What to do in a low-inventory market This season the market is one for the sellers. What does this mean? In plain terms, it means there’s more buyers than there are houses. And this leads to competition and bidding wars that sellers may not know how to handle. If you’re getting ready to put your house on the market, there’s some things you should do to prep to catch buyers eyes, and some things to keep in mind in the event of a looming bidding war. Prep your home Make your home attractive to buyers. Neutral paint colors are a good start to this. Creams, khakis and other soft, earth-tone colors make a home seem clean, bright and welcoming. Vivid, bold colors can turn off buyers who may see these vivid colors as off-putting and
will have to put work in repainting the walls. Other things to do when prepping your home for the market are to reduce clutter and remove clunky pieces of furniture when showing. You want the space to stand out! Receiving multiple offers In this market, it’s not unthinkable to receive many offers on your home all at once. There are some things you can do to make the task of choosing an offer less stressful and more objective. Once you start receiving offers, set a deadline. As Ray Boss, Jr. says in an article for usnews.com, you should ask your agent to set a deadline and ask for highest and best offers. This will speed the process along so you’re not going back and forth with several people several times.
Additional steps to take to make the process clear, smooth and efficient, Boss says in his article, are to be clear with what you want such as if you’re only willing to pay so much in closing costs, request potential buyers’ financial situations so you’ll know if issues will arise further down the road, compare loan types and of course weigh the pros and cons! It’s important to remember that the highest offer isn’t always the best! Even in this highly competitive market, it’s not a guarantee to get offers right away.
