Stained glass does not define style and is not limited by anything except its location. It does not dictate; if desired a place for it can be found even in the smallest apartment. Nature and kitchen are the main sources of colours in Italian style. Wine, cheese, pastries, terracotta, turquoise, peach, sand and deep blue sea. Appetizing stress-relieving shades reminiscent of only pleasant associations and memories. However, you can also find classy, very mellow colour compositions depending on whether you prefer a genuine classic style or the famous Italian noisy comfort. Italian style furniture comes in two types. It either has a very elegant silhouette thus having a dual function – decorative yet practical, or is solid and low set on sturdy legs. Get to know

“RENOVATORS” Who are the individuals and companies that go by this title and what distinguishes them from other skilled trades? The term “Renovation” is a broad one. A renovator therefore is by an extension also a broad term used to refer to any skilled worker who is employed to carry out renovations. WHAT YOU NEED TO KNOW There are dozens of skilled workers recognized in the traditional North American Construction Industry; they are plumbers, electricians, masons, bricklayers, H.V.A.C. technicians, roofers, carpenters, and many others. These individuals typically render a dedicated service to property owners or their agents in any of the four major sectors in construction (Residential, Commercial, Industrial and Institutional). They move from property to property, providing the same more or less dedicated service. A bricklayer might be laying bricks on your backyard addition today and working on the new hospital in town tomorrow. An electrician might be wiring up a medical office today and changing the old knoband-tube wiring in your bungalow basement tomorrow. But they are dedicated to ONE skilled trade, and they don’t touch anything else. That’s where the renovators come in. Traditional renovation projects require the skills and labour of a number of skilled tradespeople. For example, if you are planning on building an addition to your home, the work involved would typically require the participation of carpenters, electricians, plumbers, masons, roofers, excavators, drywallers and tile setters, amongst other things. This is typically where a general contractor comes in. They manage the project on your behalf, retain the services of these dedicated

tradespeople and bring them together in order to complete the job. However, market demand due to the surge in home renovation projects in recent decades has created a demand for a specialized kind of tradesperson...the “renovation technician” or “renovator”. It is a costly proposition for the general contractor to subcontract every single portion of your home addition project to dedicated subcontractors. Each subcontractor would mark up their materials and labour and, in the end, the budget would swell. There are other challenges as well, in that these dedicated subcontractors would see your project as small and insignificant and taxing on their schedule, especially if you incur delays when they are simultaneously working on much larger new construction or commercial/industrial projects. As a result, this new(er) breed of skilled worker (The Renovator) has gained prominence and recognition in the residential renovation sector. Not quite a carpenter, drywaller, mason, cabinet maker, electrician or plumber... but a little bit of each. Besides, they typically have training in estimating, project management, green technology and a host of other factors that are practical in rendering competent service to consumers in the residential renovation sector. George Brown College and Humber College, along with other colleges, offer (typically) 2-year programs for Renovation Technicians. They are the proverbial “Jacks-of-all-tradesmasters-of-none”, with few exceptions. They offer more practical solutions for most residential renovation consumers. Bear in mind however, that it takes somewhere in the neighbourhood of 5,000 8,000 hours of on-the-job skills and training, along with a number of examinations and other qualification requirements in order for an individual to obtain a Provincial Certification in each category of skilled trades (electrician, plumber, carpenter, etc.). lates into 4 to 6 years of full time training before these individuals are permitted to render their services directly to the public. As an example, according to the Electrical Safety Authority, only Master Electricians are allowed to sell their services to the public, and anyone who works on the electrical components of your house but does not have a Contractor I.D. from the E.S.A. could face fines of up to $50,000 for a single infraction - even shifting a single wall outlet. Similar conditions apply to plumbers and other skilled trades to varying degrees of enforcement. As a result, a large number of so called “renovators” fly under the municipal and provincial radar and standards and render services to the public without meeting minimum regulatory requirements. Queen B – a Cell House on Mars NASA is seriously preparing not only to a manned mission to Mars but also to creating a permanent human settlement on the Red Planet. The settlers are planned to inhabit easily erected small houses modeled after a honeycomb. The project is named Queen B.

Queen B is the result of a recent brainstorming session organized jointly by NASA and MakerBot - the company engaged in a large-scale three-dimensional printing. They announced a competition for projects of the future residential module on Mars that could withstand extreme temperature changes, shortage of air and water and many other features of the Red Planet. Another condition was that all the projects imitate natural objects on Earth. After all, animals and insects over hundreds of millions of years of evolution have

invented a huge number of ideal solutions to complex engineering and domestic problems. The winner of the completion - a project called Queen B – calls for creating huge honeycomb-like residential complexes with the help of 3D-printers. After all, the honeycomb is an ideal structure for living and working. One of these complexes will consist of eleven rooms - ten hexagonal compartments for various needs of the future inhabitants of Mars and a large common room for relaxation and socializing.

Each compartment will accommodate two bedrooms, a kitchen, a dining room, a garden for growing fruit and vegetables, two bathrooms, a room for decompression, science labs and a laundry room. Previously, NASA stated that buildings for settling Mars will be printed on three-dimensional printers directly on that planet under the direction of MakerBot. Accommodation modules Queen B will be constructed from a special heat and radiation resistant material that can harden even in a vacuum, which is important in the environment of the Red Planet.

My clients often wonder about the advisability of investing in new construction at the initial stage - the so-called “stage of excavation”. The answer is a decided yes. BUT !!! – with the knowledge of what and where to buy. This article is on the planned Toronto development in the near future and on the areas worth of closer consideration as well as major infrastructure projects for the next few months. All these factors are very important for those considering buying an apartment in Toronto no matter whether for residing there or for investment purposes. As I indicated in my previous articles, when buying property at the initial stage of construction it is very important to choose the right project. One of the key factors is its location. If the property purchased at the initial stage is located in an already developed neighbourhood where no major changes in infrastructural are planned in the near future the prices are expected to be only rising. I as a broker who works mostly with clients who buy property for investment purposes am vested with the task to select projects in which the development of the district will positively affect price changes. Let us focus on the few downtown areas where significant changes are anticipated in the coming years and where buying a condo at the initial phase of construction is very profitable right now when the prices are even lower than in more developed areas. First, I would highlight the area to the east of downtown between Yonge Street and Parliament Street from west to east and from Dundas to Front Street from north to south. This area had long been out of the developers’ spotlight,

yet in recent years, an active construction has begun there even though it is not apparent yet because the majority of projects have been approved just recently and have not yet entered the market. Several major substructure projects are also expected in these areas including a large shopping and office district with a corresponding infrastructure. There will be a light rail route at King Street level connecting the downtown core with the Canary District where construction is coming to the final stage. Besides, given that the area is within a walking distance of the subway system and a major office and commercial network there is no doubt that within the next few years, the prices in the area will increase significantly. At the downtown’s north-east, an area of interest is the one directly adjacent to the Bloor Street between Jarvis and Parliament, which used to be of no interest to developers because its zoning limited the height of new construction to 18 floors. With the change in zoning it has already seen its first skyscraper by Tridel and back in November preliminary sales for Selby project had been conducted but unfortunately cancelled later because of an agreement between the Canadian Pension Fund and the developer about the purchase of the entire building. There are also plans for six new highrises by Lanterra Developments for the spring of 2016 and an extensive infrastructure development. These projects are not fast since the construction in the area is tied to the demolition of existent buildings and communication rearrangement but in 6 to 7 years the area will turn into a super upscale one and will compete with the famous Yorkville. Prices here will inevitably rise in step with the development of the area. Interesting projects are planned for the area just to the east of the downtown core, directly along the shore of Lake Ontario, east of Jarvis street. In November there have been sales of Tridel’s Aquavista project but in my opinion their prices were way too high. Given the fact that the construction is at an early stage and transportation accessibility at the moment is poor, it is necessary to consider each project individually in relation to the price asked. On the whole the area is very promising and I hope that we will see more projects there at more adequate prices. And finally, a very interesting area located to the west of downtown between Gardiner Expy and

Queen St., west of Spadina Ave. and up to Liberty Village. The extensive construction that is underway there includes several condo projects as well as commercial areas, parks, swimming pools and the entire necessary infrastructure. The connection with the business district of the city will be ensured by light rail routes under construction. Add to all this the shoreline with its numerous parks within a walking distance. Investors are looking forward to the start of sales of the second tower of Garrison Point project; the sales of the first tower took place last August and were unprecedented success. Almost all the inventory was sold within a few hours. As to the more remote areas of GTA the most interesting are the buildings being constructed along the future subway lines ending in Vaughan. These projects will see price increases after the subway line has been opened. There is also another major project in Vaughan called the Metropolitan Center. These components will definitely affect the value of real estate located there. In the nearest future, the second tower of the Park Avenue Place Condos project will come up for sale. This magnificent project is certainly very interesting for both the buyers who intend to reside there and for investors. The first quarter of 2015 will see several other interesting investment projects besides the ones described above. FASHION TREND IN TWO COLOURS

Painting the walls in two colours is not as easy as it could seem. Of course, if we consider the process purely from a technical point of view, it’s pretty simple. You only need a roller, some masking tape, an acrylic or latex paint in two colors and ... skilled hands. The complexity is in the selection of colours, their combination and their appropriateness in each case. Typically, the two-tone painting of the walls is aimed at solving one of two problems, which are zoning and visual adjustment of height and width of the room. Each of these problems needs a different approach. If our goal is to make the wall itself the central object of the décor

you can safely choose two colours highly contrasting to each other. For example, a combination of red and green will undoubtedly attract attention right away. On the other hand, if the wall should serve as a background, a harmonious setting for decorative items such as pictures, it is best to choose two colours close to each other on the colour wheel - such as yellow and green. If these colours are not too vivid the fact that the walls are painted in two colours may not even be noticed at first glance. The next thing that should guide the choice of colors for the two-tone paint is the room function. For example, if you are considering the room where you spend a lot of time or even use for rest and sleep, you need to create a peaceful atmosphere in it. Therefore, saturated reds and contrasting colour combinations are hardly appropriate. It is better to use mild tones of green that has a calming effect and a tone of yellow close to your chosen green. Red

can be used in the dining room, where it is appropriate to “excite” our body to stimulate digestion. Blue is not recommended for a home office because it reduces visual acuity. On the other hand, yellow is fine for increasing the ability to focus, as long as it is not too vivid. Make the colour scheme soft and calm. Gentle shades of pink, blue and yellow are suitable for children’s rooms. Combinations of black, gray and white are considered classic. Yet, remember to make the white component dominating as the saturation of black and gray can be depressing. The combination of gray and blue is boring for residential dwellings while it is common for offices. Any colour you choose for the walls will affect the visual dimensions of the room. As a rule, cool colors make the room look more spacious while the warm ones make it more compact and cozy.

• White candles burn more steadily and exude more scent while the pigments in the coloured ones make the wax denser thus affecting the evenness of its flame. • The best wicks are made of cotton. • Wider candles rarely burn through. When these have more than one wick make sure they are not too close to one another.

Good quality wax, scents, and wicks make a candle burn longer and steadier, without burning a crater in the top part, without smoke, and the wick stays straight and central. The scent keeps going throughout the whole time of burning, up to 60 hours.

Rules of Use • Trim the wick regularly but only after the candle has cooled off. The length of the wick should stay at a 5-millimetre length to make sure the flame is not too high and there is no smoke. • If the wick has shifted from the centre it can be set straight with a pair of tweezers while the wax is still warm and liquid. • No matter what you see in the movies, aromatic candles on the dinner table do not combine well with food aromas. If you insist on having a candlelit dinner, use unscented candles. And now that you know all these little secrets, relax and enjoy.
