Fall Is the Perfect Time to Plant Trees Fall is the ideal time to plant a tree. Both for the gardener and the tree! The weather is cooler, so it is more enjoyable working outdoors. The tree also benefits because the soil is better able to retain moisture now than during the hot days of summer. The fall time allows the tree to become established easily. When selecting a tree, consider your lawn’s soil, sun, moisture, and temperature conditions. Also, make sure the site you pick to plant the tree will accommodate the tree after it has matured. Single Family Residential Home Sales up 8% in September The San Antonio Board of Realtors reports that there was an eight percent increase when comparing single family residential homes sales in September 2011 to those in September 2010. September 2011’s average price (190,211) is a two percent uptik from that of September 2010 ($185,281). News that mortgage rates have fallen below four percent rocked the real estate industry earlier this quarter. “ Both the average rates on the 30fixed mortgage and the 15-year fixed loan are lower than they were in the 1950’s,” said Scott Caballero, 2011 chairman of the board. “We’ve been saying this all year, but I don’t know that there is a better time to become a homeowner. There is certainly no better place to do so than in San Antonio.” Market data is compiled from the San Antonio Board of REALTORS Multiple Listing Service report.

Average Rate on 30-year Mortgage falls to 4 % The Average rate on the 30-year fixed mortgage fell to 4 percent this week, nearly matching the all-time low hit just one month ago. Freddie Mac said Thursday the rate on the 30 year loan dropped from 4.10 percent last week. Four weeks ago, it dropped to 3.94 percent—the lowest rate ever, according the National Bureau of Economic Research. The average rate on the 15-year fixed mortgage fell to 3.31 percent from 3.38 percent. Four weeks ago, it too hit a record low of 3.26 percent. Mortgage rates tend to track the yield on the 10-year Treasury note. The yield fell this week after investors shifted money out of stocks and into the safety of Treasury's on fears that Europe’s debt crisis could worsen. The Federal Reserve is also shifting more money into longer-term Treasuries to try to force mortgage rates lower. Treasury yields fall when buying activity increases.
