Kerry: Mauricio, I heard your journey in real estate actually began with pizza. Is that true?
Mauricio: (laughs) It is! When I was about fifteen, I started delivering pizzas for a restaurant called Santo Pietro’s. It was owned by Nikko’s dad, George—an incredible guy who became like a mentor to me. I’ll never forget my very first delivery to George’s house. I didn’t even have a driver’s license yet. I pulled up nervous, holding this pizza box, and there he was—standing in his bathrobe, grinning, saying, “You made it, kid?!” That moment stuck with me. Over time, he became a friend and a huge influence in my life.
Kerry: That’s such a great visual—from delivering pizzas without a license to now being one of Los Angeles’ top real estate names. How did that relationship evolve over time?
Mauricio: George was one of the first people to show me what it meant to build something from the ground up—literally and figuratively. We stayed friends for decades, and I learned so much from watching how he ran his business, how he
treated people, and how much pride he took in creating something for the community.
Kerry: And now, Nikko, you’re working alongside Mauricio—that’s a pretty full-circle story.
Nikko: It really is. Growing up, I always heard stories about my dad’s restaurant and the people who came through those doors. Hearing how Mauricio started out there—as this young kid delivering pizzas—and seeing how far he’s come, it’s inspiring. It’s like our families were always meant to reconnect. Now we get to continue that legacy together, through real estate and through community.
Kerry:That connection really shines through in this project you’re both launching—The Beverly Park Times. Tell me a bit about that.

Helmed by art dealer and advisor Arushi Kapoor, The Agency Art House has set a new standard in luxury real estate with its recently introduced residential art staging service.

Enhancing each home with exclusive art pieces has myriad benefits for both homeowner and listing agent, including increasing the home’s appeal in photography, videography and at showings. “For me, art staging is about creating a feeling the moment someone walks in. The Lyon Estate is a once-in-a-generation compound spanning 137 acres within Orange County’s prestigious, gated Coto de Caza community, just moments from its membersonly golf courses and amenities. The property’s peerless on-site features include a private helipad, comprehensive equestrian facilities with a 10-stall barn and riding arena, and a remarkable 23,679-square-foot car museum that comfortably accommodates 70 vehicles with a professional auto shop and recessed turntable. The Lyon Estate’s three-level main residence is a 21,000-squarefoot Georgian estate that encompasses eight bedrooms, 11 baths and boasts meticulous design details at every turn, from its coffered wood ceilings and intricate crown moldings, to its ornate light fixtures, and walls of windows that frame gorgeous views of the grounds. The hand-drawn orange branch icon symbolizes the estate’s 41 acres of Navel and Valencia orange groves and pays homage to Orange County’s rich agricultural heritage. The brand mark’s symmetrical composition draws inspiration from the elegance and traditional lines of the property’s main residence and its Georgian-style architecture.
The use of natural linen in the property branding evokes the traditional textures of the home, while the warm ochre tones frame the property within the familiar shades of Southern California’s soil and sun. The refined serif typography honors the history and significance of the Lyon family and the estate’s Southern California roots.

The luxury housing market across the United States is showing signs of fatigue. According to The Wall Street Journal, the number of luxury-home sales nationwide fell 0.7% year over year during the three months ending Aug. 31—the lowest level of trading for that period since Redfin began tracking in 2013. Median luxury prices also slowed, increasing just 3.9% year over year compared with 6.1% growth the year before (WSJ, A Once Unstoppable Luxury Housing Market Is Starting to Crack).
Analysts cite economic volatility, post-Covid price corrections, and increased inventory in certain regions. In Dallas-Fort Worth, for example, luxury listings surged 25.7% year over year, while San Francisco saw a 13% decline in $5M+ sales. Meanwhile, Miami’s luxury sales plunged nearly 20%, driven by a lack of available inventory despite rising prices (WSJ).
These numbers paint a picture of caution: buyers unwilling to overpay, sellers motivated by liquidity needs, and shifting demand patterns across the country. Yet, as the Journal notes, “there’s no such thing as a national luxury market.” Each enclave operates on its own fundamentals—and nowhere is that more clear than in Beverly Park, Los Angeles.

With fewer than 100 total estates across North and South Beverly Park, availability is structurally capped. Homes rarely hit the market, and when they do, they often attract international buyers, celebrities, and business leaders who view the neighborhood as the pinnacle of L.A. exclusivity. Turnover in Beverly Park is almost non-existent.
Even as Redfin reports national luxury inventory rose 9.5% year over year—the highest since 2020—Beverly Park has not experienced a comparable influx of new listings. Sellers in the area are typically long-term owners with little incentive to trade down. This scarcity, paired with security, lot sizes that dwarf even Trousdale or Bel Air, and a community reputation cultivated over decades, creates a supply constraint that insulates the neighborhood from market softening.
