IS NOW A GOOD TIME TO SELL YOUR HOME? Many people ask us when the best time is to sell their homes. Is summer the best time? Should we sell before Christmas? Or should we sell in the New Year, after everyone has gone back to work? The reality is that anytime is a good time to sell, but coming into a market when demand is high and supply is lower can get you a premium price for your property. It’s as simple as that.

At the moment we have huge demand in the Wellington region for properties across the board, from first homes – the traditional ‘doer-up-pers’ – through to higher-end properties. Currently our market has a lower than normal supply. What this means for sellers is that they have a real opportunity to get a price for their home that is referred to as a premium. Harcourts are experts in securing the best available price in the market. How do we do this? Well in many ways, but let me give you a quick example of what happened this week in one of our offices on the Kapiti Coast. A property came on the market with one of our competitors; it lasted two days and was quickly sold. A good result you might say, but our buyer was very frustrated as he said, “if that property had been at auction or tender, I would have been able to see what I needed to pay – as I really wanted it, I would more than likely have paid more.” He went on to say that the Harcourts method of marketing the property for a longer period of time was good, as he could see what was on the market and had enough time to secure his funding. This example proves that our methods of selling your property can result in more buyers and in most instances

simply a better price for your home. It just makes good business sense to enable more people to see your home, arrange their finances, have the home checked and make their best offers. Let’s look at the changes in the LVR that have been announced. Until November, banks could only lend 10% of their mortgage portfolio to clients with less than 20% deposit. This will now increase to 15% from 1 January 2018. As Westpac senior economist Michael Gordon said, “this could breath life into the housing market”, meaning that more people will be able to borrow. This means that deamnd will increase even further and, given that supply is a fixed element, points to this being an ideal time to list your property to ensure that you are ready in the New Year to take advantage of these additional buyers.
