Reinventing Your Home as an Empty Nester

It’s official -- you’ve dropped your youngest child off at college and are returning back to an empty nest. While it is can be bittersweet to see your child leave home in search of independence and adulthood, we all know secretly that it can also be a nice to finally have the house all to yourself. Your home was once centered around your family’s hectic schedule. Now that you are no longer spending time carpooling and helping with last minute science fair projects, it’s time to figure out how you want to change your home to reflect your new lifestyle and interests. Here are some ideas

that might get your creative juices flowing. Outdoor Rooms Don’t just limit your living space to your home’s interior walls. If you enjoy barbecuing and hosting parties, consider the possibility of an outdoor kitchen. Adding a hearth or grill for cooking, a sink for ease in preparing food and a small fridge to keep things fresh will make entertaining easy — keeping you from running back and forth to the kitchen and missing out on the fun. If entertaining isn’t your thing, designing an area to retreat to might be the option

for you. Add plants, water features and comfortable furniture to create a space to get away from it all. The options for outdoor rooms are endless and can be specifically tailored to fit your lifestyle. Tying an outdoor space to an indoor room via a wide patio door can create the ‘outdoor room’ effect – rather than just having a patio outside… Home Office You may be an empty nester, but you still may be a very active member of the workforce or have plenty of paper work and bills to keep up with. An extra bed-

room or den previously used for family activities would be a great place to turn into a home office. Consider adding a sleeper sofa as part of the décor for Thanksgiving and holidays when children and grandchildren return home. Conserve Your Cash At Closing If you’ve owned a home or shopped for one, you undoubtedly know that lenders require private mortgage insurance (PMI) when a downpayment totals less than 20 percent of a home’s purchase price. Although noPMI loans are available at a slightly higher interest rate, it pays to know the facts about mortgage insurance. Because PMI helps protect lenders against loss, downpayments as low as 5 percent may be possible. You can use that cash savings to buy down your interest rate or to fund investments, moving costs, and home improvements. Once your loan balance drops 80 percent of your home’s original value, however, you have the right to cancel PMI payments. Assuming your payments are

current and other exceptions don’t apply, you can ask your lender to stop charging for PMI premiums when you own 20 percent equity in the property. PMI cannot be cancelled, however, on governmentinsured FHA and VA loans, or on loans with lender-paid premiums. Although that’s a small price to pay for reducing the downpayment by thousands of dollars, there’s no need to keep PMI beyond its useful lifespan. Remember, too, that homeowners who purchased or refinanced their home

after December 31, 2006 can claim PMI payments as a tax deduction. Since some states have additional laws governing PMI, your mortgage may have other conditions. (ARA) - With the onset of cooler weather, people are starting to think about green - specifically, paying for heating bills and holiday expenses. A sure way to save green, as in money, is by making your home more energy efficient and space heating the rooms where you spend the most time instead of heating the entire house. Over the past 10 years, a growing number of homeowners are choosing to heat those areas with renewable fuels, such as wood pellets, in pellet stoves or fireplace inserts. In addition to saving money, they are saving green, as in the environment, since burning pellets is considered carbon neutral. Pellets are grown, harvested and produced right here in the U.S., so they are also doing their part to reduce our country's dependence on foreign oil. A simple approach to weatherproofing Improving your home's ability to retain heat will save you money. Weatherproofing can be broken down into a few simple steps, starting with adding insulation to your attic if needed and replacing worn-out weather stripping around doors and windows. These are do-ityourself projects within the capabilities of many homeowners. Having your home's heating system serviced and the ductwork cleaned are also important steps. You'll likely need to hire professionals for these tasks, but the improved efficiency of the entire system will make the minor investment well worth the cost. Finally, install a programmable thermostat for your central heat system. Setting the temperature lower during the day when you are gone, and at night when you're safely tucked under the comforter, can result in significantly lower heating bills. Based on 2010 fuel prices and fully heating a 1,700 square foot home in cold-climate areas such as Upper New England, the Midwest and Northwest, switching from fuel oil to pellets can save approximately $800 per heating season. If you are currently heating with propane, the savings would be about $1,000, and if currently using electricity, $1,800 per heating season. "The combination of weatherproofing your home and space heating with a pellet appliance has many benefits," says Forman.
