saying the couple had grown apart and their division couldn't be healed. "Me and my husband Ray are divorcing," she said. Coleen, who told readers she was in tears over the break-up, went on to say she'd always thought she'd grow old with Ray, but unfortunately it wasn't meant to be. "There is too much dividing me and Ray,” she revealed. “We can't go back. And my future is going to be very different to the one I’d imagined back then." Coleen said she'd "fought with every fibre" in her being to save the marriage but then came to a point where she realised the relationship had to end. “I deserve to be happy,” she added. “Everyone does. And once you know your marriage is truly dead you need to make your peace with that, bury the past and move on. After 17 years together that's what I’m about to do." She wrote in the column she and Ray are keeping their split amicable. Technology Tendonitis As a massage therapist I am aware of the repetitive nature of my work but I have been fortunate, until now, to have avoided any repetitive strain injuries — for example, tendonitis. However, over Christmas I treated myself to some time off and was surprised to find that upon returning to work, my left elbow started to show signs of tendonitis, also referred to as tennis elbow. Tennis elbow — or lateral epicondylitis — is a condition in which the outer part of the elbow becomes sore and tender at the lateral epicondyle. The forearm muscles and tendons become damaged from repetitive overuse. This leads to pain and tenderness on the outside of the elbow.

I had not played tennis for years and having had time off from massage, I was at a loss to understand why I was suffering so much. Then I realised the actual cause. One night a few weeks ago, when I was scrolling through my messages on my phone, my arm locked. Scrolling is the same action as a backhand on a smaller scale but has the same results. It wasn´t tennis elbow — it was technology tendonitis! Since realising this I have avoided doing this action and am on the road to recovery. Also, having spoken to others, it is apparent that repetitive strain is now being linked to the amount of time we spend on our phones; one friend ended up with tendonitis of the thumb from playing too much candy crush! Imagine what computer games are doing to shoulders and wrists, so try and limit any repetitive movements you make on your phone, tablet or computer to avoid any problems in the future. Tips For Selling Up: When To Shut Up! Selling houses is a bit of an art! Any estate agent who just shoves a client through a door and says ‘go take a look around’ is not doing their job. And it’s often left to the vendor to do the showing around. But should the vendor talk or even BE THERE when potential buyers turn up for a viewing? Vendors often ask me that question: should they be there during a viewing? Should they put the kettle on and offer a drink? Should they show them round or keep out the way? The truth is there is no clear answer. I always prefer the vendors to be there, as the house is opened up and prepared, and the vendors are there to answer any relevant questions. But there is many a time when a vendor ‘takes over’ and ends up explaining every detail, right down to how to switch between the water deposit and the mains water in the kitchen or the wonders of the latest internet TV, until the clients are so bored and uncomfortable that they just want to politely disappear and move on.

In a first viewing, people just want to get a feel for the place. They have only seen the details on paper, so location, the space, the sounds around them, the light, all these things make the property suddenly real and help them to understand if it might be right for them. Remember that in many cases, your house is one of many properties that they are viewing, so in general, let the agent do the talking and just help out when asked, or required. When it comes to a second viewing, then you can talk! That is the time to explain how the plumbing works and the TV or internet options, etc. That is when you can talk in detail about your experience of living in the property, amenities that are excellent, great neighbours, lovely walks, and so on, in greater detail – and put on the kettle! Also, listening to what the client says, as you can then tell them about things that are of interest to THEM. By Toni Waterman, Unspoilt Andalusia (see advertisement below)

La Vaqueria’s New Look! It seems as though we have had a long winter this year — with little rain but very cold — and the cowsheds are not renowned for their state-of-the-art insulation installations! So… joy of joys, the sun has returned and we have daffodils, freesias and anemones in bloom, reminding us that Spring is upon us. This gives us lots of lovely new ideas with which to tempt you! Firstly, the new-style cafe is concentrating on more home-made cake than ever. For special occasions, we are offering high teas, cream teas or afternoon on Saturday 10th March, especially for English Mothers’ Day, we have cream teas available all day including home-made scones, strawberry jam and simply the best clotted cream for miles around! Discounts are available for group bookings so come on ladies, leave the kids at home, get out and treat yourselves with your friends! During Easter week — 25th March to 1st April — we will be offering "high tea" all day every day... a cake stand of sweet and savoury goodies, with a pot of tea. Make the most of the beautiful Spring weather in La Vaqueria garden with friends and family... we hope to see you soon. See main advert below.

) : a h a Jokes h Thanks to MP for the following jokes... A man staggers into an emergency room with a concussion, multiple bruises, two black eyes and a five iron wrapped tightly around his throat. Naturally, the doctor asks him what happened. "Well, it was like this," said the man. "I was having a quiet round of golf with my wife, when at a difficult hole, we both sliced our balls into a pasture of cows. "We went to look for them and while I was rooting around I noticed one of the cows had something white at it's rear-end. I walked over and lifted up the tail and sure enough, there was a golf ball with my wife's monogram on it - stuck right in the middle of the cow's butt." "That's when I made my big mistake." "What did you say?" asks the Doctor. "Well, I lifted the cow's tail again and yelled to my wife, 'Hey, this looks like yours!" "I don't remember much after that!" ------------------------------------------------------------During one of our lessons I asked the children what their fathers did for a living. "My Dad runs the fire station. He's the station officer." Said Simon. "Very good Simon. Anyone else?" "My Dad runs the local prison", piped up Billy. "Excellent Billy. Is he the prison governor?" I asked. "No Sir, he's just the hardest one in there." ------------------------------------------------------------Paddy pushes his pregnant wife into the maternity ward at the hospital in labour. The nurse says, "How dilated is she?" Paddy says, "Be jaysus, she's over the feckin moon." ------------------------------------------------------------I have a gravel path in my garden while my neighbour's is concrete. I think mine wins on aggregate.

Two dogs are walking along a street. They are passed by a third dog driving a lorry load of logs. One turns to the other and says: “He started fetching a stick and built up the business from there. ------------------------------------------------------------A man is stranded on a desert island for 10 years. One day a beautiful girl swims to shore in a wetsuit. Man: "Hi! I am so happy to see you." Girl: "Hi! It seems like you've been here a long time. How long has it been since you've had a cigarette?" Man: "It's been 10 years!" With this information the girl unzips a slot on the arm of her wet suit and gives the man a cigarette. Man: "Thank you so much!" Girl: "So tell me how long has it been since you had a drink?" Man: "It's been 10 years!" The girl unzips another pocket on her wet suit and comes out with a flask of 12 year old malt whisky and gives the man a drink. Man: "Thank you so much. You are like a miracle!" Girl: (starting to unzip the front of her wet suit): "So tell me then, how long has it been since you played around?" Man: "Oh, my God, don't tell me you've got a set of golf clubs in there, too...!" ------------------------------------------------------------I came home drunk last night and my wife wasn't happy. "How much have you had to drink?" she asked, staring at me. "Nothing" I slurred. "Look at me!" she shouted, "It's either me or the pub, which one is it?" I paused for a second and said, "It's you, I can tell by the voice."

Jokes h a ha :) A sexy Irish blonde at a Casino, seemed a little intoxicated. She bet 20,000€ on a single roll of dice. She said, "I hope you don't mind, but I feel luckier when I'm nude". With that she removed her clothes, rolled the dice and yelled - "Come on baby, Mama needs new clothes!" As the dice came to a stop, she jumped and yelled - "Yes yes, I won.....I won...." She hugged each dealer and picked up her winnings and clothes and left. The dealers gazed at each other, dumbfounded. Finally one of them asked "What number rolled on the dice?" The other - "I don't know, I thought you were watching." Moral of the story: - not all drunks are drunk - not all blondes are dumb - but all men are men ------------------------------------------------------------So I met this bloke with a didgeridoo and he was playing Dancing Queen on it. I thought...that's Abboriginal. ------------------------------------------------------------I have invented a new fizzy fruit drink that you can wash your hands with. It's called Sani-Tizer. ------------------------------------------------------------Just thought of a great owl joke, but I can't use it until 2/8/20. ------------------------------------------------------------Clubbers in Leeds have taken to using dental syringes to inject liquid Ecstacy directly into their mouths. This dangerous process is known as 'E by Gum.' ------------------------------------------------------------My mum said; "You treat this place like a hotel!" She will regret that when I give her a low

score on TripAdvisor for 'rude staff' ------------------------------------------------------------Craig David is quitting his singing career to join the British Olympic 2018 Archery team. He's going to be their bow selector. ------------------------------------------------------------My wife has left a note on the kitchen table saying that that she's leaving me because of my obsession with online poker. I think she's bluffing, so I'm going to call her. ------------------------------------------------------------Paddy and Mick on the rollercoaster... Mick says “If we go upside down do you think we will fall out?” Paddy replies, Don’t be daft we’ve been mates for years!” ------------------------------------------------------------This morning I woke up next to a stunning blonde I pulled last night. Being a gentleman, I offered to make her breakfast. I asked, "How do you like your eggs?" "Ooh, fertilised," she giggled. Anyway, long story short, horse manure doesn't go well with scrambled eggs. ------------------------------------------------------------I'm writing a red hot, behind the scenes, expose about my job at the garden centre. I'm not afraid to name gnomes. ------------------------------------------------------------The local shop was robbed at gunpoint and 48 cans of Red Bull were taken, how do these people sleep at night... ------------------------------------------------------------Some bloke just hit me over the head with a power tool..I was minding my own business then 'bosch'. ------------------------------------------------------------Bloke at a horse race whispers to Paddy next to him, "Do you want the winner of the next race?" Paddy replies "No thanks, I've only got a small garden."
