Off the plan apartments/ units, townhouses, villas and duplex/dual living

Finished or near finished units/townhouses or single contract houses

An off the plan property allows you to obtain a well-researched property before the open market. These will suit personal investment of a Self Managed Super Fund (SMSF). They require a single contract anywhere from 6 to 18 months in advance. A 10% deposit is paid on signing of the contract that becomes unconditional and you need to have funds available to settle at completion. It is not subject to finance. Finance can’t be applied for until 3 months prior to completion.

These properties will also suit personal investment of a SMSF. They have a single contract and there is a requirement for a part deposit on the signing of the contract. There is usually a 21 days finance clause and settlement usually occurs 14 days after finance approval.

Affordable house and land packages House and land packages usually have two contracts, one for the land and one for the house. It usually requires a small deposit on the land component with a 21 day finance clause. Land settlement occurs 14 days after finance approval of land registration. A deposit is paid on the build contract, followed by various progress payments.

Darren Atkinson QIBC Property Inspector Darren is a fully licenced Building Inspector who ensures that every stage of the building process meets with the Queensland Building & Construction Commission (QBCC) Standards & Tolerances. THE STEPS TO GETTING YOUR PROPERTY FOLLOWING A PERSONAL STRATEGY SESSION WITH YOUR WEALTH COACH 1. Come to a monthly Think Investment Realty Property Showcase This allows you to get a complete overview of the market research and view a smorgasbord of property that suits all budgets and strategies.

2. Finance assessment (this can be before or after the showcase) Meet with the finance team to get a complete picture of what price range you can look for and the style of property that suits your strategy.

3. Make an appointment for a personal property discussion with Jack and his team. This allows you to get detailed information about the property suitable for your portfolio, budget and strategy.

4. On selection of a property, the following process begins:

Contracts arrive An appointment will be made for you with Jack or one of his team to review, explain and sign any necessary paperwork.

The contracts are sent to all relevant parties Relevant parties include: solicitors, finance team and developer/builder.

Finance Expression of Interest (E.O.I) An E.O.I is a form that gives the developer or builder your information to enable them to produce a contract. This also gets the property off the market until the contracts are signed and the deposit is paid.

Once finance is sorted, settlement will be arranged and construction started.

Jack and the team at Think Investment Realty will oversee the entire process from selection to the tenant moving in. We look after all the details: • We assist in finding a suitable property manager • We organise all building inspections • We keep you updated with photographic reports along the entire journey • We pre-negotiate all PC items to get a fixed price contract
