have the most endearing wedding invitation sitting on my desk. As befits the young journalist whose marriage this will be, the card tells the sweet – and admirably succinct – story of the two lovers in beautifully rhythmic blank verse. My husband and I have happily accepted to fly to Nova Scotia for the late-summer nuptials. I love a wedding, and like most of you, I happily settled in with a TV dinner and a clutch of like-minded friends to watch the royal wedding two weeks ago. Why on earth would I miss a broadcast of London in all its glory, Life Guards, horses, uniforms, exceptional British fashion and weirdo heads of state clattering in carriages through festooned streets? Yet, in the case of this lovely wedding invitation, I realised I had been hesitating to accept, and I could not figure out why. And then, as I sat watching a bride in her gown and flower girls clutching posies, a fidgety groom and beaming family and friends, I realised I had discovered direct evidence of the space/time continuum. I knew that I was sitting here, a woman in her 40s, watching another’s wedding, but I was waiting for the real me – a young woman in her 20s – to step

the young woman I hoped to be, and then one day was, seems to have stepped away forward and start talking about the wedding of her own she would one day plan. It seemed bizarre to be attending the nuptials of this young relative in Canada when it seemed perfectly possible that I could be the one organising it instead. Yes, it’s an ancient and bewildering conundrum: I can’t possibly be as old as I am! What happened? Time flew. I have my husband, my family, my friends and my working life around me to prove that indeed the years have marched on and I have trotted along with them, cramming in as much love, experience and connection as I possibly can. But the young woman I hoped to be, and then one day was, seems to have stepped away from this procession and has stayed watching me from the side, as I move on through time. Is she a kind of guardian? Or a

representation of the universal desire for time to stand still? She’s there now, and she can’t believe where time has gone either. I have a photograph here on my desk of me and one of my oldest friends taken recently when she was in town with her two children. We are all grinning happily at the camera, but I have no idea who these two birds are. That’s not Kim and me! I have the real picture of us in a box somewhere: it was taken in Wales, we are dressed in jeans and our first pairs of groovy sunglasses bought on our long-awaited trip to London. We are beaming with youth and excitement. Everything seems possible. And it really was, and still is. That time loops back and runs parallel with the present is no longer such a baffling concept, as I realise that those two girls and their energy still exist, beside and within us. I will now celebrate the stepping forward of another young woman of energy and optimism, and I will do so happily, once this pain in my heart subsides. an Logan’s approach to jewellery design is much like the woman herself: elegant and refined with an international influence. Her work has been widely accepted as setting a standard in simple design without sacrificing craftsmanship. Now with her son Angus on board, Logan is looking to expand into Asia and an exciting affiliation with the Australian Film Institute. I do believe my country life has given me a more grounded approach to business. I was born in Narrabri, in northern New South Wales. My early life was lived through my imagination playing dress-ups, rifling through my mother’s jewellery box and attending movies at the Saturday matinee. My passion for adornment and design kicked in early. My path to jewellery design was serendipitous – a confluence of fortunate events. After raising three sons, I took a job with the Narrabri Chamber of Commerce. World travel ensued, when I started buying antique jewellery in London and stones in the East. My jewellery career began in earnest when I started designing jewellery after entering into partnership with a local Narrabri jeweller. Then in 1989, after a move to Sydney, the first shop in Double Bay was opened. I hope what sets us apart is our philosophy. Simple and elegant but with a bohemian edge. I design with a certain type of woman in mind, a dynamic, modern woman who uses jewellery as a daily accessory. Our trend in jewellery design has remained fairly consistent – designs with a fashion influence, simplicity, elegance and attention to detail with superb craftsmanship. This criterion applies to our engagement rings in particular.

As managing director, my son Angus oversees the running of the business. Angus returned to Sydney in 1996 with an international influence. He saw potential in the business and expanded the brand to Melbourne, Hong Kong and Perth. Further expansion into the Asian market is planned for 2012, as well as growth of the online store. I’ve always loved fashion, jewellery and cinema. I remember the stars of the time more than the actual films. I loved Jeanette MacDonald, Cyd Charisse and Fred Astaire. We like to support Australian film because we believe it’s important to our culture. It was a natural affiliation for us to become involved with the Australian Film Institute. R e v ie w \ unexpected bonus of doing this column is One that, every now and then, old friends see the email address below and get in touch. “Hi,” they

write. “Remember me?” So far I’ve met four long-lost pals through this page, a strike rate that matchmaker Yvonne Allen might envy. Which brings us to Pearl, another lapsed acquaintance and the venue for my latest rendezvous with blast-from-the-past buddies. The reason to revisit Pearl now is that founder Geoff Lindsay has left the building and David Ricardo and Lisa Oxenbould have assumed control of the kitchen, with Chris Lucas (ex-Botanical) running the show. On a Tuesday lunchtime, with only one other table for company, Pearl lacks its usual lustre. Without people, the dining room’s dashing white fitout and pricey Eames furnishings can look like just another Church Street interiors store. On the plus side, the confit duck curry is as lip-smackingly lovely as ever, and there’s also plenty to admire in a carpaccio of cold-smoked Tasmanian ocean trout scattered with orange wedges, pomegranate seeds and julienned mint. It’s refreshingly straightforward, the individual ingredients left to sing their own praises. Judging by his sang choy bau – a tasty stir-fry of chopped king prawn, shitakes, water chestnuts and longan served with iceberg lettuce cups – Ricardo has a bit of a sweet tooth. It’s a recurring tic in some of his savoury dishes – the bossy sweetness of the longans overpowers more delicate seasonings in the sang choy bau, for example – but a reassuring strength when it comes to desserts. On our second visit, a Friday night, the joint is jumping. We start at the bar with Negronis all round and they’re not bad (7/10) given the Bieber-haired barman doesn’t know what a Negroni is and has to consult a recipe book. Our fellow diners are birthday groups – the air is heady with the sparkler smoke of multiple celebrations – and moneyed locals. They’d want to have a bit of spare cash because the menu leaps in price at dinner, when the curry costs a whopping $47.50. Same goes for the wine list that, while comprehensive and impressively presented via iPad, features some eye-watering mark-ups. The meal starts with an amuse-bouche of coconut and galangal broth that’s much like a tom yum base, not hot in temperature but with a nice chilli burn at the back. We follow with the sang choy bau again (too sweet, again), and a decent carpaccio of Hopkins River beef, baby beets and organic sour cherry, coated in a snowfall of peppered pecorino. Four scallops arrive on the shell topped with a dense Thai/Sino-hybrid paste of XO sauce and toasted chilli that lends pungency and punch to the sweetness of deftly steamed scallops. The cooking borrows freely from the canon of foreign cuisines. Its strongest accent is Asian – Thai, Japanese, Vietnamese – with occasional hints of Mediterranean and Maghreb. The menu declares Pearl “could only be an Australian restaurant and we’re proud of that. Our

food\ Kendall Hill reviews pearl cuisine sits plumb in the middle of a sea of traditions and influences”. Mission statements on menus are such a bore. The proof is in the eating, as with a saucy pork belly, braised in masterstock then fried off and served with a clot-busting salad of green papaya. There’s a terrific medley of textures at work with the meat, the fruit, a moreish coconut caramel and chewy hand-rolled rice noodles. It’s the sort of complex but thoroughly satisfying dish Pearl is renowned for. Likewise the seared sheet of sashimi-grade yellowfin served with a smoked fish salad and an array of aromatics (galangal, kaffir lime). We fancy cheese to finish but it turns out Pearl’s cheese “selection” is rather limited. “Cheeses is only the goat cheese,” our

waiter explains. “Just the goat cheese.” Me: “For $28, you have only one cheese?” “Yes but you've got three different goat cheese. I know, I know! Sounds strange.” It certainly does. So we skip the cheese. Instead I discover my favourite flavour match of the month. Leatherwood honey and late-season figs. The two come together on a platter of honeyed mousse with the sliced fruits, a smear of pomegranate molasses, some roasted hazelnut and mint. I may have groaned while eating it. After 11 years, Pearl remains a chart-topping performer but, given its provenance and pricing, diners can rightly expect a more even, eventful experience. There’s still some magic food moments but, for me, it would have to be a pretty special occasion to justify the splurge again. \

overdue a trip to Tasmania. The last i’m long time I was there was about 25 years ago, when we headed over on the Empress of Tasmania for my cousin Jeanette’s wedding. I couldn’t tell you what wine was served at the wedding, but there’s a good chance it wasn’t Tasmanian. Back then just 47 hectares were planted with vineyards. Today, Tasmanian wine is gaining praise around the world and the industry is quietly booming. Fifteeen hundred and fifty hectares are now planted to vines, with about 7000 tonnes of grapes crushed in the 2010 vintage and wineries such as Bay of Fires, Tamar Ridge and Josef Chromy now commonplace on Australian bottleshop shelves. That’s staggering growth, but with aromatic riesling, elegant chardonnay and pinot noir and some of

Australia’s best sparkling wines being made on the other side of Bass Strait, it’s easy to understand why. Someone who has been part of the growth is Steve Lubiana, who planted the first of the vines for his Stefano Lubiana label in 1991. Now one of Tasmania’s premier producers, he puts this elegance down to gentle ripening periods that allows fruit to ripen over a long period rather than extreme fluctuations that can occur on the mainland. “We just don’t get the heat in Tasmania – we’re lucky to get a few days of 33 degrees rather than weeks each summer – and we get very few extremities with no heat and no extreme cold overnight temperatures,” says Steve. “Lots of regions claim that they’re cool climate – we’re almost cold climate. “Our aromatic whites have a lot of varietal character,” Steve says. “The climate is so cool that there is good intensity and mid-palate weight that you don’t see in other areas of Australia. And pinot noir is fine, fleshy and fruity with fine aromatics. The wines are elegant rather than dry red wines.” The big players have a real presence in Tasmania, too. Constellation Wines and Treasury Wine Estates (formerly Foster’s) have vineyards here. In fact, 87 per cent of the juice in the recent 2008 release of Penfolds Yattarna Chardonnay, Australia’s best-known and most exclusive white table wine, came from Tasmania. “Brown Brothers have started to see the light and have bought into Tasmania, too,” Steve adds. \

Tasmania’s subregions Tasmania is a bit of an anomaly in that the whole state is a single-wine region, but there are several subregions that produce distinct styles. They’ve taken a pretty pragmatic view about being a single GI, or geographical indication, and view a single region as a marketing opportunity rather than a way to differentiate the regions. As Steve Lubiana puts it: “Take the Coal River Valley – nobody knows where it is, but people around the world know Tasmania.” All areas are quite close together in temperature range – grapes are usually picked within seven days of each other – but in general some areas do different styles of wine better than others. But for an idea about what to look out for in the various subregions, here’s what they do best: Tamar Valley \ Pinot noir and cabernet. Piper River \ Cooler-climate aromatic whites and sparkling wines. East coast \ Does a range of wines quite well, including chardonnay, pinot noir and cabernet. Derwent Valley \ Similar to the east coast as well as sparkling wines. Coal River Valley \ Similar wines to the Derwent Valley and aromatic pinot noir. Huon Valley and the north-west \ Sparkling wines.

Always on the lookout for good Australian merlot, I was really impressed by this. It’s five years old and is just hitting its straps. Alluring, lifted aromas of red fruits, rose petals and fine herbaceous notes lead to complex flavours of redcurrant, mulberry, rhubarb, plum and olive. These delightful flavours are finely balanced with grunty tannins and good acidity. There’s a persistent finish with long, spicy red and black fruit flavours.

It may be six years old, but this has only just been released. It spent three years in oak and was built to last – it got better over a couple of days. Small amounts of merlot, cabernet franc and petit verdot are blended into this. Deep, elegant aromas of redcurrant, mulberry, blackberry and cedar oak have good complexity. It’s really well-structured, with powdery, grippy tannins carrying bright flavours of blackcurrant, mulberry and game in the mouth and onto the finish.

From the Tamar Valley near Launceston, this reminds me of, dare I say it, pinot from Central Otago – only it’s much more affordable. Dark fruit aromas and plush flavours of plum, dark cherry, beetroot, cinnamon and toasty oak are beautifully matched with a silky texutre and soft, ever-so-slightly grippy tannins. It finishes with savoury red fruit flavours and manages to find the right balance between opulence and elegance.

A refugee from postwar Czechoslovakia in 1950, Josef Chromy has had a long involvement with wine in Tasmania. This smells like Granny Smith apples, lemon, peach, yeast, quince and a hint of strawberry. The fine complexity is carried through to the palate, where refreshing flavours of lemon, biscuit, apple and grapefruit linger. It has a pretty classy structure, with a creamy mousse and fine mouth-feel that works in harmony with crisp acid.

I’d be happy to drink this every day, too, it’s a cracker. Pure aromas of nectarine, grapefruit, cantaloupe rind, struck match and a hint of attractive funk are replicated with great intensity on the palate. It has a lovely texture and driving grapefruit-flavoured acidity that balanced the flavours well. Add to that a persistent finish and this is a wine worth seeking out. Laura Waters is the dynamic producer behind the brilliant Chris Lilley and his characters that have become part of the Australian landscape. PETER WILMOTH went to find out more about her.

HE first thing you think when Laura Waters says she spends 10 hours a day every day with writer and actor Chris Lilley and they talk for most of it is: how do they get any work done? And then, of course, it’s clear – that it is all work. It’s Lilley and his friend and producer combing through life, people and all their vagaries and allowing for these reflections to find their way into Lilley’s characters. “We never have enough time in a day to talk about everything,” Waters says. “Last night I was thinking, ‘Why does that happen?’ And it’s because if someone walks past us we could talk about their ears, the way they look, (anything) for hours. Anything in a day becomes the conversation that lasts hours. That comes from being motivated and excited by human beings.” Waters is the producer behind the inventor of the characters that captivated Australia in We Can Be Heroes and Summer Heights High. She worked with Lilley on both series, and now they are preparing for the release of their third collaboration – the 12-part series Angry Boys, which begins on ABC1 on Wednesday, May 11. Angry Boys, filmed over seven months in 70 locations across three countries (Australia, the US and Japan) and featuring an enormous cast, follows the lives of six characters, all played by Lilley. Identical twins Daniel and Nathan Sims, still living on the farm in Dunt, are back from We Can Be Heroes. Nathan is almost totally deaf but Daniel claims he is also “a bit retarded”. Gran (Ruth Sims) is a tough 65-year-old corrections officer at a detention centre for boys (“They are the worst boys in the state, but they are still boys”); S. Mouse is a US rap artist who released the biggest-selling hip-hop single of all time Slap My Elbow; Blake Oakfield is a 38-year-old former surfing world champion from the New South Wales coastal town of Narmucca Bay (and a founder of the surf gang Mucca Mad Boys); Jen Okazaki is a softly spoken Japanese wife and mother of three who is also an ambitious tyrant who pushes her son Tim into becoming a skateboard champion and pretending he is gay to increase his marketability (“I told Tim if he did not succeed at skateboarding, I would kill myself. Luckily he did succeed, otherwise he would have a dead mother on his hands.”) We are talking in Waters’ St Kilda operation, Princess Productions, the home for all three series. “The shoot was really hard and fun and challenging and exciting,” she says. “Chris and I made a pledge at the beginning to just really enjoy it. So every day of the shoot we’d sit down and talk for an hour, and this time we felt really excited and happy and appreciative of everything.” Despite the meticulous planning that went into the series, the energy stems from the spontaneity and “realness” of the performances. “We did a lot of research and then constructed it like you would a documentary … There are scripts but no rehearsals,” Waters says. “Anything can happen. Hopefully everyone is having really genuine reactions to things.” The long shoot was followed by a year of editing. “We very carefully go through everything and cut a version, and you just sort of keep cutting for time and for the comedy and for the story.” It’s been a long, complex journey to get the third series to the screens in Australia, the UK and the US – brokering the deal between three broadcasters involved 17 lawyers in three countries. Waters was keen to find the right broadcasters. “We both feel so passionate about everything we’ve made together. With Summer Heights High, I had this view that now I look back and think it’s insane … but I thought this show should be on the BBC and it should be on HBO (Home Box Office), even though HBO doesn’t buy shows, they make them. I had a very single-minded view of that.” The BBC and HBO passed (HBO passed three times). “HBO said ‘We want you to come here and make a show. We love Summer Heights High but we want you to make a show for us; we don’t buy shows.’ I went over (to Los Angeles) and said, ‘You have to buy this’. We almost had a fight over it, and they finally agreed.” Waters grew up in Colorado in a “very average American kind of town. America is full of so much intense social injustice, which is why I got into television. I wanted to be able to be either in news or documentary or current affairs to be able to right wrongs”. Her career began in London, where she worked on investigative documentaries before moving to Washington (she later moved to Los Angeles, where she was a producer on Fox Television’s daily entertainment news shows). In Washington she knew a few Australians through her work at the ABC’s news bureau. She met Michael Waters, who played trombone and keyboards in the Melbourne band Hunters and Collectors and moved to Melbourne in 1991. “I got here and it was like, ‘It’s so good here. There’s not enough injustice’. I don’t think I thought I’d be here for 20 years.”

hen Hunters broke up 12 years ago, Michael Waters – “He always ran the money for the band” – studied to become an accountant. “Great for me,” she says. “When you have a production company there are many accounting issues.” In Australia, Waters worked with a range of writers and comedians, including Rove McManus in his very early days on television, Peter Helliar in his romantic feature I Love You Too, John Safran in Race Relations, Tony Martin, with whom she worked on his film Bad Eggs and on Sydney radio personality Wendy Harmer’s TV program Stuff. “(Peter Helliar) is a really brilliant person to work with,” Waters says. “I find Pete hilarious. I’ll laugh even when he’s not making a joke. If he walked in here now I would just laugh.” Rove, she says, was always destined for prime time. “I made a show for Foxtel called In Fashion (in 1998), a cable TV show about what’s in and what’s out. We were looking around for a host, and we got Hugh Jackman. I auditioned for reporters and I hired Rove. Heath Ledger did a guest reporting role. Rove and I hit it off. It was really obvious he was going to have a Tonight show.” In 1997 she helped Rick McKenna launch Fox Footy Channel and was bureau chief of The 7.30 Report when the program changed from state-based (hosted by Mary Delahunty) to national (hosted by Kerry O’Brien). “It’s always really exciting and challenging and hard to launch something.” It was the era of The 7.30 Report when then premier Jeff Kennett banned the program for a series of altercations, which included anger at some of Delahunty’s questions. Kennett avoided the program.

“It was like anything,” Waters says. “You just sort of compensate. Talk to other people.” She worked with Gina Riley and Jane Turner on series three of Kath & Kim, and with Shaun Micallef in the sitcom Welcher & Welcher. Micallef is, she says, “brilliant, such an incredible, lovely and hilarious man”. Tony Martin, she says, is a “genius, perfectionist, a person who makes you raise your own bar”. In 2003 Waters started her own production company, Princess Pictures. “I worked for a lot of production companies. I got to a point where I thought I wanted all the mistakes to be mine.” Meeting Lilley was a huge turning point in her professional life. Waters and Lilley met when the writer came to the ABC with an idea. “He brought the ideas for We Can Be Heroes to the ABC and they said ‘This looks good, you need a producer, why don’t you meet Laura?’,” Waters says. “He was really keen on the idea of it being like a documentary, not a mockumentary, to seem like it was real. And because I’d made so many documentaries I was really excited by that, and had all these ideas of how the production structure could be, this weird hybrid, which is what it still is.” The humour in We Can Be Heroes and Summer Heights High was brilliant, nuanced, sharp-edged and sometimes uncomfortable for some with some of

the characters’ racism and homophobia. “With both shows it depends what your intention is,” Waters says. “If you’re very clear about your intention, then you can have faith that what you’re trying to do is going to reach your audience. They’ve always been about the characters and the joy and the humour with which they react to their situation or the people around them. As long as that stays true, and as long as it shines a light on something that is truthful, then I think an audience always receives it that way. “Chris is not a mean person. He’s quite the opposite, a generous and kind person, and he loves people. If your intention is to make fun of Asians, well, that’s not nice and that’s not going to be received well. But if your intention is to go ‘That person, who maybe is Ricky Wong, who is Asian and has all these traits about him that are endearing’, then the things that he says are motivated by character and an appreciation of that character. And people do say things in day-to-day life that are really shocking.” Waters became so close to the characters that she has found herself defending them as though they were real. “Ja’mie (Summer Heights High drama queen) is not really mean. She’s deluded and a bit selfish and vain, like a lot of teenagers. I had to go round the world quite a few times selling Summer Heights High and I ended

up feeling quite defensive about Ja’mie … ‘Listen, she’s a great leader.’ They’re all a bit real. It’s really hard to think of them as being Chris.” She is often asked what Lilley is like to work with. “Stuart McDonald, who directed Summer Heights High and is one of the directors on Angry Boys, said people ask him all the time ‘What’s Chris like?, and I never know what to say’. But (he said) ‘I think he is the bravest most risk-taking and playful person that I know’. And I think he’s nailed it. “Chris has more integrity than anybody I know. He comes from a place of playfulness, for sure. He’s able to find a kind of joy that everyday people have in living and in life and in each other and also a kind of pain that comes from everyday life. Both he and I are completely fascinated by that. Chris devotes his whole life to that. “He doesn’t have any other agenda. It’s been really interesting to be his producer and his friend because of the kind of opportunities he gets offered and the pathways he’s expected to go down as a celebrity. “There’s sort of a perception that he’s media-shy, but it’s not really true. He’s not interested in promoting himself as himself, he’s really only interested in making the shows that we’ve been making and celebrating these programs, as opposed to being a famous person. Which sounds simple, but there’s an enormous amount of pressure to do particular kinds of publicity, to be in particular kind of television shows, to want to be in Hollywood, an expectation that the best thing he could do is make a Hollywood film.”

aters has daughters aged 12 and 16. “I’m one of the rare mothers that loves having teenagers,” she says. “I think they’re hilarious and they’re so interesting. They have a great view of the world. It’s the weird morphing of a kid and an adult.” We speak about the impact of social media on teenagers. “Maybe when Angry Boys is over I’m going to do a lecture series in schools,” she says. “I think it’s great that we’re all connected now. My girls and their friends get to know so many more people and things and ideas, they’re connected to people in other countries … It’s really easy to say ‘Oh there was a bully (or a stalker) on the internet’. There are bullies and stalkers in the real world. The brilliant thing about the internet is it gives you access to things, and there’s so much joy and humour and amazing, interesting things. “The teenage brain is in a really unusual stage of development. It’s going through all these things and it makes teenagers kind of vague. It’s physical, they can’t do anything about it. They are trying out all these new things, so rather than taking what my daughters do personally, I see them as being fascinating and humorous. It’s not like I want to be their best friend, but I don’t want them to have secrets from me. I don’t make it difficult for them to share things with me.” Waters regularly travels to Colorado and New York to see her mother and father. She feels American and Australian. “I feel so proud to be an Australian.” Which part of her make-up is Australian? “Maybe I was (always) Australian. I’ve always been a little naughty.” \

Estate-of-the-art is what MARIA HARRIS discovers in a tightly held pocket of Eaglemont.

awthorn has its Grace Park Estate, Malvern the Gascoigne, but north of the river, in Eaglemont it’s the Mount Eagle and Glenard estates that count. Designed by American architect Walter Burley Griffin as garden suburbs and developed during the early years of the First World War, the streets hug the contours of the land, mature eucalypts were recognised and gracious old houses recall an earlier, less-hurried age. Many of the houses in the Mount Eagle Estate back onto what is known locally as the common, a private park designed by Burley Griffin to give residents access to the natural landscape and create a communal gathering place. Lochiel at 19 Outlook Drive has a back gate to the common. Built about 1938, it is a magnificent art-deco house set on a beautifully landscaped block of land almost at the intersection of Outlook Drive and Summit Drive in the heart of the Mount Eagle Estate. Its elevation and glorious garden, rolling lawns, hedges and established trees give it a genteel air. Like many of the houses in the coveted Mount Eagle Estate, Lochiel is tightly held and has had just three owners in its 73-year history. The vendors have lived at Lochiel for 31 years. Their children have left home and, like many baby boomers, they are preparing to follow suit. The broad house sits on the highest point of the block, surrounded by a vast expanse of lawn and garden. IVANHOE Unlike neighbouring The Boulevard, you may not have heard of Clark Road. But this quiet riverside strip is no less beautiful. It too is defined by prestigious properties that stretch out from the tree-lined street down to the water’s edge. this year has so far been a great one for buyers. And it could become even better, given the good post-Easter stock levels and prices already about 10 per cent lower than early last year. But winter in 2011 is also bringing a certain level of uncertainty in the Melbourne property market. Will prices continue to fall slightly, as they have been, or will we see an even bigger negative correction than is now taking place? Could market prices rebound, led by healthy pockets of underlying unsatisfied demand once the May rush is over? We just don’t know for sure. And uncertainty is something that home buyers don’t like. Sure, they know there are opportunities, but there’s also fear. It’s a bit like jumping off Brighton Pier in winter, when it’s cold and you can’t see the bottom. You want to jump in because you know it’ll be a great achievement when you do, but you know it could also involve a certain degree of pain and also a fear of the unknown. Fear of the unknown, of not being able to see the bottom, is an understandable, instinctive, emotional response.

Uncertainty can also be financially stressful because of the fear that you may be putting yourself into an elevated risk position. You might be buying a home that could be worth less next year than it is today. But is that a risk that should put you off buying a property? If you are buying a home to live in for, say, the next 10 years, and history repeats itself, as it tends to do, and prices go up and down during that period, then buying in a “down” part of the cycle is no more risky than buying in the “up” part of the cycle. Even if you are a short-term buyer, is it any riskier to buy now, when prices are lower, than it was a year ago? Not necessarily. In fact, given that the top of the market was Anzac Day 2010, if you were a short-term buyer and bought then, with the plan to sell on Anzac Day 2012, then logically Anzac Day 2010 was a riskier time to buy than Anzac Day 2011. If you’re a long-term holder, it was even less financially risky to buy this Anzac Day than Anzac Day 2010. Yet many more buyers were happy to buy in 2010 than 2011, as we can see from the sales volume stats. The fact is that buying in a falling market doesn’t necessarily result in an elevated risk position.

Maybe if you are the kind of person who cannot stomach your home being worth less now in the eyes of the market than what you paid for it, then perhaps now is not the time to buy. The time for you to buy was at the start of a long-term bull market, say Anzac Day 1999. (The trouble is that I was buying in that market and I didn’t know for sure that it was the start of a long-term bull

market and, reading the press at the time, neither did anybody else.) And perhaps if you are a heavy borrower who is fully stretched, you may have an elevated risk position if your lender makes a call. But how many actual forced sales occurred during a far worse decline in prices on Anzac Day 2008 during the global financial crisis? Sure, there were plenty of scary headlines, but few foreclosures. And why? The fact is that it is rarely in the banks’ interest to foreclose in a falling market. They may get a lower price for the asset too, don’t forget. Returning to jumping off the pier where you can’t see the bottom. You can survive and experience the pleasure if you take few precautions: learn to swim; get some expert help; and maybe have a back-up lifebuoy if you get into trouble. Overall, this market is better to buy in than a year ago. Will it be better than next year? We can’t possibly know for sure. But buying now is not necessarily an elevated risk position.
