And so, another year draws to a close, and if you believe in astrology, 2026 will mark the most significant positive revolution in society in decades. Three major outer planets change signs – something that rarely happens. Truly, a pivot year.
According to astrologers, this will bring enormous positive and welcome shifts and a deep transformation in society, collective values, and technology, leading to more unified truth rather than illusions and the old belief systems dissolving.
Theoretically, we can look forward to revolutions in technology, a redefinition of leadership, the emergence of our youth as a power base, and more global activism. Just when we needed this most.
Well, what a year to date! The old Chinese blessing states, 'May you live in interesting times' – well, from that perspective, we have been blessed.
However, 2025 exposed more of our weaknesses and threats than our strengths and opportunities.
One prime example is that, according to the latest World Bank report published this month, the region is expected to see 180,000 people emigrate in the next five years. The report on the Western Balkans labour market presents a complex, almost paradoxical reality: the region suffers from high unemployment and a chronic labour shortage at the same time. Whilst many regional governments, such as Croatia, are significantly tightening immigration rules to dissuade labour movement inwards but are yet ‘policy poor’ on keeping their finest and brightest at home. It’s a bit like standing in a bucket and trying to lift yourself.
Let’s hope astrology works.

The Gresham Palace has always been a place touched by affection. This was Budapest’s belle époque, a time when the city aspired for elegance and artistry, and Quittner delivered nothing short of a masterpiece. The façade ripples with carved motifs, the gates shimmer with sinuous peacock feathers, and sunlight dances through colored glass into the vast lobby like liquid gold. Legend adds another, more heartfelt layer: Quittner, so the story goes, was in love profoundly with one of the palace’s future residents. His devotion took shape in design. Hidden hearts were worked into the iron railings and ceilings, hidden into floral motifs and lanterns, small emblems of love.
A century later, those hearts remain. Guests search for them as they walk through the palace, tracing a romantic treasure map across marble floors and staircases polished by time. It’s a
metaphor for the palace itself : beauty built to last, and love made visible through craft. The Gresham Palace was reborn in 2004. Four Seasons approached it as an act of cultural stewardship. Over two million mosaic tiles were recast by artisans from Pécs; Zsolnay ceramics were refired using century-old molds; stained glass skylights were reconstructed from archival photographs. When it reopened, the building glowed, as if Budapest had been waiting for its heart to start beating again. The new Four Seasons Hotel Gresham Palace was instantly recognized as one of the finest restorations in Europe, earning a Forbes Five-Star rating and becoming the city’s landmark. The lobby, all marble, glass, and wrought iron, a love letter to craftsmanship. Morning light filters through the glass dome and scatters across the floor, tracing geometric mosaics in fleeting color. The atmosphere is both grand and intimate: as if entering a work of art. Gresham Palace’s façade opens directly onto Széchenyi István tér, one of the city’s most elegant squares, with the Chain Bridge stretching before it and the Danube curving away in silver arcs. The Buda Castle rises on the opposite shore, while the Pest radiate behind.

I often think about how future generations will look back at us. Years from now, the rituals we consider ordinary, the habits, gestures, and little systems that structure our days - may seem as strange, symbolic, or even humorous. What feels completely natural in the present can become unusual once enough time passes. Considering how quickly the world is moving, it could actually take only a decade. However, there are rare few extraordinary people, whose approach to life may always stay out of ordinary. For a reason.
This season, I had the honor to sit down with Marina Abramović and choreographer Blenard Azizaj to speak about Balkan Erotic Epic 2025 - the piece which made history by ultimately becoming a unique form of art, first of its kind.
Another key moment was the International Fashion Festival Porto Montenegro. We saw creativity that pushes boundaries and expands what the region can be known for - from celebrated names to the new generation we will soon all remember.
Inspired by these moments of reinvention, I am proud to announce the first standalone edition of FAB - coming in 2026. A collectible publication, FAB standalone will focus on original editorial production, digital storytelling, and creative collaborations, mapping the talent, ideas, and businesses shaping the future of the Balkans.

Balkan Erotic Epic is one of Marina Abramović’s most culturally rooted works, first presented in 2005 as a series of video performances that re-enacted traditional Balkan rituals dating back to pre-Christian folklore and rural customs. Now, two decades later, Abramović revisits the piece as a large-scale live performance created with choreographer Blenard Azizaj and durational performance director Billy Zhao - a collaboration she describes as the most ambitious production of her career so far.
In this exclusive conversation, Editor-in-Chief of The Collection FAB Zina Pusep speaks with Marina Abramović and Blenard Azizaj about the cultural roots of the work, the emotional language of the Balkans, and the collaboration that made it possible.

Marina Abramović - one of the most groundbreaking artists of our time. Born in Belgrade, Former Yugoslavia, she is widely recognised for her extreme, often near-death and boundary pushing long-duration performances. Her early “Rhythm” works tested the limits of control and endurance - from repeatedly plunging a knife between her fingers, to performing inside a burning star structure until she collapsed from lack of oxygen. Throughout her practice, her homeland remained an ever-present reference: in Balkan Baroque (1997), awarded the Golden Lion at the Venice Biennale, she spent days scrubbing bloody cow bones while singing folk songs from her childhood - a haunting confrontation with the turmoil unfolding in the Balkans during that time.
While Marina was transforming the art world, some of us weren’t even born yet. That includes Blenard Azizaj - contemporary Albanian choreographer and dancer, known for his powerful presence and emotionally charged movement vocabulary.
Together, they revisited Balkan Erotic Epic.
Originally presented in 2005, the piece re-enacted traditional Balkan rituals. In these traditions, the human body was believed to communicate directly with nature and influence the forces, playing an active role in practices connected to fertility, protection of the household, seasonal cycles - such as the practice of women lifting their skirts toward the sky to stop the rain. In 2025, working alongside Blenard Azizaj and durational performance director Billy Zhao, Abramović reimagined the piece as a four-hour live performance structured across thirteen scenes and involving seventy performers.
The scenes include a wide range of unsettling practices. Black Wedding - a ritual when a young, unmarried deceased man is symbolically wedded to a living young woman, to ensure the soul has a partner in the afterlife. There are knife dances, pregnant woman being soaked in milk. There is a funeral of the former president of Yugoslavia - Tito. The list goes on. This collaboration marks a historic moment in art: for the first time, long-duration performance was woven together with contemporary choreography, resulting in a new form of art.

Ten days before this interview took place, I didn’t know Blenard, nor did I know Marina. What was present, though, was a friend’s advice: write down thoughts on paper daily. One night, after writing a list ranging from ideas about spirituality to hair goals, I closed my notebook and went to sleep. Minutes after came one more line: “Marina Abramović.”. It wasn’t that deep, just a thought of her name, maybe a subconscious association with spirituality and luscious hair.
Balkan Erotic Epic (2005) was already familiar from my Fine Art studies in the Netherlands, being one of my favourite references. Seeing this piece taking a new form in 2025 brought a genuine spark of excitement. Around the same time, a conversation with my friend Ana led to a special introduction: Blenard, and the next thing I knew this conversation was taking shape. Sometimes we act without logic, and sometimes paths cross without planning - guided by instincts that feel older than reason.

Zina: It’s been twenty years since the original Balkan Erotic Epic. How did it begin, and why return to it now?
Marina: This idea started a long time ago, right after I made ‘House with the Ocean View’ - the performance where I spent twelve days not eating, not speaking and being fully exposed to the public. It was a very spiritual and demanding work. And right after that, one curator asked if I would like to do something about erotic and pornography. He asked twelve different artists including Matthew Barney, Sam Taylor-Wood, Marco Brambilla, and others. I am always interested in trying something new and after such a spiritual performance, this seemed like something completely different and contrasting. However, I found pornography incredibly boring. There are millions of films and they all look the same. The only exception was Cicciolina, she made interesting video works out of it. I like Cicciolina. So I tried to understand what I could connect to and the only way I could approach this topic was through my own culture.
I went to the Balkans, worked with the production house Bas Celik, auditioned people, and made a twelve-minute video work based on Balkan erotic rituals. I enjoyed it so much. But it was a small team, a small format. For decades, I wanted to make it much bigger, but never got the right opportunity.
My works often take decades. ‘Seven Deaths of Maria Callas’ took 30 years. ‘The Lovers’, walking the Great Wall of China, took 8 years. And ‘Balkan Erotic Epic’ took about 20. Over time, I gained more wisdom and a broader perspective - not only toward ex-Yugoslavia, but the region as a whole: Albania, Bulgaria, Romania, North Macedonia. I became more interested in the larger map of the Balkans. So now was the moment to return.

COLLABORATION ONLY WORKS WHEN THERE IS NO EGO.
Blenard: It actually started in Berlin, at Funkhaus, after a concert by Teodor Currentzis. There was an afterparty where I met Luka Kozlovački and Marko Nikodijević - the composers of Balkan Erotic Epic. The music was mesmerizing. When something is truly authentic, I react immediately. I started dancing. I couldn’t stop. I was amazed like a child. I told them I am a choreographer, we exchanged Instagrams, and that was it. We didn’t meet again, no coffee, no plans.
Shortly after, Marina was looking for a choreographer from the Balkans. Luka mentioned me. Her executive producer called me, but I don’t answer unknown numbers, so I didn’t pick up. Can you imagine? I get a call to work with Marina Abramović, and I don’t pick up the phone. Then her executive producer emailed me and said that Marina had seen my work and wanted to talk.
Marina: I saw him on Zoom. I looked at what he was doing. And the fact that he is Albanian - and historically we have been positioned as “natural enemies” - made it even more interesting. I thought: Let’s put these two things together and make something incredibly interesting.
I didn’t want to work with someone outside the Balkans. That is not easy to find. When I saw Blenard’s energy, I thought, this is the right person. And I was right.
I have a long history with collaboration. My first major collaboration was with Ulay - twelve years of love, hate, forgiveness, everything. After that I said I would never collaborate again. But of course we say something and then do something completely the opposite. So I did collaborate. With Jan Fabre. With Damien Jalet and Sidi Larbi. But collaboration only works when there is no ego. And very often, there is ego. With this piece, it was different.
First of all, Blenard is incredibly talented. And second, he does not have ego the size of the Himalayas. For him, just like for me, it’s not important who is doing what, what’s important is the final result. We put all this together to create something unbelievable and special.
This work was created by the three of us: Blenard, Billy Zhao and myself. Without the three of us, it would not exist. Billy is Chinese, but Billy started working with me when he was 17. So he really understands the core of my method, what long-duration work means.
Blenard: Working with Marina in this production taught me patience. In dance, everything is about structure and constant movement. In long-duration performance, time expands. Stillness is part of the work. Marina helped me understand how to stay, how to hold space. We learned from each other. Looking back now, it feels like something you experience only once in a lifetime. We even expected negative criticism because Marina’s work is often misunderstood. And then there were none. It was a shock. In the best way.
Marina: In Balkan Erotic Epic we have a unique mix of long duration performance with dance. That has never happened. It is historically the first form of its kind. And that’s where we have to be acknowledged really. It s a new form of art.


Zina: The Balkans are a mosaic of traditions - from Orthodox Christianity to pagan layers and Ottoman influences. In the piece we see funeral rituals, knife dances, interactions with skeletons. Many scenes in the performance reference rituals most of us have never encountered. What kind of research shaped this work?
Marina: The last 20 years I researched everything I could. I also asked others to research for me. I worked with an anthropologist in Montenegro, and with people in other regions. Everyone was collecting stories and knowledge about rituals, also in Greece and Turkey. I even asked Blenard about rituals from Albania.
I focused on rituals where the body was used symbolically in connection to agriculture, fertility, and protection. These practices were tied to survival - working the land, protecting the home, ensuring continuity. I read everything I could findacademic studies, local stories, archival notes, oral histories. Some were interesting, some were boring, but together they formed a picture.
Zina: Among many symbols and references, there is the appearance of Tito - Former President of the Socialist Federal Republic of Yugoslavia. What does his presence represent in the piece?
Marina: Tito is everywhere in this piece. In photographs, in the small funeral part. The mourning of Tito to me marks something very ending of the one period of my childhood, in my memories - the end of the country I loved so much. It was such an important moment, everything changed. But also Tito was a possibility to put Orthodox religion together with the communism and with paganism. It is a phenomenon. You never see all of them simultaneously going on, and everyone was pretending the other thing doesn’t exist. And that was why for me Tito was such an important focus.

Zina: For both of you, your primary medium has always been the body. If there comes a time when your body changes or can no longer endure performance in the same way, what happens then?
Marina: When you get to my age, you will understand. I am not a superwoman. I just had a knee transplant, and then Blenard says, “Let’s dance,” and I think, he’s trying to kill me. But you do what you can do. I share my knowledge with younger generations. I have sixty years of experience in performance and now I pass that on.
Every stage of life has its own function. When I performed ‘Seven Deaths of Maria Callas’, I did the whole second part, but in a way my body could handle. I can lie in bed, stand up, break a vase, open a window, leave the stage, return as a ghost of Maria Callas. I can do that even when I am 103. We must age gracefully.
Zina: And Blenard, a slightly different body-related question for you: what do you think of the technology and its relation to the performance, especially artificial intelligence?
Blenard: We live in a completely different world now. AI can generate images, videos, even performance. It creates confusion about what is real and what isn’t. AI is powerful and offers creative possibilities, but it removes what is uniquely human - intuition, vulnerability, real emotional presence. A performer cannot be replaced. AI can assist, but it cannot replace the irreplaceable.
The creation of Balkan Erotic Epic in the studio itself took one month and fifteen days. It was one of those experiences you live only once - all the emotions were there: joy, exhaustion, love, frustration, grief, memory. You cannot artificially replicate that.

Abramović continues to work with the same relentless energy, saying “If anyone followed me for one week to see how much I work they would end up in a sanatorium.” Most recently, she was awarded the 2025 Praemium Imperiale , often described as the “Nobel Prize for the Arts”, recognizing her enduring impact on contemporary art.
Blenard Azizaj is also developing new work of his own. Most recently debuting “Mbi Fjalë” - a performance bridging fragments of Albanian folk tradition, its rhythms, movements, costumes and instruments, with contemporary dance and electronic music. Balkan Erotic Epic is set to revisit the stage in Gran Teatre del Liceu Barcelona in January 2026.
As they both note, the collaboration that began with one piece is only at its beginning, evolving, and setting the stage for what comes next.

It opened with a virtual fashion show powered by Faith Tribea global fashion tech platform that supports young designers through innovation and emerging digital tools. This first-of-itskind presentation in Montenegro used AI technology to bring to life the designs of fashion students from Montenegro, Italy, and the United States, transforming their sketches into fully digital runway creations.
Fashion house Emanuel Ungaro presented its latest collection, while Shift Studio, a young Montenegrin label, introduced its distinctive experimental silhouettes. The spotlight also shone on Charles de Vilmorin, one of the most exciting young voices in fashion today, known for his colorful couture and for becoming the youngest designer to ever present at Louvre Couture.
The 8th edition of IFF Porto Montenegro is already on the horizon , set to challenge the boundaries between local and global, fashion and art, reality and virtual creativity.

Welcome to another special interview as our Editor-inChief, Miodrag Spahić, sits down with Irena Spasojević, an inspiring creator of IRenee tables, handcrafted from oak, that enrich the space by blending authenticity with boldness and warmth, all while exuding elegance, sophistication, and luxury. They discuss the philosophy behind IReneee’s creative process, the vision that integrates nature, movement, design and everyday life.
QThe Collection Magazine: Your work emphasizes time and the natural process of the wood’s “breathing". Could you share more about how you interpret this relationship between nature, patience, and craftsmanship in your creative process?
A. Irena Spasojević - IReneee: Creation is a pursuit with purpose, a desire and aspiration to give life a meaning, to cultivate it into a form where there is no space for meaninglessness.
I envision the creative process as a timeless integration of my purpose while I craft, an absolute connection with the material, the process and the idea of the final product, as well as the awareness that we leave a trace in time. Everything becomes timeless and omnipresent - something like meditation.
The materials I choose - wood and stone - already exist in their prime forms and my role is to simply shape them in a way to preserve their nature, enhance their durability and add value to the space they enrich. My life-philosophy is centred upon the respect for maturation and endurance, and I strive to implement it in my relationships with others and in everything that I create. For me it is important that every IReneee piece has presence in space - that it breathes the silence of nature and the energy of the hands that made it. This is a space in which time is not measured by hours, but by the feelings it evokes.
Q. The concept of people gathering - sharing emotions, ideas, and belonging - is central to your work. Do you see your tables primarily as functional art, or as social catalysts that bring people together?
A. The answer is not ‘either’, but rather an ‘and’. As a psychotherapist and an aesthete, I have joined people’s need to belong, feel the closeness, exchange emotions, joy, pain and ideas with functional art. I have done so because I wanted pleasant and constructive things to happen in a beautiful and symbolically intensive ambience. Tables are the places where people gather, talk, develop bonds, laugh, create, look at one another and be seen. The oak from which I craft IReneee tables symbolises security, stability, fertility and vitality, so I endeavour to integrate all the values that I regard as meaningful. IReneee is designed for the aesthetic elite who consciously and passionately invest in their ambience.
Q. Each IReneee table seems to be telling a silent story of time and nature, and each one carries the name of a dance - Tango, Pasodoble, Waltz, Opereta of Love, just to mention a few. When someone buys or uses one of your pieces, what do you hope they feel or understand about the connection between nature, movement, design and everyday life?
A. I would love for it to stimulate a play – because in a play we are wholehearted, fulfilled, authentic. I strive for each piece to stimulate a dance – because dance is the essence and manifestation of passion, eros, intimacy, connection, tenderness. Each of my creations stimulates bonding and closeness, and these are the life energies that give joy and purpose to our existence.
I want us to become aware that we are in constant interaction with the environment around us and all its beings.
The materials of IReneee’s products carry masculine energy, strength and security, while the forms highlight feminine sensuality, lightness, beauty and loyalty to their role.

Q. Sustainability and respect for natural balance are clearly important in your process. How do you ensure that your materials and production methods align with your eco-conscious philosophy?
A. I honour the philosophy of endurance and the growth of value over time. I respect the value of patina in matter as well as in life experiences. Honour is given to the natural maturation of wood, just as to that of a human being.
IReneee uses solid oak from sustainable sources, air-dried naturally, not forced. The surfaces are treated by hand, with a finish of natural oils so that the wood may breathe and age with dignity. I believe that true beauty is born at the moment when human, material and time find mutual trust.
My creations are a conscious harmony between nature and humankind, expressed through form and texture of material that calls for presence and gratitude - but also inspire one to play and live with purpose.
Q. How do you want Amphora to engage with its surroundings - is it meant to dominate, harmonize, or transform the space it inhabits?
A. In my vision, the Amphora requires an appropriate setting to fully embody my concept. It harmonises the space, elevates its frequency and dynamics by an octave. It inspires, while quietly commands its grandeur. It symbolises fertility, lightness and abundance. Its dominion is elegant, gently assertive. It subtly expresses the power of feminine energy.
Q. The craftsmanship behind your work is remarkable. Would you say that IReneee is also a reflection of the deep craftsmanship DNA that exists in our region, especially in Bosnia and Herzegovina, where tradition, skill, and artistry have always been part of everyday life? Do you believe that such craftsmanship can stand alongside or even surpass renowned international brands and design houses?

A. Our spaces are rich in culture, abundant in textures, scents, natural shapes and colours that are woven into our collective consciousness. That richness is not only aesthetic, but energetic and spiritual. That creative code brings together emotion, strength and respect for nature. Here, craftsmanship has always been more than trade - it has been a way of life, a prayer through material. That makes us more sensitive, and as you say, art is lived. Because art is in everything - in the way we move, the way we speak, embrace, the choices we make – all around us.
In the era of mass production, the personal imprint is increasingly honoured. It has reclaimed its rightful significance, for it arises from authentic depth and a genuine encounter with matter and soul.

After years of exploring the Adriatic and beyond, I’ve learned that the most beautiful places are not just seen — they are felt. In this new section, I share the places that spoke to me this season — through their people, their spirit, and their timeless charm.
This autumn, I returned to Rovinj — that timeless mosaic of stone, sea, and soul — and found myself once again enchanted by Hotel Spirito Santo Palazzo Storico. Tucked away in the quiet heart of the old town, just a few steps from the Adriatic, this place feels less like a hotel and more like someone’s beautiful, secret home — one that opens its doors just for you.
From the moment I stepped through the narrow cobblestone streets, I could feel the charm of centuries breathing through the walls. The Palazzo, once three forgotten houses from the 19th century, now stands reborn — elegant, warm, and deeply personal. Wooden beams stretch across the ceilings, original stones catch the autumn light, and every corner tells a story of patient restoration and genuine love for detail.
Each of the rooms (12 in total) has its own personality — some with private balconies overlooking the sea, others with views of Rovinj’s rooftops and the iconic Church of St. Euphemia. Thoughtfully designed, they combine the timeless beauty of traditional Istrian craftsmanship with the comfort of modern living. The linens, the textures, the subtle play of light and shadow — everything feels calm, authentic, and deeply comforting. In the newer Palazzetto building, just a short stroll away, the spacious suites open up to panoramic views of the Adriatic, each with its own quiet elegance and a sense of privacy.
Each morning began slowly, with the scent of orange juice and homemade pastries drifting from
the lower floor restaurant — an intimate space where I would linger longer than planned, surrounded by quiet jazz and the soft murmur of conversation. Breakfasts here are not just meals; they’re small rituals of joy. And in the evenings, the same space transforms into a candlelit haven, serving dishes that celebrate Istrian flavors with modern grace.
The Cortile Atrium, with its open roof and the ancient water-well at its heart, became my favorite spot. Under the soft autumn sky, I’d sit with a glass of local wine and listen to the whisper of the old stones — reminders of a time when Rovinj was still a sleepy fishing village.
But what truly makes Spirito Santo unforgettable are the people. And at the end, it is always about the people. Mauro, Andrea, Luka, and Marin — names I will not forget. Their warmth, attention, and genuine kindness make every guest feel as though they belong. Every request is met with a smile, every detail with care.
Every element, from the architecture to the atmosphere, carries a touch of soul — as if the place itself remembers each guest who has passed through. And as I left, walking once more through Rovinj’s quiet streets, I realized that this wasn’t just another stay. It was a feeling — of warmth, of belonging, of being gently reminded that true luxury is found in sincerity, simplicity, and heart.

The number of players active in the sector is also on the rise with 39 new hotel brands and 19 new non-hotel brands entering the residential space. Amidst this evolution, competition for developments and buyers remains intense, but our advice remains consistent. To unlock the full potential of this booming market segment, developers must combine local market insight, disciplined buyer targeting, and strategic brand alignment. Sustained success will depend less on scale and more on thoughtful execution and expert advisory support.

In 2015, there were just 323 branded residential developments worldwide. By the end of 2025, this will have almost tripled to 910 (assuming all remaining 2025 pipeline projects complete). This expansion represents a compound annual growth rate of 10.9% in the 10-year period, almost doubling that of both the global hospitality and real estate markets over the same time period. The momentum shows little sign of slowing. Based on schemes already signed, a further 837 projects are scheduled to come to market by 2032, taking the total to 1,747 branded residences. Crucially, this is not a forward projection but a list of contracted projects, underlining the depth of developer appetite, the ongoing commitment from the brands and the enduring strength of the branded residence model.
While North America was the birthplace of branded residences and remained the dominant region until the mid-2010s, its share of global supply has steadily declined as new markets have emerged. In the last five years, Asia Pacific has rapidly risen (+55%), fuelled by particularly strong pipelines in Vietnam, Thailand and India. The Middle East & North Africa region has seen even faster growth (+187%), led by Dubai and the wider Gulf, now rivalling more mature regions in scale. The rest of Africa, though still small in scale, has begun to register on the global map with 1010 schemes across the region expected to be completed by 2026. Europe and Central & Latin America have also expanded, with both resort and city schemes, and now have over 50 new branded developments in the last year between them. The result will be a more balanced distribution of branded residences worldwide, with no single region holding more than a quarter of the market by 2032.
The branded residential and hospitality sectors remain intrinsically linked but highly diverse, however, a clear hierarchy of scale is emerging. At the top end, Marriott and Accor dominate with pipelines in the hundreds, their strength derived from multi-brand portfolios (both offering in excess of 35 brands) that transcend into every tier of the market. Beyond these two global powerhouses, Four Seasons retains a disproportionate influence relative to its size, as the only singular brand in the top 10, with its closest rival being Mandarin Oriental in 11th place. Looking at other operators at the top, Hilton, Hyatt, IHG, Radisson and Wyndham form a strong second tier of parent groups, each balancing volume with diversification across a plethora of brands. Beyond these global operators lies a more selective group of luxury and lifestyle specialists. Banyan Group, Mandarin Oriental and Rosewood remain key players, with brand equity and service reputation ensuring their high-end positioning. Similarly, Aman, Auberge, Montage and Kerzner exemplify the ultra-luxury segment, where scarcity and exclusivity are strategic strengths rather than limitations.
With 63% more brands premiums analysed, the global average holds firm. Resorts are on the rise! The Savills 2025 Global Brand Premium Study represents our most extensive analysis to date. We have revised, refined and extended both our market definitions and methodologies to provide greater clarity on premiums within each market segment.
• ‘Established Cities’ are classified as those with 15 or more completed branded residential schemes.
• ‘Emerging Cities’ are those hosting between three and 14 completed projects.
• ‘New Cities’ are characterised by those offering fewer than three schemes and will feature in next year’s report.
The findings show that the Global Average Premium, defined by Savills, remains consistent with last year’s average at 33%, reinforcing the resilience of the branded residential model. Within urban environments, both Established Cities and Emerging Cities command an average premium of 30%, whilst resort destinations, where lifestyle often drives additional value over less sophisticated local markets, achieve the highest premiums, averaging 39% (up from 34% in 2024).
Established Cities, with entrenched demand and mature markets, display the lowest variation in premiums (with a standard deviation of just 0.32). Resorts follow closely, benefiting from strong international demand and a clear alignment between brand and lifestyle offering. By contrast, Emerging Cities exhibit the widest range of outcomes with a variance that is 57% higher than for Established Cities. Here, a well-executed scheme can achieve exceptional premiums, well above the market baseline, but conversely, weaker projects can easily underperform local comparables. The data underlines a critical message: brand alone is not enough.
While the global average premium remains steady, delivery quality, location and operational execution remain decisive in determining success.
The resounding and consistent message from our reports has been how fast the sector is growing and how much traction it is gaining across every region. The story has revolved entirely around GROWTH and EVOLUTION. In truth, while we may see small tweaks here and there in the sector’s make-up, in the short to midterm, we expect this to continue. The trajectory is unmistakable: through a deeper sectoral engagement, we anticipate a broader (and more diverse) spectrum of brands and a wider geographic reach. Beyond this, we have touched on the ‘Two-hour Home’ concept, which is already rapidly gaining momentum…So what can we expect to see in the future? What ideas and notions are currently under-exploited? The first is SPORTS BRANDS. Whilst we have seen Chelsea take a leap into the sector, where are the true sports brands...the likes of ‘Nike Branded Residences’ or ‘The Residences by Adidas’? As we see a host of non-hotel brands enter the sector, we can’t help but notice the absence of the sporting giants. World-famous athletes travel far and wide for off-season training, flocking to facilities like The Campus in Quinta do Lago, Portugal or La Manga in Spain. These athletes share many of the traits of UHNWIs around the globe, prioritising privacy, luxury living and exclusivity. Small hotel rooms don’t offer the modern comforts of their own homes so surely there is a gap for exclusive sports brands to fill? The next is GAMING. There are now, reportedly, 3.48 billion active gamers worldwide, representing 44% of the global population. If the focus for nonhotel brands is on the provision of a certain lifestyle, experience and the creation of a like-minded community, then this seems to be an obvious avenue to explore. NEOM has begun to look into this sector, attempting to create “a fully integrated campus, unlike any other, harnessing the most advanced technologies and environments to stimulate creativity and business opportunities”. But is a global gaming hub in KSA the only opportunity?
With so many globally captured by this industry, who’s to say there isn’t space for the creation of the likes of ‘Sony Residences’? Be it on a large or small scale, there must be scope for these brands to create a multi-market presence with an underlying cross-border network… And finally, FILM. Much like the sports industry, the film sector is characterised by a highly mobile talent base. A-list film stars often spend extended periods on location, frequently working at major film studios far from home. While entourages may attend to their daily needs, extended stays in hotel suites seldom provide the comfort, space, and privacy to which these high-profile individuals are accustomed. For many, especially when traveling with their families, discretion and seclusion are paramount. These dynamics point to a compelling opportunity for the branded residences model. An opportunity for UHNWIs to purchase exclusive, ultra high-end residences, operated and managed by a sector-leading brand in close proximity to worldfamous film studios. Whether in urban centres, rural or resort destinations, residence owners stand to benefit, not only from the potential for attractive rental returns during high-profile film productions, but also from the unique prestige of owning a property that has hosted A-list talent. These are but a few recent reflections and we wait and see what surprising new names enter the market in 2026.

The ranks of crypto millionaires have surged to an unprecedented 241,700 individuals worldwide, according to the newly released Crypto Wealth Report 2025 by leading international residence and citizenship advisory specialists Henley & Partners, featuring exclusive data from global wealth intelligence firm New World Wealth. That’s a remarkable 40% increase in just 12 months, fueled by a dramatic surge in Bitcoin millionaires — up 70% year-on-year to 145,100 holders — and a booming total market valuation of USD 3.3 trillion as of June 2025, a 45% jump from a year previously.
At the apex of the crypto wealth pyramid, the number of ultrawealthy individuals is rising sharply: 450 centi-millionaires now control crypto portfolios worth USD 100 million or more, up 38% since last year, while the number of crypto billionaires has climbed to 36, an increase of 29%. This significant growth coincides with a watershed year for institutional adoption, highlighted by the first-ever cryptocurrencies launched by a sitting US President and First Lady. Dominic Volek, Group Head of Private Clients at Henley & Partners, says the rapid rise of this new crypto-wealth class is compelling governments, tax authorities, and wealth managers to confront an uncharted new reality. “While roughly USD 14.4 trillion worth of wealth crossed national borders in 2024, the entire architecture of modern finance assumes that money has a home address — but cryptocurrency doesn’t. For millennia,
storing wealth meant anchoring it to a place. Even with digital banking, you needed a residential address and tax ID just to open an account. Today, cryptocurrency has made geography optional — with nothing more than 12 memorized words, an individual can secure a billion dollars in Bitcoin, instantly accessible from Zurich or Zhengzhou alike.”
As cryptocurrency wealth matures, the Crypto Wealth Report 2025 documents fundamental changes in how affluent digital asset investors structure their affairs globally. Machine learning systems now manage an increasingly significant portion of institutional cryptocurrency portfolios, while Switzerland has emerged as a primary hub for custody services. The shift towards Bitcoin as collateral rather than a speculative asset marks a critical evolution as Philipp A. Baumann, Founder of Z22 Technologies, points out. “Bitcoin is becoming the foundation of a parallel financial system, where [it] is not merely an investment for speculation on fiat price appreciation, but the base currency for accumulating wealth.”
The philosophical implications of this shift are profound, according to Samson Mow, CEO of JAN3, illustrating the tension between traditional and digital money systems: “Over any longtime horizon, fiat currency has one destiny: infinity. Bitcoin, on the contrary, has the opposite: 21 million.” This fixed supply versus infinite expansion represents what Mow calls “the defining paradox of our age”, as governments grapple with a form of wealth that exists outside traditional monetary control.

The convergence of crypto wealth and global mobility is accelerating. Catherine Chen, Head of VIP & Institutional at Binance, observes that “this new, mobilitydriven class of investors is increasingly turning to citizenship by investment programs as a strategic route to geographic and financial flexibility.” Townsend Lansing, Head of Product at CoinShares, confirms the broader momentum: “Driven by favorable regulatory winds, institutional adoption has not only arrived — it is surging.” Dr. Guneet Kaur, senior editor at CCN.com and Science Fellow at Exponential Science agrees, adding that “CBDCs, digital forms of a nation’s legal tender, are being explored by over 100 economies, with 49 countries in the pilot stage as of July 2025. In jurisdictions where traditional banking imposes restrictions, CBDCs promise cheaper and faster state-backed payments.”

Hong Kong (SAR China) follows with robust Economic Factors and high Tax-Friendliness, while the USA boasts strong Public Adoption and Innovation and Technology metrics. Switzerland and the UAE round out the Top 5 performers, with the Emirates scoring a perfect 10 for TaxFriendliness, with zero taxes on crypto trading, staking, and mining.
High-net-worth individuals (HNWIs) with significant crypto holdings are among the most globally mobile, underscoring the strong link between cryptocurrency and cross-border wealth flows, according to Andrew Amoils, Head of Research at New World Wealth. “We’re also seeing crypto and gold emerge as the preferred alternative assets for the world’s wealthy. In previous decades, precious stones like diamonds were widely used to move money discreetly across borders thanks to their portability. Today, crypto and gold have largely taken their place as the modern stores of portable wealth.”
This swift expansion of borderless wealth is reshaping how HNWIs organize their global affairs. As Volek points out, crypto millionaires are seeking jurisdictions that not only recognize digital assets but also provide residence and citizenship solutions aligned with their internationally mobile lifestyles. “For this new class of investors, diversification across multiple jurisdictions has become a hedge against regulatory volatility and technological obsolescence. The ability to engage with innovation hubs while maintaining legal certainty is now seen as essential, with investment migration programs offering a structured pathway to greater security and global access.”
The Henley Crypto Adoption Index, a proprietary tool that is updated annually as part of the Crypto Wealth Report, addresses this need by benchmarking the world’s most cryptofriendly countries with investment migration programs. Drawing on more than 750 data points, it offers digital asset investors a clear overview of how these different jurisdictions with residence and citizenship by investment pathways are regulating and adopting cryptocurrency and blockchain. By spotlighting the most progressive destinations, the index provides a clear view of opportunities to safeguard wealth, optimize tax efficiency, and access traditional financial systems.

The index evaluates 29 investment migration programs across six key parameters — Public Adoption, Infrastructure Adoption, Innovation and Technology, Regulatory Environment, Economic Factors, and Tax-Friendliness — enabling investors to identify jurisdictions that best match their priorities.

Austriaapplies securities tax frameworks to crypto, while Italy’s flat-tax regime for new residents includes foreign-sourced crypto gains. Monaco draws ultra-wealthy crypto holders with zero personal income tax.
Beyond Europe and the US, St. Kitts and Nevis accepts cryptocurrency for citizenship applications, as does Antigua and Barbuda. Thailand recently announced a five-year capital gains exemption for crypto trading and Malaysia builds fintech capabilities through Digital Free Trade Zone initiatives. The Indian Ocean island nation of Mauritiusleverages its position between Africa and Asia to attract crypto businesses.
Countries as diverse as Costa Rica, El Salvador, Greece, Latvia, New Zealand, Panama, Türkiye, and Uruguay have all developed strategies to attract mobile digital asset investors, recognizing that even a small share of the crypto economy can bring significant benefits.
As Volek concludes, the rise of cryptocurrency has democratized capabilities once reserved for the ultra-wealthy. “The same mechanisms multi-national corporations have long used to shift profits and manage exposure across borders are now accessible to anyone with an internet connection. This marks a profound shift — empowering individuals to take control of their wealth on a global scale, while at the same time challenging governments whose fiscal systems depend on the ability to monitor, regulate, and tax economic activity.”

HANGAR Food Market is located inside an original airport hangar from 1929 - a building that has spent nearly a century standing as a silent witness to the rise, stagnation, and renewed transformation of New Belgrade. The hangar is part of the former first Belgrade airport on Dojno Polje, whose development and infrastructural standardization were shaped by some of the most prominent engineers of the era. Among them was Milutin Milanković, whose structural calculations and technical standards laid the foundation for buildings of this kind.
Today, almost one hundred years later, the space has been carefully restored to preserve its industrial morphology - its soaring roof structure, steel, concrete, and vast open spans - while functioning as a contemporary, organized, and accessible urban hub. It now houses the only food market of its kind in the region.
The hangar’s original structure has been left visible and legible. It stands as one of the rare examples of industrial architecture in Belgrade that has not been stripped of its identity, but thoughtfully adapted to its new purpose. For decades, the site was neglected - only now regaining a form that gives it renewed usefulness and character.
More than 30 gastronomic concepts and restaurants operate within HANGAR today. The offer works as an intuitive network of places through which visitors move naturally. Under one roof, guests can find a range of Asian cuisines, dumplings, paella, burgers, steakhouses, Italian eateries, a bakery, soft serve ice cream, wine bars, and traditional Serbian dishes…
This concept makes the space suitable to people with completely different habits and preferences. As a result, HANGAR is equally suitable for a quick workday lunch, a casual dinner, a date night or a longer weekend visit.
On weekdays, HANGAR is the natural destination for employees from Airport City (the largest business park in Eastern Europe) and the surrounding business zone - fast enough for a lunch break, varied enough to satisfy different tastes, and spacious enough to avoid the claustrophobia of crowds. After work, its energy softens, turning into the perfect place for a spontaneous drink or dinner without the need for reservations.
Weekends bring families, friends, visitors from across the city, and travelers curious to try something new. HANGAR has quickly become one of Belgrade’s rare destinations that works equally well by day, in the evening, and as a weekend outing.
Expansive open areas, well-planned lighting, Italian design (Calligaris chairs and tables, Flos lighting…), wide connections to the outdoor zone, and the ability to fully open the structure during warm months make HANGAR flexible throughout all seasons. In winter, it remains clear and organized; in summer, it shifts into a semi–open-air environment that transforms the mood of the space without altering its structure.
This adaptability makes it an ideal setting for events of many kinds: brand activations, small concerts, panels, popup markets, and presentations. HANGAR is no longer positioned solely as a gastronomic project, but as a new urban centre capable of hosting diverse content throughout the year.
