Article by: Lynn Still

s we move into the so-called lazy days of summer, the real estate market has also slowed down. It was a busy spring; we experienced a huge shift in the GTA and beyond at the beginning of May. Prior to May, there was very low inventory (for that time of year) which resulted in a Seller’s Market where buyers found themselves having to make multiple bids on the same property, driving up the sale price. However, the summer market is a different situation. While the change is certainly great news for buyers who were so frustrated with being out-bid time and time again in the spring, sellers need to now be more strategic. The good news is that summer is still a great time to sell; the first three months of 2017 saw incredible price gains and we have not seen much price adjustment since. If you are considering selling this summer, here are a couple of key points to consider in the eyes of a Potential Buyer:

W H AT ’ S ME MOR A BL E A BOU T Y OUR HOME ? Chances are, there are characteristics of your property that everyone remembers, appreciates, and maybe even envies. It could be a spacious kitchen with an island and upgraded appliances or a stunning backyard with a wrap-around deck and beautiful landscaping or rustic hardwood floors that contrast with elegant, high-end ceramics. Whatever it is about your property that people tend to like and remember, will also appeal to potential buyers. So, when listing your home for sale, make sure to emphasize those characteristics.

8

• COMMUNITYCAPTURED.CA

W H AT ’ S GR E AT A BOU T Y OUR NE IGHBOUR HOOD ? When potential buyers view your home, they are just as interested in the surrounding area as they are in the property itself. So, before listing your home on the market, it makes sense to think about your neighbourhood and its key characteristics. HERE’S A GOOD WAY TO DO THAT: Imagine a relative from out-of-town coming to visit. She may say that she likes your neighbourhood, and wants to know what you enjoy most about living there. How would you answer? Would you talk about the friendly neighbours? Would you list the community events? Name the local shopping? Describe your favourite restaurants close by? Or tell her about the local playground? There are probably many things about your neighbourhood that make it great. What are the top three? Those are probably characteristics of the area that most buyers will want to know. Remember, your neighbourhood is a key selling feature of your property.

If you’re looking for a real estate agent, it’s important that you find someone who is a good fit for you, who is on top of what is happening in the market and who knows your community well. Whether you’re selling or buying, I will take the time to learn more about you, your needs and goals, and I will “tell it like it is” so that you have a realistic picture of what is possible. I look forward to connecting with you!

STEPS UP FOR

T

CAMP OOCH!

Written by: Clarkson S.S. Student, Vyjayanthi Janakiraman

hings can get pretty stressful in a student's life but Clarkson staff and students know just how to lift spirits. This year, from April 24th-28th, Chargers once again proved themselves to be one of the most generous schools in Peel. Clarkson Secondary School’s annual Charity Drive for Camp Oochigeas has had its wrap up for the month of April. From long locks being cut off, to teachers getting pied in the face, there’s nothing Clarkson won’t do for the kids. Now referred to as “Cancer Drive”, the annual event is near and dear to many in the community as it aims to raise money to send children with childhood cancer to Camp Oochigeas. The campers are able to experience boyhood and girlhood with others going through similar challenges no child should have to face. Naomi Fraser, a grade 12 student at Clarkson Secondary School and the Co-Chair of Cancer Drive, was moved by the week long event. "I was amazed by the amount of enthusiasm, passion and hard work that all of the staff and students poured from their hearts into this event.” As many realize by the end of the week, the activities change students from within. Fraser added, “I realized that Cancer Drive is a community that was built upon the foundation of giving to help improve the lives of others.”

The most anticipated event, Mud Run, certainly produced some memorable photos. However, well before that event, the school ran an art auction, milk chug, bake sales, a dunk tank, and a dodgeball tournament that actually filled the seats in the gymnasium. Sarah Pecar, another grade 12 Clarkson student on the committee which organized many of the events, longed to be part of it since her junior years. “Seeing it happen the past three years made me want to get involved in my senior year and it was honestly the greatest decision. There were certainly some tears when the week wrapped up.” The school’s dedication towards this event is something many in the community admire deeply. The character building that transpires is often permanent as students come back as adults on the last day of this inspiring week. The money raised this year will be announced Thursday, May 25th. The school is extremely excited for the future of Clarkson and Camp Ooch!

CANADIAN MEAL CANADA I50 TO CELEBRATE

Canada's 150th birthday is a time to celebrate all things Canadian. Being Canadian brings on thoughts of salmon swimming upstream to spawn, peameal bacon sizzling in a pan, beavertails on Ottawa's Rideau Canal, and tapping maple trees for fresh syrup when the cold winter starts to break. Sifto is celebrating its 150th anniversary along with Canada's milestone birthday. Sifto commissioned leading Canadian gastro chef Mike Shedden to create a perfect Canadian dish of salt-cured maple Canadian Atlantic salmon. This dish is best served cold on top of a dill crème fraîche with fried capers on French bread.

SESQUICENTENNIAL

DIRECTIONS

MAPLE SALMON

Mix all dry ingredients together in a mixing bowl until completely combined.

STE P 01 STE P 02

PAINT THE TOWN RED'S

HAPPY DAYS

SPRING FLING

On Friday, May 26, at the Oasis Convention Centre, Paint The Town Red hosted a Happy Days Spring Fling Fundraiser for Port Credit's Canada Day Celebrations. It was a great evening of everything 50’s. Poodle skirts, leather jackets, jeans and white t-shirts filled the room. Incredible entertainment by Pauly & the Greaseballs kept everyone on the dance floor. Prince Edward Fries Food Truck was waiting to serve all sorts of poutine when guests were hungry. 02
