Gavin Shannon Building Contractor

New Ross, Co. Wexford Contact Gavin Shannon: Tel: 087 827 5187 email:

IT’S THE PERSONAL TOUCH that takes a project from standard to special. It’s what gives a home its authenticity and brands it with its own a kind of unique- as we all know that every client is unique and that every brief has its own sense of character. For Gavin Shannon Building Contractor, the ability to work closely with his clients on building their one-off homes is the main contributor to his success.

The reason his name is so well known throughout the east of Ireland, is because his hard working attitude is hard to find and his commitment to his work is hard to challenge. With a schedule that is close to full up for the next year, Gavin Shannon only cements his name to the best construction work. Realising at an early age that he enjoyed working with his hands and that construction was something that he was interested in- Gavin began his career as a plasterer and became self-employed at 18. This step into the construction business, which instilled  him with the necessary understanding of how a project develops throughout its construction phase- set him up to go at it alone, as a Building Contractor  in 2007, building peoples’ homes.

“I always had an interest in construction,” Gavin explained. “My dad was a handy man and I was always helping him. When I was working as a plasterer, I knew that I had to do something more- that I could handle more than the work that I was doing.” So Gavin began project managing the erection of one-off-houses, renovations and extensions for his family and friends. As his work matured and the results were seen throughout his native County Wexford, Gavin’s list of contacts and clients began to grow and the team that he worked with expanded. Now working with a team of Contractors and men like himself- Gavin takes pride in the work that they are doing. And he can say with every confidence that any pro-

spective client will not be disappointedhe and his team will only offer them the highest quality of work and standards. “I want people to get the best for their money- so we work in the best way, with the best systems,” Gavin said. “There are huge costs ahead of new home builders these days- everything has to be signed off by an engineer. It puts a lot of extra costs

on the client, but guarantees that the job is done properly. We try to find the most efficient way to build so we don’t add to those costs unnecessarily. We insist on doing everything by the book and agree on everything beforehand- so there are no surprises. We want to know exactly what has to be done before we begin. We want to be able to plan and stick to that plan and that plan’s budget.” Offering services such as building contracts, fit-out contracts, project management, site assessments, feasibility studies and  building cost estimates- Gavin Shannon Building Contractor will tackle any job on any site, no matter what shape or size. And his commitment to his clients and colleagues, which ignites his strive for perfection- will continue to bolster his reputation as his work continues to excel.  14

“I treat each house as if it is my own,” Gavin explained.

“If I got any bigger I wouldn’t be able to have any control over the work and I would have to work with people that I don’t trustthat’s just not what I’m trying to do. I enjoy working on oneoff-houses. It’s very reward-

ing to see people living in and enjoying a house you have built.

LIVING IN IRELAND can often leave us stuck inside our homes, wishing the rain to go away. And when the sun comes out, it can have us wishing the walls away too. Dedicated to design, Anne set up her own practice in 2000 and began to work on a large educational project- a project that took 10 years to complete- and a handful of smaller residential projects. These unique residential briefs then became the foundation for Anne’s reputable name as word spread of her work- known for its detail and dedication- and she received more and more business as this information reached more and more prospective clients.

Sky plays an important role in all aspect of my designs too- whether residential or educational, I tend to raise the heads of windows and doors to gain maximum exposure to the sky, while specifying large format fixed roof lights for flat roofs and where pitched roofs are being used, I specify banked roof lights to open up vaulted ceilings. lence, with the highest quality of standards, Anne Mahon is an architect who tries to build on what her clients want, pull out something special and then develop it to its full potential. “I generally create an open plan scenario where the Kitchen is off to one side and the seating & dining areas are aligned with outdoor space for light and view,” Anne discussed. “My motto is spend 1 hour cooking and then spend 3 dining where there is daylight, land and sky. The result is a more sociable layout where one can entertain whilst cooking and at the same time and because the Kitchen area is not central to the open plan, the culinary mess is not on view to guests. It is my belief that no matter what the budget, orientation, aspect or location, there is something to build on in terms of design for every project.” In her experience, prospective clients are becoming more aware of design and sustainability, and Anne understands the importance of giving them what they

want-- that’s why her work is continually developing. With clients striving to imagine their homes in new and exciting ways, Anne is there to take what they want, and what they need, and combine it for their benefit into a unique display of their surroundings and their interests. “The first 25-28 hours of a project is spent on design,” Anne revealed. “I use 3d drawings to explore the site and to ensure the client is aware of what the design intent is and that is prior to lodging a Planning Application or preparing Tender drawings and documents. This way the Client is aware of what the final outcome shall be. It is not unusual for Clients to have their own ideas. If they are good ideas, I shape them to make them happen. If they are bad ideas, I spend hours on drawings to prove to the client that the idea needs to be dropped. Essentially my role as an Architect, is to provide what the client needs and not necessarily what the client thinks they want.”

Deirdre foran Design 1. Internal & External images of: A new build of a storey and a half style house, on a farm in North Clare. As the planners are rigid in their design parameters, the use of stone and natural slate to the roof, with the dormers built up in concrete masonry from the walls, and local stone features were crucial to obtaining permission to build. The kitchen , dining and living area is extended to the rear in an L shape, to give sunlight through the day to this main room, it features a dresser which I designed in the traditional Clare style.. The entrance hall has a full height ceiling and features panels of glass block, which give light to the hidden stairwell. The sitting room is similar to the old parlours which were a formal room for guests to be entertained, with wallpaper on the chimney breast and coving to the ceiling. The bedrooms

It is set back from the road, at a lower level, to lessen the visual impact of the building. The stone once again, was sourced from derelict cabins on the land, which needed no dressing or facing.

2. External images of: A single storey farmhouse extension, exempted development class, in Doolin. The brief was to provide the clients with a Holiday Home to visit, from an inherited farmhouse. To gain maximum light and views, we took away the old front porch entrance, replacing it with a window, and used the original building for the bedrooms only. The new kitchen and living area was put Into the 40sqm extension, with a rear hall/utility room. As there was a garret in the original building, there was enough height to make use of this space as a mezzanine play area for the children and a spare bedroom. The Stone masons used the stone from the original chimney and cabins which were derelict on the property.

House built from scratch by JFBC in Baggot Lane, Ballsbridge, Dublin 4 ESTABLISHED IN 2008, JFBC operate as main contractors on new-build projects, renovations, conversions, extensions, office fittings, insulation works, decking and paving works. They commit their time to finding creative building solutions to the problems that arise on site- as there are always problems that arise on site- and offering their extensive knowledge on any job or query that you may have. Big or small- it is no question at all whether JFBC will find the time for youthat is exactly what they are here to do. “We do almost everything for our clients,” Company Founder, John Frim explained. “There is no job too big or too small- that’s the kind of relationship that we have with our clients. We like what we do- we wouldn’t do it if we didn’t. And we if didn’t provide our clients with the best product, then we wouldn’t be doing our jobs correctly and our clients wouldn’t recommend us- but they do, so we must be doing it right.” And having doubled their workload annually and built a reputation out of referrals and exceeding expectations across the architectural, engineering and construction sectors- the team at JFBC are a forerunner in modern construction because they embrace the challenges that come with complex construction. Nurturing each 34

client’s vision and defying the belief that construction has to be difficult- JFBC pride themselves on their ability to understand their clients’ wants and needs within a sector that is forever changing through innovations and regulations. “In Romania- where I am from and have worked within the construction industry- things are very different,” John explained. “When I came to Ireland, it was very exciting to take what I had learnt and put it into something new. I bring that with me to every project and make sure that I am on each site every day. I speak to the clients and make sure that they are aware of what’s happening, and if they want to change something or add something, we work with them.” JFBC’s ability to work as a unit that has been the key factor in ascertaining their success. With each of them possessing decades of ex-

perience in the construction industry- they are a resourceful team of experts with a reliable network of high quality suppliers and a long list of trusted subcontractors. They have several projects on site, several others in discussion and an array of recommendations and return clients at their doorstep, where they are looking forward to the next idea and another challenge. “Clients always want to speak to a director- they want to be guaranteed that all hands are on deck,” John discussed. “I assure them that everyone is on board and working with them, and I say this, because it is the truth. Everything we do, we do for our clients.”

Deirdre Prince Landscape Architect In the construction trade, there are certain rules and regulations that cannot be broken for safety’s sake- but when it comes to garden design, while some of the same guidelines still applythe rulebook can be thrown out when inclement weather affects the progress and deadlines change. There can be days with heavy rain or freezing conditions, which can halt all landscaping work on site and this doesn’t always comply with the tight building programmes that exist today. Registered Landscape Architect, Deirdre Prince- who has overseen the successful completion of many varied and weathered landscape projects- knows better than to step out on to a site with any pre-conceptions, as each site has completely different conditions and each landscape is a bespoke design, waiting to be discovered.

Graduating in 1992, with a degree in Architectural Technology from Dublin Institute of Technology (D.I.T.), Deirdre spent a number of years working in the construction industry, working alongside numerous professionals and developing her skills. It was her love of nature that finally compelled her back to college to study a Masters in Landscape Architecture at University College Dublin (U.C.D.), and since then, Deirdre has been rethinking the boundaries

of her clients’ backyards, front gardens and commercial landscapes, where she has never been happier, and neither have her clients. “The same guidelines do not apply to architects and landscape architects,” Deirdre explained. “I worked in the construction sector for several years and I understand how it operates- designing landscapes is different as it has to take the eventual growth of plants into account. It is very rewarding thoughwith each season, the plants grow, and you see the difference you’ve made to a project.” “There is nothing quite as rewarding as working with nature and creating landscapes which provide areas of calm and relaxation for Clients. Landscape architecture and garden design are slow forms of performing art and the spaces I design are continually changing with each season and creating different vistas each year.”

A variety of landscaping projectsfrom landscape masterplanning of amenities to residential development schemes now bolsters her resume. Her dedication and instincts, blended with her genuine interest in her clients’ vision, create an amiable atmosphere that lasts the entirety of the landscaping process. I talk my clients through every stage and process. I love it really- meeting the clients is my favourite part, that and the day when plants arrive on site from the nurseries. It’s wonderful- especially when the clients can’t see the negatives in their gardens, because they’re accustomed to them, and then I come up with a design and they see the difference that you’ve made with their gardens- the continual changes coming into Spring and all through the seasons- and they’re delighted with it.”

Having recently signed a construction contract for a largescale industrial project, and currently working on a number of briefs in different shapes and sizes, Colm Byrne Civil & Building Contractor Ltd. prove that it is the small things that go a long way and the dedication that makes them stay. “When Colm set up the business, it was very small,” Joan revealed. “He hadn’t much experience in the industry before he set it up and it was slow to pick up, but it was his work ethic that changed everything. Once he began to learn and understand the business more, things began to take off. It was very gradual, but it was steady, and luckily Colm has a number of great Sub-contractors who work with him. They are all experts in their own area and they know each other very well, so they work well together- they can deliver a real quality service for the client.” tracts, project management, site assessments, feasibility studies and building cost estimates. His team also believe that no job is too small to call for and that’s why they focus on building long-lasting relationships with their customers. “Colm works well with the clients,” Administration Manager, Joan Carty explained. “He is very accommodating. He doesn’t hold them to anything- if they want to change something, he will help them do it. He understands the importance of each construction undertaken and he wants

And it is the success of these partnerships that has led to Colm Byrne Civil & Building Contractor Ltd. attracting repeat business from a number of talented architects and engineers- which has made all the difference to Colm’s team. With their popularity rising across the east of the country, due to their unscrupulous work- Colm Byrne Civil & Building Contractor Ltd. promise to maintain their best asset- their pledge to their clients- and continue to adapt a hard working attitude to each new brief. While aiming to go above and beyond their clients’ expectations, the team not only work with top quality Sub-Contractors and tradesmen- they only use top quality materials, handpicked from all of their suppliers. “We just finished work on a few one off houses,” Joan discussed. “The clients were all delighted and that made the process even more worth-while. There’s no point getting the client’s vision wrong- you have to give them what they want. You can direct and advise them, but in the end, they’re the boss.”

Killarney House Extension & Refurbishment Killarney House is situated on the edge of Killarney town at the entrance to the vast National Park in County Kerry. It is in a unique location so close to town with the Killarney Lakes and MacGillycuddy’s Reeks as a backdrop. A two storey structure with a stone and render finish, the house comprises four wings surrounding a quadrangle courtyard. Archways located on the East to West axis link the town to the National Park. The park’s ‘Golden Gate’ entrance brings you to a new ramp, steps and forecourt outside the house and new reception area. The entire house was refurbished including insulation to roofs, a variety of structural repairs and insertions, two new passenger lifts and stairs. New limestone floors were laid alongside solid timber floors. Existing joinery was refurbished where possible and new joinery added where necessary. Fireproofing works including new fire doors were installed. New mechanical and electrical services were added. The house is used as office and exhibition spaces. A new extension was constructed wrapping around the south-east corner of the house. It contains a new reception, WC and audio visual spaces. Within the new extension, the lime-rendered wall of the old house acts as the internal wall of the reception. Timber glulam beams knit the new zinc roof together. The exterior is of specialist glazed curtain walling and limestone cladding.

Random stone walls flank the ramp and forecourt which is paved as is the central courtyard. The boiler equipment is housed in a farmhouse building located some 50m away while landscaping works were undertaken locally around the house. Project features include the sizeable glulam beams of the new extension, exposed timber trusses and purlins on the first floor of the house and a new hidden water tank within an existing steel one. The view from the first floor windows is spectacular and as ever-changing as the weather.

Fabrication of Timber Structures such as Feature Trusses, Timber Footbridges and Laminated Timber (Glulam) Structures.

We also stock a large range of Glulam Beams in 12m lengths, which are a natural alternative to steel and concrete and can be used to fabricate structures often used in longer span building. Lane Business Park, Monahan Road, Cork Tel: 021 496 5233 | email:
