he first European settlers of the area that later became known as Vass were primarily Scots, although there was also an early settlement of Germans. Changes came to the rural, pastoral community in the late 1800s with the laying of the Seaboard Air Line Railroad. The railroad made Vass one of the area’s heaviest shipping points for lumber, cotton products and farm produce. Originally called Bynum, then Winder, the little settlement was

finally designated Vass in 1892 in honor of Major William W. Vass, who was a railroad paymaster. The town was incorporated in 1907. Mr. Alex Gunther was the town’s first mayor. At the turn of the century, Vass was a loading point for the tar produced from the area’s pine trees. Vass was once the home of three newspapers (The Pilot originated there), and it competed with neighboring Cameron for the title of “Dewberry Capital” in the 1920s.

Cash-In Refinancings Set Record

By Victoria Spannaus Wells Fargo Home Mortgage

In the first quarter of 2010, half of the borrowers who refinanced conventional home loans lowered their interest rate by at least 16 percent, according to Freddie Mac’s quarterly Refinance Report. Refinancings accounted for about three-fourths of all loan originations during the first quarter and the median interest-rate savings for conventional-loan borrowers was 0.9 percentage points. This lower rate translates into about $2 billion in savings for these borrowers over the first 12 months of their new mortgages. Just as importantly, 18 percent of refinancing homeowners lowered their loan bal-

Another 54 percent of refinanced home loans remained largely unchanged from previous levels. In contrast, cash-out borrowers — those who increased their loan balance by at least 5 percent — represented only 28 percent of all refinanced loans. That’s

Lower summer cooling costs with a do-it-yourself project

(ARA) - When it comes to do-it-yourself projects that will save money on energy costs, many new products on the market make it possible to save hundreds of dollars over time, with just a few hours of easy installation. Few of these products come close to the long-term benefits of installing a radiant barrier in your attic. There's even a federal tax credit (available on your 2010 federal tax return) to help you recoup a portion of your purchase price, saving you up to $1,500. A radiant barrier works in your home similar to the way a reflective foil car shade works in your car. Just as a car shade keeps the interior of an auto cooler when it's parked in the sun, radiant barriers keep your home's interior cooler when installed in your attic where the sun's radiant energy is absorbed. The Florida Solar Energy Center has conducted numerous studies on radiant barrier installation and found that, under peak daytime heat conditions, the total heat transfer allowed down through attics can be reduced by as much as 40 percent,

FRIDAY, JULY 16, 2010

which can significantly reduce a home air conditioning system's cooling loads.

Of course the design of your home makes a difference: Whether it is a one-story or two-story home, the home's age, the type of roof, whether your roof has shade, your HVAC system's efficiency, the type of insulation installed and local energy rates all contribute to your potential for individual cost savings. The warmer months provide a good time for consumers to take advantage of the potential benefits of radiant barrier installation, according to Rick Jordan of EcoRite Products, a major radiant barrier manufacturer. "I don't know of any product that is this easy to install that does as much for reducing the stress on your heating or cooling systems as a radiant barrier," Jordan says. "On average, attics that have radiant barriers installed are 30 degrees cooler than they were before the product was installed. That equates to a significant amount of heat that is not baking down through the ceiling of a home, causing the air condi-

ENERGY STAR-approved Enerflex Radiant Barrier, which reflects up to 96 percent of the sun’s radiant energy and helps cool attic space up to 30 degrees, is easy to install and qualifies for a tax credit for savings up to $1,500.

tioner to work harder." Experts say the use of radiant barriers dates back at least 50 years, with some of the earlier concepts developed by NASA. Home builders and scientists have known for decades the benefits of foil-based radiant barriers. In recent years, green builders in particular have latched onto the concept, routinely specifying and installing radiant barrier products in the attics of the homes they build to help reduce the overall carbon footprint of the structures. Universal Forest Products, one of the nation's largest building products compa-

nies, has created an entire division dedicated to products for do-it-yourself consumers. The company recently introduced an ENERGY STAR rated product, called Enerflex Radiant Barrier, that is easy enough for almost anyone to install, with no special tools required. "Enerflex looks a lot like quilted aluminum foil. It is made of a durable, highly reflective, double-sided material that you install to the underside of a roof between the rafters. From an installation standpoint, it couldn't be easier," Jordan says. "There is no need to secure the

product with adhesive, so installation moves quickly." Jordan notes that the federal government offers a tax credit that's worth investigating. Qualified taxpayers can save 30 percent of the cost of installing a radiant barrier - up to $1,500 -through the American Recovery Tax Credit. "Installing a radiant barrier should be viewed not so much an expense as an investment. Homeowners are paid back over time through lower utility bills, particularly in the summer, but wintertime savings can also be realized," Jordan

says. In the winter, a radiant barrier basically performs in reverse, helping to keep rising heat from the home's interior from escaping through the roof. Radiant barriers typically are twice as effective in the summer months as in winter months. Enerflex Radiant Barrier is mold- and mildew-resistant, will not harbor insects, and is Class A fire rated. It's available at The Home Depot and from building material dealers nationwide. You can also find places to purchase Enerflex by visiting Courtesy of ARAcontent

Find the Neighborhood That’s Right For You

Moore County residents can count themselves among the lucky few to reside year round in an area that most people have to wait for their vacation to visit and enjoy. But even in this wonderful vacation resort destination we call Moore County; homebuyers have many choices between the numerous towns, neighborhoods, and country clubs in our area. Buying your dream home in a neighborhood that isn’t a good fit for your lifestyle -can quickly become a nightmare. The community and neighborhood that you choose to call home can make a big difference in your quality of life. Finding one that fits your family’s lifestyle and needs is just as

important a factor as square footage and number of bedrooms. When searching for your next home, think about finding the right neighborhood first. Create a checklist of things that are important to you in your new community. Here are some suggestions that may help narrow down the choices. The first three may seem obvious, but definitely bear repeating: Quality of the school system. Standard & Poor’s hosts a Web site at which allows parents to research and compare schools within a

city and state. Getting to work. If you want to spend less time getting to and from work and more time at home, consider a location much closer to your workplace. Property taxes and homeowners’ association (HOA) fees. When you are buying a house, you aren’t just investing in the cost of the house. Depending on what city or county the neighborhood resides in, the property taxes you pay may vary. Also, many neighborhoods have HOA fees that help pay to maintain common areas, such as a pool or nearby park. Make sure you are educat-

ed on what your future obligations will be on a monthly or yearly basis when you look at your budget. Average housing costs and history. Look at the median or average cost of homes in a given neighborhood. This will help you to determine what you can expect a house might cost for that community. Also, be sure to look at the history of the community to make sure the values of the homes have grown so that you are investing in a community that will pay off for you in the long run. Age of development. Determine what kind of neighborhood you are most comfortable living in. If you are a younger family newer developments may

provide the chance to meet other families that share your life experiences and interests. More established communities, on the other hand, will likely have more mature landscaping and bigger lot sizes. Neighborhood amenities. If you have children you might be most interested in one that has a community swimming pool or playground. Emptynesters might prefer a

clubhouse that provides social activities which will allow them to connect with others. Individuals who are in retirement age may be more interested in maintenancefree living which includes lifestyle amenities such as a golf course. Ten simple ways to make your home safe for every generation who lives in it

FRIDAY, JULY 16, 2010

(ARA) - Most of us start life depending on our parents to take care of us. But as they age, chances are the roles will reverse. And, whether you provide additional help in their own homes - or move aging parents into your home - how do you prepare to meet the new needs of aging adults? Luckily many simple, quick, affordable - and even stylish and savvy - updates can make homes safer and more enjoyable for you, your family and your parents. De-clutter Both kids and older adults have reduced reflexes and balance. Spruce up the look of your home - and avoid tripping hazards - by removing clutter and items you no longer use (especially obstacles in walkways). Safe, spaaahh shower Showers can be an enjoyable and luxurious part of anyone's day - if they are safe. While you probably don't want to renovate the shower, simple additions of bath safety products can make it safer and more enjoyable. Start by adding rubber grips to the bottom of the shower to avoid slick surfaces. Next, take a seat with a comfortable shower chair and enjoy a shower massage with a multi-function hand held showerhead. Products like the Home Care by Moen shower chair and Hand Held Shower with Innovative Palm Feature are ideal choices at affordable prices to add safety, style and spa enjoyment to the shower. Save resources, save money Eco-friendly adjustments not only can make you feel good about preserving natural resources for your family, they can also help lower energy

costs (ideal for tight budgets). Simple steps can include replacing standard light bulbs with compact fluorescent bulbs, insulating doors and windows and swapping faucets and showerheads with new water-saving WaterSense-labeled models. Handy handles In the course of a day, you grip many objects - from cups and pens, to door knobs and faucet handles. Swapping out door knobs or faucets with knobs for leverhandle models can make these everyday tasks a bit easier especially for smaller or arthritic hands. Get a grip For any age, stairs are a falling hazard in homes - whether it's one step or 20. To increase safety, add hand rails or decorative hand grips in hightraffic doorways where there may be a step, such as the garage or front entry. Home Care by Moen offers attractive-looking 9-inch grips that install easily and blend in with your decor. Let there be light Did you also know that by age 60 the average person requires 15 times more lighting than when they were 10 years old? Brighten up the home with additional reading lamps in bedrooms and family rooms, under-cabinet task lighting in the kitchen, motion-sensor lights near entrances and nightlights in hallways. Safe and secure Your home is your safe haven ... so make sure it is protected. In the bathroom where slick surfaces can be falling hazards, add functional - yet fashionable - grab bars from Home Care by Moen. And, in case of unforeseen falls or other home accidents, home security systems can give you peace of

mind to know that fire-, medical- or emergency-response is available for you and your loved ones at the touch of a button. Flat flooring According to the Home Safety Council, falls are the leading cause (66 percent) of all nonfatal home injuries. To help you or your loved ones avoid becoming a statistic, remove throw rugs or ensure that they have a non-slip backing to provide more firm footing. Low-maintenance lawns With busy lifestyles, it's tough to keep up landscaping. Making a few modifications to the yard can help ease the burden. Replace large grassy areas that require frequent mowing with rock gardens or mulch beds. Additionally, choose drought-resistant perennial plants and shrubs to save time and money on watering - and ensure you don't have to plant new each spring. Be prepared Are the washer and dryer in the basement? Are the bedroom and bathroom upstairs? Since stairs can be difficult to navigate for children or aging parents, having all the necessities on one floor is ideal. While it may not be in the budget to move everything to the main floor now, gradually start getting ready by wiring a closet or small room for the laundry - or planning to expand a half bath to a full bath. With a few minor updates, you can breathe easier knowing your home is safer for your loved ones - both young and old.
