Message From The Publisher Welcome to the fall issue of The Mizrahi Collection. I’m delighted to announce that since the success of our first issue, we are releasing our second edition with More content than ever before - doubling our total number of pages. It is thanks to the overwhelming positive response from you, our readers, that we are able to continue to grow and build The Collection into the best publication it can be.

The Mizrahi Collection team spent the fall months visiting our friends at Peller Estates Winery - learning tips and tricks when it comes to reds, whites and entertaining. From there, we literally jetted off to Pearson International Airport, for a day of film and photography with our newest partners, Levaero Aviation. We also had the opportunity to collaborate with exciting companies like Land Rover / Jaguar Thornhill, to bring the best of the best to you, our valued readers. In this season’s issue, my brother Amir and I had the pleasure of sitting down with one of our writers to give readers a glimpse into the world of real estate through experienced eyes. This issue is full of amazing companies that can transform your home, or your future home, into everything you want it to be. T

here is no doubt one could argue the attention Toronto has garnered recently is a result of public mentions by Drake, there is no doubt the city has thrived in the spheres of economics, infrastructure, education, and recreation for many years. Additionally, Toronto’s commitment to diversity rivals the most multicultural of cities. Not only has the rest of Canada taken notice but also various parts of the world, particularly Asian investors who are very keen about the current state of the loonie. Canada Mortgage and Housing Corporation revealed foreigners own one tenth of latest stock. The search for property in Toronto is stronger than it has ever been and foreign transactions have reinforced faith in the area. Considering Vancouver’s implementation of a 15% tax on foreign land ownership in an effort to restore affordable prices to locals of all income types, it is no surprise sights are now being set on Toronto. In an interview with BNN, Mayor John Tory acknowledged how the increase in demand for land was associated with the confidence many have in the city. Juwai.com, a search engine geared towards Chinese buyers, states Canada was the third most enquired country in 2015, while Toronto’s property enquiries were valued upwards of $7 billion. With a projected upper middle class of 100 million by 2020, according to Juwai.com, Toronto can expect some of their funds to come rushing its way. Wealthy foreign investors are not the only ones eager to buy homes in the city or the only investors wanting a piece of the pie.

Canada Pension Plan Investment Board recently invested roughly $105 million in Minto High Park Village (rental property). A poll done by the Ontario Real Estate Association found a number of those from Generation X and Y are planning to purchase homes within the next couple years if they have not done so already. The low interest rates have been an opportunity for young Torontonians to dip their toes in the highly active housing market. 

The Toronto Real Estate Board found the average price of a home in the GTA has increased by 20.4% within the last year alone, leading to a cost of approximately $755,000, surpassing rival cities in the United States such as Chicago and Seattle. The increasing demands for Toronto’s property worldwide are a testament to the city’s eminence and a reflection of its potential. The fact so many want in should be taken as a compliment. The rising prices of homes happen to be consequences of Toronto’s growing popularity, however, are nowhere close to deterring sales, especially international ones. The current condition of Toronto real estate renders a deeper appreciation for the city and all it has been offering.

s the prices of houses and low-rise property climb to record highs, many are seeking more cost effective alternatives. Despite spatial limitations and decreases in supply, condominiums seem to be priority purchases for multiple demographics within Toronto and have been a solution to the rapid population growth throughout the city. Urbanation.ca says condos make up more than 50% of new residential developments and according to the Toronto Real Estate Board, sales increased by 22% within the last year. Considering the competition for a livable condominium, it would be no surprise if many were overbids. The lengths Torontonians are willing to go to merely secure a unit, including paying well over asking prove that condos are the latest must-haves. Not only are they being sought before being built, many are willing to pay the subsequent occupancy fees.

A 750 square foot apartment in a residential building along Harbourfront is no longer the dream of solely investors and young, single homebuyers. Families are considering the space as a place to raise their children. Although they may be searching for apartments with more square footage, they are prepared to live their lives without yards and staircases.

Purchasing a condo may be more for economic purposes than it is to settle for less space, however; there is no shortage of others expected to follow this trend. As the first of Toronto’s micro condos begin to develop, who knows what else homebuyers are willing to compromise if it means having a place of their own. The narrative of what constitutes a home in Toronto has changed over time and the

recent popularity of condos in addition to their ongoing reputation of convenience can bring about a range of endless possibilities for not only residential properties but commercial ones as well. Perhaps a grocery shop, hardware store, bank, gym, and cafĂŠ on various floors of a given building to compliment the suites at the very top may be the direction condominium developments are heading to have an edge on others. eared by many, revered by others, and respected by all, the 2002 Dodge Viper RT/10 is one of the most ultimate cars on the road. No other car looks like it, sounds like it, or handles like it. At the heart of the Viper, sits it’s 8 liter V10 making 450 horsepower and almost 500 pound feet of torque, a 6 speed manual transmission, and a firm suspension. The Viper was built as a thinly disguised race-car...much like the Shelby Cobra of years ago.

The 2002 Viper model year marked the final year for both the RT/10 and GTS body styles. Featured here in a one-year-availabile graphite metallic with black leather interior, the car still has the visual impact and wow factor that it did years ago. When seen on the road, people look and stare. Many a time I would see passengers and pedestrians taking pictures or video of the car as the slick looking Viper drives by. Production numbers on these hand-built cars are low, so not many are around.


The 2017 model year is the last production year for the Dodge Viper as we know it to be. First and second generation cars from 1992-2002 are going to go up in value very fast as they are the most iconic body styles around. The Viper isn’t so much of a car as it is an experience. The Viper is easy to drive on city roads but does require some practice and skill to drive near its exceptionally high limits. This is a car known for engaging the driver to really drive the car; no driving aids, no paddle shifters, no cupholder, no heated seats or cruise control. You do however, have ABS. Not a lot of shifting is required though, as the transmission has very tall gears. Nonetheless, driving a Viper is one of the most rewarding experiences one can have.

The Mizrahi Collection spent an afternoon in Niagara-on-the-Lake with Peller Estates, learning how to add enjoyment to life through food and wine. Peller Estates hosts over 280,000 guests a year - attracting people from Toronto and the GTA, out of province Canadians, and Americans curious enough to cross the border making it the most visited winery in North America. One could imagine that founder, Andrew Peller, dreamed of owning such a place after coming to Canada from Hungary in 1927 - dabbling briefly with beer before deciding to open a winery in British Columbia in the early 1960s. Four generations later, the Pellers are still very set on wine, happily working under the family name in Ontario and British Columbia. Resident chef at the Peller Estates Winery Restaurant, Chef Jason Parsons, brings over twenty years of culinary experience that he has gathered from some of the world’s most renowned restaurants.

“The trick to pairing food and wine is balance. I’d advise to try the wine first, and then trust your palette. Think of what you’re making, where it’s from, and decide,” says one of Peller’s smiling staff members, as he pours an Ice Cuvée Rosé - a sparkling Rosé made with a touch of Icewine. “If you’re ever unsure, a sparkling wine will almost always work.” Throughout the year, Peller hosts events for guests to enjoy the simple joys of life; in May, the annual Food Truck Eats event turns their backyard lawn into a party in the vineyard; in November and February, they participate in $39 three-course prefix menus, appropriately named Fabulicious, and in January, Chef Parsons’ Icewine marshmallows are a highlight of the Niagara Icewine Festival.

W

hen most people think of health and wellness their first thought generally goes to diet and exercise. While diet and exercise are extremely important components of maintaining a healthy body and mind, there are plenty of other actions and habits that can contribute to a healthier self. Personal Trainer Tracey Celotti sat down with the Mizrahi Collection to help figure out what creates the healthiest, happiest day. Tracey begins each morning by saying a prayer and walking her dog for about a half-hour. Getting outside and connecting to nature is a great way to keep one centered and humbled. Tracey also dedicates a part of her morning to meditation to clear her mind, and set a tone for the day. Even if one isn’t particularly spiritual, writing down or thinking about things to be grateful for in your own life will help you begin your day on a positive note. Tracey’s key to a positive day is to stay present and collected in the moment. As a mother of four, she faces challenges with her children just as any other parent. Even when you’re in a moment of negativity, anger or frustration, Tracey suggests taking time to reflect, and react in the most positive way you can. If you have to walk away from a situation or person, just know that when you return with love and forgiveness in mind, you are on the path to becoming better.
