The Estate at River Run offers a dream setting to host a variety of elegant affairs. High on a bluff towering over the James River, this exquisite Georgian Revival Mansion offers 22,000 square feet of opulence built by Taylor and Parrish Construction from 1981-1987. This stately Georgian features an upper brick promenade surrounded by a limestone balustrade, which opens to a double curved staircase to the lower terrace. The mansion's interior boasts extravagant architectural embellishments. Marble floors, ornamental cornices, plaster friezes, 18-foot columns with gilded Corinthian capitals, and custom crystal chandeliers please the eye from the onset. A Jeffersonian pool house with a hexagonal raised dome presides over a circular pool with bluestone terraces and a limestone balustrade. Nearby, you will discover a tennis court, which is the perfect location for a tent.

This two-story ballroom, named after fine European China, has a grandeur like no other. The ornate ceiling is offset by the palate of “river” blues and contrasting white accents. BLUESTONE TERRACE Many paths cross at the Bluestone Terrace. The curved brick staircase with custom forged iron railing make for a grand entrance. The sheer scale of the Estate is evident on the lower terrace. Encompassed by miniature boxwoods, ornamental grasses, landscape lighting, and off-white river rock, this space is the perfect mix of man-made and natural environments. The bluestone is clean, orderly, and continuous throughout the terrace, and the sidewalks surrounding the space.

BRICK TERRACE Architecturally, this space is a crescendo of beauty. The oversized two-story columns, ring pattern of the hand placed bricks, arched windows, ornate dental molding, continuous limestone balustrade, elaborate custom metal railings, and one of the most incredible views in the Richmond area make this the perfect space for any occasion.

FRONT LAWN Our front lawn is symmetrically appealing with its beautiful architectural backdrop. The scale and symmetrical style of this space, as well as a stunning fountain, greet guests as they approach the estate. From the driveway, the lush grass and petite boxwoods line the site and help frame the front of the phenomenal estate. Picture yourself coming down the circular driveway to make a grand entrance or out the front door using the sidewalk as the path to your ceremony.

POOLSIDE This area is absolutely magical – the waterside experience parallel to the James River is second to none. The trees, sky, and natural surroundings are spectacular. Imagine your guests enjoying the view and the music of a violin by the pool during your ceremony. The Estate at River Run offers two different options for venue rental. Our most popular choice is "day use" which begins at 8 A.M. and must conclude by 11 P.M. For a more lavish experience, you may upgrade to "weekend use," which costs an additional $3,000. Weekend rates include the selection of your rehearsal time within rental hours and the choice between a rehearsal dinner space or a space to host a "day after" breakfast for three hours for up to 45 guests. Check in time for weekend use guests is 2 P.M. Friday and check out is noon on Sunday. No overnight stays are permitted at this time. County regulations require all guests to be off of the property by 11 P.M. Friday and Saturday nights. All rates listed below are "day use" prices. For events with more than 240 guests a "high guest count fee" of $885 will be added in order for us to provide additional security.

Our main goal is to produce beautiful events that are sure to make long lasting memories. We have created a wedding package to help guide our clients about the costs and components of a wedding. This package has all the makings for a high-quality wedding your guests are sure to never forget! Below is an outline of all that is included: Rental of The Estate at River Run for the day of your event, which includes use of all the spaces on our main floor, Tuscan Ballroom, terraces, front lawn, and poolside for your ceremony, cocktail hour, dinner, and reception Partial planning + coordination services with Kim Moody Design Professional DJ Services for your event Photographer of your choice from our preferred vendor list Professional videography services for 6 hours Custom floral service allotment with Kim Moody Design for you to customize as you wish Full bar setups for client provided alcohol Use of "house linens" Flatware, glassware, & china for your cocktail hour and dinner Event liability insurance Ceremony chairs for indoor or outdoor event Cake or dessert service allotment for you to spend as you wish Late night coffee service for 50 guests if desired Catering + Staffing for guests Hair + Makeup (1 Bride, 1 Mother, up to 5 Bridesmaids) Professional Ceremony Officiant "Selfie" Photo Booth for up to 3 hours Upgrades and additions are available and should be discussed with, and paid directly to, the vendor. (This package does not include stationery, attire, ABC license, alcohol or transportation due to the price range, liability, and customization needed for each event.) CONTRACT HIGHLIGHTS At The Estate at River Run, we pride ourselves on being very open and honest with our clients. We have outlined many of the important points stated in your contract to ensure that you understand and have not missed any of our rules, policies, etc.

Please understand that this is not a substitute for reading your entire contract. PRE-EVENT PLANNING·       You must have an event coordinator or planner from our preferred list or approved by The Director of Events. We require you to hire a coordinator for your event. If you do not choose a coordinator from our preferred list, we require your coordinator to be approved by The Director of Events prior to contracting with them.   Completed vendor paperwork is required from all vendors before your event. All vendors working at your event must provide a signed waiver and a certificate of insurance naming The Estate at River Run, River Run Manor, and Kim Moody Design as additional insureds prior to your event. We do our very best to obtain this paperwork if a vendor is not on our preferred list. If we are unable to reach them, we will be in touch with you. Vendors who do not provide the paperwork will not be permitted to work at your event.    Event insurance is required. You are required to obtain event liability insurance naming The Estate at River Run, River Run Manor, and Kim Moody Design and its owners, employees, and agents as additional insured on the policy. You might be able to add this as a rider onto your homeowner insurance policy. If not, many of our clients have found Debbie and Jim at Heritage Group to be very helpful (804-864-1259).  Security deposits are required. You must provide a credit card prior to your event for a security deposit to cover damages and other issues that may occur. This security deposit is run as an authorization hold on your credit card which reserves $5,000 of your available credit limit. Ceremony rehearsal may have to be in the morning. It is not guaranteed that you can schedule a ceremony rehearsal the day before your wedding at your ceremony site if you do not rent the property for the entire weekend. If there is a wedding or other event scheduled the day before your event, your rehearsal must be earlier or later in the day at an alternate site on the property or the morning of the event. We will not be able to schedule a rehearsal time until 3 weeks prior to your event date. (You may want to encourage your inlaws to host their rehearsal dinner here so that you can plan in advance for your logistical Friday needs for a rehearsal and dropping off all of your event day items!) Floor plans will be drawn by us following your 60 day walkthrough, but your planner or caterer may want to design your spaces ahead of time, which we certainly encourage. They may connect to our All Seated account for access to our floor plans.  Rain decision must be made at least 8 hours prior to the ceremony. If Inclement weather is expected, you must tell The Estate at Rive Run at least 8 hours prior to your ceremony if you are choosing to have the ceremony indoors.  No access to venue the day before your event unless you booked a weekend rental. No one is permitted early access to the venue for set up, including your coordinator, caterers, vendors, bride, groom, family, and friends. Vendors are permitted the day of the event as early as 8 A.M. at the time your rental begins. This includes dropping off decorations, food, alcohol, rentals, etc. For weekend packages check in time is 2 P.M. the Friday prior and check out is at noon on Sunday. Earlier check-in or late checkout may be extended at an additional fee. · Décor may not be assembled at The Estate at River Run. All décor, including any DIY décor and florals, must arrive at The Estate ready to place. CONTRACT HIGHLIGHTS      IMPORTANT VENUE RULES No food or drink permitted in the Bridal or Groom Suites. Food may be served in the kitchenette on the second floor and in the foyer gallery. No candle sticks or open flames permitted. Due to insurance and fire requirements, Lucid Brand Candles with built in snuffers, which are surrounded by a glass enclosure are the only candles allowed, and they can be rented from Kim Moody Design or your wedding florist. Battery operated LED’s are allowed and may be provided by guest. Glitter may not be used in décor of any type (glitter LED candles, glitter branches, glitter ornaments, etc.) unless coated with epoxy or encased behind glass or resin. Alcohol must be served by a licensed bartender. This will be through your caterer’s bartenders. No selfservice alcohol is permitted during your event. Alcohol shots or drinks on the rocks are not permitted. We do not allow any form of a shot to be served at any time. All liquor must be served with a mixer. No alcoholic drinks “on the rocks” are permitted. Last call 30 minutes prior to end of the reception. Last call for drinks must be 30 minutes prior and must either be announced by the DJ/band or posted with a sign on the bar so guests are aware ahead of time. Reception music must end by 11:00 P.M. regardless of start time for indoor events. Outdoor events must have the music end by 10:00 P.M. No smoke bombs or other fireworks are permitted. These items present fire risks and/or risks of damaging, burning, or staining to our aggregate surfaces. Fireworks are not permitted by Goochland County. No material may be thrown. No confetti, rice, or other items may be thrown at ceremony or reception. Examples of items we suggest for send-off are bubbles, ribbons, and glow-sticks. Suggestions of other creative, non-harmful, non-mess making sendoffs are always welcome! Personal items must be removed from the property at the close of your rental period, if you need additional time please consider our "weekend rental". Our families have found the extension to create a more relaxing approach and completion to their weekend. REHEARSAL DINNERS Rehearsal dinners in any of our ballrooms as part of our "weekend rental" are for up to 45 guests for 3 hours and must end by 9:30 P.M. Drop off of items for rehearsal dinner is permitted at the time your weekend rental package begins. Coordinators must attend all events that occur to serve as a vendor liaison.  ADDITIONAL FEES THAT MAY OCCUR Rehearsal dinners over 45 guests will incur an additional fee. If you have booked a weekend package that includes a rehearsal dinner, you will incur an additional fee for more than 45 guests. Please discuss this with us ahead of time. You may want your fiancé's family to be billed for the rehearsal dinner or weekend rental fee and we are happy to do that for you. Events that extend over the contracted time will incur an additional fee. Any hour or portion of an hour over that contracted time is subject to a fee of 10% of your rental fee per hour. The reception must end by 11:00 P.M. regardless of start time, contracted hours or additional fees provided for additional time. Events with over 240 guests will incur a high guest fee. You be be billed an additional $885 dollars to allow us to staff the additional needed security

FREQUENTLY ASKED QUESTIONS When may my ceremony begin? Rentals begin at 8 A.M. for Saturday standard priced rentals, so your ceremony may begin as early as you'd like, when your vendors can be ready for you to do so! We recognize that every event is different and has a different set of needs.  

May I have a rehearsal for my ceremony? Yes, of course! The Estate at River Run hosts events throughout the week so rehearsals should be scheduled 3 weeks in advance and be held during normal business hours. Rehearsals must be concluded by 6 P.M. unless hosting a rehearsal dinner at The Estate by contracting for a weekend rental. Please note, if you have not opted for a "weekend package", you and your guest do not have access to the inside of the house for rehearsals. When may I access the building? You and your vendors will have access to The Estate as early as 8:00 A.M. the day of your event, unless you have made other arrangements with us or reserved the property for weekend use. If reservations for weekend use have been made then you and your vendors may access the property at the time of check-in for your group. [This is typically at 2 P.M. Friday for Saturday events.] May I have my dog(s) in my ceremony? Yes, you may include your dog(s) in your ceremony! Arrangements should be made for the pet to be brought to the property and taken off the premises after the ceremony is finished. A designated handler will need to be in charge of your pet and the pet may be on site no more than a total of an hour. Pets must be kept outside for ceremonies and photos. The designated handler is responsible for cleaning up after the pet. (There is no additional fee for this at our venue). Can your facility accommodate buses? Yes, buses and shuttles are welcome and strongly encouraged. Cars may be left overnight in the parking area as long as they are picked up by 10:00 am the next day if there is no morning event scheduled. We have also widened our driveway and drive circle by the house to accommodate 55 passenger buses so they are able to make the turning radius needed. James River Transportation and James Limousine Services are delighted to help you with a quote. Are candles/lanterns allowed to be used for decor? You are able to use candles in your decor, however, the only open flames allowed are Lucid brand candles, which can be rented from Kim Moody Design. These are filled with oil and will allow for you to have real flames inside while lessening the possibility of fire. LED candles are welcome throughout the property. Can I decorate the chandeliers? Nothing may be added or suspended from the chandeliers, light fixtures, or staircases unless it is done by “inhouse” florist Kim Moody Design. Those requests will be handled on a case-by-case basis by the KMD team.


FREQUENTLY ASKED QUESTIONS Is there a “corkage” fee? We do not charge you any additional fees for bringing in your own alcohol! At River Run we believe you should be able to bring in beverages without additional fees from our venue! If you’ve ever priced out a dinner, reception, or party with an “in house” food service option this is a very expensive line item. Can we meet with our caterer/photographer etc. at the venue? Yes. Please schedule all meetings with The Estate at River Run’s event team through your vendors or wedding planner. We request that you try to consolidate these to 1-2 meeting days at River Run over the course of your planning process so we may accommodate this request from all of our clients, scheduled events, and tours. We request that meetings for your vendor teams are done on Monday, Tuesday, or Wednesday. Is catering done on-premise or can we hire our own caterer? We’ve preselected two caterers we’ve worked with over the years and require one of them service your event if food will be served. Our caterers are licensed, insured and inspected by the Health Department. Caterers are required to provide a copy of their Health Department certificate, banquet license, business license, and insurance certificates. As with all of our preferred vendors, we keep a copy of these documents on file for the two caterers you may choose from. As with all of our vendors, they are "owner operators" and will give you great service. Are tables and chairs provided? River Run owns a lot of chairs and tables! We welcome our booked clients to utilize any of our event furnishings outlined in their contract inside the mansion at no additional cost. Additionally, we own 180 gold chiavari chairs that we offer for your indoor ceremonies/receptions. If you choose to hold a ceremony outdoors, you will need to go through one of our preferred rental companies for any outdoor rentals.   Do you have a professional wedding planner? Do they come with the rental price of the venue? Kim Moody Design manages our facility and is our preferred event planner. Their planning services are not included with your rental. We have several planners on our preferred vendor list. Other licensed, insured planners are welcome with approval. Pricing for this is like any outside vendor - not included in the price of the venue rental. If you have questions about a planner you are considering, please connect with the staff at the time of your tour or prior to booking their services.  Who will be our point of contact for the day of the event? A representative [or multiple!] from Kim Moody Design will be opening up the house for you and your guests and managing the property on the day of your event. Our team from River Run/Kim Moody Design coordinates all of the parking and other behind-the-scenes logistics at The Estate for events.   How many guests can your venue accommodate? FREQUENTLY ASKED QUESTIONS Is there ample parking? We have large gravel parking areas for up to 78 cars. These are near our entrance gate, about half a mile off of River Road. Should your group need additional parking we have 2 designated areas for overflow. These spaces can host up to an additional 130 cars, so parking should not be a concern, weather permitting. In the event that additional spaces are needed we have two very large flat fields at the property entrance that you may shuttle guests from. Due to the distance this has to be pre-orchestrated, so please ask for more information regarding parking for over 130 vehicles.  Do you have a decor inventory we can borrow/rent from? The staff at Kim Moody Design owns about 500,000 pieces of decor rental inventory. These pieces are kept both on and off-site and are available to be pre-reserved for a separate rental fee through that business.   Are cabs/ride shares (like Uber, Lyft, etc.) easily accessible from the venue? They are for daytime hours, but we've learned that they can be nearly impossible to reach at the late night close of an event! Please have your rides arranged prior to 10:30pm as guests must be exiting the gates by 11pm. Individuals may not stay on property past their rented times due to county ordinances. Goochland is a rural area and pick-ups must be pre-arranged. Chartered transportation through our recommended vendors is still the safest and best option.   Are there noise restrictions? Yes. In order to be respectful of our neighbors, outdoor amplified music must be restricted to particular areas on the property and be specified as part of your event rental. Standard event contracts do not allow for amplified outdoor music. The tennis court is a fantastic option for outdoor celebrations, but the music that is amplified in this area must be done so under a tent with closed sidewalls in accordance with county ordinances.    Do I need security? In most cases security is provided with the rental of our property. We will arrange the security needed for your event and will let you know if there are any additional needs. Is there a cake-cutting fee? Typically, your caterer will take care of cutting and serving the cake. Sometimes, there may be a fee if the cake is not directly from your caterer. Check with your caterer to be sure. Can I bring in a cake from an outside baker? Outside bakers are welcome! We do require them to follow the same set of vendor guidelines as any vendors that work at River Run. Please inquire about these specifics during your tour or contract booking process. We will be in touch with your bakery for the required documentation and send an invoice for your "outside vendor fee".    Do you provide heaters for the outdoor spaces? At this time we do not provide outdoor heaters for events. Please inquire with Rent-E-Quip for this service.


BOOKING PROCESS INITIAL TOUR | Please review the FAQ's on our website and fill out the online inquiry form on the contact us page. We will then send you a link to schedule a full tour of the property. Once your tour is scheduled, we will send you a pre-tour questionnaire to complete. During the tour, any additional questions will be answered, and we can get a general idea of the locations on the property you hope to use. CONTRACT SIGNING | When you are ready to book, we will send you a "Pre-Booking Questionnaire", followed by a contract for you to sign electronically. We will hold your date for 10 days until we receive your signed contract and deposit. You can pay your deposit electronically or mail a check. Once we have your signed contract and deposit, you are officially booked!

POST BOOKING COMPLETE VENDOR LIST | The vendor form is due to us 90 days prior to your event. We will send this to you (if Kim Moody Design is not your wedding planner).

FINAL WALKTHROUGH MEETING WITH KEY VENDORS | We create the floor plan (if your caterer hasn’t already) and review the set up. This takes place usually 45-60 days prior to your event date. [You must have had your initial catering meeting prior to this.] Blank floor plans for your celebration spaces can be sent to you upon request, but you should receive them via email approximately one month after booking. REHEARSAL | We recommend our "Professional Mistress of Ceremonies" package if you did not book with Kim Moody Design for planning services! For weddings who did not book “weekend use,” clients will have to wait until 3 weeks before the event date to set rehearsal times if they prefer to rehearse the day prior to their wedding.

WEDDING WEEKEND For “day use” clients, alcohol, décor, etc. may be delivered as early as 8 A.M. the morning of the event. “Weekend use” packages may check in at 2 P.M. the Friday of the event weekend. At 8 A.M. the day of the event, you have access to the property to start getting ready and set up. Based on the floor plans decided at your final walkthrough, our team will set up any tables and chairs that belong to our facility inside the property for your event.
