Make a more secure home

W

hen it comes to the safety of your home and family, no detail is too small. This doesn’t mean you should convert your house into a fortified bunker. From simple precautionary family activities to affordable home surveillance, there are several modest steps to beef up your security and new ideas to integrate into familiar routines.

interrupter (GFCI) can prevent trouble by shutting down appliances whenever they come in contact with water, particularly in rooms where outlets are located near water sources, like the kitchen and bathroom. When it comes to electricity, there are precautionary measures to always follow. By keeping electrical circuits from getting overloaded and flammables out of the way, you could save yourself big trouble.

Be Prepared Set aside one day a month to discuss your family’s home emergency plan. Aside from discussing things like evacuation routes and checklists, assembling preparedness kits is key. Include items like bottled water, nonperishable foods, flashlight, radio, and a first-aid kit. For more information on being prepared, visit www.redcross.org

See Home When Not Home What about when you’re not home? Yes, you can make sure windows are locked and draw the blinds. But many families are going further and installing home security cameras they can connect to the Internet and view from any computer or Web-enabled cell phone. Such devices let you know your home hasn’t been burglarized when you are on vacation, or that the kids have arrived safely after school and Fido isn’t chewing up the furniture. These days, installing home surveillance needn’t require expensive, bulky equipment. Making the process simpler, companies such as Panasonic are producing small

For its part, Panasonic has released its one-wire BL-C210 and wireless BL-C230, two sleek cameras providing quick plug-and-play installation and integrated Internet connections. For more information visit panasonic. com/netcam. With built-in microphones and secure online connectivity, not only do these cameras allow you to watch your home from anywhere, but their special sensors can identify

body heat, sound, and motion and send an instant alert to your phone or computer with a photograph when any sensor is triggered. “It’s all about peace of mind, whether you’re away at work or during an extended absence,” stresses Bill Taylor, President of Panasonic System Networks Company of America. “Network cameras enable people to keep an eye on their kids, babysitters, and pets on a daily basis, or remotely monitor their property when traveling. The key is choosing high-quality equipment that is reliable.”

aving grown up in a neighborhood where everyone knew each other and enjoyed making small talk while the kids played in whichever yard was available, it’s hard to imagine that the times have changed so much. Some folks don’t even care to know who they’re living next to and a good number of neighbors don’t even like each other. Living on 10 acres, we don’t have to worry about neighbors although at times it would be nice to have a little chit-chat with someone across the fence. Because neighborhood drama has escalated over the years it’s become necessary to not only put in place laws and regulations, but to enforce them. Read more about being a good neighbor on page 8. While thinking about being neighborly, you might also check out the story on page 14 about making your home more inviting. If you don’t want visitors and are thinking of making a move, this story has some good tips to make your house shout “home, sweet home.”

They say that you actually spend more “awake time” with your co-workers than you do your own family. I imagine that’s true for a lot of us and often times those who listen to our ups and downs in life, while at work, do become faux family members. After being at The Examiner for 30 years, there are just a handful of us who are still around and the stories we could tell on one another would probably make for a good book. Bonnie Hutchcroft and Louane Holeyfield, Realtors at Re/Max Heritage in Blue Springs, teamed up nearly two years ago in helping people buy and sell real estate, although they have had a working relationship that began many years ago. It was fun interviewing them as I could tell that they both love their jobs and have a friendship that expands further than just being coworkers. Read more on page 7. Last year I convinced my boyfriend that if he would put a plastic baggie, half full of water, above the doorways to the house,

it would cut down on the number of flies that would wander in. He put the bags up, mostly to get me to stop talking about it, and finally had to admit this year that it is working. I read about this method from the Farmer’s Almanac. Flies seem to be outnumbering us this year and even though there may not be as many inside they are running rampant outside. There are many ways to combat flies but there’s always something new on the market to get rid of these flying germs. Read about an interesting new gadget to trap flies on page 18. I love to read information on unique and successful ways to garden and the guy on page 5, who made a garden out of PVC pipe is onto something. I’ll try anything to cut down on the weeds. With all of the rain and hot weather, if nothing else grows like crazy, the weeds will. Thanks for stopping by,

Gardener finds solution to weeds, critters and more

By Clare Howard

GateHouse News Service

S

canning a survival blog, Maj. Clark Davis found a treatise on gardening that piqued his interest - and his appetite. “I’m not a gardener, but I wanted a garden,” said the retired U.S. Army officer who lives in Dunlap, Ill. “I didn’t want to invest in a rototiller or put up a fence to keep out rabbits. I didn’t want to tear up my lawn, and I didn’t want to spend hours weeding.” Davis said he needed a concept that didn’t require a farmer to operate. That’s why the design of a PVC garden appealed to him. He found it on www.SurvivalBlog.com. “This gives us the opportunity to raise a lot of our own food without needing a lot of land,” said Davis, who also is enrolled in a CSA (community supported agriculture) that supplies his family with fresh local produce from a nearby farm. This is the second year Davis is harvesting from his PVC garden. He built it with 10-foot long, 6-inch diameter PVC pipes mounted horizontally. He put screening on the ends of each pipe and mounted them on sturdy

hooks on three 4-inch by 4-inch posts set in concrete. The lowest pipe is 18 inches above ground, too high for rabbits but high enough so he can mow grass underneath. Then he drilled 2-inch diameter holes spaced 1 foot apart. He filled the pipes with Miracle Grow soil and planted one seedling in each hole. He waters almost daily. Then he sits back and watches his vegetables grow. “Tomatoes, peppers, broccoli - anything that grows above ground. Not carrots or potatoes,” he said. “This works so well. There is no effort. All I do is put the sprinkler on it. Last year we got buckets of tomatoes.” His tomato plants started producing before others in the neighborhood and continued into the fall after other plants stopped producing. He doesn’t use any chemical pesticides or fertilizers. “Look around here,” he said standing in the backyard of his subdivision. “You see quite a few gardens, but they require weeding, and they are all fenced because of rabbits.” His wife, Maryann Davis, said, “The vegetables are incredible. They’re delicious and unlike store-bought that don’t have much flavor.”

Bob Streitmatter, manager of Luthy Botanical Garden, said this type of tube garden is popular with people who don’t have a lot of space and time. “They are pretty efficient, but like any hanging basket, they need to be watered often. Because they are up in the air, they dry out quickly,” Streitmatter said. “This is

basically vertical gardening that fills a niche, helping people connect with nature and plants.” He advises using potting soil mix that’s weed-free. “If food is ever in short supply, these PVC gardens could go up all over,” he said, “but they don’t have to be eyesores.”

Properly venting new roofs

Q

We are contemplating a new roof on our 35-year-old home (2,900 square feet), which currently has a hip roof. We have received two different opinions. One roofer recommends no ridge vent and wants to use power and drip vents. The other says to use ridge vents and drip vents. We can find nothing on the drip vents and are at a loss as to what to do. We have two vent fans, one large and one small. We prefer not to use any

electrical vents if possible. Any suggestions?

A

The purpose of roof venting is to move as much hot or humid air out of the attic as possible, replacing the vented air with fresh dry air. Years of research indicate that a ridge-vent system, incorporated with soffit or eve vents (drip vents), is the most efficient and effective choice. Electric fans, turbine vents, canned vents and gable vents

can be used, but the ridge vent is, in my opinion, superior to any of these vents. The ridge is the peak of a gabled or hip roof. On a gabled roof, it extends the length of the home. A hip roof has a ridge that is much shorter, owing to the four or more hip sections that intersect the ridge. Depending on the pitch of the roof, the length of the ridge of a hip roof can be as little as one-quarter the length of the home. A shorter ridge means you have less area to work with when trying to obtain optimum ventilation. With a minimum standard of 1 square foot of venting for every 300 square feet of attic floor space, trying to obtain half of that venting from the ridge the situation be-

comes complicated. A solution would be to vent the hip rafters wherever possible. Because the ridge and hip vents are open to the weather a low profile vent should be used. A hip vent and a drip edge vent can be seen on the Web at www.airvent.com/professional/ products/ridgeVents-hipridge.shtml. In place of the drip vent, “Cor-a-Vent” makes a low-profile intake vent, which can be installed, low, near the edge of the roof and shingled over to conceal the vent from view. The “In-Vent” system (www.cor-avent.com/in-vent.cfm) and a venting calculator (www.cor-a-vent.com/v300.cfm) can help you determine the amount and type of venting you need.

t’s common knowledge that teamwork divides the tasks and doubles the success. Bonnie Hutchcroft and Louane Holeyfield, each having over 30 years of experience in the real estate industry, not only understand this concept, but also embrace it. Louane and Bonnie, both Realtors at RE/ MAX Heritage in Blue Springs officially became a team almost two years ago although their friendship and partnership developed over many years. “We have worked alongside each other in many different capacities over the years, “Bonnie said, “and becoming a team to provide our experience and knowledge for clients who need and want to buy and sell property, has proven to be the best decision we’ve ever made.” Together, Bonnie and Louane have established a well-rounded and diversified service to clients throughout Eastern Jackson County.

“We primarily focus on Eastern Jackson County,” Louane said. “Mostly because we have both lived in Blue Springs for over 20 years and understand the market and the trends.” Being involved in the community they live, work and have raised families in, Bonnie and Louane contribute by being members of the Blue Springs Chamber, and are involved in Blue Springs School District sponsorships, Community Services League and Blue Springs Rotary. Bonnie has served as past president of the Blue Springs Chamber and is a member of the Economic Development Board as well as on the board of directors for Blue Ridge Bank and Centerpoint Medical Center. “Louane and I are fortunate that we have the support and encouragement of one another,” Bonnie said. “Not only can we service our clients efficiently but we also have time to serve in our communities as well as spend time with our families.” When Louane’s son, Steven, decided to begin his career in real estate, the women took the opportunity to show him the ropes

while they took advantage of seeing the ever-changing market from a pair of fresh eyes. “Honestly, we learn as much from Steven as he learns from us,” Louane said. “He’s been a great asset to our team and provides us the opportunity to stay abreast of the technological world of real estate.” Specializing in the buyer’s end of the real estate transactions, Louane explains that the key to getting a house sold is appropriate pricing for the market as well as showing a home that is clean and uncluttered. Bonnie, who works closely with sellers said, “Re/Max has a great service that is available to all of our clients who have listed their home, in which remarks are posted from those who have shown the house. This way the sellers know first-hand what changes need to be made to make the house more marketable.” Bonnie and Louane are focused on real estate, which is their chosen profession and continues to be a passion for both of them. “We love our jobs and what more can a person ask for — getting to work with

your best friend every day,” Bonnie said, as Louane nodded in agreement. Contact Louane at 816-590-1178 and Bonnie at 816-805-9602 or visit www.bonnieandlouanerealestate.com

Avoid potential lawsuit by being a good neighbor

T

reating your neighbor as you would like to be treated is wisdom that is thousands of years old. And it may be more important than ever in today’s litigious society where a growing number of Americans - nearly 80 percent - live side-by-side in urban and suburban areas, in many cases separated only by a wall. Here are some tips from Findlaw.com, a leading online source of legal information, on how to avoid earning the scorn of your neighbors and being the subject of a lawsuit. 1. Get to know your neighbors. Make time to get to know your neighbors. Learning the basics of why they choose to live in your neighborhood, what they desire in a great neighborhood, what they do for a living, what they enjoy doing for fun, and even the names of their kids can pay dividends in avoiding conflicts down the road. 2. Start a neighborhood watch group. Join or form a neighborhood group to watch for unusual or illegal activity in your neighborhood, and to facilitate

common ground among your neighbors. To see if your neighborhood has a watch group, or to register a new group, visit www.usaonwatch.org. 3. Courtesy call. Open communication is an important part of home ownership, and can help prevent future problems with your neighbors. They are more likely to be supportive with your projects if they know what’s going on ahead of time. If you’re going to have a party that could create some unexpected noise, don’t just tell your neighbors about it, invite them. 4. Maintain your property. Think about the way your property affects your neighbors and imagine the view from their side of the street or fence. Many neighborhood associations and cities maintain covenants or have regulations about property maintenance. 5. Respect property lines. Check all local community laws before landscaping, adding a fence or tree, or launching a remodeling project, such as adding onto your home. If you’re building or landscaping near the property line, make sure you’re in compliance with local codes.

6. Fences. Fences make for good neighbors, but make sure that before you build one, you follow local codes regulating the height, location, material used and appearance of a fence. A neighbor can only remove another’s fence if it poses a danger to those who interact with it. If it is a property-line fence, neighbors have equal share in the future of the fence and must agree in remodeling it. This also means that both neighbors are responsible for maintenance of the fence and need to split all costs for the preservation. 7. Trees. The tree owner is responsible

for the maintenance of the tree and any damage if the tree falls on a neighbor’s lawn or house. If a thunderstorm or other natural disaster forces a tree to cause damage, then the tree owner is no longer responsible. Neighbors are able to trim others’ tree branches; however, if they harm the tree, they could be sued for up to $2,500. 8. Keep pets in control. Pets are free to roam on their owner’s property if they have a fence set up, but if the animals escape and cause damage, it is the pet owner’s full responsibility.

Jackson County’s largest homebuilder targets a recordbreaking year

S

ummit Custom Homes is a shining star in today’s housing market boasting year to date sales of 34 new single family homes in its communities throughout Eastern Jackson and Northern Cass Counties. Indeed, 2010 is shaping up to be a record year for the Lee’s Summit based home building company and a year that should place them in the top ten builders on the Kansas City list once again. “The secret to our success is simple,” says company founder Fred Delibero. “We put our customers first and deliver a better built home at a better value than the competition. We have created and built the most innovative and user friendly floor plans available today and we pack them full of standard features including stone and stucco exteriors, tiled bathroom floors, iron spindles and hardwood flooring to name a few. And, we back up every home we build with the best warranty in the industry including 10-years of structural coverage.” Every house built by Summit Custom Homes is also Energy Star certified to meet the most stringent energy efficiency standards. In fact, Summit Custom Homes is a pioneer in green building and is one of the only builders in Kansas City to build every home to meet the strict requirements of Energy Star certification resulting in lower utility bills and a smaller carbon footprint. Summit Custom Homes Green Build Advantage program incorporates many elements of green building that deliver not only a more efficient home, but a home with healthier indoor air quality, all while using environmentally friendly building processes. Other builders may say that they build green or know how to build green, but Summit Custom Homes backs it up with independent third party verification and certifies every home green. City has built and certified more green homes than Summit. Another secret to success is the companies’ guaranteed buy program offering homebuyers the peace of mind of knowing that when their new home is ready to move into Summit will buy their current home at a pre-agreed upon price eliminating the risk of two mortgage payments. “We have been able to help dozens of families into new homes with this program while alleviating stress and allowing them to focus on the excitement of building a home”, said Delibero. “This program also allows homeowners that might otherwise be sitting on the sidelines to jump into the market and take advantage of the current historically low financing rates.” Summit Custom Homes works closely with area lenders to extend to qualified buyers special financing terms that include up to a six-month interest rate lock for people building with them and mortgages with as little as 5 percent down with no mortgage insurance. Conditions apply, so consult Summit Custom Homes for details. Summit Custom Homes builds throughout the Kansas City market with an emphasis on Eastern Jackson and Northern Cass Counties. They currently build in these fine communities: Lakeside at Chapman Farms, Eagles Ridge and Adam’s Pointe in Blue Springs; Woodland Shores, the Paddock at Richardson Ranch, Foxberry Estates, Mill Creek at Summit Mill, Park Ridge, Fritchie Bluff, Parkwood at Stoney Creek and Winterset Valley in Lee’s Summit; and Ramblewood at Jeter Farms and the Creekmoor resort lifestyle communities in Raymore. In addition, Summit Custom Homes builds in Wilshire Farms in Overland Park, Kansas. Improve your home’s beauty, function with these tips

I

n a tough housing market, homeowners want to improve their home’s beauty and functionality while adding resale value. Here are some tips for problem areas that could benefit from the latest home solutions: 1.Timeless decks with natural looks: If your deck has stains and is in an environment that breeds mold and mildew, maybe it’s time to look at some new options on the market. PVC technology is low-maintenance and resistant to stains and damage. 2. Lattice entertain you: Outdoor

planters and window boxes with detailed lattice work and scrolled designs are a great way to beautify the outside of your home. Beautifully crafted window boxes are charming accents to your home and bring color right outside your window. Adding architectural details also makes your home stand out in the neighborhood. 3. Stay pumped, go green: Following one of the wettest winters on record in many areas of the country, keeping your home safe from damaging floodwaters is

critical. A sump pump can offer maximum protection, save energy and is very easy to install. Pick one that features backup battery pumps and alarms for extra protection in case of power outages. Investment in a reliable sump pump and battery backup system is minor compared to the damage water can do to valuables, family heirlooms and your home’s resale value. 4. Repair cracks to prevent future damage: A small crack in your driveway or

cement steps can become a crater, due to harsh weather and temperature changes. Crumbling concrete or cracked driveways can detract from curb appeal and reduce resale value. If properly sealed with the right caulk product, your outdoor masonry or blacktop areas can be repaired without continuing to deteriorate. You can also seal off energy leaks and keep out damaging moisture, indoors and out, such as around windows, receptacles and under the door step.

Make a more inviting home

W

hether you’re entertaining guests or trying to sell your house, nothing beats a great first impression. And when it comes to improving its exterior to appear more inviting, there’s no substitute for decorating the curbside view with a few key enhancements that beckon you inwards. That all-important first impression can be enhanced with a few simple cosmetic changes that include: • Slate: There are many natural materials that can be incorporated into outdoor landscaping projects, but one of the most popular is slate. Used patio design, roofing, entryways and more, slate provides a classic and natural outdoor element that works nicely against typical landscapes. Stain-resistant and non-absorbent, it’s also a very durable rock that helps warmly lead visitors into your home. • Landscape Lighting: Outdoor lighting elements not only provide decorative flair, but complement a home’s exterior facade and add that extra touch to the landscape. With a wide variety of creative designs, outdoor lighting also can accent other aspects of your property, including your porch, or the walkway to your patio.

• Energy Efficient Products: The buzz on energy efficient products continues to grow as homeowners remodel and expand outdoor settings. The key to reducing energy consumption in outdoor lighting is the reliance on LED lighting — an ultra energy-efficient light source that uses 75 percent less electricity than typical incandescent lighting. And, depending on the particular style you’re seeking, there are a variety of LED fixtures that can help welcome visitors to your home while accommodating your energy efficient needs. • Outdoor Fans: With an array of exterior cooling options, outdoor fan designs have certainly come a long way. Not only do they provide refreshing, cooler air, but design innovations have made them the perfect accent to any outdoor space. Outdoor ceiling fans are now moisture-resistant to withstand certain weather conditions, and some are even equipped with energy efficient DC motors to reduce energy consumption while being safe for the environment. Whatever styles you pursue, there are many ways to reconfigure your home’s exterior, to make it more inviting and welcoming.

Princeton: Style, space set this ranch villa apart

T

he Princeton plan by Lee’s Summit based Summit Custom Homes, LLC offers the perfect blend of space, styling and convenience for empty nesters and families with older children still at home. The architecture, which blends Frank Lloyd Wright influences with a south western flair, is stunning to say the least with it’s low hip roof lines and use of both masonry stucco and stone veneer materials. Approach the front door from the drive and you’ll be welcomed by a small courtyard and front porch perfect for sitting and chatting with neighbors. The under side of the front soffits are adorned with brackets, while coach lamps on either side of the garage illuminate the evening. A three-car garage is big enough for both the cars and the toys. Enter the front door and you’ll be dazzled with voluminous twelve-foot ceilings in the foyer and great room. An abundance of tile and hardwood flooring coupled with extensive custom trim work, a corner fireplace, and a wall of windows across the rear of the home make this a cozy and comfortable space to be in. The kitchen boasts custom cabinetry complete with a large work island, over-sized walk-in pantry and a generously sized dining area. A master bedroom that’s rather large for a ranch villa style home connects to a spa bathroom designed for the most discriminating homeowners complete with a fully tiled shower with dual shower heads and seat; double vanities with plenty of counter space; a private water closet; and a corner whirlpool bath tub. Just off the master bathroom lies a spacious closet that is conveniently connected to the laundry room. A second bathroom and bedroom perfect for a guest suite or office round out the main level of this stunningly beautiful home. Finish out the optional lower level and take advantage of quite a bit of additional living space. A large recreation room has plenty of space for a home theatre area, pool or game table and a full bar. There are two additional bedrooms with a full bath in between on this level that are perfect for older children and guests, or use them as a gym, hobby room or office.

tips&tricks

No Fly Zone

It’s Cow Appreciation Day (yes, really!) Today is when America’s farm schools and organizations pay homage to the bovine species. Today you’ll learn that a new product for cows and horses can make your life better too! Here’s how: If biting flies are keeping you and your family out of your yard and away from the pool, a new product just introduced for horses and cows just may be the way out you’re looking for! The Horse Pal fly trap uses no chemicals or bait to lure two types of biting flies (specifically horseflies and deerflies) in with methodical efficiency that is truly amazing. The result? This odorless, two-foot square trap of marine-grade canvas and fiberglass screen over a five-foot high steel frame with a “lure” on top and collection jar below effectively clears up to several acres! With a cost of just over $200, it’s a small price to pay if biting flies are ruining your summer days and nights.

Ovens that self-clean Part of the “good life” is having appliances that do the work for you, like self-cleaning ovens for instance. Sometimes we’re inclined to give them a little help with a commercial oven cleaner and a good hand-scrubbing to loosen cooked-on goo, but it’s not the right thing to do. Chemicals can pit and ruin the porcelain surface, and when the oven reaches 850 degrees or 900 degrees during the high-heat self-cleaning cycle, chunks of porcelain as big as six inches across can start popping off the oven walls. Put away the cleaner and rubber gloves and relax while your oven self-cleans. Once it’s done what it’s supposed to do, wipe up the carbon ash residue with a damp cloth. It’s less work, more fun and won’t damage your oven. Robin Leach of “Lifestyles of the Rich and Famous,” would surely say, “here’s to the good life, champagne wishes and caviar dreams.” (And machines that do dishes while your oven self-cleans.)
