Welcome to the fourth edition of our Luxury Property Report. We are grateful for all the positive feedback we have received. Many of our readers are now clients and this is the best affirmation we could possibly receive. In addition, we were honored by the leading trade association for luxury real estate, The Institute for Luxury Home Marketing. In November we were selected in a vote by our peers, to receive the Institute’s award for “Excellence and Innovation” in marketing. We firmly believe that our experience in the business and marketing industry provides our clients with more exposure and opportunity for buyers to see the homes we have listed.


CH A NGI NG MARKET The market is definitely changing. Buyers today are looking for new and different. In this issue we share two articles that reflect our approach in this changing market. The first, From Tired Tuscan to Vibrant Villa, explains what many buyers are searching for but not finding. We see many homes that colleagues in the real estate industry refer to as ‘tired Tuscan’. Our styling team has been able to make some important changes to these homes with furnishings, paint and decor that give them a refreshing look that is attractive to a much larger buyer pool. While Tuscan architecture was the rage in this area a decade or more ago, it can be updated to appeal to a new buyer.

Finally, we are excited to share that our team continues to grow in order to assist more clients in their buying or selling process. MARKET OVERVIEW H OW TH E MOD ERN BUYER HAS CH A NGE D I remember the first home we purchased. The Realtor held all the keys, both literally and figuratively. The year was 1984, and the way you found a home was through your Realtor, who received a book once a week called the Multiple Listing Service. Realtors would go through the book and photocopy the pages of homes they thought you might like. They were the center of the buying process. I am certain a few of our readers might recall those days. TH E K E YS AR E IN TH E BU Y E R’S HAND Buyers now have access to much of the same information Realtors do through a multitude of online services such as Zillow. Many in our industry have viewed these companies as the enemy, but in truth, they give tremendous power to buyers and improve the information they have access to, allowing them to make better decisions. When we receive inquiries from clients interested in buying a home, they often

provide the starting point with the listings they have already identified as interesting. We can expand on this list once we understand what they are seeking, and they are great clients to work with because of their knowledge base. Z IL LOW CH A N GED T H E GA M E Over a year ago, we decided to take a different approach with the largest of the online real estate portals and partnered with Zillow through their Agent Direct program. We made a significant investment to ensure any home we list gets prominent placement on home searches in the key zip codes we service: 85255, 85262 and 85266. In addition to placement on Zillow, our marketing is retargeted on Facebook. If someone looks for a Scottsdale listing on Zillow, they will see the homes we list for our clients in their Facebook feed. Since we make extensive use of professionally produced videos, buyers who see our Zillow or Facebook placements are able to click directly onto the video to preview our clients’ homes.

3 6 0 DE GR E E S A year ago Zillow started testing a program called 3D homes. It allows a Realtor to take a panoramic picture of a room using an iPhone. The image quality was not great, but Zillow’s ranking algorithm placed homes with panoramic images at the top of searches. We used the this because it provided our clients’ homes with more exposure, but wanted to find better photo technology. T E C H NOLOGY T HAT C HANG ES HOW R E A L E STATE I S VIEWED The quality issue changed with the arrival of our latest technology tool, the Ricoh Theta camera. This is a small camera with two ultra-wide angle lenses. It connects to your phone, and, using a WiFi connection, allows you to take a high-quality 360-degree panoramic image of any room of a home in one shot. These images can then be used on Zillow, our website, the multiple listing service, as well as on other websites.

The software also provides an analytic tool that allows you to see the effectiveness of each home’s tour. In the first week we used this technology, we had a buyer visit a home we had listed as a result of seeing the 360-degree tour. They subsequently withdrew an offer they had submitted on a different home and made an offer on our client’s home. Tired Tuscan to Vibrant Villa TRANSFORMATION We recently helped transform a client’s property we have listed for sale, from “tired Tuscan” to “vibrant Villa.” This magnificent home was designed in 2002 by acclaimed architect Bing Hu and was styled and decorated in the Tuscan trend at that time; brown-toned walls, and heavy dark draperies and furnishings. Our client had taken the first steps and removed the draperies and painted the interior a light, fresh, just off-white color, perfect for providing a look more in tune with today’s market. We knew there was even more we could do to further transform this home into a modern Mediterranean masterpiece. THE MAGIC OF PAINT First, we encouraged the homeowner to paint the exterior of this home from the dark brown original color, to a more soothing and sophisticated light color that we selected. He agreed, and once the painting was complete, we were now

They appreciate the charm but want to see it modernized with the lighter feel today’s buyer desires. Tuscan-style homes still have much to offer and it is our responsibility to help our sellers present their Tuscan property in the most positive way. As a Realtor, there are a lot of options about where you “hang your license,” since the law requires agents to associate themselves with a brokerage firm. We made the decision to join Keller Williams Luxury based on their training, culture and reach. KW is the largest real estate firm in the world, as measured in number of agents, number of transactions and sales volume. A little over a year ago, company founder Gary Keller laid out his plan to convert the company into a technology-based organization with world-class tools for agents and their clients. In February, Keller unveiled the results of this work at the firm’s annual meeting in New Orleans. As someone who comes to real estate from the tech world, it was exciting to hear his vision, and even more exciting to see the results. The new platform, called KW Command, links to an artificial intelligence data cloud that “learns” as it is used by clients and agents. Ultimately, it will track transactions and provide knowledge back to clients based on this learning. Since it will track transactions, it collects data on all types of deals for many different types of homes in many different markets. As the data grows, the system will be able to analyze potential offers and rate the likelihood of an offer being accepted. Increasing the earnest money from $10,000 to $15,000, for example, may increase the chance of an offer being accepted from 80 percent to 95 percent. The agent application is already changing the industry for Keller agents. The consumer application also provides a great user experience for anyone interested in real estate in any market. Charity Spotlight FRESH START WOMEN’S FOUNDATION We believe in giving back. After each transaction we ask our clients to share the name of a charity they support, and we make a donation in their honor. In each issue of our publication we like to highlight their work. This report’s Charity Spotlight focuses on Fresh Start Women’s Foundation who provides education, resources and support for women to positively transform their lives and strengthen our community. The goal is to create a community where every woman reaches her full potential through achieving personal empowerment and financial self-sufficiency. Fresh Start is all about women helping women, and it’s been a true passion project for founders and sisters, Pat Petznick and Beverly Stewart. Pat and Beverly watched their grandmother become the sole support of their family and vowed to one day support women who found themselves in similar circumstances. In the early years, the foundation focused on fundraising and granting money to Arizona nonprofits serving women in need. Over time, Pat and Beverly realized there were big gaps in women’s programs being offered in the community. The Arizona natives became strong community activists on behalf of women. In 1992, Pat and Beverly were in a position to personally and professionally reach out to women in need and initially offered a day of pampering each month at the salon they co-owned, inviting 20 women to boost their confidence and selfesteem. Later that year, Fresh Start Women’s Foundation was officially born.
