AGENT SPOTLIGHT
Lisiana Dutka
Lisiana has over 18 years of experience in residential real estate and over 5 years of experience in property management in the Orange County, Orlando area. "Lake Nona is my sweet spot. During the months of February or March I am offering a special discount for Lake Nona rental homes. Whether you are looking for tenant placement or property management, I will treat your investment with the utmost care and diligence. Honesty and integrity are two words I live by. It is important to recognize that when you leave your property in the hands of a management company, you want someone who is willing to do the heavy lifting for you when it comes to getting your property rent ready and finding the most qualified tenant. It is key to have peace of mind that the rent will be paid on-time each month. One of the reasons I chose to work with Fusilier Management Group is because they guarantee the eviction process. Their attorneys prepare a full lease with optional clauses and addendums where appropriate. I will go above and beyond to keep harmony between owner and tenant, treating everyone with fairness and good character. Call or email me TODAY!" 248.563.9889 or LisianaRealEstate@gmail.com

torey Park is a vibrant new community in the Lake Nona area. Its winding paths and newlypaved streets are home to many families.
The Swansons have called Storey Park home for almost a year now after living nearby in the Moss Park area for close to 10 years. They can actually see their old neighborhood from their new home. The family was looking to expand, their youngest son JJ had recently been born and they were quickly outgrowing their old home. They loved the model of the home in Storey Park and were instantly convinced it was what they wanted. For Meredith, it was also important that their kids were close to their middle school. As it happens, Storey Park is within walking distance. John was also working from home a lot more as a sales manager for WinDoor, so he needed a home office and easy access to the Interstate. Their home in Storey Park met both of those requirements. Plus, it has got a “Man Cave” for John, which doesn’t hurt. It also was beneficial that some of their close friends moved into Storey Park six months before them, giving the community a glowing endorsement. Meredith and John aren’t originally from Florida, but they have lived here for a long time. Meredith was born in Texas, but grew up in the Dr. Phillips area while John grew up in Indiana but moved to Florida for college. They love the bike paths that run through the Storey Park neighborhood, one of them runs right in front of their house. One of the Swansons favorite activities is to ride the paths together as a family. Being active and outdoors is very important to them, Swanson Family (from left to right: Peyton, John, JJ, Meredith, Julianne)

They love anything active, however, which includes the swings in Storey Park, too. When they are not playing sports they love to watch and root for their favorite teams. Since John is from Indiana, the Pacers and Colts are at the top of the favorite team list. They also enjoy rooting for the Purdue Boilermakers, Chicago Cubs and Florida Gators; Meredith is a University of Florida Alum. Sarah originally hails from Denver, she moved down to Florida for work. Her oldest daughter is in high school, which is why it was so important to stay in the general area. She wants her daughter to finish high school here, which might not take very long. Her daughter is taking advanced classes and racking up credits, “she could graduate next year if she wanted to,” says Sarah. During their free time, they love to go to the beach as a family and Sarah describes them as outdoor people. She loves the fact that there’s a park friends that are close by. “We love being able to walk to our best friend’s

Fouraker Family: Savannah, Amy, Madison, Cameron and Nick
FOURAKER I WORK
20
CENTRAL FLORIDA MONTHLY
Name: Nick Fouraker What is your occupation? I am the principal of 4 ACRE Commercial Real Estate. We are a full service real estate firm specializing in commercial property only. We offer Tenant & Landlord Representation, Sales, Buyers Representation, municipal consulting and property management. What inspired you to run for office? As a resident of Belle Isle for more than a decade, I love my community. This is where my wife Amy and I put down roots, started our family and began a successful real estate business. I know from my own upbringing and now as a father, that a safe, caring and thriving community makes a big difference in the choices our children make that ultimately shapes their future. In the midst of a fast urbanizing Orlando, Belle Isle is a special place and I want to keep it that way. That’s why I’m running for Mayor. What influences your work? Several things influence my work, starting with my desire to make sure my children have a better childhood than mine. I work with some of the most tremendous people in Central Florida. The level of care and compassion they show each and every day is unbelievably. Also, I am influenced by my wife. She is the glue the holds 4 Acre Realty together, and I couldn’t have achieved so much in my life without her.
whenever we have disagreements. As a taxpayer, I will keep our taxes low and pass responsible budgets. As a parent, neighborhood safety and support for our schools will be a priority. As for annexation and growth, my priority will be a balanced approach that protects what makes Belle Isle special to bringing in more commerce that will lighten the tax burden of homeowners. What has been your biggest success? Marrying Amy Fouraker. Learning from and turning around some bad decisions I made when I was 20 years old. I’ve gone from being in trouble with the law to now having a healthy, thriving family, our own business, a home in a great neighborhood and years of community involvement that I believe have helped others make good decisions. I am proud to say that the Governor and Florida Cabinet granted me a pardon and reinstated my voting privileges, something I shall never take for granted. Amy has been the cornerstone of these successes. What has been your biggest challenge? My biggest challenge was ensuring that my legal troubles involving drugs at the age of 20 did not define the rest of my life. Fortunately, I had a mentor, Dr. Rivers at UCF, who offered
the guidance and example I needed that helped me find success. I have tried to “pay it forward” ever since. If you had the chance to go back with the knowledge you have now, what would you do differently? While I do believe life’s mistakes are learning tools for greater success, I do wish I could talk to the 20-year-old Nick Fouraker about making better choices. What is your overall vision for Belle Isle? As stated above, in the midst of an urbanizing Orlando, Belle Ilse is a special and unique community. I want to protect what we have. As Mayor, I will wake up with one goal in mind, to make Belle Isle the best it can be as a safe, thriving community with strong neighborhoods, clean lakes, a great school, friendly neighbors and a City Hall that puts residents first. I want to ensure the Belle Isle I’m raising my family in will continue to prosper far into the future. Where can people follow you and your campaign? www.votenickfouraker.com Facebook: @votenickfouraker n
What sets you apart from your opponents? There are several things that I believe set me apart. As the only parent with school aged children in this race who also attend Belle Isle’s Cornerstone Charter School, I have a vested interest in ensuring Cornerstone enjoys our support and focus. I am a business owner who’s work allows me great flexibility and I am not required to be out of town very often. Lastly, I believe as Chairman of Planning and Zoning, I have demonstrated that my leadership style of building consensus brings people together that usually finds a win-win solution. I have also written policy on behalf of the City. I think DC has proven why we need more leaders whose mindset who look for win-win solutions. How are you involved in your community? I was fortunate to have met a college professor who became a mentor and helped change my life in great ways. That’s why I’ve endeavored to give back for most of my adult life, including years of coaching young people even before becoming a dad, serving as a volunteer mentor for UCF students, serving on the board of directors for Boys and Girls Clubs and recently for Creative City Project in supports the arts. I served on the Windsor Place HOA board Currently I chair Belle Isle’s P&Z and have served on P&Z for 8 years.
How you can participate:
What do you hope to bring to the community if you are elected? As the next Mayor, my hope is to provide the type of leadership that is able to bring differing views together with the goal of a win-win solution
