A SPACE ODYSSEY Light, space, a rooftop terrace and an Eltham vibe give this gem in Montmorency all the right touches, writes MARIA HARRIS.

L

ight and space are often natural partners, but rarely do they come together so beautifully as in the family room of this three-bedroom house that is hidden away at the end of a long driveway in Montmorency. The impact of light streaming in through floor-to-ceiling windows, high ceilings and wide, open space with a view to the green of the garden beyond, is rather like seeing a celebrity at your local shops. It stops you in your tracks. This family room is an absolute stunner in a house that, itself, is miles away from the norm of suburban Montmorency. Set at the Eltham end of the suburb, it even has a bit of an Eltham vibe to it, embracing as it does the notion of living among the natural environment. Light and space come from the large number of well-placed windows, of course, and the overhead void that also creates a great sense of space. At one end of the living room is the kitchen, with a bench along the wall and contrasting, dark-stained timber cupboards below. The stainless steel-topped

island bench has more timber drawers on one side and on the other, it works as a breakfast bar. Two walls have floor-to-ceiling windows with white horizontal frames, which add interest and detail instead of just having a huge wall of glass. Stepping out onto the wide, timber deck that wraps around two sides of the living zone is like going out onto your own private retreat or garden resort. The deck, elevated above a path that encircles the house, gives the feeling of floating above the garden. Look up and you feel as if you are in a subtropical oasis, with trees all around you. This flat-roofed house, with a very contemporary feel, is actually 15 years old and is unlike anything else in Montmorency. It sits on about 800 square metres at the rear of a large suburban block that was subdivided from the front of property to create the garden oasis. Known as 2/203 Rattray Road, it has its own driveway, carport and steps down to a verandah and entry. A large light-filled entry hall has quirky Aegean-blue double door that leads you into the living area. The interiors are simple, with white walls that contrast with polished floorboards. The views from the windows create their own dramatic vista, so not a lot of interior

decoration is needed. A Coonara heater is the only adornment in the wide, clean and open dining area. Just when you are getting used to taking in the light and space, an open-tread staircase from the family room arrives at another jaw-dropper of a space: an entertainment deck that takes up the entire roof space and puts the treetops almost within touching distance. This rooftop area, with a Mexican-style fireplace in one corner, invites parties, barbecues, summer sleepouts or simply an opportunity to stargaze. Do one, two or all four: chances are this deck may be another first in Montmorency. It is also large and has been created with a lot of thought about the use of space. Back down in the living room, it’s time to see what else this house offers. The three bedrooms are grouped off a hall that leads from the living room. The main bedroom, with a view to the garden through large corner windows, has a very funky en suite bathroom. Two steps lead down to a large, tiled open shower with windows that also look out to the garden. Another bathroom, which services the two other bedrooms, has a contemporary clear-glass vanity. Dark, oversized floor tiles contrast with the rest of the white-tiled space. The word unique is bandied around with gay abandon to label houses, but once – just this once – it might be time to dust off this overworked adjective to describe this hidden oasis of the north. \ mharris@theweeklyreview.com.au

The area was named after a local farm, Montmorency Estate, which in turn was named after the town of Montmorency, Val-d’Oise, where French philosopher Jean-Jacques Rousseau lived briefly. Monty, as the suburb is affectionately known to locals, boasts a strong Australian-born, middle-aged, married and Christian (Catholic and Protestant) population, according to the 2006 census. While there were a few houses before the 1920s, Montmorency was mainly orchards, dairying and poultry farms until after World War Two. The main street, Were Street, extends from the top of the hill down to the railway station. Lined with shops, it gives the place a friendly village feel. The footpath is decorated with mosaics that depict oral histories of the suburb. This shopping centre is notable because of the scarcity of national chain stores. Instead, it is quite old-fashioned with its collection of “one-off” local shops, including a $2 shop, bakeries, pizza shops, banks, take-aways and food shops, including Were Street Café. Its quirky atmosphere is reminiscent of the Carlton of old. With walls decorated with posters, it is almost always busy and it appears to be everyone’s favourite. Many of the facilities in Montmorency are clustered near the main shopping street, which means it is not too far from the train station to schools. There are four schools in the suburb: Montmorency Secondary College, and St Francis Primary School, Montmorency Primary and Montmorency South Primary.

ROSANNA Some streets are named after statesmen or scholars. Others that are named for their natural surrounds. Mountain View Parade is one such street. It runs parallel to busy Waiora Road along Rosanna’s highest crest and its hillside blocks are perfectly positioned to take in stunning views of the Dandenong Ranges. When the current owners of this four-bedroom house came along 10 years ago, they couldn’t believe the property’s best asset was blocked behind 1960s cream brick walls with small windows. They replaced the windows with sheets of glass to bring the views into the living spaces. They extended a large deck from the existing terrace, creating a vast al fresco space to enjoy the mountain vistas in the open air. But this was not the extent of their renovation. The couple also put in a new triple-galley kitchen. The floors here, in the light-filled dining room and down the hall are a patchwork of differently coloured CaesarStone, granite and marble tiles. Stainless steel architraves and suspended light fittings are other features. The family bathroom has a three-person Jacuzzi, twin-bowl vanities and a sunken shower overlooking a fernery through a ceiling-to-floor one-way window. Down below, the second bathroom forms part of the oversized laundry/ service area. It connects to a billiards room. \

Charm, like charisma, is an attribute you cannot learn. It is an innate, even genetic, characteristic that some people have but most of us lack. The same goes with real estate. You can’t just manufacture “charm” with a bit of iron lace and tricky brickwork. It is something that emerges over time and is defined by the quirks that make a house unique, warm and homely. This 1920s Californian bungalow is a fine example of such a property. Winding paths and densely planted garden beds introduce a shingle-clad front portico framed by multipane windows. With a façade this pretty, judging the book by its cover should be easy. But what the clinker bricks, high-pitched gable and twin dormer windows don’t tell you is that this house is big. It may look like an old English cottage, but that’s where the similarities stop. On the ground floor there are three expansive living spaces. An entrance hall leads to a front lounge with fireplace and large multipane window looking to the street. LOWER PLENTY If Eltham and Templestowe were to meet and fall in love, their offspring would look something like Rosehill Road, Lower Plenty. It is at once a grand, undulating boulevard and a quiet, bushy backstreet. You won’t find columns and fountains, but the blocks here are big, just like the houses. They have sweeping lawns, circular driveways and dense botanical gardens. In the fragrant spring air, you can still smell the money. The sense of subdued grandeur is perfectly captured at No.36. The expansive split-level house relaxes into the landscape behind towering palms and rolling garden beds. Its size can only be fully appreciated by travelling through the many rooms and living spaces, none of which feel uncomfortably big. Built in the early 1980s, the house covets design quirks including retro light fittings, kitchen tiles and a burly copper rangehood. But most of the interiors are typically Eltham; slate floors, vaulted timber ceilings and exposed recycled brick. Ideal for winter, there is an open fire in the family room that is sunken away from the rumpus and bar area. For summer, the 4800-plus square metre block includes a resort sized pool, mod grass tennis court and paved terraces overlooking the stunning north-facing gardens. The kids have their own level and the parents’ wing includes two balconies, a study, spa en suite and dressing room. IT IS VITAL TO KNOW THE LAND VALUE-TO-PRICE RATIO value MARKET is useful when considering capital growth. However, unlike the sharemarket, the market value of a property is often more a concept than an exact figure – and everybody has their own recipe for arriving at that valuation. But there are three consistent ingredients that agents use to get a sense of the likely market value of a home: Land + Building + Emotion (or X factor). So how do we put a price on these different components? Let’s start with land, in many ways the most straightforward component. For canny investors, land is the key ingredient. Certainly, when we are buying for million dollar-plus investors we look closely at the land value-to-price ratio as a pointer to growth. By way of example, imagine three identical blocks of land up for sale side by side. If two were vacant blocks that sold for $1.6 million and you bought the other one, which had a house on it, for $2 million, then your land value-to-price ratio would be 80 per cent. That’s an exceptional ratio, a pointer to good capital growth and a common ratio for period houses.

But if, on one of the vacant blocks, a neighbour spent $1.6 million to build a nice new house with a pool and a lift and a whizzbang kitchen, then their land value-to-price ratio would be 50 per cent: Land $1.6 million + Building $1.6 million = Price $3.2 million. Next to your property, that is only OK (financially), but a lot better than many apartments which have land ratios as low as 10 per cent. Back to values – if the three blocks were each 800 square metres in size, the land would be assessed as $2000 per square metre ($1.6 million divided by 800 square metres). If you were interested in a block nearby that was 600 square metres in size, what selling agents would do is multiply the size of the block by the $2000 per square metre unit price we have worked out, just as we do when buying cloth at the market or meat at the butcher. So in this case, 600 square metres x $2000 per square metre = $1.2 million.

Seems simple. But remember that it is rare to find such a scenario. More often than not, in inner Melbourne, vacant blocks are rare or they’re not all the same size or recent sales are limited (and, given how the market shifts every week, the more recent they are, the more relevant). Or they are in different areas with different characteristics, say on a main road or with water views or they’re bigger or smaller or you can develop them or you can’t. But with some diligent study, with all the sales and facts at hand, you as a buyer could with hand on heart say that this 600-square metre parcel of land currently has a market value of $1900 to $2100 per square metre or $1.5 million to $1.7 million.

It is important to get this figure as close as you can to the “right” or “market” value by gathering the prices of many recent sales of similar blocks in similar areas of similar sizes bought in similar market conditions – and then taking an average or range as your result. If you cannot easily do that, you may be best advised getting professional buying assistance. If your information is inaccurate and leads you to believe that the land we talked about above should be $1600 per square metre, it’s likely you will think it is overpriced and you won’t buy it. Similarly, if you think the land is worth $2500 per square metre, you will happily buy it at $2 million – but in the long term you may struggle for growth. So these are the nuts and bolts of valuing a vacant block of land. If you think that was complicated, prepare for the next part, where you work out the value of the building.
