The days when individuals build houses by themselves have long since passed. Building a house is now a team effort. General contractors hire skilled subcontractors who specialize in the various phases of construction. Part of the job of the general contractor is to develop a schedule for building a house so that each subcontractor specialist is there to perform each given
task at the right time. Who are some of the players? First, someone has to excavate the lot, digging a hole for the foundation. Next, a subcontractor has to pour the footings, on which the house will rest. A subcontractor will then place the foundation on top of the footings. The most needed bikes are those for the small children, and time is of the essence to get them donated in time so that the conditioning and repairs can be made in time for Christmas.
Bob Klug of Pinehurst Area Realty & Exec. Director of The First Tee of the Sandhills, Bill Baker, share the great success of last week's fundraiser, Bucket List, for the First Tee of the Sandhills. This mentoring program, which uses golf as a 'hook', is a great mentoring program for our County's youth that instills discipline, confidence and self esteem in our growing children of many ages.

The figures are in for October and the numbers continue to be most encouraging. The number of closed sales is up 12% over last October in all categories of properties; and up 27% in residential units closed. Other indices are also positive; the average list to sell ratio has improved about 3% per our mls data, and the average sale price of a residential home is up by 7%. Are we looking for more improvement? You bet! But we are encouraged by these market changes. A note to our clients - to make these sales happen we’re doing a lot more negotiating these days to put the deals together. Interest Rates: Rates have never been better with 15 year fixed rates at 2.87%. Example: On a 30 year fixed rate loan at 3.5% the monthly payment per hundred thousand is $449.04 not including taxes and insurance. There are still loan products out there for less than 20% down – even 100% mortgages. Jumbo loans are also available for the big homes. Remember your credit score is important to qualify for the great rates. Rates will never be better. This is a great opportunity for all, but especially for young people as they buy their first home. And, the inventory is good.
