THE PILOT — SOUTHERN PINES, N.C.

When you need to know... talk to Mickey DeBernard

Dear Community,

Opportunity Knocks

There are some desperate sellers out there, but perhaps none so desperate as banks. That’s right - banks that own foreclosed properties are anxious to get them off their hands. After all, their business is lending, not property management. If you are pondering the purchase of such an “REO,” or Real Estate Owned property, how do you find one and then determine if it’s the right buy for you? Banks work almost exclusively with real estate professionals, so your best bet is to begin your search at the office of your trusted local REALTOR®. Chances are the broker will have a list of REOs to suit your needs and budget. While banks don’t usually price these properties

PAGE D3

www.NewHeritageRealty.com E-mail: Mickey@NewHeritageRealty.com

much above what they’re willing to finally accept, lower offers on these listing stand an excellent chance for consideration. Look for houses that have been listed for more than 90 days, and offer somewhere between ten to twenty percent below the asking price. However, do be aware of potential hidden cost associated with foreclosed properties. Owners who vacate a foreclosed home may have left plenty behind in need of repair. Be sure to perform a thorough inspection - with electrical and gas systems operating - and ask your REALTOR® to factor repair costs into your offer. If you’re smart, it’s a real buyer’s market, but only if you buy!

Sincerely,Arvilla Sheron

MOORE COUNTY HOME BUILDERS ASSOCIATION

FRIDAY, MARCH 16, 2012 By Bob Van Houten Moore County Home Builders Association President

Preventative Home Maintenance

Car owners understand the necessity of having their vehicle maintained so it runs properly and lasts a long time. Like regularly changing the oil in your car, preventative maintenance to your house will help the materials used to build it last longer and avoid extensive repair projects. And, just like properly maintaining your car is necessary for the safety of your passengers, taking care of your house can help keep your home safe and avoid injuries to your family and friends. The following is a checklist of preventa-

tive maintenance projects that are sometimes overlooked: Well Water Take a water sample to a laboratory to test for purity. Central Air Conditioner Clean or replace the air filter at least every two months. Prune any shrubbery that is restricting the circulation of air. Attic, Basement and Garage Clean and discard paper and junk. Remove the grates from drain pipes in basement and garage floors and in the driveway, then scoop out muck and flush with

garden hose. Vents in Foundation, Soffits and Eaves Make sure screens are intact to keep out squirrels and other rodents, birds and insects. Carefully knock off wasp and bee nests from eaves. Wood Decks Nail any raised boards and hammer in any popped nails. Refinish with stain or paint if raw wood is exposed. Look for signs of decay and termites in wood near or in contact with the earth. Sewer Lines Inspect the grass above the sewer lines. If it is greener than adjacent grass, it may indicate a leak in the line. Sump Pump Test the motor and pump by filling the sump with water. If the motor doesn’t start or the pump doesn’t pump, call a repairman.

Septic System Have it inspected and cleaned if necessary. Gutters and Downspouts Scoop out leaves, seed pods and other debris. Flush the gutters and downspouts with a garden hose. Look for pools of water that reveal sags in the gutters. Straighten bent gutter hangers. Driveway Patch holes and seal cracks. Resurface if the concrete is flaking from salt or chemical ice removers. Fences Hammer in popped nails. Tighten loose posts. Paint or stain if raw wood is exposed. Siding Look for blistered or peeling paint. Decide if

it is time to paint your house. Check for popped nails and loose or cracked clapboards. Caulk when necessary. Sliding Doors Clean the tracks. Check the locks and tighten the hardware. Screens and Screen Doors Inspect, repair and clean the screens and screen doors. It may be necessary to paint them before re-installing Fireplace Clean and empty the ash pit if the fireplace has one. Clean chimney. Hot Water Heater Drain the sediment from the bottom of the tank. Consider having tank insulated to reduce heat loss. Exhaust Fans Clean the blades.

Oil the motor. Ornamental Iron Railings Sandpaper rusted areas and treat with rust-inhibiting paint. Electrical Circuit Identify the fuse or circuit breaker that controls each circuit; make a diagram and affix it near the box. Power Lawn Mower Wash or replace the air filter. Fill the crankcase with new oil. Install a new cutting blade when necessary and sharpen the blade each month.

By staying on top of your home maintenance, you can add years to your home’s parts. You’ll also enjoy your home more and save money on energy bills and home repairs. Splurge vs. save:

Which home improvement projects are worth the expense?

(ARA) - There's no place like home. It's this sense of pride that drives so many of us to embark on home improvement projects each year, some of which can be extensive and expensive. Before investing in any project, there are several things you should ask yourself to help you evaluate how you'll live in the space. Think about how long you intend to live in the home, what the space will be used for now and in the future, how the size and dynamic of your family might change and what rooms you use the most. It's also important to get a handle on your budget from the get-go. After considering some of these things, educate yourself on the actual remodeling process. As you'll quickly discover, there are countless online resources with ideas and tools to help plan out each step of the remodel. Merillat, known for its innovative and functional cabinetry and storage,

offers some helpful resources to help you visualize and plan a new kitchen or bath space at www.merillat.com. For most of us, budget constraints give us pause as we consider where to splurge and where to save. Here are a few things to think about as you determine which projects to begin and which you might consider delaying or scaling back on. * What can you do yourself? There are some projects you can handle on your own, assuming you do the proper research

and preparation. For example, painting is a relatively easy do-ityourself project that can dramatically change a space. While many homeowners dread the tedious process and prep that goes into it, the decision to do it yourself could save you thousands of dollars. * What can wait? Think of your home as ever-changing and always improving. For

the average person who doesn't have an unlimited budget, it means having to bench some projects for a while. Sarah Reep, director of designer relations and education for Merillat, encourages homeowners to come up with a project priority list, starting with "must-haves" and ending with "nice-tohaves." For example, projects like landscaping, basement renovations and luxuries like an electric fireplace typically fall into the "nice-to-have" category and could be de-

layed or completed in phases. * Where should you invest? Consider how you'll live in the space. Kitchens and bathrooms are investment worthy because they always serve the same purpose and are two of the most lived-in spaces of the home. Cabinetry, countertops and appliances designed to support the ways you'll use these spaces are a solid investment both for resell value and everyday enjoyment. For example, choose a countertop material such as DeNova's Natural Quartz surfacing that stands up to heat, resists chips and cracks better than other materials and is mold-, mildew- and stain-resistant -- all characteristics important in these areas of the home. In addition, invest in cabinetry "extras" like Merillat's storage and organizational solutions to make life in the kitchen easier and adaptable as your needs change. No matter what the project, professional designers are a great resource. Consider engaging one early on in the process. "One of the biggest advantages to working with a designer on a home project is that they really understand functionality, while accomplishing your desired style," says Reep. "Designers can also help you determine your priorities and offer advice on which projects should be a focus and where you might be able to cut costs." For more home remodeling ideas and tips, visit www.merillat.com.

Hamp Thomas of Carolina Appraisers and Lesa Lindsay, lender at Crescent State Bank, get together this weekend to discuss the appraisal process and what procedures to follow when an appraisal falls short, on ALL THINGS MOORE COUNTY, heard on WEEB 990 AM. Spring home improvements that pay off big

FRIDAY, MARCH 16, 2012

(ARA) - It's beautiful outside and the last thing you want to do is spend all of your spare time working on your home when you could be playing or spending time with loved ones. So what home improvement projects offer the biggest bang for your buck, saving you both time and money down the road? As a homeowner, it's difficult resisting the temptation of a new kitchen or bathroom. But rule No. 1 in the manual of Homeownership 101 clearly states: Invest first in the structure of your home. "The reason is simple," says John Gardner of APEX Siding System, a company that makes low-maintenance, high-curb appeal fiberglass siding. "Taking care of your home will prevent major, unexpected repairs and will pay dividends over time." The second rule of thumb of home improvements is to invest in curb appeal. Whether you are selling, renting or staying for the long haul, it pays to add charm and distinction on the exterior. The exterior of a home is the basis for the first buying decision; this is why investments in curb appeal typically provide a higher payback than other home improvements. Finally, more and more homeowners want homes that are easier to maintain. If you want to spend more time enjoying life and less time

working on your home, invest in products such as pultruded fiberglass siding and windows that are nearly maintenance free and can dramatically reduce the time you spend cleaning or maintaining your home. Based on these three critical rules of homeownership, here's a list of the top five spring home improvements with big pay offs: 1. Replace gutters. Replacing old gutters is an easy way to spruce up a home and reduce the chance of water draining into your basement. 2. Update your siding. New siding can instantly give the appearance of a total home makeover, while also reducing your maintenance costs by choosing fiberglass products, such as APEX siding and trim. Removing old siding also provides the opportunity to inspect your home for any moisture or critter damage that if left unchecked can lead to significant and costly damage to the structure of your home. 3. Repair the roof. Severe weather over the years can take its toll on your roof. Inspect your roof for loose, damaged or missing shingles, especially around chimneys and vents, where water can leak into your home. 4. Install energy efficient windows. Replace old, out-of-date windows with new energy-efficient, Integrity windows made with

Ultrex, a fiberglass product. 5. Re-seal your driveway. Look for cracks and movement in your concrete and asphalt driveway. Fill cracks with a crack filler or sealer to prevent water from getting underneath your driveway. Re-seal your driveway to give it a fresh, new look.
