We are approaching the big day. HANG IN THERE!!! The week before closing can be a hectic time with all the last minute details that need to be done. Therefore, we would like to provide you with some helpful information to make this last week go a bit smoother. We typically receive the final settlement statement the business day prior to closing from the title company. This statement will show the amount of proceeds you will receive from the sale. Should you have questions after reviewing it, you may contact the title company or our office. When vacating your home please leave all but one key, garage door openers, appliance manuals and security codes for the buyer on a kitchen cabinet (security system & garage door keypad codes if applicable). The one key noted above will need to be taken with you to closing and will be given to the buyer upon funding. The lock box and sign will then be removed the day following your closing. The title company requires that you show one form of I.D. such as a Drivers license, so be sure to have it with you. The proceeds from the sale of your home may be obtained in one of two ways: 1.) Wired into your account (voided check required at closing) or 2.) A check at the time of funding (usually 2-4 hours later). If you opt for a check, please verify with your bank whether they will place a 7 to 10 day hold on the funds. If you have any questions, please feel free to call. Prior to closing: Email copies of repair receipts to TheDiamondGroup@kw.com if not already done. You can also drop them off at our office ATTN: Amber Sanders. Three to four days before closing, schedule the disconnect for all utilities on the day of closing or on the day you give possession to the buyer, including electric, gas, water and phone. The buyer may complete a walk through of the property to verify that any agreed upon repairs have been completed and that all warranted items are in working order. Provide forwarding address to Amber at your earliest convenience so that we may forward any mail or documents pertaining to the closing. Day of closing: The following items need to be taken to closing: Photo I.D. One Key Voided check for wiring funds (if applicable) Upon Vacating: Cancel homeowners insurance on property being sold (but not before the closing and funding date.) Please leave the following on a kitchen counter: all keys (except the one taken to closing) including mailbox, pool or recreation keys, garage door openers, appliance manuals and if applicable all pool/ spa manuals. Also include the alarm code and garage keypad code.
