One of Ivanhoe’s grand landmark properties has come onto the market for the first time in 55 years, writes MARIA HARRIS.

oorak might have its grand boulevards, but north of the river, Studley Road ranks among the most exclusive addresses in Ivanhoe. South East, one of grandest properties on this impressive street, is being sold for the first time in 55 years. The massive 1930s house is on the high side of the hill, with panoramic views from the city to Kew and Doncaster. An imposing white building, it is set towards the rear of the 3040 square metres of park-like garden. Before you even reach the house, the drive winds past a rolling green lawn with a pond, several mature palm trees and established gardens. English box is shaped into balls along garden beds that are filled with masses of roses, gardenias and hellebores.

It’s a long way to the porch and front door, but it is worth the walk. Perhaps because the house has been in the one family for more than five decades, it has not been fussed around with too much. Sure, it has a modern kitchen, renovated about 12 years ago, and a couple of modern bathrooms, but it’s the ’30s grandeur that gives this house its distinctive style. There is loads of (original) wrought iron, including wrought-iron inserts in the upper-level balconies and wrought-iron work at the front door; an original terrazzo porch; an elaborate coffered ceiling in the entry hall; and geometric designs in the ceiling of the living room. Off the entry hall, a cosy study with built-in shelving on either side of the open fireplace is one of the smaller rooms in this spacious house. Also at the front, two bedrooms share the large, modern, white-tiled bathroom with the powder room nearby. A standout feature is the staircase. Designed for making a grand entrance, its wrought-iron curls and flourishes are topped by a polished-timber handrail worn smooth by more than 70 years of use. The living room, which was once two rooms, has been opened up to provide a grand formal space. Here, the original fire surround and mantelpiece have been replaced by a marble mantelpiece with loads of curls, twirls and a couple of doves. Lit by a Venetian-glass chandelier, this room opens through french doors to a flight of stairs going down to the garden and its extensive views across to Kew and the city. timber cupboards and good bench space. At the end of the kitchen, the informal meals area overlooks a courtyard garden. Back in the living room, it’s time to take a look upstairs. The staircase opens into a long hall, with a bedroom at each end and a sitting room in the centre. What is interesting about the bedrooms is that they do not have windows. Rather, each has either a single glass door or french doors opening onto a huge terrace. It is possible to walk out from one bedroom at the end on the terrace, past the sitting room and to the main bedroom at the other end of the building. The bedroom on the western side has its own wrought-iron-trimmed balcony, en suite and walk-in wardrobe. In the sitting room, large windows allow the view, while double glass doors open to the terrace. If the view is spectacular by day, at night it is like a fairyland. Lovers of art deco style should really warm to the main bedroom suite, which has the original 1930s bathroom. Green tiles on the floor and walls; black tile trims; separate shower and a black bath are features. The black pedestal basin has been modified, so that the basin is now built into a black stone benchtop. The toilet is next to the bathroom. Most of the land is in front of the house, but a north-facing paved courtyard, framed by trees and shrubs, extends along the rear boundary. Stone steps lead from the courtyard to a level lawn and garden on an upper level. Even up there, near the vegetable garden, it’s the view that counts. \

IVANHOE

9 KM FROM THE CBD City life and rural ambiance come together in one suburb. It’s called Ivanhoe. Loved by those who want peace and harmony, plus the convenience of easy city access, Ivanhoe grows on you. It obviously grows on the locals. Why else would they hang onto properties for upwards of 50 years? Other recent sales have been by families who have lived there for more than 20 years. It’s leafy, it’s green, it’s got several shopping “villages” and a great community feel. Take the East Ivanhoe Village, for example. Most mornings you will find a bunch of locals chewing the fat at one of two local coffee shops after they have dropped the children at school. Not all are women. This “village” strip has everything from the old-fashioned stand-alone fruit shop to the butcher, cafés, supermarket and post office, which knit a community together. A couple of classy dress shops show that the women of Ivanhoe don’t need to cross the river to buy expensive imported clothes. There is nothing like stopping at the local petrol station in Lower Heidelberg Road. Owned by the same Italian family for 21 years, it’s a treat to sit in the car while the “boys” – or mamma – fill the tank. For sewers, the fabric shop near the petrol station is a must to visit. There are parks, schools such as Ivanhoe Grammar and Ivanhoe Girls’ Grammar, as well as plenty of sporting clubs, from bowls to football, basketball and cricket clubs.

Supply is the key to knowing what the market will do IS SPRING going to be a normal

home-buying market? We, as buyer agents, and you as buyers, ask this all the time. Why? Well, for some it seemed like a good dinner-party opener and for others such information is helpful in making home-buying decisions. Do I buy now or wait a bit longer in the hope better options will present themselves? In inner Melbourne, what the market is doing today and tomorrow is mostly about supply. Without boring you with Adam Smith’s economic theory and making a very general statement, family home markets occur as a result of demand versus supply, but as inner-Melbourne demand is almost always in excess of supply, it is the level of supply that determines inner-Melbourne price trends. In February, March and April of this year, as home-buyer demand became stronger, prices went up. They did so until an unseasonably large supply of houses came on to the market in May, resulting in prices falling significantly. In August, supply has dropped when compared to May. Falling prices have

stabilised as supply now matches demand (which has also dropped from May) and there seems to be a general market view that prices are flat. This rebalancing occurred in June and July as many of the houses not sold in May (the overhang) were bought in post-auction sales in June. Some prospective sellers, hearing the market was falling and knowing an election could be imminent and/or because it was winter, did not put their home on the market in July. So from Hawthorn to Toorak to Brighton, what is supply going to be like in our next major market, the spring market? This market starts as Collingwood marches to the grand final (early September) and finishes when the horse I back in the Melbourne Cup passes the post – which is usually early December. This year, selling agents seem to be mixed in their views that we will see a normal market in spring – especially the top-end

Interest on interest

financial jargon can make some ieconomies know people yawn. The mere mention of of scale, opportunity cost or

high-water marks can make your eyes glaze over. However, there is one term we should all get to know: compound interest. Compound interest is a simple tool to maximise earnings and means earning interest on your interest. So how does it work? If you invest $10,000 for a year at an interest rate of 5 per cent per annum you will earn $500 interest in the first year. If you then reinvest the $500 income in the existing investment, in year two you

will earn $525 interest. Basically you are earning interest on your interest on your interest, and so on. Over 10 years, if you reinvest all the interest earned on a $10,000 investment paying 5 per cent per annum, you will earn $6288 interest compared with $5000 if you spent the interest rather than reinvesting it. The income difference is $1288. There is also the bonus that at the end of 10 years, you still have the interest earned, so your investment is now worth $16,288. You can capitalise further on compound interest by contributing an additional monthly or quarterly amount. On the same $10,000 investment, with the addition of $100 a month you will earn $9788 interest over 10 years and your investment will be worth $31,788. A little over a long period of time can make a huge difference. So, if you do not need the interest income for day-to-day living, the benefits from earning compounding interest should be taken. Compounding interest can also describe the number of times interest is paid in a year. For example, the investment may pay 5 per cent per annum compounding monthly. What this means is that the interest is calculated each month and a twelfth of it is paid into your investment. This increases the base value of your investment each month. Dividend reinvestment schemes offered by some public companies work in a similar way. A dividend

reinvestment scheme allows you to use your dividend income to buy more shares in the company at the listed price. The next time a dividend is paid, it is paid on the original number of shares plus those you purchased with your previous dividend income, thereby earning dividends on your dividends. If you do not need the dividend income on a day-to-day basis, then a dividend reinvestment plan is an excellent way to increase wealth. But be warned: you must keep records of each transaction for the time you keep the shares. Those in debt should be aware that compounding interest can also work against you. Westpac Bank certainly knows the advantages of compounding interest as it recently started charging interest on the interest charges and fees of their credit cards. If you read the fine print of Westpac consumer credit cards conditions of use there is no interest-free period for those interest charges, which means interest accrues on the interest as soon as it is charged to your account. I consider compounding interest to be the eighth wonder of the world. The longer you reinvest, the more effective the compounding effect and the sooner you reach your goal level of wealth.
