How to Prepare Your Home for a Virtual Tour
ing magnets from the refrigerator, or taking down distracting art. 5. Pare down furniture. Identify one or two pieces of furniture that can be removed from each room to make the space appear larger. 6. Rearrange. Spotlight the flow of a space by creating a focal point on the furthest wall from the doorway and arranging the other pieces of furniture to make a triangle shape. The focal point may be a bed in a bedroom or a china cabinet in a dining room. 7. Reaccessorize. Include a healthy plant in every room; the camera loves green. Energize bland decor by placing a bright vase on a mantle or draping an afghan over a couch. 8. Keep the home in shape. You want buyers who liked what they saw online to encounter the same home in person. (Source-Barb Schwarz, www.StagedHomes.com Concord,Pa) Reprinted from REALTOR® Magazine with permission of NAR.
With more buyers shopping for homes on the Web, photos and virtual tours are a must. There are many things you can do make your home shine on camera. 1. Understand the camera's perspective. The camera's eye is very different from the human eye. It magnifies clutter and poor furniture arrangement. To make a home shine in a virtual tour or video presentation, cater to the lens. 2. Make the home "Q-tip clean." Because the camera magnifies grime, each room must be spotless . Don't forget floor coverings and walls; a discolored spot on the rug might be overlooked by prospects during a regular home showing, but that stain becomes a focal point for online viewers . 3. Pack up the clutter. But leave three items of varying heights on each surface. For example, on an end table you can place a lamp (high), a small plant (medium), and a book (low). 4. Snap pictures. This will give you an idea of what the home will look like on camera. Closely examine the photos and list changes that would improve each room's appearance: opening blinds to let in natural light, remov-

MOORE COUNTY HOME BUILDERS ASSOCIATION
By Bob Van Houten Moore County Home Builders Association President
Protect Your Investment This Fall with a Few Home Chores Between Touchdowns and Turkey Leftovers
The leaves have changed and are rapidly falling to the ground, creating another time-honored chore: raking, and providing hours of leaf fort entertainment for children in neighborhoods across the country. While many families would prefer to spend the weekends cheering on their favorite football teams, there are a few important maintenance tasks that should make their way onto every home owner’s Saturday “to do” list. November typically brings with it the first crisp days of fall and, in some areas of the country, the season’s first frost. A little effort paid to home maintenance now, may save you time, money and headaches during the long winter months ahead. Take this opportunity to check out your exte-
rior doors to determine if they are leaking cold air. While outside, survey your home’s exterior walls and look for weather-related cracks or crumbling mortar. Wood trim and siding also can suffer from weatherworn paint and may have become loose, as can windowsills. Inspect your roof carefully to head off costly emergency repairs that may be needed during the winter. Keep an eye out for damaged or loose shingles, gaps in the flashing and mortar damage around the chimney. If you see or suspect any damage, contact a professional roofer to evaluate and repair the damage. Late summer and fall storms, such as hurricanes, tornadoes and even severe thunderstorms, can cause weak trees or branches to break and
damage your home, car or power lines, in some cases weeks after the damaging weather has passed. Scan the wooded areas of your lot for large, dead branches, detached branches that are suspended in trees, cavities or rotten wood along trunks or split tree trunks. If you see anything that looks hazardous, contact a professional tree service. If you have an inground lawn sprinkler system, contact a professional company about servicing the system for the winter to avoid costly repairs due to burst pipes. Don’t ignore your hose bibs and learn the location of your
pipes as well as how to shut off the water. If your pipes end up freezing, you’ll have a better chance of preventing a burst if you can quickly shut water off. It’s also a good idea to check weather stripping and caulking around windows and doors, helping keep your home better insulated against the elements. Last but not least of your exterior fall home maintenance chores, keep your gutters clear. It’s important to remove all debris so that water can properly drain, minimizing standing water and stalling the freeze and thaw expansion process that often occurs during colder months. If your lot is extremely wooded or you’ve had a problem in the past, consider installing gutter guards that prevent leaves and branches from enter-
ing your gutters and direct the flow of water away from the house and into the ground. While you may be tempted to end your fall home maintenance check outside, a few simple interior checks also are warranted this time of year. Check pipes for cracks and leaks and have any damage promptly repaired and consider insulating unfinished rooms, such as garages, if they contain exposed pipes. And, maintain at least 65 degrees in your home. Before the cold weather strikes, take a look at your heating system to be sure it is in working order or have the unit serviced before the busy winter season. Check and replace appropriate filters and the batteries in smoke alarms and carbon monoxide detectors as well.
Do a quick check of insulation in your attic, to prevent the cycle of water freezing and melting on your roof, a potential cause of roof damage, and basement and crawl spaces to ensure your space is well insulated and to prevent freezing pipes. Finally, clean out any dust that has accumulated in vents to reduce exposure to indoor pollutants and cut down on winter colds. For more home maintenance tips, contact the Moore County Home Builders Association at (910)944-2992 or visit us online at www.mchba.com.

(ARA) - Your backyard is a space where you enjoy quality time with your family - from running around with your kids in the fall leaves to playing catch with your furry friend in the snow. It's a place to escape, but remember accidents can happen anywhere at any time, and just like you childproof your house, you need to ensure your backyard is safe as well. Keeping your backyard safe begins with your fence. A yard without a fence is a little like a house without walls. Fences help protect children from danger, keeping toddlers out of swimming pools, hot tubs and ponds or keeping them in the yard, away from busy traffic or strangers. Fences can also help keep your own pets in your yard, and other animals out. They can reduce your liability by preventing injuries to uninvited guests on your property, or damage or injury caused by escaped pets. “A good weekend winterizing project is making sure your fences and gates are functioning properly and are protected from rust, a destructive force that can render gate hardware useless or dangerous,” says Jim Paterson, senior vice president of D&D Technologies, which manufactures gate latches and hinges made of ultra-strong engineering polymers. “In our research, we found that when homeowners consider their fencing needs, rusty metal gate hardware that no longer functions properly or becomes a threat to children was their top concern. Rust-free and adjustable gate hardware is available.” Seasonal weather, ground settling and other factors can cause a gate to become misaligned over time and not function properly. It's important to have gate hardware that can
be easily adjusted to overcome this. TruClose self-closing, tension adjustable hinges are an ideal solution. Some models are vertically and horizontally adjustable as well. Combined with D&D adjustable, locking gate latches will ensure your gate will always function properly. Additional precautions to take when childproofing your backyard: * Tighten and cover any protruding bolts on swing sets and do not attach ropes or cords, which could become strangulation hazards. * Remove old tree stumps and rocks, level concrete footings to avoid tripping. *Seal wooded items such as decks, swing sets and picnic tables before inclement weather sets in. * Completely fence pool and spa areas with adjustable self-closing hinges like TruClose and self-latching gates, ensuring latches are out of the reach of children such as the Magnalatch Safety Gate Latch. Both products carry a lifetime warranty and are adjustable both vertically and horizontally for quick and easy adjustments. * Eliminate access to lawn equipment and chemicals. Put these items completely out of the reach of children. * Keep a first aid kit and a rescue kit for those backyards with water features easily accessible. Your backyard can be one of the most exciting places for your children through the entire year. A little prevention along the way will keep it safe and provide wonderful memories for your family. Look for D&D Technologies rust free gate hardware and child safety latches at www.ddtechglobal.com or under the Stanley Hardware brand through Lowe's.
