So what does this mean?

Buyers will see how the space is used (including what kind of furniture you have) and how well the house flows as they walk through it. It is important to showcase the home at its finest, making this a pleasurable experience. When creating flow throughout the house, start by clearing out old and tired furniture pieces that you no longer use any more or items that are just too large for the room they are occupying. Ensure that any furniture used is the right size, style and shape for the room - highlighting the space available, along with a clear pathway, is a must.

Selecting the right style of furniture for a house creates an inviting atmosphere.

If the wrong type of furniture is used it will stand out for all the wrong reasons and distract buyers from what is really important‌. the house. As strange as it seems if out of date, ‘old’ furniture is used in a property that is on the market, buyers assume that the house is out of date too; therefore needs a lot of work, when in most cases this is untrue. By simply adding a few new modern furniture pieces into the house at the time of sale could completely change the look and feel from drab to fab. If buying a few new pieces

is not in the budget, talk to family members or friends to see if they have any items that you could borrow. Another important factor to consider is making sure the furniture occupying a space reflects the true purpose of the room, for example, if you have a bedroom that you are using as an office or a storage room, it is better to be cleared out and presented as a bedroom to really show the room at its full potential. What ever you decide to do when styling your home for sale, remember bigger is not necessarily better and less is often more.

Wine The Granite Belt offers more than 55 vineyards and 40 boutique cellar doors, and approximately 530 hectares of vineyard plantings. It’s a versatile growing region due to varying elevation ranging from 700m to more than 1200m above sea level, creating some of the highest altitude vines in Australia. Within the Granite Belt GI almost 65% of planting are Shiraz, Cabernet Sauvignon, Chardonnay and Merlot vines. Grapes were first planted in the area in the 1870s, by Catholic priest, Italian born father Jerome Davidi, although it is within the past decade that the greatest strides have been achieved in recognition and commercial success.

A must do on a visit to Stanthorpe and the Granite Belt, is to dine for lunch at Varias restaurant. Located at the Queensland College of Wine Tourism, where students learn about wine production. This award winning facility has a focus on using the best local produce which is prepared and served by hospitality students to a high industry standard.

The new menu offers so many exciting choices. Varias relies on the variety of agricultural and pastoral produce from the Granite Belt region and is heavily featured on the restaurant menu. Another dish which really packs a punch for those pressed for time is the BLT. This quiet achiever is an amazing burst of flavour due to the pickled green tomato, aioli and the truffle salted taro crisps.

“Varias offers an exciting and pleasurable dining experience in a gorgeous setting.” Varias has an extensive menu which offers something to please everyone. An option to consider is the lunch special “medley of mains” that includes a selection of the finest freshest ingredients. “My selection was the Lamb Back Strap. Cooked to perfection, juicy and tender, overlaid on a bed of wilted bok choy and spiced roasted pumpkin. Beautifully balanced with sweet sun dried currants. The finish was a dressing of ground fruit and lemon juice.”
