Extending your lease - delays may cost you

Anyone who has ever owned a leasehold property will be aware that as the term remaining on a lease of a property becomes shorter it becomes less valuable and this depreciation accelerates the shorter the term becomes. This may deter prospective purchasers and the purchaser may not be able to find a lender prepared to lend on a leasehold property with a short lease. In these cases when it comes to a sale of their flat, leaseholders will need to consider making an approach to their landlord to extend the term of their lease. This is something that should be considered before any sale, as landlords will tend to have leaseholders at a disadvantageous bargaining position if a lease extension is required as part of an agreed sale.

FEATURE ARTICLE An interview with Roshini Ratnasingam, who along with her husband Rammeash, runs Horsley’s award winning community post office and convenience store at Station Parade.

What’s your background? My education and background is in HR. I have been involved with Station Parade Post Office through a family friend since 2010, when I joined part time whilst also running a Sri Lankan restaurant in Dorking. I became a full time post office assistant on 2013 when we sold the restaurant in Dorking. It’s widely known that post offices struggle as viable businesses these days and many rural post offices are shutting down due to a lack of trading. I was on maternity leave when the previous post master decided to resign and I watched on as the business failed to attract a new buyer due to narrow margins of commission and the working pressures. A year before, I had seen the loss of the post office in West Horsley and felt sad about the potential loss of another post office for the village. So, I spoke to my ex boss and said I would like to run the business… that’s how in 2017 I took over as owner and post mistress of this branch.

What are some of the challenges? We work really hard to keep the post office operating; the remuneration we get for the high level of responsibility that goes with many of these services is not in proportion to the level of work and in the long term is not sustainable. We have to rely on retail to keep the post office going. That was the reason for the convenience store plan as a model: retail has to subsidise the post office, which is a big challenge for us. What’s your favourite time of the year? We like the Christmas period as we will see almost everyone from the village during that time. We enjoy serving our community and being here when needed.

What do you like about your job?

What’s the best card you ever received?

We love our community and are very happy that we have been able to keep the postal services open. We are fortunate to have such lovely customers who care and treat us as part of their family.

We get lots of thank you cards every year. People show their love with hand made cards, food and flowers. We recently received a very special card from a lovely lady before she passed away due to cancer.

As many local residents will already know, Santa’s Sleigh and the local street collections at Christmas are a very important part of our fundraising. Having missed 2020 because of COVID it was great to be back on the streets of Bookham, Effingham and East Horsley during December. The welcome from everyone we met was just fantastic and the look of wonder on the faces of the young children who came out to meet Santa brought back lovely memories of our own children and grandchildren when they were young.

Thanks to the generosity of everyone we met, we managed to raise over £4,000 which was an excellent result and has enabled us to help many local families who otherwise would have struggled over the Christmas period. We know from the feedback we received that, because of your donations, the people helped were able to enjoy a happier time than otherwise would have been the case. We are now working on our fundraising plans for 2022, a year in which Bookham & Horsley Rotary celebrates its 50th birthday, more details to follow over the coming weeks.

BAKING

Chai Sticky Date Pudding with Toffee Sauce There has been a tradition in recent years to let our Christmas flavours and tastes extend into the new year, and I really like that. After all, why should it be that we can’t enjoy turkey in spring, or add brandy butter to our desserts in summer. Dates are one of those fruits that count as another festive filler that seems to be forgotten about during other times of the year, but I don’t see why – they’re sweet, full of texture and actually really versatile. So as we work our way through winter, why not extend that homely, rustic feeling with this date and toffee pudding. It’s warm, tasty and reassuring; and unlike Christmas, it won’t cost you the earth!

Ingredients

Preheat the oven to 160°C and place a tray of water in the bottom (this creates steam to keep the pudding moist), then butter and flour a 25cm tin. Now chop the pitted dates, and zest the orange.

Boil 400ml of water, turn the heat off, then add the tea bags and infuse for 3mins. Boil again, whisk in the bicarb and add the dates. Leave to one side to cool to room temperature.

Next, cream the butter and sugar in a food processor until light and fluffy. Now whisk the eggs, vanilla, orange zest, golden syrup and treacle and pour into the butter mixture in stages, beating until smooth each time. Sieve the flour and fold gently into the batter. Stir in the date mixture, then pour into the Bundt tin.

Bake for one hour, or until a knife inserted into the centre comes out clean. Leave to cool in the tins for 5mins.

Pop all the sauce ingredients in a small pan and bring to the boil over a medium heat. Simmer for 5mins, stirring, then remove from the heat.

Finally, invert the pudding onto a platter and baste with a little of the sauce. Serve with clotted cream and the remaining sauce on the side.

(serves 6) • 150g unsalted butter (at room temperature), plus extra for greasing • 500g self-raising flour, plus extra for dusting • 500g dried pitted dates • 1 orange • 2 chai tea bags • 20g of bicarb • 350g dark brown sugar • 5 large free-range eggs • 1 teaspoon vanilla extract • 50g golden syrup • 75g black treacle For the Toffee Sauce • 125g double cream • 50g unsalted butter • 50g dark brown sugar • 30g golden syrup • 1 lug of brandy

You couldn’t become a prominent property expert, nor last two decades on Channel 4 hit show Location, Location, Location without firm, singular views on the state of the housing market. “There is often a perception in the housing market that the experts are totally clued up on what’s to come, but we’re keeping things schtum!” begins the 51-year-old presenter. “The truth is we’re as in the dark as anyone else at times; yet the task in hand is to examine the detail, listen to financial announcements and spot the trends. “If you can do that, then you can give yourself a pretty good steer on what’s to come.” Certainly, in these post-lockdown days, the housing market in some areas has never looked better, with accelerated growth and a buoyancy that many feel cannot sustain itself. “I hear the words ‘property bubble’ used a lot; I have done for years,” he smiles. “The thing is, the use of the word bubble implies that it can pop, and I don’t agree, even if the price rises that took place in 2021 cannot continue indefinitely. “It will be interesting to see how 2022 plays out, but as

ever in the UK, when you have a real housing shortage, to the point where I don’t remember a single year when enough houses have been built to meet the government target, prices will increase.” Phil Spencer’s caution when it comes to making bold statements is perhaps reflective of the fact the expert has, in the past, been a victim of the vagaries of the housing market and its intrinsic link with economic circumstance. His company, Garrington Home Finders Ltd, went into liquidation in 2009 as the financial crash took its toll, yet the Kent-born consultant still steadfastly believes that getting on the housing ladder is beneficial to all. “I have always been a firm believer in home ownership. There is no greater cementing of security than in bricks and mortar.” For people already with mortgages, Spencer also has some guidance. “I’d encourage them to look for opportunities to add value to their properties,” he says. “Don’t rely on the market doing that for you. I believe the market will continue to rise in the longterm, but in order to generate equity and to help fund a second move you need to beat the market, to outperform the market, and the only way of adding value to a house is making it bigger or better.”

Tickets are on sale via our church website. We have re-started our Family Film Club and Spiritual Cinema (our monthly film nights with refreshments and discussion). The best way of finding out what is coming up is to join our mailing list which again can be accessed via the homepage of the website. As I write, we are coming towards the lifting of further COVID restrictions. I am hoping that by the time you read this life we feel a lot more ‘normal’ and we can all look forward to a healthier spring and summer. We are working with friends from St Mary’s, West Horsley and All Saint’s Ockham as well as friends from other local churches to plan Holy Week. Details of our services for Easter Sunday can be seen overleaf.

Waves of Friendship Here Abbey shares her story: I, like many of us, have a number of good friends, but they live some distance away and during Covid getting together has been impractical. My neighbour (and her dog, Lottie) has helped keep me sane, but she still works full-time so is not always available. Seeing a new group on Facebook intended for local ladies (although no gender is exempt) I clicked ‘join’.

So began a number of activities. Walking, picnics, open-water swimming (I confess I avoided that one!) and keep-fit to name but a few. Like any new group of people you ‘click’ more with some than others. A year on and I have a small group of local,

FEATURE ARTICLE When local author, Lisa Kay, decided to widen her circle of friends, she had little idea of the impact her new Facebook Group A New Chapter <3 would have for Horsley resident Abbey Jarman. lovely, entirely different friends – whom I would never otherwise have met – but as one of the ladies in the group said: ‘I don’t have to be best friends with everyone, but I now have ladies I can call on if I need help buying a pair of unsuitable shoes’. It was the ‘unsuitable shoes’ comment that got me thinking. A year into the Covid era and I couldn’t remember the last time I had worn uncomfortable shoes. Or a party dress. Or mascara. Obviously some kind of party was required – the more glitzy and glam, the better! Some of the Facebook Group ladies checked out local venues, and I settled on Horsley Towers for the non-profit Phoenix Ball. I wanted an affordable event that locals could attend that would include food, wine, and dancing. Horsley Towers worked with me – bent over backwards at times – to ensure we had a wonderful evening. It was heart-warming how much the local community pulled together to help out, too. From fabulous balloon decorations, to the roving photographer, to car-sharing and pick-ups, the lending of ballgowns and donations of raffle prizes; I’m so proud of the neighbourhood I live in, and delighted with the friendships I’ve made along the way.

If you’re feeling a little lost or lonely during all these lockdowns, take the leap. For me? Coffee twice this week, lunch next week, NV Fitsteps every week, and ad-hoc dog walks (and glasses of prosecco) with new friends that continue to enrich my life. See you out there!

for New Horsley Music Group Joe and Sian from the Duke of Wellington Pub, East Horsley are planning an epic cycle ride from the pub to Paris, and back again, all to raise funds to start an Intergenerational Weekly Music Group for those with dementia. Here’s their story: “In the recent years, people close to us have been battling with or have developed dementia. We’ve seen the strain they have gone through, and the trauma. We decided that now is Joe and Sian in training for the epic ride the time to make a difference and help those who are going through the same thing. To do this we are raising funds to set up an intergenerational music group in East Horsley, which we believe will make a big difference as there is nothing like this locally.” Music is well known to have a positive impact on health and for people coping with dementia. it has been found to ease anxiety and disorientation, help maintain speech and language, and also help to unlock some memories. It can enliven and stimulate and it can enable people to express themselves creatively. Gathering together to make music addresses isolation – and helps to promote a feeling of being connected – something so important to people living with dementia, and also to their family and friends. Sian and Joe are keen that this is not just about helping those with dementia, but that it’s about bringing the whole community together, no matter who they are. To raise funds for this Sian and Joe will be cycling 600 miles to Paris and back from The Duke of Wellington between 15–21 May 2022. “Cycling is a great hobby of ours, but this will be one of the biggest challenges we’ve taken on together.” Funds will be raised through The Loop, a charity based in East Horsley, that supports community initiatives and helps other charities through networking and inspiring communities to care. Jody Fearn’s Hot Cross Buns

On Good Friday the local churches have traditionally gathered for a service at the green on Station Parade. For many years Jody Fearn has been behind the scenes baking mounds of legendary hot cross buns that are shared amongst the gathered crowd. Here Jody reveals her own treasured recipe:

Make mixture for the buns:

Ingredients • 3 lbs strong flour • 3 teaspoons salt

Put 1lb of flour in a large bowl and rub in margarine. Mix in spice, cinnamon, salt, sugar and yeast, then the rest of the flour. Mix in dried fruit.

Break eggs into measuring jug and make up to a pint with milk and warm water.

Pour onto dry mixture, then add another half pint of tepid water.

Stir well, then kneed for 5 minute on a flat surface.

Put dough into bowl and cover with a plastic shopping bag with plenty of room for dough to rise. Put into a warm place for 1.5 hours or until doubled in size.

Kneed again, then shape into buns.

Put the buns in a warm place for about 15 minutes until well risen.

• 3 teaspoons mixed spice • 1.5 teaspoons cinnamon • 6 oz margarine (stork block) • 1 lb mixed dried fruit • 4.5 oz sugar • 3 oz or 2 packets dried yeast • 3 eggs • milk and warm water (1.5 pints liquid)

P.S. You can freeze the buns! If you take the buns out of the freezer, a few seconds in the microwave will make them much nicer. Similarly if you keep the buns for a day then they are better after a few seconds in the microwave.

Make mixture for the cross:

1/2 mug of plain flour. Mix with cold water and make sure there are no lumps. Put into an icing bag.

Heat oven to 200C. Pipe a cross on each bun before putting into oven. Cook for about 7 minutes.

Boil a little milk and sugar to make a glaze and brush over the hot buns.
