BOOK REVIEW

NAMSARA here is a misconception that fantasy books belong in the Young Adult genre, as if magic is a relic of childhood. Yet fantasy can contain content that challenges people of any age and enthrals readers of every generation. “The Last Namsara” by Kristen Ciccarelli is one of those books that goes beyond a genre label. Ciccarelli introduces themes that I have never encountered in the fantasy genre and that kept me glued to the pages of this book. Her protagonist, Asha, is the daughter of the king and, due to royal obligations, betrothed to the cruel commander of her father’s army. Yet this is where the princess stereotype stops, for she is more defined in her role as an Iskari, a fierce warrior whose role is to kill dragons, a violent and ruthless hunt. This role was thrust on her to appease the village, who wanted to kill her for her responsibility in the village’s destruction. As a child, Asha had told stories that called forth the oldest dragon, who in a fit of rage, used his firepower to kill hundreds. In "The Last Namsara," Ciccarelli gives storytelling a very physical and fierce power as the telling of these stories connects people to the 'Old One' and calls forth dragons; but also becomes associated with death as the 8 LUXURY LISTED ■ FEBRUARY 2018

storytellers, the Namsara, mysteriously die off and the dragons turn on the villages. Asha is a fierce warrior who prefers her armour and weapons to feminine finery and words of desire lavished on her by her betrothed. Through the return home of her brother and her interaction with a slave, the stories Asha has used to form her identity are being re-written, and she has to decide what now she will fight for and to whom will she open her heart. WHICH

"GREEN" VEHICLE TO BUY?

YOU'RE NOT ALONE! he automotive industry is changing in many ways as it searches for vehicles that are more environmentally friendly. Understanding the different options available is not so easy. Battery electric vehicles, diesels, hybrids, plug-in electric hybrids and hydrogen cars… the choices can be confusing and complicated. Let's take a look at the various options that exist currently in the marketplace.

BATTERY ELECTRIC VEHICLES (BEVs) These are cars that do not have a gasoline engine and are fueled only by electricity. This marketplace has grown substantially over the past couple of years and now has several options to consider. NOTE: The use of certain features (AC and especially heating) can greatly affect the battery range per charge, which can be a challenge in particularly hot or cold climates. Thus, the information posted by the manufacturer on how many kms you will get per battery charge may not accurately reflect what you actually get in day to day driving. To fully charge your battery, times will range between 1 hour if using a commercial level 3 charger and 24 hours if plugged into a typical 120V electrical outlet. Many people will install a level 2 charger at home which will charge most BEVs in under 8 hours at a cost below $3.00 per charge in off-peak hours. Fuel and emissions savings are substantial with BEVs.

DIESELS

HYBRIDS

While exceptionally popular in most countries outside of North America, diesels are less popular in Canada and are on the decline especially since the scandal surrounding VW (known as dieselgate) that started in the fall of 2015. Often used in full sized trucks due to increased power and torque for towing, the diesel engine is also more fuel-efficient and typically has a longer lifespan compared to traditional gasoline engines. Diesel technology has changed dramatically in recent years and vehicles are often now much cleaner, quieter, and quicker than before. An even greener option is to use bio diesel, an alternative fuel used in diesel engines that comes from animal fats or plant oils and often does not require any engine modifications.

These are vehicles that combine the use of an electric engine with a battery and a traditional combustion engine fueled by diesel or gasoline. Some hybrids will have the electric engine assist the gas engine at all speeds to reduce fuel consumption and emissions but will never be driven in all-electric mode. Others can allow for only electric power to be used at lower speeds up to about 50-60km/hr. The vehicle charges itself through a process called regenerative braking or while driving on just the engine power and does not require the vehicle to be plugged in to charge.

PLUG-IN HYBRID ELECTRIC VEHICLES (PHEVs) Plug-in hybrids utilize similar technology as hybrids but have much larger batteries, allowing the vehicle to drive at highway speeds for greater distances than regular hybrids in all-electric mode. With a level 2 charger, most PHEVs will be fully charged in under 3 hours at a cost of less than $1.00 in off-peak hours. The more you are able to drive in all-electric mode the greater the fuel and emissions savings. FUEL CELL ELECTRIC VEHICLES (FCEVs) These are electric cars that use hydrogen and oxygen to make electricity, which is then stored in batteries and used to power the vehicle. A lack of hydrogen fueling â–ˇ

stations, the high cost of production, and challenges in cold climates are some of the major hurdles that these cars face, making it difficult to see them in mass production within the next five to ten years. Currently, they are not for sale in Ontario. FUEL-EFFICIENT CARS, MOTORCYCLES AND SCOOTERS Due to advancements in emissions controls, most newer cars are about 20 times more efficient than cars from the 1980s and 90s. Buying green does not have to be expensive. There are many fuel-efficient cars that have a carbon footprint not much different from more expensive green cars. Motorcycles and scooters are also great options for those wishing to save some money (and often time) on their daily commute. They are also much easier to park, and in Toronto you can even park for free at Green P parking meters. WHICH VEHICLES ARE ELIGIBLE FOR GOVERNMENT REBATES? The only vehicles that currently qualify for any government rebates in Ontario are electric vehicles through the electric vehicle incentive program (EVIP). In 2017, the amount of the rebate available through this program increased substantially. The rebate applies only to brand new plug-in hybrid electric vehicles (PHEVs) or battery electric vehicles (BEVs). The value of the incentive is based on the vehicle’s battery capacity and seating capacity. Most BEVs qualify for the maximum provincial rebate 12 LUXURY LISTED ■FEBRUARY 2018

of $14,000. Most PHEVs will qualify for rebates of between $7,000 and $9,000. The full incentive is applicable on cash or finance deals and on any lease agreement that is at least 36 months. DOES BUYING GREEN SAVE YOU GREEN? The quick answer is likely yes. While the prices on EVs and PHEVs are significantly higher than comparably equipped gasoline cars, when you factor in the Provincial rebates and the additional fuel savings you will most likely save money. One of the main challenges in Ontario now is a lack of supply (especially with BEVs) as demand has spiked with the higher incentives that started in 2017. As more and more people vote for change with their pocketbooks by choosing environmentally responsible vehicles, prices will continue to decrease and the supply and options available will continue to increase. With all these great changes, the green car of your dreams may be closer than you may have thought!

RATE HIKE

MEANS TO YOU ast July, the Bank of Canada (BoC) raised its key interest rate by 25 basis points, from 0.50% to 0.75%. The upward move, the first in seven years, was quickly followed by Canada’s largest banks raising their prime interest rates. While an uptick in the overnight lending rate is a sign of the government’s confidence in the growth of the Canadian economy, it has specific financial implications for Canadian consumers. Homeowners and prospective homebuyers, in particular, will now have to contend with a greater cost of borrowing and homeownership, which could potentially alter their financial planning. With the prospect of further rate increases prospective homeowners shouldn’t do their mortgage calculations on 2.5% five-year fixed rates anymore, but on a more realistic 5 to 6% five-year fixed, he says. Financial plans may also need to change. As interest rates go up and you need to renew

your mortgage, you should consider the impact on your weekly and monthly cash flow. For instance, if you have a $400,000 mortgage at a 2.5% interest rate you may be paying about $448 a week, but a 1% hike will increase your weekly payout by about $50. If interest rates go up by 2 to 4%, you could be faced with an additional $100 per week on your mortgage payment. The BoC’s decision to hike rates also serves as a reminder that you need to periodically stress test your mortgage at a higher rate. A small increase isn’t going to be detrimental to a lot of people initially, but over time if those rates do increase, you’re going to feel it.

Now may be a good time to switch to a fixedrate mortgage, before the rate rises again. There are also implications for investment portfolios, particularly fixed-income securities. Typically, when rates rise, bond

prices drop in value. Those who have a high concentration in bonds could see their investments take a hit. That’s why you should have a diversified portfolio and consider investment vehicles that hedge against the negative impact of rising interest rates. However, there are benefits to rising rates, including potentially earning more interest in a savings account. Mounting rates tend to strengthen the Canadian dollar, too. Rising rates can help if you’re looking to buy some U.S. dollars for investing in U.S. real estate, or buying American securities. Rising interest rates mean you may need to reconsider your mortgage costs, rebalance your portfolio and/or update your financial plan. Ask your professional advisor what’s best for you.

When GOOD DEALS

GO BAD ven when an Agreement of Purchase and Sale is signed, and conditions waived, there is no guarantee the transaction will close. There are times when a good deal can go bad, and both buyers and sellers need to be aware of their legal rights, and obligations, to best protect themselves. 1 / PROPERTY APPRAISAL In an overheated or declining market, the appraised value of the property may differ from the actual purchase price. Lenders only advance funds based on their appraisal, which can lead to a financing shortfall. In such circumstances, Buyers must find an alternative source of funds to close.

2 / BUYER'S REMORSE

In a declining market, buyers may have second thoughts about completing their transaction; however, if all conditions are waived, and the deal is binding, the Buyer is legally obliged to complete the transaction. If they fail to do so, they may lose their deposit in addition to being held responsible for all of the Seller's damages (i.e. an award of money to compensate the Seller for all losses incurred due to the Buyer's breach). 3 / BUYER'S INABILITY TO CLOSE If a Buyer cannot close the transaction, the Seller has the right to claim forfeiture of the Buyer's deposit in addition to commencing litigation claiming damages. To mitigate against their damages, the Seller would need relist the property for sale. Practically speaking, the Seller cannot automatically obtain the Buyer's deposit monies; they need either a mutual release or a Court order 16 LUXURY LISTED â– FEBRUARY 2018

authorizing the release of funds. In terms of damages, the Buyer's exposure to liability can be substantial, as they are responsible for all losses flowing from their breach, including any reduction in the sale price of the home and losses incurred by the Seller if they were relying on the closing funds to purchase another property. Even in a rising real estate market, where the Seller incurs nominal damages, they may be entitled to the forfeiture of the Buyer's deposit.

6 / EXTENSIONS OF CLOSING

If a Seller cannot close the transaction, the Buyer has the right to commence litigation claiming damages or even specific performance (i.e. a Court order requiring the Seller to complete the transaction based on the contract).

If a party has the means and desire to close the transaction, but requires additional time, they may want to try to negotiate an extension of closing. If the Buyer is requesting an extension, the Seller ordinarily requests that the Buyer be responsible for all of their extension costs, including interest costs on their mortgage and legal fees. Sellers also often request a further deposit, and even a release of the deposit monies, as a sign of good faith on the part of the Buyer. There is no legal obligation of a Buyer or Seller to agree upon an extension.

5 / GOING TO COURT Although parties may have a strong legal position to advance in Court, they should be mindful that litigation can be costly, time consuming, and stressful. Even if a party succeeds in Court and obtains judgment, that judgment still needs to be enforced. There can be considerable costs and risks in going to Court.

7 / NEGOTIATE A RELEASE If a party is unable to or no longer wants to close the transaction for any reason, and wants to avoid litigation, they can try to negotiate a mutual release with the other side.

offers sporty hip-hugging bucket-style seating for all four occupants. Rear cargo space is surprisingly generous, but passenger cabin storage spots, for smaller stuff, are limited. My biggest beef was driver seat egress. I like to sit further back (long legs) than most and that put the driver’s seatback behind the entrance B-pillar, which I had to twist my bum around. In keeping with Porsche tradition, the ignition (stop/start) switch is positioned left of the steering wheel. And directly in front of the driver, a large analog tachometer centers an otherwise fully digital instrument display. An extra large multi-media display screen now dominates the centre dash area and the centre console is a smooth high gloss touch-control panel. On the highway, Panamera is an impressively smooth, quiet and tranquil place to be while leisurely cruising along. Ask for more and it’s right there, in abundance, at the flick of a switch! And as you move up through its sport driving modes, the steering and suspension stiffen, the engine races faster (in tune with your heart rate), the exhaust gets louder and that rev-matching tailpipe blip as the transmission down-shifts into corners will straighten hairs on the back of your neck ... what a car! MACINTOSH nergetic, loud, never understated and always funny, Canadian comedian, Nathan Macintosh, is quickly becoming one of the names to know in comedy.

Most recently making his network television debut on The Late Show With Stephen Colbert on CBS, Conan on TBS, making a guest appearance on season 7 of Mr. D, and Just For Laughs All Access, 2017 was no doubt a great year for the comedian from Halifax. We reached out to Nathan to find out more about the former Starbucks Barista and what he has in store for 2018. Q: YOU GREW UP IN HALIFAX THEN MOVED TO TORONTO AND NOW YOU’RE IN NEW YORK. HOW DO YOU LIKE LIVING IN THE ‘BIG APPLE’? Honestly, I love living in New York. I always kind of wanted to be here while growing up in Halifax. New York, for some reason, seemed like a really cool city. I could have never moved from Halifax directly to New York though. Living in Toronto scared the hell out of me! The Subway was horrifying. I’ve been in New York for around 6 years now and I still love it. It’s a stupid place sometimes though. One day a chihuahua was left on my doorstep and I kind of just adopted it.

Q: WHEN DID YOU FIRST KNOW YOU WANTED TO BE A COMEDIAN? I think when I was about 10 years old. My mom would always watch stand-up when I was growing up. She loved Rodney Dangerfield, George Carlin, Sam Kinison… she was a huge Sam Kinison fan. So I saw them at a young age and thought it was the coolest thing ever. As I got older, I was writing jokes at the back of class getting in trouble. When you know you want to be a comedian, chemistry doesn't matter.

Q: DOES YOUR MOM THINK YOU'RE FUNNY? (Laughs) My mom does think I'm funny. She also thinks I swear too much, even when I don't swear. She heard a set where I said “bitch” once and she said I swore too much.

Q: YOU’VE DONE A LOT IN YOUR RELATIVELY SHORT CAREER. WHAT WAS YOUR FIRST BIG BREAK? When I was 21, I was in this contest where new comedians who had been doing stand-up for 2 years or less all competed. They took five of us and put us all on the comedy network and the winner got $5000 and a chance to do a short film with the comedy network. I won that, which was amazing. That was the first cool thing that happened that made me feel like I was going in the right direction. Q: YOU’RE THE HOST OF THE PODCAST ‘POSITIVE ANGER’, WHICH HAS OVER 700,000 LISTENS ON SOUNDCLOUD AND IS FREQUENTLY IN THE TOP 200 PODCASTS ON ITUNES. HOW DO YOU ENJOY DOING YOUR WEEKLY PODCAST? I really like it. Stand-up is great, but you don't always get to be yourself. The podcast almost forces you to be yourself constantly, which is cool. I also like it because you don't know who is listening but then you talk to people from places like England and Australia who listen and it's kind of neat. I know a guy in Scotland who walks through the forest chopping down trees listening to me yell about things. Q: WHO ARE YOUR COMEDIC HEROES? Definitely Sam Kinison. His early stuff is so cool. He was such a unique character, nobody was doing what he was doing. Then there's George Carlin, Chris Rock, Dave Chappelle. I do shows at the Comedy Cellar in New York and I've been there when Dave Chappelle performed and he was in the room when I performed, which was literally the most nervous I've ever been in my life. I've been fortunate to see him work on his material in really close quarters, which was pretty sweet.

Q: I WATCHED YOUR RECENT STAND - UP ON THE LATE SHOW WITH STEPHEN COLBERT AND ALSO CONAN. YOU KILLED IT. WHAT PREPARATION GOES INTO AN APPEARANCE LIKE? The whole experience is pretty stressful, actually. Prior to the appearance, you were constantly going over the set with the bookers of the show. For The Late Show, I ran the set five times that week in New York with the Booker and we would always go over the material. He told me what words could stay, take this line out, you don't need to say this sentence. Then the night before being on the show, you don’t sleep really. I was up super early looking over what I was going to say, making sure I had it down, and just drinking coffee. I was so tired but needed to stay awake. Q: DID YOU GET TO SPEND TIME WITH STEPHEN OR CONAN? I got to meet both, which was really great. Before the show, Colbert told me to break a leg. Q: I UNDERSTAND YOU WORKED AT STARBUCKS WHILE LIVING IN TORONTO. HOW DID BEING A BARISTA PREPARE YOU FOR YOUR COMEDIC CAREER? I actually worked at the Starbucks at Queen and John across from MuchMusic (MUCH) for years. Honestly, everyday I was trying to make customers laugh, put a smile on their face. I ended up getting on this show that MuchMusic was doing called ‘Celebrity Siblings’. I played Justin Timberlake’s 27 LUXURY LISTED ■ FEBRUARY 2018

little brother. The joke was that he was broke and yelling at his famous brother for never helping him. It was me on Spadina squeegeeing windows saying “Justin, how could you let this happen to me!” Q: I’M SURE YOU’VE HAD A LOT OF WISDOM FROM OTHER COMEDIANS ALONG THE WAY. WHAT ADVICE WOULD YOU GIVE A NEW COMEDIAN JUST STARTING OUT? A good piece of advice someone gave me years ago was you can always get something too early, but you can never get something too late. That really made sense to me. Also, really focus on what it is you’re doing and not worry about what other comedians are doing. Q: 2017 WAS A BIG YEAR FOR YOU. WHAT DO YOU HAVE IN STORE FOR 2018? Well, I will be traveling a lot more than I have before. I'll be going to China to do some shows which I’m really excited about. I’m also looking to do a cartoon. I have a few ideas that I want to try out. Q: WHAT DO YOU LOVE MOST ABOUT CANADA? Canada is a lot more chill, a lot more calm than the U.S. Every time I land in Canada, I have a sense of relief. After living in America for a while now, Canada seems like a vacation. I'd like to one day have a house in Nova Scotia. I'd like to end up where I started one day.

GNOCCHI AN D W HITE BEA N S KI L L ET imple and satisfying, this gnocchi and white bean skillet from the Ontario Bean Growers makes the perfect dinner for two. Using prepared gnocchi ensures this dish is on the table in 30 minutes.

Ingredients 2 tbsp (30 mL) canola oil, divided 1 500 g package of gnocchi 1/2 white onion, chopped 2 cups (500 mL) navy beans, drained and rinsed 1/2 large bunch kale, stems removed, chopped Salt and pepper, to taste 1/4 cup (60 mL) grated Parmesan cheese Dressing 1/4 cup (60 mL) canola oil Juice from half a lemon 2 garlic cloves, crushed 1 tbsp (15 mL) Italian seasoning 1/2 tsp (2 mL) red pepper flakes

METHOD Step One Prepare gnocchi per package instructions.

Step Two

In a large non-stick skillet, heat 1 tbsp oil over medium heat. Add boiled gnocchi and sauté until slightly crispy; about 5-7 minutes. Remove from pan, set aside.

Step Three In the same pan, add remaining oil, add onion and garlic, cook until onion is translucent; about 5 minutes. Add beans and one handful of kale at a time, cook until wilted. Remove from heat and season with salt and pepper.

Step Four In a jar with a lid, combine all the dressing ingredients, replace lid and shake until combined and oil starts to emulsify. Set aside.

Step Five In a large bowl add gnocchi, beans and kale, drizzle with dressing and toss gently to coat. Top with Parmesan cheese.
