House Selling Tips: Why You A few small updates, which can be done on a budget, can increase your home’s value - and selling price.

While you can’t change your home’s location or other market forces that determine home value, there are some things you can control that will affect what price you’re offered.

Here are some small things that get in the way of buyers seeing your home’s true value - and some budgetfriendly updates that’ll fix them. Neglected Exterior Maintenance

“Some buyers won’t even go inside a house if they don’t like the outside,” says Elizabeth Hall of Realty Executives Associates in Knoxville, Tennessee. To get top dollar for your home (and lure in those lookie-loos), take an exterior inventory of little items you hardly notice that could be red flags, like:   • Chipped paint   • Clogged gutters   • Torn screens   • Cobwebs on the porch   • A rusted or leaning mailbox

Carpet isn’t necessarily a deal-breaker, especially in bedrooms, but stained or worn-out carpet? Buyers will likely submit low offers so they can replace it. If you can’t make your carpet look good-as-new with a professional cleaning, get rid of it. Better yet, install hardwood if possible — today’s buyers go ga-ga over it.

Like friends at a party, many buyers go straight to the kitchen. They want to envision themselves there, making breakfast, putting dishes away, whatever. Your cereal inventory and salt-and-pepper collection pull them out of that fantasy. So clear the kitchen decks. That includes small appliances on the counter, tchotchkes on the window ledge - everything but the essentials you need to stay alive while your home is on the market. Won’t Get Your Asking Price Pet or Cooking Odors

“Bad smells make buyers run,” says Hall. “They wonder what’s going on – is the house moldy, dirty, or what?” Sometimes you only need to clean the refrigerator and garbage cans. But stronger odors, like set-in cooking smells or pet funk, require a more militant approach. Wash or professionally clean everything, especially soft surfaces like curtains, carpets, and pet bedding. Bathe the pets regularly, too. If odors are so strong that they’ve permeated the home (your agent can give you an honest opinion, as homeowners are often nose-blind), consider replacing carpet and drapes and repainting using an odor-blocking primer like Kilz. Different Paint Colors

If every member of your family used their bedroom walls to express their personalities, or your interior looks like 1993 showed up for a dance party and never left, buyers have a hard time seeing themselves living there. Cohesive, neutral colors to the rescue. Greige or white are timeless winners. Put together a single, coordinated palette of neutrals and use it to paint the whole house. Consistency makes the place feel larger. While you’re at it, repaint the front door. The crisp, clean look of a new coat of paint is a surefire way to boost curb appeal.

Empty Rooms

Decluttering is good. Totally clearing out is overdoing it. Counterintuitive though it may seem, empty rooms look smaller. So leave some furniture strategically placed (try putting the biggest piece to the far left, since we typically scan left to right), and you’ll trick buyers’ eyes into visualizing a larger space.

#2 They Don’t Expect Dollar-for-Dollar Returns It’s easy for homeowners to stumble into two common traps:

Home pricing is more of a science than an art, but many homeowners price with their heartstrings instead of cold, hard data. Smart sellers know that crunching the numbers is always the better route to an accurate home price. Here’s how they do it.

#1 They Avoid Overpricing Homeowners often think that it’s OK to overprice at first, because — who knows? — maybe you’ll just get what you’re asking for. Although you can certainly lower an inflated price later, you’ll sacrifice a lot in the process. Just ask Candace Talmadge. She originally listed her Lancaster, Texas, home for $129,000, but “eventually had to accept the market reality” and chop $4,000 off the price. The home’s location proved challenging: Buyers were either turned off by the area — a lower-income neighborhood south of Dallas — or unable to afford the home. “Sellers have to keep in mind the location,” says Talmadge. “Who are going to be the likely buyers?” The most obvious pitfall: A house that remains on the market for months can prevent you from moving into your dream home. Already purchased that next home? You might saddle yourself with two mortgages. “You lose a lot of time and money if you don’t price it right,” says Norma Newgent, an agent with Area Pro Realty in Tampa, Fla. And worse: Continually lowering the price could turn off potential buyers who might start wondering just what is wrong with your home. “Buyers are smart and educated,” says Lisa Hjorten of Marketplace Sotheby’s International Realty in Redmond, Wash. “You’re probably going to lose them.”

#3 They Use Comparable Sales (also Known as “Comps”) The best pricing strategy? Consult a real estate agent, who will use something called comps (also known as “comparable sales”) to determine the appropriate listing price. They’re not just looking at your neighbors; they’re seeking out near-identical homes with similar floor plans, square footage, and amenities that sold in the last few months. Once they’ve assembled a list of similar homes (and the real prices buyers paid), they can make an accurate estimate of what you can expect to receive for your home. If a three-bedroom bungalow with granite countertops and a walk-out basement down the block sold for $359,000, expecting more from your own  three-bedroom bungalow with granite countertops and a walk-out basement is a pipe dream. After crunching the data, they’ll work with you to determine a fair price that’ll entice buyers. The number might be less than you hope and expect, but listing your home correctly — not idealistically — is a sure way to avoid the aches and pains of a long, drawn-out listing that just won’t sell. 1. Conflating actual value with sentimental  value — how much they assume their home’s worth because they lived there and loved the time they spent there. 2. Assuming renovations should result in a dollar-for-dollar increase in the selling price — or more. “Many homeowners think, ‘Of course my home is worth a bazillion dollars,’” says Newgent. If they put in a few thousand dollars worth of new flooring, for example, they might overestimate the upgrade’s impact on the home’s value into the tens of thousands. Talmadge’s Texas home came with a built-in renovation trap: It was already the nicest home in the area, making it harder to sell. Major additions had inflated the square footage — and the price, according to one appraiser — without accounting for the surrounding neighborhood. That created a disconnect for buyers: Wealthier ones who might be interested in the upgraded home disliked the neighborhood, and less affluent buyers couldn’t afford the asking price. “Don’t buy the nicest home on the block” is common real estate advice for this reason. That’s not to say that renovations aren’t worth it. You want to enjoy your home while you’re in it, right? Smart renovations make your home more comfortable and functional but should typically reflect the neighborhood. A REALTOR® can help you understand what certain upgrades can recoup when you sell and which appeal to buyers. Another culprit for many a mispriced home is online tools, like Zillow’s “Zestimate,” that prescribe an estimated market value based on local data. The estimate is often wildly inaccurate. A Virginia-area real estate company, McEnearney & Associates, has compared actual sold prices with predicted online estimates for several hundred homes in the area for the past few years and concluded the predictions failed half of the time.

#4 They Adjust the Price When Needed

Once your home is on the market, you’ll start accumulating another set of data that will serve as the ultimate price test: how buyers react. Agent Hjorten says there’s an easy way to tell if you’ve priced too high: “If we have no showings, it’s way too high. Lots of showings and no offer means you’ve marketed well — but it’s overpriced once people get inside.” Talmadge didn’t struggle with showings. She says a number of people were interested in the home, but not enough at the price. In the end, Talmadge sold her home for $125,000, with a $5,000 seller’s assist, a discount on the cost of the home applied directly to closing costs. “It all boils down to location, location, location. In [another] neighborhood, our house might well have sold for well over $130,000,” Talmadge says. When it comes to finding a buyer, pricing your home according to data — and the right data, at that — is crucial to making the sale. Read more at NUMBER 63 • PAGE 28

Georgia’s 2nd oldest state park is located at the base of Blood Mountain in the Chattahoochee National Forest. The park includes Neel Gap, a beautiful mountain pass near Brasstown Bald, the highest point in GA. This park is rich in history, with many facilities being constructed by the Civilian Conservation Corp during our nation’s Great Depression. 

Spectacular scenery and hiking trails make this one of Georgia’s most popular state parks. At 729 feet, Amicalola Falls is the tallest cascade in the Southeast. Visitors have choices on how to best view the tumbling waters, ranging from an accessible pathway to a challenging trail with staircases. Those who tackle the latter can join the park’s Canyon Climbers Club. An 8.5-mile trail leads from the park to Springer Mountain, the southern end of the famous 2,175-mile Appalachian Trail. Numerous other trails provide shorter day hikes. A mountain-top lodge is popular with guests who prefer hotel comforts, while cottages and a campground offer more rustic accommodations. 

During the 1790s, James Vann became a Cherokee Indian leader, wealthy businessman, & established the largest & most prosperous plantation in the Cherokee Nation, covering 1,000 acres. In 1804 he constructed a beautiful brick home that was the most elegant in the Cherokee Nation. After Vann was murdered in 1809, his son Joseph inherited the property. Joseph was also a Cherokee leader and became more wealthy than his father. In the 1830s almost the entire Cherokee Nation was forced west on the infamous Trail of Tears. Today the Vann House survives as GA’s best-preserved historic Cherokee Indian home. A guided tour allows visitors to see the house which features beautiful hand carvings and more.

A scenic drive leads visitors to this mountain getaway. Hikers, mountain bikers and horseback riders will find some of the most beautiful trails in GA, winding through forests and blueberry thickets, crossing streams and circling a lake. Hikers can also explore a stone fire tower built by the Civilian Conservation Corps and an ancient rock wall which stand on the highest point of the mountain. The mysterious 855-footlong wall is thought to have been built by early Indians as fortification against more hostile Indians or for ancient ceremonies. During summer, visitors can cool off on a lakeside beach. 20 years before the famed 1849 gold rush in California, thousands of prospectors flocked into the Cherokee Nation in North GA, marking the true beginning of our country’s first gold rush. Their dramatic story is told inside the historic 1836 Lumpkin County Courthouse, the oldest courthouse in GA.
