President’s Message Thank you for visiting the 2021 Parade of Homes Plus presented by the Builder’s Association of Elkhart County (BAEC)! We are excited to show off the beautiful work and craftmanship of our local builders and suppliers. 2021 has been off to an incredibly challenging start for the home builders in our area and around the country. COVID, ships getting stuck in canals, unusually active storm seasons, Texas freezing over, and pigs flying have all contributed to an incredibly difficult building landscape. Our builders, suppliers & contractors have all been working diligently together to deal with rising prices, product delays, product availability issues, and a lack of housing inventory creating unusually high demand for new homes. They have navigated these challenges to build a collection of homes and remodel projects that we are proud to present to you in this year’s Parade. This year’s Parade of Homes will be unique for two reasons. For the first time, we are choosing to use the Parade of Homes to honor a builder in our area who has dedicated his life to provide housing to families in our community. Adlai Schrock, Schrock Homes, has been a member of the BAEC for 45 years. Thank you, Adlai, for your unparalleled commitment to our industry & our community. You can find more information about Adlai and Schrock Homes in the pages of this book. Not only are we honoring Adlai for his lasting legacy as a builder in our community, but we are also upping the ante a bit for the builders this year. An unbiased 3rd party will be helping judge this year’s homes on the basis of quality and design, and will be determining the “Best Of” for this year’s show. The longest member of the Builders Association of Elkhart County (still currently building), Adlai Schrock, Schrock Homes, has been building homes for more than 46 years. In this timeframe Schrock has built 18 communities and a medical project. Schrock got his start during the recession in the 1970s. He was working for a company with 40 carpenters. When the recession hit, they scaled the workforce down to only 12. The 12 carpenters had to trade off weeks so Schrock was only working every other week. He spent his free time finding more work for himself. “People gave me jobs to do,” he explained. “And within two months I left the company and started on my own.” He spent his first year learning how to build a quality home. He followed suggestions, then focused on building in Goshen. While Schrock built and continues to build off-site residential homes on individual parcels, he is not limited to single homes. He also develops entire subdivisions and communities. His first project was College Green in Goshen in 1984. He introduced a new lifestyle of housing encompassing a blend of 200 single-family homes and villas. His most

recent development currently in progress is Country Crossing in Shipshewana. With the addition of Schrock Commercial, he expanded into medical, retail buildings and hotels. When building homes for doctors, they mentioned they wished Schrock could also build a medical project and so he rose to meet the need for medical facilities. Schrock Realty Group was launched in 2008. Once again in a recession, Schrock was searching for ways to help his clients. With Schrock Realty Group he could market existing homes, which allowed clients to relocate or build a new home.

Schrock Homes provides 46 years of experience to homes, businesses and more Owning land in the area, Schrock listened to what the community needed and he built to provide. His secret is listening to what the individual, family or business needs. He masters the skill of taking a floor plan from paper to actually experiencing living in the home before it is built. He sees all the little details in building and considers ways to help a person stay in their home longer, including wider hallways and zero clearance entry. Some of the Schrock communities offer maintenance options such as lawn care and snow removal. Some offer community buildings, pools and home maintenance. Other subdivision homes are totally maintained by the homeowner. As his business has expanded, so has his staff. “I hire professionals to bring their best skills and knowledge to my team,” he emphasized. While his team and businesses are vast and diversified, he continues to run his business as if it is a small business. This personal philosophy has helped his company survive approximately six downturns and recessions. The biggest thing for Schrock is he genuinely and sincerely loves Goshen and wants to see it succeed. While he started in Goshen, he has expanded his business to include Nappanee, Wakarusa, Shipshewana, Middlebury, Elkhart and Florida. Once Schrock had completed his first two subdivisions, he was approached by people to develop areas and projects. Schrock was always consistent in keeping with the high quality and caliber of his homes. He has been rewarded with repeat customers. Being in the business so long has advantages. He has built up to four homes for individual families and their children and always welcomes referrals from past customers. His goals are simple: “The first thing is the customer. The second thing is using our team of people to do our work.” He hires good, reliable professionals who are willing to work hard and do what they know best. Schrock emphasizes doing things right the first time. His customer service team regularly checks in with home owners to fulfill warranties and final finishes. Throughout his time as a business owner, Schrock had a tenure as president on the Builders Association of Elkhart County as well as working on the Indiana Builders Association. During his term as president, he made great strides of being involved and growing the association. He joined the Goshen Chamber of Commerce in 1986 and served as board president in 1995. He is a member of

Goshen Rotary since 1996 and served on the board for Oaklawn for 10 years. As his businesses continue to grow, Schrock has a plan in place for each of them. He has dedicated employees transitioning into greater roles and responsibilities while Schrock personally lends his focus to the development projects.

These acronyms represent EDUCATIONAL DESIGNATIONS the builder and remodeler has achieved to improve his/her understanding of the construction industry. They represent many hours of continuing education. The Indiana Quality Assurance Builder Standards provide, for the first time ever, new homebuyers and remodeling customers a way to measure their builder and the project against an industry approved set of standards. These Standards have been developed as a service to the new home consumers and remodeling customers. These Standards create a series of performance standards that builders and customers can use to communicate and understand other’s expectations regarding building/ sizable residential home remodeling projects ($5000.00 or more). The Standards address the most prevalent issues that arise between the builder and the customer before the

project, during the project, and most importantly, after the project is completed. All too often it is the unrealized or undiscovered expectations that create the majority of the problems encountered in the building/remodeling process. The Standards will help eliminate these problems before the project even begins. The Indiana Quality Assurance Builder Standards provide you with the confidence that professionals in the industry are handling your project. Make sure your builder or remodeler is a member of the Builders Association of Elkhart County and a Standards Builder and/or Standards Remodeler and be sure that you request your Standards manual at contract signing or at closing.

CGP Certified Green Professional is for single family builders, multifamily builders, remodelers, developers, land planners, architects and designers, energy raters, home inspectors, utilities staff, product manufacturer and supplier.

CGB Certified Graduate Builder is an exclusive professional designation designed to emphasize business and project management skills as the key to a professional building operation.

CAPS Certified Aging-in-Place Specialist is a professional designation designed to expand your understanding of the aging-in-place market, provide the necessary technical knowledge and resources, and give tools to gain access to the market.
