THE GROUP’S IN-HOUSE VIDEO DEPARTMENT For more than four decades, The Group, Inc. has prided itself on staying ahead of the real estate industry’s innovation and technology curves. The employee-owned company’s latest addition is an in-house video department. Already a popular marketing medium — roughly 55% of people stream online every day — video is poised to be the dominant means by which consumers get information. By 2019, an estimated 80% of consumer Internet traffic will be people watching online videos. But what does that have to do with real estate? With multi-dimensional storytelling that includes visuals and music, when done right, videos have the power to engage audiences emotionally. According to The Group’s Chief Technology Officer Tom Flanagan, it’s that power that makes the medium the perfect fit for the real estate industry, particularly a company like The Group. “That’s what we do at The Group. We tell stories: about the community, about the marketplace, and about the homes we’re selling,” says Flanagan.

True to its forward-thinking ethos, the Group has committed whole-heartedly by launching an in-house department equipped with the best hardware and software available. Two months ago, long-time freelancer Brian Martinez joined The Group as a full-time employee, tasked with the mission of crafting cinematic videos about properties, community, and the company itself. “The Group realizes the importance of video in marketing with how our world is. They see the ease of consuming a short video. So, instead of having me continue to freelance for individual agents, they decided to bring me on board full-time. They wanted someone they would have full access to,” says Martinez.

Property Videos At the core of The Group’s foray into the world of video are those advertising homes listed for sale. “We’re not showing every square inch of the house, because most people understand there’s a laundry room, a couple of bathrooms, a garage. The video is a supplement to the other marketing materials, to the photos. We throw it out there to get a client interested in seeing more,” Martinez says. These videos go way beyond the typical virtual tour. These aren’t compilations of overexposed stills and cheesy musical interludes. Instead, the Hollywood-style shorts — each runs about 90 seconds — combine a walkthrough of the home’s highlights with drone footage and lifestyle footage from the neighborhood and community.

Educational Videos Another category of video will educate current and potential customers. A series of community videos will highlight what it’s like to live in various towns and cities throughout Northern Colorado. “We’re hoping to film a video for every community in the market, for places in the communities that we service,” says Flanagan. By showcasing various businesses, activities, and people that make the region great, community videos will serve as a marketing tool and informational resource for those looking to move here from elsewhere.

In addition to educating people about the region, Flanagan and Martinez’s videos will help people learn what to expect in a real estate transaction. “We just put together a first time homebuyer’s video,” says Martinez. “We sat down with a young couple, newly married. It was their first time buying a house, and we talked to them about the process. Was it what you expected? What did you learn? What did you like? We’ll pass that along — here’s a couple, here’s their experience.”

Videos About The Group Martinez and Flanagan will also be filming and producing videos about The Group and its agents. These short films will cover everything from agent profiles to company events.

Beyond Video Every video that’s completed is uploaded to the website in real time, and promoted on The Group’s social media channels, including Facebook, Instagram, and YouTube. And as the department expands, Martinez will be tasked with exploring emerging media options. Video-adjacent creations such as time lapses and cinemographs — still images with video embedded into a part of the photo — will provide a fun new way for The Group to tell its many stories. “We think that video is a great fit for the real estate industry, and it’s a fundamental tool, says Flanagan. We’re excited to raise the bar and deliver cinematic video to our clients.”

MODERN FANS MAKE COOL HOMES As summer approaches, Northern Coloradans are on the lookout for effective ways to beat the heat at home. Ceiling fans can make both heating and cooling more efficient. In hot weather, moving cool air around a room creates a windchill effect, reducing the need for air conditioning. In their most modern incarnations, these spinning apparatuses save more energy than ever and boost a home’s cool coefficient — both when it comes to temperature and decor. Saving Energy With Technology and Design Ceiling fans run using one of two types of motors: Traditional fans use AC, or alternating current, while newer models use DC, or direct current. DC motors are fifty to seventy percent more efficient than their AC counterparts, so fans made with them will inherently use less energy to produce equal or better cooling effects. In addition, AC motor fans typically have just three to four speeds, but DC models operate at as many as six speeds, giving users more precise control. An additional way modern fans beat out older versions is in blade design. “Contrary to standard belief, fewer blades on a fan move more air than having more blades,” says Cameron Miller, Lighting Consultant at The Light Center in Fort Collins. “We’re seeing more three-blade style fans being produced. They tend to have higher air output than five-blade fans of equivalent size and power.” To further boost your efficiency, look for wide blades. For example, the broad curving blades of the Monte Carlo Minimalist Max push almost three-thousand more cubic feet of air per minute than the trio of propeller blades on the Monte Carlo Maverick Max.

Making a Statement “For the longest time, we put a lot of fans on the ceiling and hoped they would just disappear. We would try to hide the fans, so they weren’t really part of the design aesthetic,” says Miller.

But today, things have changed. Beyond keeping your home environment comfortable, modern fans are designed with visual appeal in mind. Gone are the days when the only ceiling fans available consisted of basic white blades with an ornate, polished brass finish. The Light Center carries a number of fans that serve as statement pieces to set a room apart. Some designs encircle blades in futuristic cages or antiqueinspired glass while others have the sleek lines of a wind turbine turned on its side. Favorites include the sweeping, elegant blades of Monte Carlo’s Minimalist and Maverick models, both hand-carved from strong but light-weight balsa wood.

Choosing the Right Fan With so many efficiency and design features to choose from, fan shopping is more exciting but perhaps more intimidating than ever. In order to move more air and make a statement, modern fans are bigger relative to the spaces they inhabit than they used to be and they need to be hung properly at the right height to do their job properly. To get started, let the experts lend a hand. When you go shopping, Miller urges, bring room size and ceiling height where the fan will be mounted, as well as whether or not the ceiling is vaulted.
