DESIGN CHARACTER & SENSE OF PLACE

Page 3

DESIGN CHARACTER & SENSE OF PLACE Timbers Kauai - Ocean Club & Residences command a breathtaking location overlooking the vibrant blue waters of the Pacific Ocean and the spectacular mountains beyond. We believe it is essential that these Residences create an environment that reflects an authentic and appropriate sense of place in order to elevate the guest experience. The design ethic strives to provide a fresh approach to Hawaiian living while celebrating the spirit of aloha and the connection to the sea and land. Residence design should incorporate the appropriate natural materials/elements and locally sourced art and accessories.

Page 4

DESIGN CHARACTER & SENSE OF PLACE It is strongly encouraged that the interior design of your Timbers Kauai residence embraces the following goals: • Comfortable and approachable • Respectful and embraces the Hawaiian culture and environment without being too rooted in tradition or tribal character • Complements the existing material finishes of the residence and of the resort • Functional and allows for comfortable living throughout the residence • Use of appropriate and durable materials for the tropical climate • Furnishings, art and accessories that are appropriate to the scale, proportion and standard of a luxury residence • Colors that are compatible with the natural surroundings / not competitive (a neutral palette is preferred) • Limited use of bold patterns / bold colors • Respectful of the potential use by multiple generations (comfort and safety)

Page 5

DESIGN CHARACTER & SENSE OF PLACE Each Residence building has its own unique sense of design with subtle details that play off their respective views and connection to nature. KAIHOLO RESIDENCES Kaiholo is translated to “the ocean current” and may be interpreted as water moving on sand. The guiding interior design concepts include reflecting the many shades of blue and the granular movement of the sand through natural stone tiles and surface materials. Rich wood tones and a neutral palette may be incorporated to play against the calming shades of blue to create a revitalized Hawaiian feel. MALIULA RESIDENCE Maliula means to “look upon with favor and joyful sharing of life energy.” A classic neutral color palette that creates a relaxing, comfortable but elegant environment. Natural textures may help to create a link to the outdoors through the architectural elements and furniture. LAOLA RESIDENCES Laola is “sun and life” and may be interpreted as the dawning of a new day. These sunrise facing residences welcome the natural Hawaiian landscape into their interiors. Organic elements, subtle details of nature and rich woods may help fuel the warmth of these spaces.

FURNITURE & FIXTURES

Page 7

FURNITURE & FIXTURES All supplied products are to be contract quality and suitable for commercial use. Guidelines for durability and maintenance of goods: UPHOLSTERY • Durable abrasion resistant • Fabrics should pass 30,000 double rubs • No natural fibers (they are very susceptible to mold & mildew in tropical climates) • Natural fibers acceptable for throw pillows only (they often get replaced every few seasons) • Solution-dyed acrylics preferred for all outdoor upholstry • Scotchguard, Crypton or Nanotex coatings spray applied to fabrics (moisture barrier technology for protection from spills, stains, odors, moisture and mildew) • Flameproofing – all furniture shall comply with applicable flammability test requirements • Consider applying UV inhibitors to fabrics to protect from sun fading

MILLWORK & CASE GOODS • Kiln-dried hardwoods preferred (no soft exotic woods – they are very susceptible to termites) • Metal finishes to be powder-coated to avoid rusting (aluminum is best) • Provide heat & stain resistant finish coat to tops of case pieces CARPETS • 100% nylon / polypropylene (olefin) / acrylic or polyester • Synthetic carpet pad 110 once weight or better OUTDOOR FURNISHINGS • Product to be suitable for exterior application in an island climate • Outdoor cushions should have a cushion core resistant to mold and mildew

We strongly recommend the use of applied coatings to handle the unexpected spills, crumbs, wet clothes, lotions, etc. that occasionally happen at a rental property. Page 8

ARTWORK & ACCESSORIES

Page 9

ARTWORK & ACCESSORIES ART The selection of art is very important to provide a complete and refined environment. We will be happy to provide your Interior Designers with local art gallery and dealer contacts to assist in making selections to complete your residence. The art in the residence should be appropriate for multiple generations (i.e., subject matter), and carry undertones of the Hawaiian culture. When installing art, it should be simply arranged and should not appear crowded on the wall. ACCESSORIES & PERSONAL ITEMS Personal items such as family photos and mementos should not be displayed or furnished in the residence. Books should not contain offensive or heavily political content. The best accessories relate to the Hawaiian culture and provide a sense of connection to the islands. Personal photos should not be fixed to walls or casework. Any electronic items (i.e., computers / printers) or appliances not available for guest use are to be removed and stored by the Owner.

Page 10

TECHNOLOGY & UTILITIES

Page 11

TECHNOLOGY & UTILITIES TECHNOLOGY Owners are responsible for equipping their residence with technology including television and internet consistent with Timbers Kauai standards. UTILITIES Subscription of utilities must align with Timbers Kauai. If needed, we can assist with set-up of utility accounts and resort phones will be provided throughout the residence. HOME THEATER SYSTEMS Selection of home theater and audio systems should consider ease of use and on-island availability of support and repair. Highly technical systems are typically avoided at rental properties to reduce frustration by resort guests. These systems may provide great quality and aesthetics, but often require constant reprogramming of the system when an incorrect button is pressed on the remote.

PROCUREMENT, DELIVERY & INSTALLATION

PROCUREMENT, DELIVERY & INSTALLATION PROCUREMENT

DELIVERY

INSTALLATION

Procurement of FF&E items should be planned and scheduled in collaboration with the Timbers Kauai staff. We strongly encourage working with a procurement professional familiar with Kauai. A listing of companies can be supplied. The staff should receive a schedule and list of items at least 2 months in advance of the actual move-in date.

Delivery of all items to the property must provide advanced notification to the staff. It is suggested to keep the staff copied on communications related to shipments to the property. Delivery of FF&E items must be consolidated and properly crated at a central location and containerized prior to shipment to Hawaii. Scheduling the arrival of containers to the property must be done at least 1 month prior to arrival at the property. A point of contact for this communication will be provided.

Installation of FF&E package must be coordinated through a professional moving company. Timbers Kauai will provide suggested vendors that have familiarity with the property and an understanding of the logistics involved with delivery to Kauai. An Installation Plan must be submitted to the staff at least 1 month prior to actual installation date (with map showing container delivery, staging locations and delivery routes for movers). The Installation Plan will provide contact information for moving company and the on-site supervisor in charge of the installation as well as advanced planning for any unusually large items. It is the Interior Designers responsibility to verify all access dimensions (paths, elevators, corridors and doors) to assure safe and successful delivery of all items.
