PROFIT FROM THE CREDIT CRUNCH Arlo White is a Liverpool based landlord and director of Invest BMV. Invest BMV specialise in finding heavily discounted normal properties, from ex council semis to Victorian terraces. Arlo has been quietly selling these properties for the last four years, mainly to high net worth investors from the South East. He is now hoping to work more closely with local investors wanting to build a portfolio or get a good return on their money. “Its been a tough few years since the credit crunch started,” He says “But we’ve continued to grow by being creative and adapting to the new market conditions. Our model works well, because it is based on ‘buy very cheap and sell very cheap’ model, which is ideal in a recession.” When you consider how pawn shops like Cash Generator, Lidl, Poundstretcher and other similar business are thriving in this market, it certainly makes sense. Because of this, Arlo is very popular with a small group of investors. “Many of my investors love Liverpool because the yield and cashflow they can achieve is far better than they could expect in, for example, London. They couldn’t dream of getting a 25% discount from current market W&C1.qxp 06/08/2008 16:04 Page 1 values. Some of our investors have gone on to build large portfolios. One investor client of mine

bought 7 properties from me in 2010, and he managed to do that with only £65,000 inheritance.”

So is it a good time to buy? Arlo is convinced it is “because the property market is depressed, and the finance market is still tough, the conditions are distorted” He says “because of this, there are bargains to be had, if you look closely. When the market picks up, or finance becomes easier, more competition will return, making it harder to find the best deals. At the same time, vendors will become more confident and less willing to sell at the distressed, rock bottom prices we have been negotiating in the last few years”. So by this logic, buying at the very bottom of the market may not be the best timing. Thats all very well, but unless you have masses of money most investors will find it difficult to buy more than one or two properties. “That’s not strictly true, which is where we come into our own. we have some very creative ideas. Because we find properties at very large discounts, our investors can remortgage in 6 months and pull back not only their deposit, but sometimes pull out a profit too. So they end up with a house, providing a gross cashflow of £150-£300 pcm, with none

of their own money in it, and they can move onto the next project. There is a property saying “you make money when you buy, not when you sell”, well, we based our whole business model on this principle. Its all about buying at big, big discounts.” What are you up to at the moment? “We are having great success selling deals fully refurbished to investors. We are also hoping to repeat the success of last year when we started to do more ‘buy to sell’ deals. These might be dated properties in good areas, which if refurbed could sell very quickly. In one of the recent Sutton Kersh auctions, we sold three properties, bought with our investors money, and made a total net profit of 71k, from one auction. We also bought and sold a property in Allerton, within 3 months turnaround, without refurbing, and made a profit of 37k. Leading north west property auctioneer Sutton Kersh, sold 35 of the 60 properties available at its opening auction of the year. The sale took place at the Liverpool City Centre Marriott Hotel on Thursday 17th February. Pre auction activity was high with 14 properties selling prior. The remaining lots were offered to a busy room that attracted almost 200 people. The total revenue generated from the sale currently stands at £2.4million, with more sales in the pipeline. The stand out lots of the day were 2 vacant residential properties. 8 Craven Road, near West Derby Village, is a substantial 3-storey semidetached property that has been converted into 4 self contained flats. Guided at £100,000, the property, which was offered with vacant possession, attracted

numerous underbidders and eventually sold in the room for £143,000. Another substantial vacant residential property located on the junction of Greenheys Road and Sefton Park in the Princes Park area of the city, also sold for over £40,000 above guide price. In need of full refurbishment, the threestorey dwelling has been converted into 7 self contained flats and is described as being suitable as an investment property or for conversion in to a single dwelling, subject the necessary planning consents being obtained. It was guided at £140,000 and sold for £197,000. A former bank building fronting Holland Place; close to its junction with Wavertree Road near the Liverpool University Hospital was another lot that sold well in the room. Guided at

There were a number of first time investors in the room looking for good deals that would generate better returns on their money than the banks are. BUYERS BEWARE OF ‘CREATIVE FINANCING’ SCHEMES A new wave of “creative financing” schemes, targeted at novice buy-to-let investors, are returning to the market – with potentially dangerous consequences, warns leading property lettings specialist, Belvoir. Advertisements and seminars enticing people to look at ways to buy a property for rental, without the need for a cash deposit, need to be viewed with extreme caution and not even contemplated without some basic research and checks, says Belvoir’s Paul Rice, Belvoir’s City Centre. Paul Rice the Managing Director of the local Belvoir office on Cheapside in Liverpool City Centre, just off Dale Street says: “Because investment in buy-to-let is unregulated in the UK , the Latin phrase “caveat emptor” – “Let the Buyer Beware” is a very clear warning to anyone wanting to explore the current wave of popularity in BTL investment. “Many of the zero-deposit property buying clubs and groups which grew rapidly and then disappeared during the housing market slowdown in 2008 are creeping back, and some of them have no morals. A substantial number went into receivership, with their directors fleeing overseas to avoid claims and litigation – leaving a trail of disaster behind them.” Such operators made large margins by claiming to source

below market value (BMV) properties, promising big financial returns for investor landlords. But the properties were often over-priced, and the operators charged hefty fees for their services at the time of making an offer and on completion of purchase.

Many investors took out no-deposit, over-inflated interest only mortgages, but then failed to achieve the rental returns promised, leaving them with a substantial short fall. These novice investor landlords then struggled to re-mortgage as the property was worth less than between 25 and 50 per cent of the inflated purchase price. As a direct result thousands had their properties re-possessed between 2008 and 2010. “Mortgage deals which do not require a deposit and can only be achieved by creative ‘over inflation’ of the property price could well be close to mortgage fraud,” added Paul. “Some of these operators even suggested using credit card payments as a deposit, which is a totally irresponsible thing to do,” he added. BUYING IS CHEAPER THAN RENTING City centre rents are exceeding mortgage costs in Liverpool city centre despite widespread belief that owning a property is more expensive in the long run, according to a new report.

Ironically the report also found that 34% of city centre tenants felt that renting was cheaper than buying, and 17% said they can’t afford to

The survey commissioned by the St Paul’s Square development in Liverpool’s commercial district showed that tenants paid 37% more than homeowners. Whilst 71.4 percent of tenants paid between £500 and £600 per month in rent, almost 83% of homeowners paid less than £400 in mortgage repayments.

Martyn Green, Partner at King Sturge, said: “Rising rents are due to high tenant demand as a result of the market being flooded with residents who aren’t able to find a mortgage that suits their situation. Low interest rates have reduced the monthly cost of home ownership significantly.
