late 2014 and spent considerable time compiling building reports, cost plans and program estimates before undertaking any work on site. The restoration aimed to pay tribute to the 130 year old history of the Hotel. Ultimo director Nathan Stride was introduced to both the building owner (Luke Martino) and the tenant (Publican Group Australia) by the project architect, Fratelle Group over 2 years ago. The project integrated the base build and the fitout to expedite the building process. The initial challenges for the project stemmed from maintaining the integrity of the existing structure, meeting heritage requirements and retaining the elements of the fire damage in addition to providing a safe environment for construction personnel. Estimating costs to refurbish a building of heritage status, destroyed by fire and left exposed to the elements for over 6 years was undoubtedly a difficult task. Budgets and programs
