The end of one year and the start of the next is a great time to sit back and take stock. As a community, Landsec | Aspire has certainly achieved an incredible amount in 2025.

Besides our daily routines to provide customer service excellence across every service stream, we’ve embraced a great deal of change this year. We said ‘farewell’ to Caxton Youth Organisation and welcomed our new charity partner, The Connection. We have made great progress in our Air Source Heat Pump (ASHP) programme, achieving not one but two fully decarbonised properties this year – Dashwood and 16 Palace Street. In addition, the integration of MediaCity into the Workplace portfolio continues to progress well. For example, you can read about the recent visit by members of the Aspire Assist team to Salford in this issue.

Day in August, Aspire Challenge in September and Christmas Party earlier this month – we launched a brand-new event, the Landsec | Aspire Football League, which proved a great success.

Looking ahead to 2026, we have good reason to be optimistic about the performance of Workplace, despite a certain lack of bounce in the economy as a whole. Following recent deals, our office space across Victoria is now 100% full. This bodes well for Thirty High, our new development, which will be ready for mobilisation next year.

On behalf of the Aspire Steering Board, thank you so much for all your efforts this year. I hope you can all take a well-earned break over the festive season. I wish you a very Happy Christmas with your families and friends, and a peaceful and healthy 2026.

A Wicked Christmas!

Not naughty or nice…this year it’s a Wicked Christmas, as stars from the West End show took centre stage at our lights switch-on event.

Festive lights, glittering trees, yuletide music and tasty treats have ensured a wonderful atmosphere across the portfolio this month.

Besides the ever-popular Seasonal Cheer events, this year customers enjoyed wreath-making classes and even had the opportunity to pass some of the Christmas chores over to visiting elves, who provided a present-wrapping service.

The Giving Tree

Trivia competition

Two stars from the hit musical, Wicked brought a touch of West End magic to our lights switch-on event at 80 Victoria Street. Emma Kingston (who plays Elphaba) and Zizi Strallen (who takes the role of Glinda) came along from the Victoria Theatre to do the honours.

Proving just how generous people are at Christmas, the Giving Tree campaign was very successful once again.

Organised by our Rapport colleagues in support of the charity KidsOut, the Giving Tree is based on the Secret Santa concept. Customers were able to take tags from reception staff that gave a child’s first name, age and dream gift. They then tied their tag on their building’s Christmas tree, purchased the present and handed it to reception staff for wrapping.

Customers also had fun with a special ‘12 days of Christmas’ prize competition on the Landsec Experience app, where they could answer a festive trivia question each weekday from 1 to 16 December. With prizes on offer including tickets for Wicked, a luxury hamper from Fortnum & Mason, a meal for two at The Palm House and a cocktail-making class for six at Rail House Café, the competition attracted more than 2000 entries.

KidsOut is an organisation dedicated to giving positive experiences to disadvantaged children. Thank you to everyone who thoughtfully gave gifts to make Christmas more special for these children – a fabulous total of 324 toys were donated!

You ‘sleighed’ it!

The lights switch-on took place at dusk on 2 December, marking the beginning of all the Christmas fun. Customers enjoyed mulled wine, mince pies and Wicked-themed pink and green chocolates, provided with the support of our new catering Service Partner, Restaurant Associates.

“Everybody enjoyed it,” says Quentin Meliz, Guest Experience Manager for Rapport, “and it was lovely to see everyone gathering together.”

A great big ‘thank you’ to our Aspire teams for pulling out all the stops to put festive fun into our seasonal activities.

Christmas may be a magical time of year, but none of it actually happens by magic – it takes a significant amount of preparation, time and effort.

The Forge.

From the Aspire members who selected the best Christmas trees, to the security officers who helped put them up, the engineers who provided power for the lights, the cleaners who kept our receptions looking spotless and the catering staff who cooked up treats, it has been a fantastic team effort.

Special thanks go to Jasmin Byrne (Experience Enhancement Manager, Landsec) and Quentin Meliz (Guest Experience Manager, Rapport) for taking care of all the planning to make these festive events a success, along with Sonia Freire (Cluster Supervisor, Rapport) for supporting Quentin with the table logistics and decoration.

Seasonal Cheer The Seasonal Cheer programme took place once again this year, providing live entertainment and festive refreshments for customers across the portfolio. The events took place at our buildings in Victoria on 9 December; at Lucent, The Forge and 20 Eastbourne Terrace on 10 December; and at One New Change, Dashwood and New Street Square on 11 December.

While enjoying live music from guitarists, choirs or singers, customers were treated to delicious food and drink. Mince pies, cookies, sausage rolls, vegetarian rolls and quiches were provided by Restaurant Associates, being washed down with a choice of alcoholic or non-alcoholic mulled wine.

A couple of market stalls were also available at 80 Victoria Street for customers to purchase gifts for loved ones or treats for themselves.

El Cofre de Mya offered beautiful jewellery, while Chokureiki had a range of holistic candles and stone bracelets.

With plenty of smiles, Santa hats and selfies, this year’s Christmas Jumper Day brought a warm glow to properties across the Workplace portfolio.

From the West End to the City, Landsec | Aspire members proudly wore their yuletide sweaters and festive accessories on Thursday 11 December, posing for photos and wishing customers a ‘Merry Christmas’.

All the holiday favourites were represented, from elves and snowmen to The Grinch, Rudolph and Santa Claus himself. Every type of creature also made an appearance on the jumpers – penguins, polar bears, reindeer, robins, pandas, foxes, owls, dogs and cats, to name but a few.

Thank you to everyone who made the effort to add some seasonal sparkle to our buildings and public spaces!

The addition of MediaCity to the Workplace portfolio has added to the responsibilities of the Aspire Assist 24/7 HelpDesk team. To ensure we are meeting the needs of MediaCity customers, three members of the team recently travelled with me to Salford to learn more about their particular requirements.

Landsec | Aspire offers a 24/7 support service, direct from our innovative Customer Service Centre.

Assist team visits Salford Three members of the Aspire Assist 24/7 HelpDesk team – Joel Siaw, Oliver Storey and Alex Tan – recently visited MediaCity in Salford with Alison Currell, Aspire Service Delivery Director.

Travelling up on 24 November and back the next day, the trip allowed them to meet customers and Service Partners at the newest addition to our Workplace portfolio. “It’s a very different asset to what Landsec owns in London,” says Alex Tan, Aspire Assist Service Delivery Manager, “so just being up there was amazing – a real eye-opener.”

The purpose of the visit was to enable the team to really understand the urgency of some Aspire Assist tickets in what is often a broadcast-critical environment. “It was a chance to put faces to names and speak to customers about how we can cater to their needs going forward,” explains Alex. “We wanted to understand how they operate on a daily basis and why the tickets they raise are so urgent, so that we can put systems in place to enable us to respond more quickly.”

The team met with representatives of Equans – the partner for mechanical, electrical and building fabric services at MediaCity – as well as with two customers that have recently signed Managed Service contracts. “The Service Level Agreements (SLAs) for these two customers are different now,” says Alex, “and we’re currently working on how to manage the priorities more efficiently for them – it’s a big task, but one we are excited to take on.”

The visit included a site tour in the customers’ studios and other facilities in order to see how they normally work. “Now we’ve actually seen the daily operations, we understand better about the urgency and why we need to prioritise those tickets,” says Alex.

The team found the visit enjoyable as well as insightful. “Everyone was very welcoming,” says Alex. The four chatted to various members of the site team, including the security officers who cover for the helpdesk team out of hours. “We work amazingly well with them,” says Alex. “I introduced Joel and Oliver to them because it’s their first visit there, so they were really excited.

They got to see a security control room, TV studio and production gallery for the first time. It was really interesting and there was a lot of knowledge for us to absorb and take away.”

There are plans for members of the Equans helpdesk team to visit the Aspire Assist 24/7 Help Desk in London at some point to see the systems and operations there. Joel Siaw will be a key point of contact going forward, as he was recently promoted from Apprentice to Aspire Assist Agent with special responsibility for MediaCity. “We aim to have Joel going up to Salford at least once a month,” says Alex, “to meet with customers and answer their queries.”

Reflecting on the visit and meeting the special needs of MediaCity, Alex says: “It’s early days and there’s still a lot more to learn, but it’s a very exciting asset and we’re looking forward to working closely with the site team and customers.”

5 minutes with…

Divine Omango Workplace Support Assistant, Landsec What do you know now that you wish you’d known when you were younger?

That following the rules all the time is boring and so is being normal.

Do you have any regrets?

Not dancing on TikTok so I could have been rich!

Do you have any pets?

No, I don’t. I really want a dog, so I can come home to instant cuddles after a day of back-to-back meetings and raising POs. I’d choose a Maltipoo, which is a cross between a Maltese and a Poodle. I’ve always described them as the breed that looks like fried chicken!

What do you like to do outside of work?

A whole bunch of stuff. I run a book club with my mates called Giggles’n’Thrills, which I love. It’s only for women (no boys allowed!) and it’s been running for two years.

I also create digital content for other people, whether it’s a wedding, a birthday or a proposal (no funerals, please!). It’s mostly videography and editing, and in January it will be a year since taking the hobby seriously.

I also lead the media team at my church – managing our social media sites and uploading the livestreamed services to YouTube – and that has been fulfilling too. I also enjoy writing poetry. You could say I like to keep busy!

What’s on your bucket list?

Off the top of my head…I would really like to skydive, travel for an extended period (like three months) and do a live show with my friends, just chatting.

Are you a fan of anything or anyone?

If anyone knows Kennedy Ryan in real life, please give me a call.

She’s one of my favourite authors!

Do you have any mantras in business or in life?

One is ‘The worst anyone could say is No’ and another is ‘Rest is necessary’. I’m still learning the second mantra though.

What would you say is your greatest achievement?

So far, I would say bringing to life the Landsec Christmas event for Dashwood at Boxhall, the venue next door. This took weeks and weeks of planning and it was better than I could have imagined.

Have you been inspired by anything you’ve seen, read or experienced lately?

Is it weird to say that I haven’t been?

Not anything deep and thoughtprovoking, anyway. I do get inspired by my Pinterest every day – looking at ways to make my best friend’s wedding next August the best ever #MOH (I’m Maid Of Honour, in case that had you wondering).

What’s your all-time favourite movie?

I have so many favourites but I would say, right now, ‘Avengers: Infinity War’. It’s legendary.

What was your first ever job?

My first work was some volunteering at a local football club, helping with admin. My first paid role, though, was as a waitress in a restaurant with Troubadour Theatres. I went on to work as a receptionist for them.

What would you say is your best skill in business?

I am very much an events person – putting them together and capturing the moment. So, let’s say events and content creation.

What’s your favourite part of your working day or week?

Having one-to-ones with customers – getting to know them in this way has made some weeks easier and lighter than others. Also, having the time to chit-chat with the team – I just love laughing and getting to know everyone #Opsteamisthebestteam.

And your least favourite?

When it’s back-to-back-to-back – can a girl breathe?!

Backpacks for The Connection

Gardening at Westminster School Well done to the Q&S team, who recently did some community outreach by volunteering their green fingers at Westminster School.

Three members of the team – Keelan Thompson, Neui Yu and Jack Davies – spent half a day at the site, doing various gardening tasks.

Thank you to all Service Partners who donated winter garments and other items for the 30 backpacks that we have donated to our charity partner, The Connection, this month.

Empty backpacks were supplied to The Connection by Citypak, a US-based charity that distributes bags designed by homeless people for homeless people.

The special backpacks are extremely well made, featuring anti-theft webbing, a waterproof pocket, reflective strips and even an integrated rain poncho.

The Connection asked Landsec | Aspire to help fill the bags with warm clothing, showerproof trousers, some personal hygiene items and a few Christmas treats. Working to a specific list so that all the packs would be identical, our Service Partners provided the items required for 20 backpacks suitable for men and 10 for women.

Volunteers from our Service Partner teams took on the role of Christmas elves, ensuring that each backpack

was filled with the correct items, with encouragement from Lola, the spaniel! Then the bags were collected

by Principle Cleaning and delivered to our friends at The Connection, who will distribute them to their homeless clients at the charity’s Christmas dinner.

“Many thanks to our Service Partners for generously donating the required items,” says Alison Currell, Aspire Service Delivery Director, “and to the Aspire members who helped put all the gifts into the backpacks. Your help was very much appreciated.”

Olivia Wasson, Partnerships Manager at The Connection, was delighted with the delivery of the backpacks: “Thank you so much – your contribution is so appreciated, and the team keep commenting about how good the bags look.”

WrapUp London

“The focus of the morning was on enhancing the school’s grounds in preparation for winter,” says Jack Davies, Contracts Manager for Q&S Limited.

“The school doesn’t have a budget for maintenance of its grounds, so this kind of help is very much appreciated.”

The team planted purple hyacinth bulbs in the playground beds and undertook weed scratching and general clearing behind the entrance fence to improve the overall presentation of the main access point. They also installed a large planter filled with a selection of ornamental grasses by the school entrance, which will provide year-round interest.

“We’re aiming to make this an ongoing project, scheduling regular visits throughout the year,” says Jack.

Many thanks to everyone who donated a winter coat or helped with collecting them for WrapUp London this month.

The WrapUp London campaign is organised each year by the charity, HandsOn London to collect pre-loved coats to help keep vulnerable people warm during the winter months. The coats are distributed to homeless and disadvantaged people across the capital through a network of charities and community organisations.

Well done to our brilliant front-of-house teams from Rapport, who arranged the donation points at all sites and enabled a fantastic total of 145 coats to be collected.

This month at MYO What a month it has been! Our teams have been busy preparing for, hosting and clearing away a whole host of festive events. Well done to everyone who helped to make this a happy and successful run-up to Christmas for all our MYO members and their guests.

We enjoyed our own little party on 12 December at The Alchemist Bevis Marks, which was a chance to thank our teams for all their hard work and dedication this year.

Christmas creations MYO members have been getting creative this month at our wreath-making workshops and gingerbread-decorating sessions.

With Christmas music playing and refreshments on hand, everyone was in the festive spirit and the results were beautiful.

Welcome to Hue This month, Hue Diaz joined the BGIS team as Portfolio Supervisor, supporting all sites. When he’s not working, Hue enjoys cycling and running. “I’m thrilled to be part of the MYO team,” he says, “especially at this time of year, when I can meet all the team members in one go at celebration days. I have seen much camaraderie between the teams from engineering, MYO and other suppliers, which is unique compared to other contracts. I’m glad to be part of this amazing team.”

Colleagues from every service stream and right across the portfolio came together to PartyAsOne at this year’s Landsec | Aspire Seasonal Celebration.

Held at Ballie Ballerson in Shoreditch on Friday 5 December, the event once again showed that Aspire members can party as hard as they work. This year’s venue brought a new twist to our legendary seasonal shenanigans, offering guests the opportunity to float in the world’s biggest glowing ball pit!

Dressed to impress with sequins, sparkles and silk, Aspire members enjoyed complimentary drinks throughout the evening, as well as platters of party snacks. With flaming cocktails at the bar, a snow machine, fun photo booth, mini Scalextric sets

and face painting – in addition to the enormous ball pit – there was plenty to keep everyone entertained.

The karaoke proved a real hit, with the drag queen hosting the session managing to encourage lots of Aspire members to take to the mic to entertain their colleagues. Others enjoyed a saxophonist playing live over some traditional tracks. Then it was time for everyone to hit the dance floor, with the DJ spinning a great selection of house hits and club classics.

Many thanks to Marlene Aguilar (Team Co-ordinator, Workplace Operations), for organising a fantastic event and well done to all the guests who took the well-earned opportunity to let their hair down – we hope your heads weren’t too sore the next day!

Congratulations to Quentin Meliz, Guest Experience Manager for Rapport, for being voted by the Aspire community as Player of the Month.

He was nominated for the award by Jasmin Byrne, Experience Enhancement Manager for Landsec. “Quentin has been integral to the successful delivery of our Landsec Experience strategy,” says Jasmin, “including a wide range of events, workshops and customer engagement initiatives throughout the year, enabling us to really enhance the experiences that we create for our Workplace customers.”

Quentin wins the award for his meticulous planning and delivery of a range of high-quality events, including Seasonal Cheer, the Christmas lights switch-on and other festive activities.

“Our planning for Christmas events begins as early as June,” explains Jasmin, “and Quentin demonstrates exceptional organisational skills and foresight in

co-ordinating multiple teams and managing complex logistics. His ability to bring together different Aspire partners and ensure smooth delivery is truly commendable.”

Of course, Quentin’s involvement in activations and events extends beyond the Christmas period. “Quentin has led the delivery of our reception pop-ups,” says Jasmin, “significantly increasing their frequency across all buildings and introducing collaborations with exciting new brands.” Incredibly, Quentin has managed to source some 70,000 free samples for customers from his partnership with various brands.

Jasmin is clear on Quentin’s contribution to elevating the customer experience. “He consistently goes above and beyond to support,” she says. “He is collaborative, and always on board to bring some of our crazy ideas to life, which makes working with him an absolute pleasure. Quentin’s creativity, reliability and dedication make him an invaluable part of the team.”
