As we publish the December issue of TLS Insights magazine, does anyone else feel as though 2022 has flown by? Can buildings and offices work together to achieve carbon neutral goals?
It’s fair to say we all need to be not only aspiring to but transitioning to net zero. One of the crucial ways a business can reduce its footprint is through its real estate.
The effects of lockdown
In 2020 we saw the country in total lockdown. Who can forget the sight of empty streets as millions of us closed our doors to the outside world. During this period of forced hibernation, there was a marked improvement in air quality as the daily commute for thousands of workers ground to a halt. Operational carbon footprints created by workplace offices and commercial workspace was unsurprisingly down too.
Achieving Net Zero?
We can achieve net zero emissions by 2050 through a wide-ranging green strategy focused on a shift to renewable energy and new technology. So, how can lower carbon footprint levels be achieved going forward?
Undoubtably, a net zero carbon building must be the smart way forward. Along with minimising energy costs as a low carbon workplace, the building will go a long way in helping businesses to achieve their own goals in reducing their carbon footprint.
Construction costs can often be substantial with current carbon-neutral materials being approximately 60% more expensive than the most common materials. However, a building with a net zero carbon agenda and technologically advanced office space can be seen as a more attractive option and a deciding factor in securing potential occupiers. The value of sustainability becomes more of a ‘must-have’ requirement for both occupier and commercial property owners.
Refurbishing existing buildings
For many occupiers remaining in their existing office space, a sustainable re-design or refurbishment with ESG (Environmental, Social and Governance) certification in addition to BREEAM, NABERS, Cycle Score and WELL accreditation can impact and contribute to their carbon footprint. However, this is much harder to achieve in older buildings. Historical construction techniques mean that retrofitting an older building can be more complicated than in newer greener buildings.

Businesses giving back
Winter is most traditionally seen as the season for charitable donations. Two years on from the pandemic, many charitable organisations continue to battle financial and operational pressures compounded in 2022 by the war in Ukraine, the cost-of-living crisis and the UK recession. The work carried out by charities supports countless individuals throughout the country and abroad.

How CGI is transforming the property industry
Property CGI continues to revolutionise real estate marketing. Computer-generated imagery, or CGI as its more commonly known, plays an integral role in the property industry. As is the case with most property technology, there are multiple aspects of CGI ranging from 360 degree - 3D and 2D imagery to virtual tours, photo editing, virtual staging, floor plan redraws, renders and virtual renovations.
Off-plan property developments
Most, if not all real estate agents or developers require the service of an agency offering high quality CGI imagery to create the ‘wow factor’ and to increase the prospect of a property sale. Marketing properties using CGI can potentially raise the asking price or value of a property between 10 to 20%.
CGI is a key service required in your property marketing plan when selling off-plan real estate. With minimal visual information available prior to the onset of construction, CGI allows you to visualise the completed structure including interior and exterior images. But don’t get too carried away by CGI images. The purpose of a CGI is to create a first impression. It is also worth remembering too accuracy is key. Nobody wants to be mislead or mis-sold an unrealistic property image. On completion, inaccurate CGI images can potentially damage the reputation of the developer.

Spotlight on: Liverpool
As one of the UK’s most culturally rich cities, Liverpool is often regarded one of the strongestperforming cities in the country from a property investment perspective, with comparative low-price points and high yields. It has also seen some of the best returns in terms of capital appreciation in recent years.
What does Liverpool offer?
As the fifth-largest metropolitan area in the UK, Liverpool has a population of around half a million and a further 2.5million within the surrounding catchment areas, making it the country’s sixth most populous city. A leading hub for students, Liverpool’s economy, job market and a growing multicultural ethnicity are all key factors which encourage young professionals to remain in the city after graduation to pursue career options.
In 2020, Liverpool was named the 3rd best UK location to start a business and is home to business and industry from a range of high-value sectors which include financial centres, law firms and broadcast companies.
