As the fall settles across our coast, this time of year always reminds us why so many choose to call the Emerald Coast home: mild breezes, golden sunsets, and a pace that invites relaxation. We are delighted to share encouraging news from our local real estate market.

For the third quarter of 2025, sales and pending contracts experienced impressive gains over the same period last year. Closed sales rose 29%, while pending contracts climbed 26% - a strong signal that buyers are returning with confidence and enthusiasm. Even more compelling, inventory levels have declined for three consecutive months, tightening supply and reinforcing the value of quality properties priced right.

Momentum is building as we look ahead. While every shifting market has its complexities, one constant remains: well-positioned homes continue to shine and find new owners quickly. With demand strengthening and inventory adjusting, sellers are seeing renewed opportunity, and buyers who act decisively are securing their place in this exceptional part of the world.
