Client: Camden Property Trust Description: Camden North End is a 441-unit luxury multi-family apartment community located nearby Desert Ridge Marketplace with shops, dining, and entertainment. The design of the community was influenced by the nearby Mayo Clinic Hospital. This design concept focused on health, wellness, and the importance of nature. Many of the interior finishes are natural color tones, wood, or wood-looking material. The design was intended to carry a resident through the building in such a way that it mimicked the healing process; the first-floor palette is more calm and restorative, whereas the second-floor palette is a little brighter, bolder, and more cheerful. The units are within 3-and 4-story buildings with tuck-under garages. The 2-story clubhouse provides residents with several high-class amenities to workout, relax and entertain. This includes a fitness center, yoga/spin studio, wifi lounges, and a coffee bar. There also is an indoor/outdoor lounge with billiards, bar and entertainment kitchen. Outdoor amenities include several tranquil spaces; featuring a rooftop deck with a fire table and lounging area, resort-style pool and spa, an indoor/outdoor Zen garden with 2 dog parks and a grooming area.

Client: Vedura Residential Description: Tucked in the outskirts of the city, Elevation Colorado is a 272-unit luxury multi-family community comprised of 3-story stacked flats with attached garages and 2-story carriage units. The 15 residential unit buildings are strategically located and designed to capture the best views of the surrounding mountains and are surrounded by lush landscape and courtyards. With a grand entry and floor to ceiling windows overlooking Pike’s Peak, the 2-story clubhouse features a state-of-the-art fitness center, modern lounge with game room, coffee bar and business center. Connected to the clubhouse, an indoor/outdoor fireplace joins the patio and a luxury pool and spa. A pet wash is provided with exterior access so that residents have the convenience of a do-it-yourself wash on the property.

Client: Lennar Multifamily Communities Description: Skywater at Town Lake Community is located in the heart of Tempe, Arizona neighboring both the Tempe Center for the Arts and Tempe Town Lake. This mixed-use, modern multi-family community has 328 units, with 9 live/work units, combining both the working and living experience of residents’ lives. There are 4-stories of units on top of a podium with open parking at grade-level, offering electric vehicle charging stations. Residents enjoy resort-style amenities including a “skybox” clubhouse with rooftop patio boasting penthouse-type views of the lake, 2-story fitness center, and a private viewing theatre. The Press Coffee House creates a connection with the adjacent neighborhood and park. Outdoor amenities include two pools with water features and a fire pit. Adjacent is an outdoor kitchen/entertainment pavilion with pool tables and lounge areas. For additional recreation, residents can a enjoy a game of bocce ball or play a round on the putting green. Uniquely designed is a food truck court for periodic block-party events.

Client: Oliver McMillan Description: Todd & Associates, acting as the Architect of Record, and Papageorge Haymes as the Design Architect partnered with Oliver McMillian to design SALT a 264-unit luxury, urban apartment community along the shore of Tempe Town Lake allowing for breathtaking views. This 4-story development offers a mix of studio, one-, two-, and three-bedroom residences, as well as fourth-floor loft units. Residents will experience resort living with such amenities as two luxury pools complete with cabanas, fire pits and lounging areas. Residents can also enjoy a relaxing class on the yoga lawn or socialize with other dog owner’s while they play in the dog run. Interior amenities include a state-of-theart fitness center and social media room. The community features a two-story atrium with a suspended glass bridge connecting the lobby and leasing center as well as a two-story below-grade parking structure containing 479 parking spaces.

Client: The Wolff Company Description: This modern 498 unit multi-family apartment community is located in the heart of Henderson with walking distance to a nearby park and lake. With a Spanish revival design the units are housed within 2-story carriage buildings and 3-story stacked flats with attached garages. Set with an array of amenities, residents will enjoy a clubhouse with game room, coffee bar, media room and lounge. Equipped with a state-of-the-art fitness center and yoga/spin studio residents have excellent on site spaces to workout. Good for relaxing/entertaining, this community has 2 pools with a spacious sun deck, fire pits plush seating and a BBQ. Other outdoor amenities include a volleyball court, dog park and playground.

Client: Greystar GP, II, L.L.C. Description: 56 North is a 344-unit luxury multi-family community located in the master-planned community of Desert Ridge in Phoenix, Arizona. This 15.27 acre site houses a mix of 2-story carriage units and 3- and 4-story stacked flats with both attached and detached garages. A 2-story, 7,032 sq. ft. clubhouse offers leasing, business and social activities on the main floor with fitness center above. Surrounded by a bosque of date palms, the site offers an extra long pool with resort style seating, cabanas and fountains and a large covered patio with outdoor dining and lounging. Other outdoor amenities include a dog park, turf event space to accommodate special events, and access to the Navajo Wash Trail located along the eastern side of the site.

Client: Lennar Multifamily Communities Description: Residences Kierland is a 298-unit luxury apartment community located in the heart of Kierland. This 6-level development on 4.1 acres has 4 levels of apartments units above 2 levels of podium parking with 7 two-story townhomes along the west side reinforcing the desired residential feel of the streetscape. Residents enter through a grand porte cochere with a water feature and vehicle drop off/pick-up area to support Uber/Lyft and other deliveries. An array of amenities are offered including an elaborate clubhouse with golf course views, opening to the patio and luxury pool. Also included: a fitness center, resort-style locker rooms, dog park and Zen garden. There is a penthouse level on the 6th level offering floor to ceiling windows and 11 ft. ceilings.

Client: Lennar Multifamily Communities Description: NEXA is a 395-unit mixed-use, urban infill project located in the heart of Tempe near ASU’s main campus. With 4 levels of residential units over one level of parking on grade, this development provides 408 covered parking spaces. The modern architecture and urban community feel targets young professionals offering residents an array of options to enhance their living experience. Interior amenities include a restaurant, Press Coffee House, fitness center, business/study lounge and yoga studio. Residents can relax in the resort-style pool with a sandy beach, towel service and cabanas. Adjacent to the pool there is game room/lounge that opens up to the patio giving residents indoor/outdoor entertainment. The grounds also offer a dog run, full equipped with a wash station and obstacle course as well as Zen Gardens and fire table lounge areas. This infill development promotes alternative modes of transportation as it is adjacent to the light rail, provides 250 bicycle parking stalls and has a bike storage/repair station, giving residents a convenient space to do repairs on their bikes.

Client: Lennar Multifamily Communities Description: Muse is a true urban, in fill, transit-oriented design luxury community with 367 units ranging from studios, 1-, 2-, 3- and 4-bedroom apartment homes. The community consists of three 4-story building surrounding two amenity-rich courtyards. These courtyards include two resortstyle pools with fountains, lounge seating and fire tables. For meditation and relaxation, two Zen Gardens were also designed. Other high class amenities residents enjoy are a rooftop patio, hair & nail salon, Italian restaurant, Press Coffee House, flower shop, fitness center, clubhouse and social media rooms. Secured parking is provided in a 5-level, 565-space private parking structure with electric car spaces and bicycle parking. In line with the transitoriented design, there is a bike storage/repair station, providing a convenient service to its residents. Two pedestrian-friendly pathways give residents excellent access to the light rail. Residents are within walking distance to an urban corridor offering a wide variety of popular restaurants, shopping, bars and nightlife options.

NGBS Silver Client: Crescent Communities Description: Crescent Highland is a pedestrian-focused mixed-use development within the Camelback East Village, developed to urbanize the existing community while complimenting the surrounding area. This 4-story urban development has 349 residences atop a 6.5 level, 586 space parking structure and 8,501 sq. ft. retail space. There are loft units available as well as private patios for some of the residents on the 3rd floor. Elevator access is available to each floor. Residents can relax and entertain in one of the two rooftop patios. A 5,500 sq. ft. rooftop patio, located at podium level, includes lounge seating, fire place, billiards table, bocce ball and BBQ area. A 750 sq. ft. rooftop patio with 2 fire pits and an outdoor bar is located at the NE corner of the building, allowing incredible views of the city. Additionally a full-equipped dog park and dog wash resides on top of the garage. Other amenities include a multilevel fitness center, luxury clubhouse and brewery within the retail space.

Client: Sun America Description: Archstone Fremont Center, a mixed-use urban infill community, consists of 322 unique 1-, 2-, and 3-bedroom apartment and loft units in four buildings, as well as a 3,300 sq. ft. community/recreation building over two levels of parking. The development, directly adjacent to the Fremont Bay Area Rapid Transit (BART) station, provides more than 20 different floor plans, maintaining a level of flexibility capable of meeting the diverse needs of its residents. The community also offers such luxuries as a community center/clubhouse, pool, spa and 1,700 sq. ft. state-of-the-art exercise facility. Located in a thriving downtown, this stylish, distinctive mixed-use community has revitalized the area by providing an affordable, trendy, living center with additional space for retailers along the street front.

Client: Evergreen Devco, Inc. Description: Located in the heart of Downtown Phoenix, within walking distance to the light rail, Parc Midtown is a 306-unit, urban, adaptive reuse apartment community. The former Phoenix Mercedes-Benz Dealership was re-purposed and converted into a grand lobby, using large Mercedes-Benz emblems as artwork preserving the history of the building. On the 1st floor there is a clubhouse, cafĂŠ, meeting room and bike repair shop. The 2nd floor fitness center features a glass wall overlooking the lobby for an open, urban feel. On the 3rd floor there are six unique loft units, featuring 12 ft. ceilings and floor to ceiling windows to provide expansive views of Downtown. Outdoor amenities include a resort-style pool with cabanas, courtyards, BBQ areas and a fire pit. Attached to the clubhouse is a large patio with lounging and dining areas. A 2-story parking structure lies on the southeast corner of Indian School Rd. & 3rd Avenue providing 316 spaces and 80 bike spaces, encouraging alternative modes of transportation.

Client: Vedura Residential Description: Elevation on Central is a 266-unit luxury multi-family community on 3.4 acres. Located along the Metro light rail line, Elevation on Central provides an upscale, transit-oriented urban property with close proximity to Midtown and Downtown Phoenix. It consists of 4-story buildings wrapped around a 6-level above grade parking structure with 400 spaces for residents and guest parking. Along Central Avenue, an urban, open feel are articulated with two-story colonnade and storefront glass. Residents will enjoy a luxurious pool with two spas, cabanas and a BBQ area; 2-story clubhouse and 2-story fitness center and a rooftop patio providing expansive views of the city.

Client: The Wolff Company, LLC Description: Tempo Apartments is a luxury garden apartment development located in the heart of the RiverPark master-planned community in Oxnard, California. The community features 235-units housed within three 3-story stacked flats with attached garages. The residential buildings are organized in a U-shape surrounding the community’s on-site parking. Connection bridges between the three buildings help to promote a cohesive residential community. Amenities include a single-story luxury clubhouse and state-of-the-art fitness center. There is also a resort-style pool and spa with ramadas, BBQ areas, outdoor fireplace, and various water features.

Client: Trammell Crow Residential Description: Located near the campus of Arizona State University, Camden Sotelo is a residential development of 170 urban flats designed in seven different floor plans. The 134 2-bedroom and 36 1-bedroom units range from 812 sq. ft. to 1,665 sq. ft. Its six individual buildings, all with subterranean parking, are designed to minimize massing, utilizing a stepped façade and varied roof articulation. Camden Sotelo’s modern architectural aesthetic emphasizes the connection to the outdoors, open and flexible living spaces, access to natural light, and community gathering spaces. The community also features a detached, state-of-the-art clubhouse offering a resort-inspired pool, spa and fitness center.

LEED Silver Client: American Campus Communities Description: Todd & Associates, teamed with American Campus Communities and The University of New Mexico, provided programming and design services for this student housing community on The University of New Mexico campus. Located just north of Johnson Field, the 258,689 sq. ft. community consists of four three- and four-story buildings housing 1,028 beds in 8 varying unit types. Student amenities include a 6,443 sq. ft. community center with fitness center, lounge/game room and ibar, eight social lounges, 23 study rooms, two group study rooms, 29 hall niches, and eight kitchen/laundry rooms. Also apart of this building is The Student Success Center providing councilors, study and tutoring space, cubicals and internship opportunities. This student housing community is a certified LEED Silver project, which supports the University’s larger vision to reduce greenhouse gas emissions and environmental stewardship.

LEED Certified Client: American Campus Communities Description: Todd & Associates teamed with American Campus Communities to identify various options for the location and ultimate construction of student housing communities for both upper and lower division students on the University of New Mexico campus. This student housing community is a certified LEED project, which supports the University’s larger vision to reduce greenhouse gas emissions and environmental stewardship. Eighteen residential buildings are clustered around individual courtyards and accommodate a total of 864 beds in 216 units. Each of the private four-bedroom/four-bathroom suites share a common living room and kitchen with in-suite washers/dryers. Amenities include a social lounge, game room, Student Success Center, conference room, fitness center, pool, outdoor social lounge and theater.

Client: American Campus Communities Description: Todd & Associates, teamed with American Campus Communities, provided site planning, programming and design services for this student housing community on the Northern Arizona University campus. The 4.7-acre site allowed a multi-level, linear, pedestrian-oriented design intended to unify differing topographies, reinforce the new campus pedway alignment and architecturally receive the new McConnell pedestrian bridge. The raised pedway segment adjacent to the Community Center extending from the bridge overlooks and interacts with the McConnell pedestrian plaza at street level. The plaza further invigorates the space south of McConnell Road and provides a venue for student-related uses. Two four-story buildings house a mix of 275 one- and two-bedroom units totaling 550 beds. The 11,245 sq. ft. Community Center is the focus of student life. Complementary to this amenity are two two-story common areas within each residential building with lounge, kitchen, laundry and study areas. Phase II adds 328 beds within two four-story buildings adjacent to the existing community. Consistent with The Suites, each building features a two-story Neighborhood Core with lounge, kitchen, laundry and study areas.

Client: American Campus Communities Description: Northern Arizona University has once again partnered with American Campus Communities and Todd & Associates to design a student living/student learning development for their Honor Students that opened in fall 2018. This 5-story, 636-bed student living space was designed to be the focal point as you enter the NAU campus. It has 19,755 sq. ft. of academic space which includes classrooms, a writing center, advising offices, group meeting space and several study lounges on each floor. The larger lounges, are positioned in the corners of the building with floor to ceiling windows allowing for natural lighting and views of campus. One of which being a social lounge/game room. Additionally there is a fitness center; outdoor space with a ramada and BBQ and a pedway connected to the campus.

Client: American Campus Communities Description: Responding to the continued growth at Northern Arizona University, Todd & Associates teamed with American Campus Communities to increase on-campus housing with a new apartment-style residence hall for upperclassmen whom have been forced off campus by NAU’s multi-year boom in freshmen enrollment. Characterized as “an expansion of the Hilltop Townhomes,” SkyView consists of six 3-, 4- and 5-story apartment-style buildings and a 4-story parking structure. Consistent with ACC’s goal to provide student housing that is tailored to meet the specific needs and desires of their upper-classmen residents, each apartment offers four private bedrooms and bathrooms, a shared living room, kitchen and laundry room. In addition to 626 beds, the community has a landscaped courtyard, fitness center, game room, lounge, business center and mail area, and parking to accommodate 706 vehicles.

LEED Certified Client: American Campus Communities Description: Todd & Associates, Inc. teamed with American Campus Communities on this three-story, 365-bed student housing community on the Arizona State University West Campus. The main entry of this community is located along the campus pedway for easy access to campus. Two residential neighborhoods per floor (58 beds each) are joined at the main entry by a two-level community center. Also included are six lounges, four study rooms, a kitchen and laundry room.

I35 Integrated Independent Living Units Client: The Wolff Company Description: Todd & Associates worked with their long-time client The Wolff Company to design a senior living community in Lacey, Washington. The 3-story integrated independent living community consists of 135 private suites presented in 4 unique floor plans. Two residential wings are anchored by a centrally located single-story clubhouse. High class amenities include a state-of-the-art fitness center, full service salon, spa, pub/ cocktail lounge, theater and art studio. Residents can casually dine in the bistro or enjoy a more formal dinner in their modern-american restaurant. Outdoor space includes a patio for dinning/lounging and beautifully scaped courtyards. The contemporary craftsman architecture melds nicely with its tree-lined site and natural wooded surroundings.

46 Assisted Living Units • 24 Memory Care Beds Client: Sun Health Communities Description: Residing on 33.3 acres, The Colonnade was originally an integrated independent living community that served residents in the northwest valley. As the campus continued to grow, the need to provide further care increased. Todd & Associates worked with Sun Health to design and expand their campus to include assisted living and memory support on 6.7 acres. In phase I, a 42,935 sq. ft., 26-unit assisted living building with a 17,133 sq. ft. 24-bed memory care building attached was built. A future phase will add 20 additional assisted living units and approximately 22,000 sq. ft. to this building. Amenities include several activity rooms including an art studio, theater, game room, music room, and library/media room. There is both casual dining in their bistro/cafÊ as well as a main dining room for more formal meals. Landscape design includes lush courtyards with walkways and seating areas. A separate secured courtyard was designed specifically for memory support residents.

Active Adult • 171 Independent Living Client: Greystar GP, II, L.L.C. Description: Overture Kierland is a 171-unit Active Adult Community located walking distance to high end shopping and restaurants in Kierland Commons. This luxury community features a 2-story clubhouse with state-of-the-art fitness center, yoga studio, game room and a chef’s kitchen that has a dining room attached. The belief that wellness is a key component to happy/healthy living; they also offer their residents a salon, spa and wellness/nutrition education classes. Included are a variety of art and cooking classes with a drama club on site. Residents can relax and unwind at the resort style pool and spa with a variety of luxury cabanas or on the patio featuring a fire table and lounge seating. This truly urban active adult community has a spacious 2,000 sq. ft. dog park, bocce ball court and cornhole space with a lounge area. The podium parking garage has 217 spaces, 1 level on grade and 1 level below grade.

90 Integrated Independent/Assisted Living Units • 20 Memory Care Beds Client: Liv Communities Description: LivGenerations Pinnacle Peak is a 110-unit resort-style senior living community tailored after it’s sister properties, LivGenerations Agritopia and LivGenerations Ahwatukee to reflect high-end living. This community features 90 integrated independent living/assisted living units and 20 memory support units with a 2-level, 127 space parking structure. Their philosophy is to provide luxury living and promote a healthy lifestyle by offering several wellness services and community amenities. Two 3-stories buildings overlooking a courtyard house the apartments with the clubhouse and amenities centrally located, connecting both buildings. The grand clubhouse lobby features floor to ceiling windows and includes a restaurant, bar, bistro, lounge and a full commercial kitchen. There is also a state-of-the-art fitness center, spa, salon, art studio and theater. Just outside the clubhouse is a resort style pool and spa, BBQ with ramada, dog park and courtyard areas. Two guest suites were designed for visitors of residents to stay.

LivGenerations Ahwatukee offers quality hospitality and healthcare services within a warm, homelike environment. LivGenerations provides integrated independent living, assisted living and memory support services to those seeking to age-in-place close to family and friends in the multigenerational community of Ahwatukee. Two-and three-story buildings will house 137 apartment-style units in a variety of studio, one-bedroom and two bedroom layouts. Upscale resident amenities include large living/gathering areas with fireplaces, a bistro, salon and barber shop. For healthy living and entertainment options, there is a state-of-the-art fitness center, activity rooms including game room, art studio and theater. The 2-story Tuk Café was designed as an inviting dining space with the intent to include the surrounding community. This 4,100 sq. ft. full service café provides an indoor/outdoor space for the community to interact with the residents. Outdoor amenities include a resort-style pool with ramadas and fireplaces, a dog park and courtyards throughout the community.

Within the 2-story common space residence can enjoy an array of amenities including a fitness center with aerobics room, theater, salon, art studio and presentation kitchen for cooking classes. An array of dining options are available including a bistro, upscale casual dining room, cocktails bar and private dining room. This 136-unit integrated independent living community has 2 guest suites and is housed within two 4-story buildings carefully integrated into the established character of the local community. Residents can enjoy a resort-style pool and spa with several patios for socializing and lounging. Other amenities included is a 2-story clubhouse with a 23-seat theater, fitness center, bistro and private dining room. There is also a wellness center, art room and conference room.

Over the past 15 years, Sagewood has continually grown providing a wide range of programs for seniors seeking full-service, resort-style retirement living. Phase 1 developed approximately 38 acres and with a total of 289 independent living units, consisting of apartments, lofts, villas, and casitas. Continuing care facilities include 30 skilled care beds, 10 assisted living beds, and 8 memory support beds, respectively. The HealthyLife Services Clubhouse provides programs for all residents seeking a health-oriented lifestyle. Resident amenities focus on indoor/outdoor living with themed courtyards, a central main courtyard and an outdoor mixed-use Main Street featuring indoor and outdoor dining venues. The parking structure is 1-story sub-grade containing 240 parking spaces, below the apartment buildings, Main Clubhouse, and HealthyLife Services Clubhouse. The Acacia Health Center Expansion added 40 skilled care beds and 20 memory support units. It was then renovated, converting 10 assisted living units to memory support units. Additionally, the in-house and outpatient therapy center was renovated. A 18,493 sq. ft. event center, a 44 bed assisted living building, 24 independent living villas, and 54 casitas. Currently under construction is an 18 hole putting course along with a 101unit independent living building with 102-space sub-grade parking underneath. Renovation and expansion of the dining is also currently under construction. This entails the expansion of the Canyon Café as well as the Palo Verde Dining Room, which will become an entirely new separate venue.

As a resident of The Estates, they will enjoy full access to the entire Sagewood community and its amenities. Ranging in size from 2,357 sq. ft. to 3,174 sq. ft. the both the single and duplex casitas offer a large chef’s kitchen, an entry courtyard with fireplace, a covered patio with outdoor kitchen and fireplace, as well as a 2-car, plus golf cart garage. The larger casitas feature a media room, study and attached guest casita. Eight luxurious, one-level villas are situated together within a two-story building, with an attached garage offering a private garage for each villa. They range in size from 1,926 sq. ft. to 2,319 sq. ft. with 6 floor plans. 56 Memory Support Beds Client: Royal Oaks Description: Todd & Associates has enjoyed an ongoing relationship with Royal Oaks Lifecare Community in their continual quest to provide upscale, full lifecare services for their residents. Memory support was previously apart of the existing Health Care Center which provides skilled nursing and long term care services. Memory support residents, however, respond better in a more intimate and residential style living environment. Programming services revealed that the residents would be best-served with a new two-story memory support building. Friendship House was designed to meet these needs and was designed with a residential character more appropriate to their unique needs. The new facility offers 56 residents with private rooms, as well as a large centrally located common space with living room, activities room and dining area. Additional amenities include a spa, bathing facility and a salon. Outdoor therapy gardens provide a variety of secure recreational spaces for the residents. The relocation of 56 memory support beds from the existing Health Center also greatly improved the quality of life for its residents by reducing the number of beds. This allows the conversion of all existing semi-private (double occupancy) rooms into private (single occupancy) rooms.

Client: Sakagami Corporation Description: Located in a prime area, Maui Coast Hotel is a 268-suite, 380,000 sq. ft. resort that lies adjacent to a 6 mile stretch of beaches. At the time built, it was the only full-service hotel in Kihei. Architectural design services were provided by Todd & Associates for this seven-story, all-suite hotel with an open-air lobby and gift shop, tennis courts, pool and restaurant/lounge with spectacular views of the Pacific Ocean.

Client: Salt River Devco Description: As an extended stay hotel, Residence Inn by Marriott has 111 guest rooms within a 3-story building. The design intention for the Residence Inn is to blend the cultural heritage of the “Akimel O’Odham” and “Xalychidom Piipaash” People as well as the natural environment. A variety of architectural elements were used to achieve this. The property has a river design that joins the Residence Inn with the neighboring Courtyard Marriott functionally, but also completing their symbolic heritage with a flowing river. Hotel amenities include an event lawn, putting green, shared pool with bar, buffet, lounge, board room and fitness center.

Client: Grand Canyon University Description: GCU worked with the City of Phoenix and a number of local organizations to revitalize the Phoenix neighborhoods surrounding the campus; a gateway to the GCU campus. With GCU’s purchase and renovation of a nearby hotel, The Grand Canyon University Hotel is both student-led and employed giving students real life experience while working towards their degrees. Todd & Associates provided professional architectural services for the addition of a new hotel lobby and restaurant. The new one-story building, adjacent to the existing hotel, features a 5,446 sq. ft. lobby and a 6,500 sq. ft. restaurant, Canyon Grill 49, with a porte-cochere at the main entrance. The lobby is an open, multipurpose space combining the hotel check-in, restaurant and several social lounge areas. The 205-seat restaurant includes a coffee bar, private dining/meeting room and two 5,900 sq. ft. outdoor dining patios with a fireplace and gaming area as well as a pool, spa, fire pit and cabanas.

Client: International Conference Resorts of America Description: International Conference Resorts of America came to Todd & Associates with the design need for an additional 60 guest suites, four meeting rooms and pool amenities for fast-track construction at the existing Cheyenne Mountain Resort. This 42,000 sq. ft. project also involved building renewal services for fire-damaged guest rooms and meeting rooms in the center of the facility. Located in Colorado Springs, Colorado this resort is surrounded by mountainscape and picturesque views, offering 316 guest suites. Amenities include a full-service spa, golf course, 35-acre lake with boating activities, and several dinning options including an outdoor terrace with sweeping views of the nearby Rocky Mountains.

Client: Grand Canyon University Description: Grand Canyon University was selected by The City of Phoenix to manage the Maryvale Golf Course Facilities and teamed with Todd & Associates to design a new clubhouse for use of their student based Golf Team but will also be available to the public. The existing clubhouse was demolished and the new design encompassed a 19,327 sq. ft., two-story building with basement. The 9,258 sq. ft. 1st floor is open to the public and includes a lobby, pro shop, restaurant/bar, conference room/dinning, kitchen and 3,068 sq. ft. deck for outdoor entertaining. The 2nd floor is reserved for the Grand Canyon University Golf Team and includes a team room, two coach’s offices, lounge area and storage room. The 8,614 sq. ft. basement level will include a golf cart storage area, bag room, break room, storage, elevator and laundry room.

Client: WPM Construction, LLC Description: Todd & Associates provided design services for HEI Hotels & Resorts. A 378-room conference hotel within the thriving urban setting of downtown Bellevue. This hotel features 22,000 sq. ft. of banquet and meeting space, an indoor pool and fitness center. Incorporating innovative style with modern building practices is Marriott’s new “great room” concept for lifestyles demanding a 24/7 schedule. This shift in lobby design and function creates a more useful lobby space for a barrier-free environment. Reinventing the traditional lobby into zones, guests are interconnected by three modules: social business, individual, and at your service. The “great room” concept incorporates comfortable social/ work spaces not found in traditional lobbies. Marriott Bellevue Hotel is the first Marriott for the state of Washington to pursue LEED Certification. It is also the first green new build hospitality project for the City of Bellevue and operator/owner hotel management firm HEI Hotels and Resorts. Recycled content, energy efficiency and urban-infill redevelopment are just a few of the innovative design concepts. Upon completion, this project will apply to become LEED Certified.
